thought that was the end of Tiger Woods as we knew it. However, Tiger had other plans. On April 14th, 2019, at the age of 43, Tiger won his first Masters in 11 years and shocked the world. It really is one of the greatest resurgences in the history of sports. Now, many of us may not be fans of Tiger after learning about what was going on behind the scenes, but there are so many beautiful take-aways from Tiger’s story. Most of us won’t have a famous meteoric rise and downfall, but I think most of us have our own rises and downfalls that feel meteoric to us. I know in my own life, I have experienced these ups and downs. The main point I wanted to convey from this publisher’s note is this: We all fall, and we all make mistakes. That’s a part of being human. But just because we have made a mistake and may be experiencing the darkest parts of our lives, doesn’t mean we need to stay there, even if we feel like we deserve to, and feel it is best we remain in the dark for fear of embarrassment or ridicule.

The Rise
AND FALL As I write this Publisher’s Note, it is April 15th, 2019, and yesterday, Tiger Woods had one of the biggest comebacks in sports history. In 1997, at age 21, Tiger became the youngest person ever to win the Masters. For the next decade he went on to become, arguably, the greatest golfer of all time. But then, in 2008, the beginning of the fall. I don’t need to go into detail, as most of us know the famous downfall of Tiger Woods. His knees and back began to fail him resulting in several surgeries, his personal life 10 • June 2019
imploded, he went into rehab for addiction to pain killers, and on and on. The only thing Tiger didn’t do a whole lot of was play golf. Tiger’s poster child-like reputation was gone, his health was failing, and most people
But if you are in this place, don’t stay there long. Feel the pain and experience the turmoil. Then, get back up and start looking forward. I am a believer that our greatest struggles can create a passion and fire within us that will become the greatest gifts we can give to the world. After all that Tiger did and went through, people were still chanting his name in celebration on the 18th hole at Augusta. Why? W
hen you see someone who is especially positive, it doesn’t necessarily mean their life is perfect. It just means their attitude is. That’s the way it is for Chrissy Mallouf with the M Squared Real Estate Team at Keller Williams. And she has shared her warm sunshine with the whole world through social media, as one of the area’s most recognizable and visible real estate agents. Overcoming Chrissy was born in San Antonio and then moved to Denton when she was ten. While nobody has a perfect childhood, she had more than her share of hurdles. Within two years of moving to Denton, Chrissy lost her father due to a tractor accident. Her mother also passed at a young age to cancer. On top of that, Chrissy battles with epilepsy. “I was born with it, and doctors said I was never going to drive a car or be able to dance. Today, you probably can’t tell. The main thing is that I can’t use my left hand very well for things that require fine motor skills — so things like typing. But I’m the fastest one-handed typist you’ll ever see,” she smiles. So, what do you do if you’re told you may never dance?

If you’re Chrissy, you make it one of your life’s passions. “I love dancing to hip-hop, and I wanted to be a Fly Girl, but J-Lo beat me to that scene,” she laughs. “I wanted to be a dancer or a counselor when I was growing up, and when I was in 9th grade, I had a great teacher who got me involved with student council. I remember as part of that going and helping with flood relief.” From this point on, she knew she had a heart for helping. As Chrissy grew, she learned a lot about dedication and perseverance. “My mom had such a strong work ethic. I remember that even though she was sick and in a wheelchair, she still got up and went to work every day,” Chrissy recalls. Chrissy would drive her mom to work in the morning and then go to school during the day. “I stayed here in Denton for college. That way I could still help my sister to be a caregiver for mom,” she says. “And my grandparents were still alive, so I
was the one who ran errands. I stayed here and worked full time at the bank and went to school part-time.” Helping on the Homefront In 2008, Chrissy got her real estate license and started exploring her future in that direction. It was about the time of the economic downturn. She and her husband, John, had also started their family. “For a few years, I just did real estate part-time. While I was doing that, I was taking care of a new baby, and working my social media, though I wasn’t meaning to work it,” Chrissy says. “When I got licensed and went full-time right away, I had some closings right away. But that’s when the market shifted really bad. I would have things in contract, and then they fell apart. I called the bank in 2010 and went back full-time.” Finally, in 2014, the economy had stabilized. “I remember talking with John about the decision to go back to real estate, and he said, ‘You’ll be fine. You should do this and go full-time. I know you can do it.’”
John’s words gave her great comfort, and in 2014, she rejoined the real estate world. “As soon as I did it, there was no looking back,” Chrissy says. Since her return, Chrissy was named Realtor of the Year for the Keller Williams Denton office. She’s also been voted Best of Denton for five years in a row, Best of Denton County, and has earned Number One Team, and individual honors, as well. She is also a graduate from Texas Realtor Leadership Program. Another accolade is a pivotal statistic from 2018: “It means so much to me that I was able to help 94 families last year,” she says. Spotlight Online As time has gone by, Chrissy has truly developed into one of the region’s true social butterflies — setting the bar for how social media can be used to inform, involve, and build. “When MySpace started, I was out there posting pictures. Then Facebook came out, and I was averse to it at first thinking, ‘Here’s something else I had to do.’ So I joined to post a couple pictures of me and my kids, and would occasionally post that I was out looking at houses, and I had a couple listings on a given day, and never really made it a business page, but social media really seemed to connect my sphere,” she says. Chrissy even originated the use of #DentonRealtor on her early posts. And she was also one of the first Instagram users. “I was the first one in Denton to do a live Facebook video,” she points out. “I’m not afraid to be on stage or in front of a camera. Through social media, Dallas media outlets would use me for Black Friday shopping or be asked to do a news story because of my social media presence.”

“I’ve just always tried to push through,” she smiles. “If you have something in your mind you’re going to do, stay positive.”
For all of her social media success, she’s never taken a class on the topic. However, she has been asked to mentor others. “When I’m on social media, I have random funny moments, like showing me falling down in the mud,” she laughs. “I like to show people that I’m not perfect.” A big part of Chrissy’s online presence involves her husband, John, and
children Madison and Holden. Together, they enjoy a wide range of activities including college football, shopping, dancing, and giving back to the community. She serves on several non-profit boards in Denton, as well. No matter where she is, chances are good Chrissy will be smiling. In addition to being a social media pioneer and real estate leader, Chrissy is proof that positive attitude means a lot. “I’ve just always tried to push through,” she smiles. “If you have something in your mind you’re going to do, stay positive.” www.realproducersmag.com • 21

Before founding a company that launched a new industry, Gabe Abshire began his career in the satellite TV business. After his boss unexpectedly passed away, Gabe took over the company and began to look for opportunities for growth. He strategically shifted the direction of the organization from sales to an installation company, growing it to become one of the largest satellite TV installers in north Texas. Continuously looking for ways to improve, Gabe set his sights on increasing the company installation rate. As he began to dig into the reasons why installations didn’t get completed, one thing stood out: people were moving. The only source of light at 4:30 a.m. on March 26th was the Coit Road streetlights and the Collin County Association of Realtors (CCAR) headquarters. While the rest of the world slept, the CCAR headquarters was awake and bustling as 90 REALTORS® prepared to board charter buses bound for Austin. What drove these real estate professionals to wake up before the sun and journey to Austin? Realtor Day at the Capitol, a bi-annual event designated for Realtors statewide to come and meet with their elected officials faceto-face, advocating for policies that affects their clients. In Austin, CCAR members joined with over 3,000 REALTORS® from across the state of Texas in the House chambers and overflowed the gallery. In honor of the day, legislators recognized Texas Realtors as they addressed the House and Senate chambers.
knowledge, Realtors put their time and money where their mouth is: advocating for a better future for their clients and all Texas homeowners. While at the Capitol, Texas REALTORS® addressed issues such as annexation, home equity, the Texas Real Estate Commission sunset review, and Eminent Domain. However, the most paramount discussions with North Texas legislators concentrated on property tax and school finance reform, disaster relief, and private property rights.
“I really truly know of no other association more in tune with the heartbeat of everyday life in Texas and of everyday Texans,” remarked Senator Angela Paxton as she spoke to the Senate in the Senate gallery regarding Texas Realtors. “They understand and are intimately involved in the communities. They understand the schools. They understand property taxes. They understand business and economic development. They are involved with our churches and our synagogues, and they have advocated faithfully for the protection of our private property rights for 100 years.”
Texas property taxes are among the highest in the nation and a top legislative issue for Texas REALTORS®. Texas REALTORS® are tired of seeing their clients not being able to afford their home due to rising property taxes. Texas Realtors made clear to their legislators that legislation that promotes property tax honesty and transparency is of utmost necessity.

“In the back of my mind, real estate was something that I always wanted to do. I had a great career with the benefits of health insurance and retirement. It was scary to walk the plank and step over that edge and to do real estate. I finally took the plunge off into the deep end. It was scary. I’ll be honest. I didn’t know how well I would do.”
Four years into her real estate career, Kim Elmer couldn’t be more pleased with the results. In her first six months in real estate, Kim closed 14 transactions. In her first full year, she more than doubled her business, closing 36 homes. And in 2017 and 2018, she continued to grow, closing 45 and 58 homes, respectively. Last year was her biggest year yet; those 58 homes combined for $16 million in sales. Amazingly, Kim is doing all of this business by herself -- no team and no transaction coordinator.

“I don’t have a transaction coordinator because I want to be there every step of the way, and I tell [my clients] that. I am going to be there,” Kim explains. “I have a really big heart. I find out what the needs are and do everything possible to meet them. And really listen to them.” Kim works her open houses, writes her own contracts, and walks her clients through every step of the process with her personal, heartfelt touch. For her, everything she does is about the clients. “My goal is to make it an easy process. To be a blessing to [my clients]. To just be there for them.” Kim recalls a $1.0 million listing she recently handled for a new client. “Their house had been on the market for 354 days,” Kim reflects. “When I took over the listing, I got it on the market and in eight days got an offer. I work really hard and work a lot of hours, but it doesn’t seem like work when you love the job that you are doing.”

Finding Her Way From Oil And Gas To Real Estate Prior to becoming a real estate agent, Kim had worked two long, successful careers. First, she was in law for 16 years and then in oil and gas for a decade. “I permitted wells for oil and gas production. I told a story about the well from start to finish to the state and made sure we were in compliance,” Kim reflects. With previous experience in a law firm, Kim started at the oil company in their legal department. “Then a lady saw me walking down the hall and said how I was always happy -- so she wanted to interview me for a regulatory position within the company. I had never even had a conversation with her… she just noticed how happy I was, and smiling, and wanted to interview me.” Kim’s true nature shined through, and it helped her land a promotion within the company. Her smiling ways, and bright outlook, are qualities she continues to carry through to her work in real estate. “The truth is, I always wanted to do real estate, but I was always scared to do it.” Her husband is actually the one that encouraged her to take the leap. “My husband said, ‘I will completely support you if you want to get started in this.’” And so, four years ago, Kim finally did make the leap, chasing her dreams and finding her way in the industry that had always called to her. Redefining Success Today, Kim and her husband, Matt, are enjoying a life of travel, family, and exploration of their dreams. Their five children are all out of the house, on their own, “off the payroll,” as Kim says with a laugh. “We like to travel. I love spending time with the grandkids. We like to go on walks together, unwind. I’m fortunate enough that I get to be married to my best friend and biggest supporter. We are really enjoying our travels and family. The family is really important to us.”

Whether at home with Matt and her children, or in real estate with clients, Kim offers the same sense of care and dedication to those around her. It’s a gift that just keeps on giving, day after day. “There’s no better compliment than a referral to me. That’s the best gift I can get in this business. HOME RENOVATIONS TO DO BEFORE SELLING Written By: Rebecca Lombardo, Curbio
The two-story, three bedroom home had been on the market for almost three months before the homeowner fired their realtor. It was an older home, built in the 1960s, with a small kitchen, and even though inventory in the area was low, there just weren’t any interested buyers. A new realtor was hired, and he had the kitchen completely torn out and new cabinets and appliances installed, as well as an upgrade to all the bathrooms. A clean, neutral paint color was put on all the walls and the floors were refurbished, bringing the original pine to a smooth, bright finish. By the time these changes were made, buyers were already making inquiries through the “Coming Soon” page on Facebook. By the time it hit the market, this home sold in three days.
First, it starts with the kitchen. Currently, 80% of homebuyers list the kitchen as their favorite room. It’s where family and friends gather, and there might be more talking than cooking. What buyers are looking for are white cabinets, open and airy layouts, and updated (but not too modern) finishings. White, light, and airy are the top three descriptors in kitchen renovations, as it is the room where homeowners are most likely to get the biggest return-oninvestment right before they list the home.
It’s a story most realtors are familiar with, but let’s break down the components of what makes pre-sale home renovations a success and not a risky money drain: Next are the bathrooms, which is probably not a big surprise. Next to the kitchen, it is the second biggest return-on-investment for home sellers who can see 100%+ returns on these rooms. These renovations do not always need to be costly, either. If the tile and tubs are already white or a neutral color, the room might just need some re-caulking, or cleaning up, and resealing of the grout. The old, gold-lined shower doors can easily be removed, and the whole room will feel bigger and brighter. 44 • June 2019
Finally, the biggest overall impact on pre-sale home renovations will be the areas that cover the most amount of space throughout the home, and that’s the paint and flooring. In fact, flooring is AllState Insurance’s #3 renovation suggestion for improvement. RealSimple Magazine specifically listed hardwood floors as the #1 premium draw for new home buyers. Putting the same neutral paint color on all the walls not only makes the home appear larger but can also have the newcar-smell impact. The entire house feels new, as if it’s never
been lived in before. This is what buyers are wanting right now and are willing to pay top dollar for. Considering how these investments pay off, it’s still shocking to learn that $28 billion is left on the table by sellers who don’t renovate. While there are a lot of calculators online to estimate the return-on-investment for renovations, homeowners should keep in mind those are estimates based on living in the home for a few years afterwards, and not immediately putting the home on the market. Pre-sale home renovations can have much higher returns-on-investment, if done correctly.

There’s something about connection that makes me happy. ‘Connecting: joining or linking things [people] together, especially so as to provide access and communication.’ That’s a key component to our team’s commitment to making one another better, to serving our clients better, and to simply being better.” Rooted in Faith JD Tomlin grew up in a small Texas town, raised in a simple, modest way of life. He spent much of his childhood with his grandparents, learning valuable lessons by their side. “Granny & PawPaw were some of the best people you would ever meet,” JD recalls. “They were kind, fun, simple, and generous investors in others. Some of my favorite childhood memories involved gardening with them in order to share their bounty with many others.” As JD made his way to college, he was blessed with friends and mentors that guided him along the path, eventually leading him to pursue a master’s degree in

seminary. He became a student and college pastor at a church in Keller, Texas, where he continued to build connections, learn from others, and raise a family. “Another great run was with a fabulous church in Frisco as a Connections Pastor. It is an accurate statement to say I have thousands of friends from the many people who have invested in me, and the ultimate relationship that has influenced me is that with Jesus Christ. He has changed my life for the better.” At the Crossroads After 17 great years as a pastor in the DFW area, JD found himself at a crossroads. Years prior to getting his real estate license, JD and his wife, Heather, had built their dream home. It was during this time he became intrigued by the building process. Or, as JD says, that was when he “caught the bug.” “Over lunch one day in January 2010 with a buddy, he shared that he was getting his real estate license. I was open to a new career opportunity, yet not sure

called business, but it’s bigger than exchanging goods and services for money... it’s a calling for me. If you have determined your God-given purpose, and you use it to serve others through your business, then you have a winning combination.” A Life Filled with Gratitude

That lunch culminated in meeting Barbara Trumbull later that day at Keller Williams in Frisco, who helped influence me to pursue getting licensed shortly thereafter, thus beginning my real estate career in April of that year. Barb was (and is) a good friend and mentor.” Passion and Faith When asked about any awards he’s received, JD’s answer is a little unique as his humility shines through his words. “A great guy named James Dobson once said, ‘Life has a way of trashing your trophies.’” Dobson’s visit to his alma mater years later uncovered this to be true; all of his tennis team trophies had eventually ended up in the dumpster. “So, when it comes to awards, I’ll leave this one alone,” JD says with a smile. JD Tomlin founded The Tomlin Team in 2010. The Tomlin Team currently has 11 members and sold 150 units for $50 million in sales in 2018. JD says, “‘Giving People Our Home Team Advantage’ is our mantra. Each person on our team has an area of expertise, which reinforces the effectiveness of our overall team, allowing us to serve clients better. We leverage the experiences of more than one Real Estate brain. Collaborating together for the good of the client is our specialty.” But to JD, what defines success isn’t dollar signs -- it’s the connections he and the team make, the people they are able to serve, their collective faith in God, and the fun they have along the way. “Faith is an essential ingredient in success,” JD says. “The common name for what we do in our careers is 54 • June 2019
“Finding life outside of real estate is important in order to sustain longevity in this business,” JD continues. “I’m a big fan of hanging with my family, with friends, and I love spending time in the outdoors – whether it’s a simple walk, hiking, skiing, hunting, fishing, you name it... opt outside! If it’s with family and friends, then it’s just that much sweeter.” JD lights up when the topic of his family comes up; he says it’s his favorite subject. “I met a cute girl, named Heather, in college at Texas Tech and convinced her to be my bride in 1994. Twenty-five years later, we’re enjoying a solid marriage and are parents to four pretty awesome kids.” JD and Heather’s oldest daughter, Brittainy, is out of college and married to their first son-in-law, Jake. ABOUT THIS MAGAZINE Real Producers magazine started in Indianapolis in 2015 and is now in over 80 markets across the nation and spreading rapidly. North DFW Real Producers launched August 2018. Name a large city and we are there or will be soon!
owners, or even yourself! Office leaders can also nominate realtors. We will consider anyone brought to our attention who is in the Top 500 because we don’t know everyone’s story, so we need your help to learn about them.
In every market, we take the Top 500 agents, based off of the MLS production, and we build an exclusive magazine around those agents. We share their stories, successes, market trends, upcoming events — really, anything that will connect, inform and inspire, we put in the monthly publication.
A nomination currently looks like this: you email us at northdfw@ realproducersmag.com with the subject line, “Nomination: (Name of Nominee).” Please explain why you are nominating them to be featured. It could be they have an amazing story that needs to be told — perhaps they overcame extreme obstacles, they are an exceptional leader, have the best customer service, or they give back to the community in a big way, etc. The next step is an interview with us to ensure it’s a good fit. If it all works out, then we put the wheels in motion for our writer to conduct an interview to write the article and for our photographers to schedule a photo shoot.
We strive to inform and inspire the top producing real estate agents in the local market and connect them socially. The secondary focus is to provide an avenue for our affiliate partners to create relationships with these top performers on a level that they might not be able to achieve on their own.
Q: WHAT DOES IT COST A REALTOR/TEAM TO BE FEATURED? Q: WHO RECEIVES NORTH DFW REAL PRODUCERS MAGAZINE?
A: The top 500 agents in North Dallas/Fort Worth. We pull the MLS numbers (by volume) from in the North DFW area: Collin County, Denton County and a few other locations in Dallas County that are North of I-635. Approximately 20,000 agents are licensed in this territory. We cut the list off at #500, and the distribution was born. The 2018 Top 500 cut off is $8.5 million. The list will reset at the end of every year and will continue to update annually. Q: WHAT ABOUT THE DALLAS AND FORT WORTH TERRITORIES?
A: Dallas Real Producers (Dallas County South of 635 — including Rockwall County) has finally launched and their publication is now in circulation! Fort Worth Real Producers (Tarrant County) will launch in the near future. Yes, Real Producers will cover the entire Metroplex! Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?
