Making a home purchase is usually one of the most impactful, and expensive, purchases in an adult’s life. That’s why Ray Southwell, owner, CEO, and president of Queens Winery decided to join his high-quality honey wines with a well-crafted, eye-catching gift; this allows businesses and realtors alike to show their appreciation for their customers. Queens Winery’s engraving division, VinoSay Engraving, offers personalized wine bottles, boxes, and other items that hold lasting impressions and provide a new twist on gifting in the real-estate market.

The Development of a Legacy

Holding a corporate job for many years meant Ray Southwell had little time to foster his hobbies. So, in 2009 when his son graduated from college, Ray decided to partially embark on a life-transition with him into what he light-heartedly calls his “retirement job”. Queens Winery was born, and by 2012, this father and son duo had mastered both the flavor of their honey wines and personalized engraving onto their wine bottles. The Wine

Queens Winery boasts three separate, Go-Texan honey wines: sweet, dry, and chocolate dessert. Cumulatively, these wines have been accoladed with twenty plus awards, with their chocolate wine winning back-to-back Double Golds. Their special blend of florals is monitored to ensure consistency every time. Plus, the wines were 100% kosher (OU), giving them the highest level of certification for quality standards a wine can have because all ingredients are traced back to their original form. As each bottle grows better with age, Southwell’s mission rings true: “Extreme quality, with extreme care.”

The Boxes

All of VinoSay’s engraving is done with precision laser technology. When engraving on their glass bottles, this process literally explodes the glass, making the design superbly finite and accurate. For Denton Aguam, real estate is the conduit through which he lives out his life vision. “I want to build a life that helps people, including myself, make decisions that are not held hostage by either finances, health, relationships or mindset,” he explains.

Traveling to the Philippines, meeting family, and bearing witness to a different standard of living at a young age helped shape who Denton Aguam is today. “I want to continue that spirit of giving back,” he explains.

Raised in the small town of Mt. Pleasant in Northeast Texas, Denton originally attended Baylor University as a pre-med student before changing directions and getting his degree in business. It wasn’t until after graduation that his journey into real estate began. “To be honest, I got into the business by happenstance.”

More than 15 years later, being a Realtor is the only profession Denton has ever had. With a passion for helping others, Denton uses his real estate career as a means to help others achieve their goals and give back to his community.

In 2009, Denton’s father passed away after a battle with cancer. It was the best year to date that Denton had in his business but also one of his toughest personally. Dedicating himself to spending as much time as possible with his father, Denton recognized how his life lacked balance. There was a moment where Denton reconsidered his future in real estate, but ultimately the challenges presented became the catalyst that sparked his desire to build a team. “It wasn't that real estate was the issue. It was the way I chose to do real estate that was the issue: as a high producing individual with not much leverage or teamwork around me.” And so began Aguam’s journey into starting the Denton Aguam Real Estate Network Group.

From the Philippines to Texas

Denton’s parents both migrated from the Philippines back in the 1960’s. At 16-years-old, he had the opportunity to visit his parents’ home country for the first time. It ended up being a life-changing experience. “It was pretty much a slap in the face. I realized how much better we had it in the United States; that to me was an eye-opener. That was a good one for me to truly understand what was going on, and the opportunities that I had. It’s kind of been a chip on my shoulder. I need to constantly remind myself what my parents sacrificed to migrate here.” Denton’s mother and father were both the youngest of several children and immigrated to the United States to take advantage of opportunities, in order to build stable careers that

You get married, have a child, and that’s everything… I knew it when I met her. You just know. She counterbalances me, and I counterbalance her.”

Helping Others as a Path to Success

Denton Aguam views success in his business in a straightforward manner. “[A mentor taught me to] look at everything as two things: love and results. If you have one without the other, resentment builds up.” For Denton, the success or failure of his organization comes down to culture. “Culture is the fabric that holds us together.” By recognizing that helping others is a

path to personal success, Denton focuses on putting his team members and clients first. “I’ve realized that I don't need to focus on getting me ‘on stage.’

Helping other people is much more important; you help enough other people get what they want, and eventually, you get what you want. The people you choose to get in business with is the most important decision you’ll make”. No one succeeds alone.

Denton and his wife, Brandi, continue to aspire to give back to the community. Brandi started a foundation called DFW Angels, which focuses on giving back to children in the foster care system.

Denton’s personal goal is to continue to give back to the people of the Philippines and eventually create a charity of his own that aligns with his business.

The Future

The real estate industry is transitioning faster than it ever has. With technology changes, new players in the game, and a data-rich environment, constantly improving the consumer experience is Aguam’s focus. He’s pivoting his strategies to continue to disrupt the market and take market share. “No one knows what the future holds. I do believe real estate 16 • August 2018

will look different over the next two to three years,” summarizes Aguam.

With a forward-looking mindset and an attitude of success, Denton is cognizant of the traps of highly successful times. As he says, “We can’t rest on our laurels.” To him, the mindset of success is the same regardless of the business; he often compares his mindset to that of the great athletes and championship teams. “Focus on mindset. Don’t get complacent in times of success,” he explains.

Since entering the business in 2002, Denton Aguam’s career volume is 230 million dollars and over 1000+ homes sold. In 2017 his team had its best year ever, with 210 homes sold for a total of $65 million. In 2018 they are on track to do even more, with goals of 430 homes sold, $130 million in business, and intentions of opening two additional expansion loca-

tions. With five and ten year goals of 100 and 1000 expansion teams, respectively, Denton Aguam has a bold vision for the future of his business. Denton is a family man; when he’s not working, he loves spending time with his wife, Brandi, and son, Nash. He has two brothers, one sister, and four nieces and nephews who all reside locally, a sister with two children in Sydney, Australia and his mother in Mt. Pleasant, Tx.

A: The top 500 agents in North Dallas/ Fort Worth. We pulled the MLS numbers (by volume) from June 2017-May 2018 in the North DFW area: Collin County, Denton County, Rockwall County along with a few other locations in Dallas County that are North of I-635. We cut the list off at #500, and the distribution was born. For this year’s list, the minimum production level for our group is $8.3 million. The list will reset at the end of 2018 for next year and continue to update annually.

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A: It’s really simple – every feature you see has first been nominated. You can nominate other realtors, affiliates, brokers, owners, or even yourself! Office leaders can also nominate realtors.

We will consider anyone brought to our attention, because we don’t know everyone’s story, so we need your help to learn about them. A nomination currently looks like this: you email us at northdfw@ realproducersmag.com with the subject line, “Nomination: (Name of Nominee).”

Halfway into 2018, in his third year of business, his three-person team consisting of his wife, Chelsea, and Madison Ashkinos, will have completed 82 transactions. This includes both land and residential transactions, as well as new construction projects and leases, pushing his career volume to over $20 million.

Mastery is in Matt Brown’s DNA. When he takes on a task, he figures out what it takes to become the best at it. And then he makes it happen: • In 2017, at the age of 25, he ranked among Coldwell Banker’s prestigious 30 under 30 list – selected from among more than 88,000 independent real estate professionals, from 3,000 offices, across 49 countries.

• The previous year he received the Tomorrow’s Top Producer Horizon Award.

• In both years, D Magazine named him as a Top Producer.

• He’s a member of Coldwell Banker’s International Diamond Society.

• During his first year in real estate, he was named Rookie of the Year for the Coldwell Banker Apex office, which serves the entire Dallas Fort Worth Metroplex.

That’s the short list.

At 26, as head of the Dynamic Estate Team at Coldwell Banker Apex in Allen, Texas, he exudes an endearing combination of humility and a passion for winning – on behalf of clients, or teammates, or whatever task he’s taken on. It’s a skill he sharpened on the football field. As quarterback for the Allen High School Eagles, he helped the team win

its first state title. He continued to play football at TCU as a quarterback and wideout.

I caught up with Matt on the golf course, where a conversation about success in real estate – and in life – was punctuated by impeccably executed strokes. A mastery mindset from his football days is still very much with him, as he strategizes a successful career in real estate. “If you think about it the way I do, my volume is my passing yards; my closed deals are my touchdowns,” Matt said.

As far as golf, there’s even more metaphoric wisdom: “You can shoot a double bogey, or a triple bogey, or you could have a bad month, or a bad week, or a bad day, or a bad phone call. But just like in golf, you have another hole, another opportunity, another chance, another way to really stamp your game, or your business, in a different light and a different fashion for your client, or customer, or your game,” he emphasized.

“Football is a very big team sport, but golf is an individual sport. I think that’s the mindset that’s imperative. How to become good at golf depends upon how much time you're willing to work at the driving range: how much you're willing to chip, how much you're willing to putt. It's the same thing with real estate. How much are you willing to get on the phone? How much are you willing to write handwritten note cards? How much are you willing to go out on a limb, knock on doors, talk to people that you don't know, create conversations and dialogue when it feels uncomfortable? It’s a very similar discipline.” www.realproducersmag.com • 23

He knows what it takes and is always on the lookout for the extra mile that can catapult his career to the next level of achievement. “You have to put in your sweat equity.

My thing is, if you call me and I don’t answer or get back to you in five minutes via text to let you know that I’m at an event or tied up and will get back to you ASAP, call 9-1-1 or call my wife, because something is wrong. I take a lot of pride in that.”

Matt’s two and a half years in real estate have been more like dog years. Along with his amazing success, he’s experienced setbacks while acquiring a career’s worth of perspective. Building his business with FSBOs, he describes his first year as “very hard” with 35 transactions. Matt describes that first year as “a lot of sleepless nights, a lot of hard deals, and a lot of promises that I knew would be very hard to get to, with clients who were clear that they did not want to pay a commission.” Time and time again, he overcame that objection by demonstrating value—doing the research and connecting with people in an authentic, open, and honest manner.

With all indicators pointing to a brilliant career ahead, Matt describes himself as “passionate about being successful and passionate about helping people any way that I can.”

Acknowledging that success has multiple meanings, he describes it as, “exceeding expectations, and exceeding your abilities that God gave you, to provide a service.”
