As we put this latest issue together, I’ve been thinking about what it means to be present. Reaching The Agency’s 15th anniversary this past September was a meaningful milestone, and one I’m truly grateful for. As I take it all in, I feel great excitement for the future as we continue to build. The ability to stay present is especially important as the holidays approach. I’m looking forward to having all my girls home and, hopefully, celebrating with our first grandchild, too. After a season of travel, there is no place I’d rather be than with my family. Travel has also brought me closer to the remarkable people and places that make up The Agency. We are preparing to open our 200th office and continue expanding into incredible new markets. This winter, you’ll also find us in places that bring together the worlds we love, from the St. Regis World Snow Polo Championship in Aspen to Untitled Art during Art Basel Miami Beach, with an exclusive Agency lounge at each event. As our staging and art advisory offerings grow, these experiences give us new ways to connect people with great design, creativity, and the feeling of home. To me, “living with agency” means making choices that reflect who you really are. Sometimes that’s finding a dream home. Sometimes it’s relocating to a place that makes a new chapter possible. Whatever the journey, our role is to help people move toward the life they want to live, authentically and on their own terms. I hope this issue inspires you to explore somewhere new, find beauty in familiar places, and make a little more time for the people who matter most. Wherever the season takes you, I wish you moments worth slowing down for. Warmly,
MAURICIO UMANSKY

Currently: Copywriter at The Agency This Issue: “Root to Rise” p. 44 Winter Is Best In: The snow. While soaking up any ray of available sunshine is built into my DNA, I cannot resist the pure magic of snow. For this born-and-bred Northeasterner (and recovering Jackson Hole ski bum), the giddy elation of skiing fresh tracks the morning after a storm is something that just cannot be replicated.

My ideal January is a few weeks in José Ignacio, Uruguay, in a beach house close enough to walk to La Huella for grilled fish and a cold glass of white. I’d happily let lunch run into the late afternoon, with a swim and a nap on either side.
Currently: Senior Content Manager at The Agency This Issue: “Da Nang Finds Its Frequency” p. 30 Winter Is Best In: The snow— or at least, some kind of cooler temp. It’s been a very long, hot summer here in L.A., and I would welcome a few days below 80 degrees. One of my favorite wintertime getaways was a trip up to Mammoth before the first big snowfall. I’d love to go back and see Mono Lake again; it’s surreal and spooky in all the best ways.

hypercar, speed stopped being a way to tell people apart, and the money went looking for a number that still meant something. It found that production numbers matter. Rolls-Royce restarted coachbuilding in 2017 with a single car called Sweptail, reportedly at a cost of $12.8 million, a figure the marque has never confirmed. Boat Tail followed in 2021 with an edition of three cars, the first reportedly costing $28 million. Here, the aluminum bodies were hammered over a form derived from a clay model, which each client was invited to help design. Four Droptail roadsters came next. One of them alone, Arcadia, took 233 pieces of wood and more than 8,000 hours of development for its woodwork and protective coating. Another was never formally unveiled—Malaysia’s king simply drove his to an open house in March. April brought Project Nightingale, the first offering in Rolls-Royce’s Coachbuild Collection, limited to 100 two-seat, open-top electric cars. Commissions are invitation-only, and Rolls-Royce has not disclosed pricing. Deliveries are expected to begin in 2028. Bentley’s Mulliner shop works in smaller numbers. Twelve Bacalars, each launched at $1.9 million, and 18 Batur coupes, each launched at around $2 million, were all sold before most people saw a finished one. Bespoke demand at Crewe, Bentley’s historic headquarters, rose 43 percent in 2023. Continental Europe takes the numbers lower still. Pininfarina’s B95 is an open electric barchetta with nearly 1,900 horsepower, limited to 10 cars at about $4.8 million each at launch. Touring Superleggera puts 5,000 hours into each of its 30 Veloce12s. Bugatti’s Brouillard, reportedly costing about $20 million, is a one-of-one and the first creation from Programme Solitaire, which will produce no more than two cars a year. Inside, custom-woven tartan fabric sourced from Paris meets green-tinted carbon fiber; the aluminum gear shifter carries a glass insert containing a miniature sculpture of Brouillard, Ettore Bugatti’s favorite horse. Ferrari’s one-offs take around two years to develop, with clients involved throughout the process.

HIGH STYLE Lufthansa x BOSS
Airlines are bringing back chic travel with notable fashion collaborations. By Ramona Saviss
Delta x Lands’ End
RETURNING TO THE DAYS of high-flying style, airlines and private aviation companies are partnering with lifestyle brands to offer amenities worth taking home, as well as thoughtfully fashionable fits for their staff. Couture house Elie Saab partnered with Bombardier to design the interiors of the world’s fastest Global 8000 jet. Every interior fixture and fabric was hand-selected by the Elie Saab design team. “This cabin was designed with the same precision as our haute couture,” says Elie Saab Jr., who has worked alongside his father for more than a decade and helped unveil the new jet in June. Also slated for this year is Lufthansa’s collaboration with BOSS. To celebrate the German airline’s 100th anniversary, BOSS codesigned 40 contemporary uniform pieces for pilots, cabin crew, and ground staff. Fashion brand Renuar is also slated to design new looks for EL AL staff. Down under, Australian carrier Qantas selected Sydney-based fashion house Rebecca Vallance to update uniforms for its crew. As part of Delta’s centennial in 2025, the airline launched Distinctly Delta, a new collection in collaboration with Lands’ End that will fully roll out by 2027. The new uniforms will feature four collections that were tested across thousands of Delta employees. Delta also partnered with Missoni to design scarves, ties, and pocket squares, which will follow May 2026’s debut of colorful Missoni-designed Delta One amenity kits featuring the brand’s signature zigzag pattern.

to a collab with Netflix’s Chef ’s Table, which brought 30 new in-flight dishes from 11 renowned chefs. Among the lineup of culinary greats is Los Angeles–based Nancy Silverton, who says she has brought the spirit of Mozza to the skies. “These are my favorite Italian flavors while celebrating really great local Californian ingredients,” she says. Those dishes include Osteria Mozza’s signature brussels sprout salad and a beef brasato with creamy mashed potatoes. Other partnerships from the hit show include Jenner Tomaska of Michelin-starred Esmé in Chicago and David Barzelay from the two-Michelin-star Lazy Bear in San Francisco. Singapore Airlines has an array of talents in the sky, from the multi-Michelin-starred kaiseki tasting menu by master chef Yoshihiro Murata to Chinese cuisine from Zhu Jun and Sanjeev Kapoor’s Shahi Thali on India and Singapore routes. For flights over 90 minutes, passengers can pre-order meals via the “Book the Cook” portal on the carrier’s app. Plus, healthy eating on board is a focus for the world’s longest flights, with Greg Frey from the Golden Door retreat in California creating wellness-forward meals. Delta Air Lines has also enlisted celebrity chefs for first-class dining, including humanitarian José Andrés. His Spanish flavors can be enjoyed on select long-haul European flights in Delta One and first class, with items like tortilla with pisto manchego, stuffed piquillo 16 THE AGENCY

Michelin has finally landed in New Zealand, and Air New Zealand wasted no time bringing local chef and restaurateur Josh Emett (who received stars in London, New York, and Los Angeles) on board as its new culinary ambassador. The town that gave the spirit its name, about an hour from Guadalajara, sits amid one of Mexico’s most iconic cultural landscapes. The best way to experience it is to go beyond the tasting room: Explore the historic center and National Museum of Tequila, tour traditional distilleries, or take in the landscape on horseback. The Tequila Express also offers an easy way to travel from Guadalajara through the agave fields, with tastings, food stops, and distillery visits along the way. Stay at Casa Salles Hotel Boutique, a 25-room retreat beside La Guarreña distillery, or Hotel Solar de las Ánimas, a restored colonial-era mansion in the heart of town. Both offer quick access to distillery tours and tastings, while the central market provides a more casual taste of local life and cuisine.

HERE ARE FEW THINGS more enduring than the lore of the American
as the story goes, horses are trusted more than men. It’s a story retold through novels, films, and family history, inspiring generations with its themes of adventure and resilience. But this isn’t just legend; it’s a way of life, and there’s no better place to experience it than a dude ranch, accredited by the Dude Ranchers’ Association (DRA). This year, the DRA marks its 100th anniversary, celebrating a century of stewarding classic Western hospitality. The organization’s roots trace back to the 1920s, when railroad travel boomed and tourism began carrying city slickers—or “dudes”—from the East Coast to experience life on the range. In response, ranchers partnered with railroad and national park officials to form the DRA in 1926, now the nation’s longest-running agritourism organization, with many original ranching families still represented. The mission since that initial meeting has remained consistent, even as the world has changed. DRA executive director Bryce Albright puts it simply: “More than ever, visitors seek the chance to turn the world off and focus on relishing the beauty of what is right in front of them—nature, relationships, animals.” Today, the lure of the West offers a reprieve from the blue light of the digital world, where long days in the saddle give way to golden hour on the porch. A dude ranch visit might quell a yearning to reconnect with the land via horseback or fly rod. It may unearth something wild within as you learn the art of roping or lend a hand to newborn calving in the spring. Whatever the reason, a trip to a DRA-accredited dude ranch, from California’s Alisal Ranch to Montana’s The Ranch at Rock Creek, keeps the spirit of the West alive and well—and comes with a few timeless memories to boot. duderanch.org. 25 THE AGENCY

A must-see is the Seville Cathedral, the largest Gothic cathedral in the world, built beginning in the early 1400s on the site of a former Almohad mosque, a lineage still visible in La Giralda, its bell tower, which began as the mosque’s minaret. Inside, a goldleafed altarpiece about 82 feet tall shares the nave with the tomb of Christopher Columbus, his coffin famously borne aloft by four bronze figures representing the medieval kingdoms of Spain. the majority of which live here, within Da Nang’s Son Tra Peninsula Nature Reserve. Their heart-shaped faces, dusted in a tangerine hue and framed with snow-white beards, appear at once alert and aloof as they chew almond blossom petals and watch you descend via the resort’s Instagram-famous tram, which spans 426 feet to connect its four levels, from lush hilltop to private beachfront. The langurs are much-revered resort residents, studied and supported by a dedicated team of conservationists who lead educational tours, monitor their health, and build special “monkey bridges” to ease their movements through the canopy. Set about 30 minutes from the motorbikebuzzing boulevards of downtown, the InterContinental promises seclusion and convenience. Its central Vietnam location provides a picturesque perch from which to leap and discover more of what the region has to offer. About an hour’s drive south, find Roving Chill House, an open-air restaurant set amid acres of rice fields near Hoi An, with mopeds and (often full) bike racks out front. Plunge a straw into a frosty Vietnamese coffee under a fuchsia bougainvillea trellis and take in the expanse of lime-green grasses as they ripple like water in the breeze. Head into Hoi An’s Ancient Town, a UNESCO World Heritage Site dating to the 15th century, when it served as a Southeast Asian trading port for merchants from China, Japan, India, and Europe. Landmarks from that era remain, including the Japanese Bridge, now nearly 400 years old. 28 THE AGENCY

Located roughly an hour from the InterContinental, the park is reached by cable car, with the ascent carrying you high above the forested mountains before dropping you at the famous Golden Bridge, whose giant steel-and-mesh hands appear to hold it aloft. Here, outdoor speakers provide a grandiose, movie-score-like soundtrack—and the view is indisputably epic. n

routine, diet, or mindset can feel like a steep hill to hike. The Renew Retreat at Malibu’s 400-acre Calamigos Ranch Resort & Spa is here to mark your path forward and ease you onto it. Think of it as a wellness retreat, lite. Highly personalized and (honestly) enjoyable, it’s proof that a reset doesn’t have to be grueling to be effective. Launched earlier this year, the five-day, four-night program begins with an in-room blood draw. A physician reviews results within 24 hours to provide guests with deeper insights that can help inform and enhance their Renew experience. The days that follow bring a varied itinerary—think guided hikes, circuit-training classes, sound baths, breathwork, stretch sessions, spa treatments, and a highly craveable plant-based menu by culinary director Rosie Mitchell and chef Meredith Haaz. According to program manager Angela Lara, Renew is structured to emphasize integration over intensity. “One of our guiding principles is that wellness should be supportive, not intimidating,” she says. “We meet guests where they are and create an environment where healthy choices feel natural and sustainable.” Guided by each guest’s unique goals and biometric data derived from their blood work, Renew Retreat offers a rich, multimodality menu of activities. “We designed Renew Retreat with a steady, approachable rhythm that balances structured experiences with time to rest and simply be present,” Lara explains. Expert-led morning treks to ocean-view vistas in the Santa Monica Mountains—paired with a hydrating post-hike blue spirulina tonic and subtly sweet cranberry-and-date fruit bars—could be followed by a refreshing cold-tub plunge, a tension-relieving massage, or a soul-centering guided meditation in the sunlit yoga barn back at the Ranch.
Calamigos Ranch Resort & Spa
The changing season presents a perfect moment for a shift. “Autumn naturally invites reflection, grounding, and restoration,” Lara says, noting that it’s a great time to get clear on goals before the year turns. “Today, people are craving simplicity and presence more than ever,” she adds. “They aren’t necessarily looking for dramatic life overhauls.” Rather, they’re seeking space to slow down and recalibrate. Renew Retreat doesn’t expect you to become a different person by the time you check out. Instead, it invites you to reconnect with who you already are—albeit a more rested, clear-minded, well-nourished version of yourself. 32 THE AGENCY
SKIN SUPPORT The secret to glowing skin? Supplements. By Brianna Peters Great skin requires strategy—topicals and treatments, sure, but also nutrition, sleep, exercise, and more. “Skin rarely exists in isolation,” says aesthetician Elizabeth Grace Hand. “It’s often a reflection of what’s happening internally.” If you’re deficient in a crucial vitamin, mineral, or nutrient, it can show up on your skin. “Diet can impact hormonal health and inflammation,” adds aesthetician Sofie Pavitt. To keep things in balance, here are the supplements the professionals swear by to support healthy, glowing skin.
For Gut-Skin Balance Good gut health can equal good skin. Prebiotic fiber feeds the “good” gut bacteria, which may help calm inflammation and support detox pathways. Biomecult Prebiotic Fiber, $69

Chilly, dry weather doesn’t have to wreak havoc on your hair. By Brianna Peters
Winter can show up in your hair as dullness, static, frizz, and breakage. But you don’t have to completely overhaul your routine. “You only need to make a few intentional changes to protect your hair,” says New York–based hairstylist Marcos Diaz. Just as you adjust your skin care seasonally, here’s how to evolve your hair care, too.
Get a Haircut
A little snip can go a long way. “Regular trims help remove damage and maintain healthy hair before seasonal dryness becomes significant,” says Diaz.
Switch to a More Moisturizing Shampoo and Conditioner
“Scale back on clarifying shampoos and drying texture products,” suggests Diaz. “Instead, focus on nourishing, hydrating formulas with ingredients like ceramides, hyaluronic acid, glycerin, squalane, and plant oils and butters to lock in moisture and protect hair throughout the colder months.”
Add a Weekly Deep Conditioning Treatment Restorative treatments help replenish moisture and stave off dryness, brittleness, and breakage. “Deep conditioners and bond-building treatments go a long way in protecting hair,” says Diaz.
34 THE AGENCY
Finish with More Hydration
Add more moisture to your routine, and use heat protection when styling your hair. “A lightweight serum like the RŌZ Milk Hair Serum can make a significant difference in the overall health and appearance of your hair,” asserts Diaz. This two-in-one protects against heat up to 450 degrees and silkifies strands.
Brush Gently
Don’t tug or yank through snarls and tangles, which can further damage hair. “The OO!brush makes it easy by helping distribute the hair’s natural oils while still being so gentle on the hair,” says Diaz. SUHYEON CHOI/UNSPLASH

The director of global communications at Mandarin Oriental talks staying grounded through a jet-set career. By Laura Corrigan O’Connell
C 17 years shaping the narrative for some of HRIS ORLIKOWSKI HAS SPENT more than
hospitality’s most storied brands. Now, as the director of global communications for Mandarin Oriental, he is overseeing a full slate of openings and reimaginings: Mandarin Oriental Punta Negra, Mallorca, has just debuted; Mandarin Oriental Makati, Manila, is next; and the brand’s flagship Hong Kong property began its phased reopening this October. Between long-haul trips and near-monthly travel, the dual German-British national, who has called London home for two decades, has built a routine designed for endurance, not just recovery, with a few nonnegotiables along the way. REST For Orlikowski, staying active off the clock is what keeps him bal-
anced. Between tennis, the gym, and swims off England’s south coast, he’s found that ocean swimming is what helps him properly switch off the most. On the road, a bedtime ritual—often a cup of mint tea in winter—signals that it’s time to wind down. Rather than fill flight time with podcasts or reading, he prefers to disconnect from devices entirely and sleep. If a red-eye gets the better of his hair, a baseball cap is the fix, a permanent fixture in his carry-on for exactly that reason. MOVE Precision defines his travel routine: seats chosen for optimal sleep, meal service skipped in favor of rest, and outfits selected for comfort without sacrificing polish. On the ground, walking is his workout of choice; he aims for 10,000 steps a day, treating each new city as its own kind of gym. For jet lag, his rule is simple: Resist the nap, push through to local bedtime, and let the new time zone take over immediately. NOURISH A self-described “club sandwich kind of guy,” Orlikowski calls
eating well on the road his biggest challenge. His strategy is more about timing than restriction, mainly avoiding the “double meal” trap of a lounge dinner followed by an in-flight repeat. At any property, he goes straight for the simple dishes as the real test of quality—a great burger will do it every time. Mandarin Oriental, Mallorca

EW YORK’S SHOPPING CIRCUIT used to be easy to memorize: Fifth and Madison uptown, SoHo downtown, then back to your home or hotel suite. This year’s arrivals have abandoned that route for buildings and blocks where the address is the attraction. Madison Avenue above 60th, left for dead during the pandemic, has added 18 stores, galleries, and restaurants in the first half of the year and pushed vacancy to a near 20-year low. The 690s reflect it: Goyard (which still does not offer full online retail) recently debuted its new 9,000-square-foot flagship retail and U.S. corporate headquarters at 699; Dolce & Gabbana opened a boutique in 2025, designed by Parisian firm Carbondale and complete with five sprawling floors connected by a sculptural central staircase at 695; and currently under development at 694, formerly the location of celebrity hot spot Nello, is a new flagship for Loewe. Fifty-five years after the debut of Issey Miyake’s first overseas collection in New York, the brand has taken 13,000 square feet inside the gold-crowned New York Life Building, an office landmark by Woolworth Building architect Cass Gilbert. The address puts the house south of Madison Avenue’s luxury blocks. Both now fill the Lighthouse, its first U.S. flagship, across five floors of an East 69th Street townhouse. Custom gongs hang above the top-floor Light Temple, where the schedule includes meditation and sound healing. rows and stoops more reminiscent of a Parisian side street than Madison Avenue. Australian label Posse chose Bleecker Street for its first boutique, and a few streets over, fashion historian Ruby Redstone and graphic designer Gabriel Sommer stock Mess with about 15 small international labels, most with designs exclusive to the store. Williamsburg traded its early-aughts hipster reputation for waterfront condo towers, and the luxury houses followed the buyers across the river. INETY MINUTES FROM São Paulo, on the
Porto Feliz, JHSF—often referred to as the LVMH of South America—has just opened a unique development in South America: CJ Boa Vista Village. With a diversified portfolio spanning retail, real estate, airports, and hospitality, including brands like Fasano, JHSF has created an open-air village that fuses world-class retail, sophisticated gastronomy, permanent art programming, and a farm-totable market—and somehow makes it all feel as if it has been a part of the landscape forever. The property opened with Louis Vuitton’s first South American store dedicated entirely to its Resort collection. Brunello Cucinelli, Aquazzura, Gianvito Rossi, and Pucci launched alongside the Latin American debuts of California lifestyle house James Perse and French luxury skiwear maison Fusalp. Celine and Dolce & Gabbana are set to follow. Retail is just the beginning. Carbone will plant a flag here. Ten private cinema rooms, a Casa Fasano event space, and Empório
Varanda—a market supplied, in part, by an on-site organic garden—round out a lifestyle offering in which each element has been carefully curated to reflect the intended consumer. The cultural anchor is the Galapagos Capital Art House, a permanent space curated by Fernanda Ingletto of 2 Art Lovers. Its inaugural exhibition in May brought together some of Brazil’s most significant contemporary artists, in dialogue with a curated selection of Brazilian-designed furniture. HE ETHOS BEHIND THE FARM-TO-TABLE movement has always been rooted in stewardship: The approach honors the earth, reveres provenance, and respects animals. As the philosophy has grown—championed by pioneers like Alice Waters and Simon Rogan, chefs like Dan Barber, and, arguably, influencers like Ballerina Farm—authenticity has remained the main ingredient. Few have held on to those core principles as tightly as Daylesford, the farm-turned-wellness empire in the Cotswolds started by Lady Carole Bamford in the late 1970s. At a time when organic produce was unheard of and homesteading wasn’t necessarily trendy, Bamford dedicated herself to converting the family’s farm into a sustainable operation to produce cleaner food for her children. Today, that aesthetic is continuously referenced, repurposed, and resold as “locally sourced,” “free-range,” and even “tradwife.” But in an age of easily manipulated images and dubious marketing tactics, those whose practices remain legitimate under scrutiny stand out from the crowd of wannabes. From its start as a private organic farm in the ’80s to the opening of its first farm shop in 2002, the Daylesford brand has blossomed into a full-fledged B Corp–certified hospitality and lifestyle conglomerate, with more than 900 people on staff. Yet the operation remains loyally steadfast in its mission to stay local, utilizing trusted, rigorously vetted suppliers to provide goods, such as coffee beans, that it cannot produce itself. Daylesford has been an ongoing pioneer and advocate for the “farm-to-fork” movement in the UK, utilizing a closed-loop
method of organic agriculture that led to the founding of its flagship restaurant, The Trough. Using produce and meats grown and raised on the farm in addition to holistic composting and crop-rotation methods, the business self-sustains while maintaining high standards of soil health and reducing emissions. With a weekly menu that changes with the seasons, the restaurant was one of the inaugural honorees of the Green Michelin Star in recognition of its culinary excellence and sustainable, ethical practices. Two other restaurants on the property have also earned the noted recognition, while the London-based Brompton Cross, Notting Hill, and Pimlico Road locations provide a taste of the country in the city. And in addition to its impact on agriculture and cuisine, the brand has quietly cultivated an unmistakable (yet often copied) cottage aesthetic born of the inherent charm of its native Cotswolds—one that has since inspired a boutique collection of properties under Daylesford Stays; a growing spa and bespoke home-goods line under Bamford; and a recent collaboration with neighboring Cotswolds Distillery for a small-batch single-malt whisky release. Now, it’s crossing the ocean with the launch of an official U.S. website this year—making its goods available for the first time in the States, with a celebration that included a summer pop-up at the refined Bridgehampton market L’Épicuriste. Daylesford isn’t just bringing the farm to the table for fun or for followers (although there’s that, too). The company is leading the hyperlocal, sustainable farm-to-wellness model in the UK and beyond—and it’s got the receipts.

FILET FLIGHT From beer to beef, restaurants are embracing a new way to serve steak. By Jillian Dara
SWEET SPOT The rise of the $24 gummy bear. By Scott Drevnig
DESIGNER CANDY BOUTIQUES are transforming childhood favorites into coveted indulgences, proving that modern luxury is now defined as much by experience and design as by the object itself. Adults are spending $19 per pound for pick-andmix curated candy and more than $24 a pound ($8 for a 5.2-ounce sealed bag) for premium sweets at design-forward boutiques like New York’s BonBon, where Scandinavian candy culture has transformed the create-your-own candy bag into a destination experience. A vegan Sour Peach Fish tastes worlds apart from the $2 drugstore bag. The movement has been building for more than a decade, fueled by experiential retail, elevated packaging, and Instagram-ready destinations. It accelerated after the pandemic, as consumers embraced small indulgences and mood-lifting treats that offer discovery without the commitment of a major purchase. Today, specialty candy is joining premium coffee and artisanal ice cream as an everyday luxury. BonBon has expanded to six New York locations and is set to open in Greenwich, Conn., reflecting the growing appetite for elevated Scandinavian sweets. In South Florida, Captain Candy has quickly grown beyond its debut on Miami Beach’s Lincoln Road with a second location at Aventura Mall, bringing the European concept to a broader American audience. Alongside category pioneers like Los Angeles–based Sugarfina and New York’s Dylan’s Candy Bar, these retailers are transforming gummies, licorice, and sour candies into thoughtfully assembled experiences. The trend extends well beyond the United States, from London’s SugarSin, which helped popularize premium Scandinavian sweets in the UK, to Stockholm, where curated pick-and-mix candy has long been part of the culture. Together, they’re proving that nostalgia, elevated design, and a well-stocked candy wall can turn a childhood treat into a modern comfort—one considered bag at a time.

REWERIES AND VINEYARDS have long offered the flight style of service—a variety of pours presented as one serving. Now, chophouses are offering a similar display for steaks, allowing diners to compare different expressions of beef side by side. “The experience is designed to highlight differences in marbling, richness, texture, flavor, and finish,” says Scott Slater, cofounder of Hemlock Boise in Idaho. As diners increasingly prioritize provenance and terroir, “steakboards” are a platform to showcase not only different styles of cuts but also how beef ’s flavor varies by region across the globe. This past summer, Miami’s 1986 Steak House introduced a beef flight featuring Argentine beef, USDA Prime, and American Wagyu, giving guests the opportunity to taste firsthand how different origins influence flavor. At RPM Steak in Chicago, the dry-aged flight is a signature, with selections from Flannery Beef (California), Meats by Linz (Indiana), and Master Purveyors (New York). “Each steak is prepared the same way, allowing guests to taste what makes each producer and aging process different,” says executive chef partner Bob Broskey.

Diner Ross in Las Vegas has also become reputed for its A5 & The Gang portion of the menu—a trio that includes a New York strip from Robbins Island, Australia; an A5 ribeye from Hyogo Prefecture, Japan; and a filet mignon from Margaret River, Australia. Ultimately, it comes down to transparency, which “creates trust and gives credit to the farmers, ranchers, butchers, and aging houses behind the product,” says Broskey. “Terms like ‘Prime,’ ‘Wagyu,’ and ‘grass-fed’ can represent a wide range of quality—if someone is paying for an exceptional steak, they should know what makes it special and where it came from.”

Natenadze is a fixer and guide with Jacada Travel who offers unmatched access to the region’s food-and-wine scene. A seasoned local operator is crucial here for the right connections: Many of the best natural winemakers operate out of their homes, and even at public-facing locales, an introduction from a friend may turn a simple tasting into a proper feast. In Tbilisi, opt for the Telegraph Hotel, a member of Leading Hotels of the World, or take advantage of the vibrant social scene at boutique Stamba Hotel, home to the multiconcept Warehouse wine bar. Soak up the wine with khachapuri in its myriad forms, including the popular Adjaruli version, with its boat-shaped bread and filling of egg, butter, and gooey cheese; khinkali, thick-skinned dumplings most well-known for their soupy beef variety; and a smorgasbord of cheeses, dips, and salads. The food is just as tantalizing in Armenia. In Yerevan, stay at the Alexander, a Luxury Collection Hotel. Once settled, switch your culinary agenda to kofte, grilled meats, and manti—crispy little dumplings topped with yogurt sauce and a hearty dusting of sumac. There’s plenty to see in terms of stunning landscapes and historical sites, and much to learn and explore along the way. But make no mistake about it: The central theme is what’s on your plate and in your glass. “Wine is a deep part of culture, a family tradition, and a part of everyday life,” Wurdeman says. “And there’s no escaping that it’s always served with food.”

FOR SOME, THE BEST WEATHER TO LIVE IN IS COZY WEATHER. HERE’S HOW A TRIO OF NEW YORKERS DESIGNED THEIR HOMES FOR IT.

winter’s iconic, brooding aesthetic. It’s when the dramatic, moody sky is best enjoyed from inside, ideally by the fire with a warm drink. Designing a space to savor the pleasures of the darker months is an art that, when done well, can inspire longing for the patter of November rain on the roof or the sight of snow drifts out the window. Sited for Storms When architect Christopher Dierig and husband Doug Maxwell bought farmland outside Rhinebeck, New York, they were drawn to the property’s highest point—a craggy, west-facing cliff thick with forest. The site presented a design challenge the founders of Upstate Modernist couldn’t resist. “We didn’t want to chop down any trees,” says Maxwell. “The siting minimizes the footprint, and the window designs maximize exposure to the landscape.” The

resulting shoebox-shaped cabin cantilevers over the side of the cliff and blends into the rocky, wooded terrain. Inside, the couple incorporated floor-toceiling windows throughout, erasing the boundary between interior and exterior and creating a sense of being bear-hugged by the woods. With

the home’s mere 800-square-foot footprint, it would be understandable if the two wanted to flee in winter—but it’s their favorite season. “Winter is magical,” says Maxwell. “We have a see-through wood stove that adds coziness. The windows and landscape beyond are our only art. The pillowy, textured white blanket of snow reaches into the distance, and the mountains turn purple at sunset.” Cold Comfort, Framed To ward off cabin fever, consider an all-glass design. “You don’t get cooped up in a glass house,” explains Franz Safford, the Munich-based architect and engineer behind Innovation Glass. Using triple-insulated curtain window walls, glass ceilings, and radiant concrete floors, Safford’s Tivoli, New York, home maximizes passive solar gains and winter’s light. “It’s like being on the inside of a reverse snow globe,” says Kurt Schmidlein, also with Innovation Glass. “During a snowstorm, weather swirls around and envelops the entire house. During a rainstorm, the water rolls down in sheets, like a waterfall.” Camped by the Fire New York City–based architect Frederick Tang’s redesign of a spacious living room in Pine Plains, New York, adds intimacy without sacrificing the feel of the vast winter landscape right outside. “I wanted to emphasize the views but keep the space cozy,” explains Tang. “The owners envisioned many winter nights gathered around the fire.” Tang balanced the 20-foot-high ceilings with hanging domed pendant lights and added a velvet sectional and plush swivel chairs to further soften the design. He finished the room’s mantel in dark terra-cotta brick tiles from Clé Tile. “You wouldn’t think a 20-foot-tall fireplace is cozier, but its rich, matte texture feels natural and sophisticated,” he says. “It’s like sitting by a campfire, but inside.”

HESE DAYS, A HOME’S default design often draws residents toward screens and away
against this impulse, creating spaces for connection and self-reflection by incorporating rich sensory details that eclipse the need for screens. “Well-designed analog spaces are somatically influenced, rather than digitally influenced,” she explains. “They seduce us back into our bodies and the present moment.” To help clients create a grounded sense of presence, Naiman focuses on the smaller details of each room. “A thick living room rug people can crawl down on is very grounding,” she says. Plush “emotional regulation” chairs and daybeds are other favorite living room additions, which can help regulate the nervous system. Naiman also encourages clients to forgo living room televisions, especially those above the hearth. “The hearth is the heart of the home,” she says. “You want the hearth to anchor a room around conversation rather than a screen.” In the dining room, prioritize sturdy, comfortable seating for long, lingering meals. “Cushioned dining chairs with back support and a table with sturdy legs will encourage deep conversations,” she says. Consider incorporating bookshelves into the dining room’s design to add a timeless element. “Books add soul to a room,” says Naiman. “And soul is the ultimate analog element.” For a good night’s sleep, banish all technology from the bedroom and carefully consider lighting and texture. Naiman tells her clients to get old-fashioned alarm clocks and suggests richly hued tone-on-tone natural fabrics like linen or cotton for bedding. “Velvet can be soothing like a stuffed animal,” she says. “Romancing yourself while your body is shutting down for the day with candles, incense, and low lamplight will also ground you back in your body.” 55 THE AGENCY
DOG LOVERS, REJOICE: A recent design trend lets pet owners coexist with their pooches without compromising on style. Architect Frederick Tang designs dedicated dog-washing stations that enable easy cleanup after a day at the park. Carved out from neglected spaces, these doggy spas aren’t mere indulgences—they’re a way for households to live in harmony with their four-legged family members. Tang took a forgotten maid’s room on Manhattan’s Upper East Side and transformed it into a dog-inspired design. “Nobody ever took showers there,” he says. “And the owners always had trouble giving their dogs, Chili and Waffles, a bath.” He installed an oversize built-in bathtub for the dogs, complete with a handheld sprayer and a wall-mounted faucet. He finished the space with black-and-white basket-weave floors and Marquina wall tiles. Tang also created another dog-centric space in a sprawling country farmhouse. A neglected utility space adjacent to the back door was perfect for the owner’s dog. Tang opened up the space and installed a custom soapstone sink, large enough for the dog to climb into, with a pull-down sprayer. “It’s important not to think of these as throwaway spaces,” says Tang. “Pets are truly important members of the family. Their spaces should be beautifully designed and in keeping with the vibe of the home.”
Inside BA Collective’s 680 Sarbonne. By Laura Corrigan O’Connell

OST ARCHITECTURAL ESTATES carry multiple signatures: a client dictating the program, an architect who gives shape to the shell, an interior designer who gives finish and style to the spaces. At 680 Sarbonne, in the heart of Los Angeles’s tony Bel Air neighborhood, there is only one. BA Collective authored everything from the home’s siting and organization to its novel architectural features and details, its wood and stone finishes, and its custom hardware throughout. The house’s hand-cut travertine shingle cladding is the clearest proof of what that network makes possible: a custom system of sourcing and fabrication built through years of cross-project research with specialized
artisans most firms never gain access to. It’s a level of detail that simply couldn’t exist outside BA Collective’s relationships. The result is a rare showcase of tzhe creativity and craftsmanship— with a single author in control from first sketch to final finish. “We’d have to go back 15 years, to when BA Collective began what has since become a unique and special series of projects dubbed MxLA, which has become our firm’s most ambitious body of work,” says partner Brock DeSmit. Continuity is the through line of MxLA, the moniker for BA Collective’s projects in which the firm holds ownership and creative agency well beyond a conventional client commission. 56 THE AGENCY
The MxLA project series began as a clientarchitect relationship between BA Collective and Alberto Djaddah of Grupo Anima, but over the past 15 years, it has evolved into an ongoing creative partnership, with a track record that includes the $72.5 million sale at 406 Robert Lane and AIA LA honors for projects in Los Angeles and Mexico City. Now, it all converges at 680 Sarbonne. BA Collective treats MxLA as a chance to fully test its own values and see how far a design philosophy can go when nothing dilutes it. In this home, that philosophy reads as an architecture of calm: not minimalism, but a deliberate elimination of distraction, built around natural light, material texture, and functional elements folded seamlessly into the design rather than treated as afterthoughts.

Rooms That Restore For this designer, creating a great home begins with therapy. By Mary Armstrong
I our homes profoundly shape us and our goals.
“I help my clients take their ‘aha moments’ out of their therapist’s office and into their homes,” explains the author of Spatial Alchemy, who designs spaces, not just for beauty but also to spur life changes. The daughter of two psychiatrists, Naiman started her career as a magazine editor and stylist before developing her therapeutic approach to interiors. When working with clients, she doesn’t start with swatches—she starts as a sounding board. “We figure out what clients want more of in their lives, then we design it into their homes,” Naiman explains. This unique take on interiors has helped clients grow businesses, find love, and even relocate. “One client was running a business from her guest room, but roadblocks kept holding her back,” recalls Naiman. “I convinced her to take over one of her children’s bedrooms as an office. Within a month, her business started gaining traction.”
Another client was unhappily single until Naiman pointed out an oversize armoire wedged beside her bed. “It was blocking her, but she couldn’t see it,” says Naiman, who suggested the client move the weighty piece across the room. “Three weeks later, the man she’s in love with— a really solid guy—contacted her.” A family with two very young children came to Naiman complaining about the constraints of their house. They’d been looking for a larger 58 THE AGENCY
home for years, but no dice. “When I went over, I saw stuff everywhere: on the windowsills, floors, and counters,” she recalls. “I suggested they create a whole new space in their attic. Within two weeks, they found a bigger house and actually bought it. They said it was just like magic.”

people experience hotels, developing SLS, Delano, and Mondrian into some of lifestyle hospitality’s most recognized brands. Now, with HQ Residences Miami, he’s applying that same philosophy to where people live. “Every brand speaks to a different guest, and each guest has a different idea of what a great hospitality experience should feel like,” Nazarian says. “Naturally, residential real estate should be approached the same way. We are not just designing a home; we are designing around how someone wants to live and engage every day.” That philosophy is the foundation of HQ, geared toward a younger buyer and organized around what matters most to them: wellness, social connection, community, and balance. “A name brand on a building may get someone’s attention, but it won’t sustain a project or create a true lifestyle,” Nazarian explains. “The brand should influence how a building looks, but more importantly, how it functions, how it is operated, how residents engage with it, and what the experience feels like day to day.” That conviction is why Nazarian owns both the HQ brand and the Miami project outright, allowing real estate and brand strategy to develop together from day one. It’s also why he brought in Marc Anthony and Sofía Vergara not as ambassadors, but as genuine partners: Marc’s, a speakeasy by Anthony, and TOMA, a restaurant by Vergara, will become part of daily life at the property, shaping the resident experience rather than simply lending it star power. Hospitality, Nazarian says, taught him that the details people remember most are the ones they never consciously register, from the lighting and scent in a lobby to the way a space shifts from morning to evening. At HQ, that same intentionality extends to air quality, water, and light—all designed to support longevity, whether or not a resident ever thinks about it. “Ten years ago, luxury was often defined by access,” he says. Today, he points to buyers’ interest in longevity and preventive wellness—the same principles behind his wellness platform, The Estate, that are becoming standard expectations rather than add-ons. Looking ahead, Nazarian sees HQ as a global platform, not a single formula, with projects ranging from urban Miami to resort settings in Antigua and Saint Lucia, each interpreting the brand’s core philosophy—hospitality, culture, wellness, and smart living—through a lens authentic to its destination.
Sam Nazarian’s hospitality ventures include (from top) Katsuya in Century City, California; Hodges Bay Resort & Spa in Antigua; and the Monarch hotel in New Orleans.

and a path to discovery that a white-cube gallery opening alone can’t offer. The real estate industry has long had a checklist for staging: neutral tones, matching linens, and a bowl of lemons on the counter. This type of conventional staging aims to disappear, giving buyers a blank canvas on which to imagine themselves. Kapoor’s curation does the opposite: It commits and becomes the missing piece that makes a home’s character suddenly click into place.

THE ART OF PRESENCE
Next, she plans to expand into Seattle, New York, Miami, Aspen, and Northern California, with projects already on the horizon. Kapoor’s team begins by studying a home’s architecture—from the flow of natural light to its textures, tones, sight lines, and focal points— and then layers in principles of environmental psychology, considering how scale, color, and placement shape mood and perception. Art, in her view, is never the answer to “What looks good here?” It’s the answer to “What does this space need to become?” What sets Art House Staging apart from conventional design-led staging is the source of the art. Instead of sourcing generic decor, Kapoor collaborates directly with galleries and artists to bring genuine, collectible artwork into homes it might otherwise never reach. Her project in Woodland Hills was curated in partnership with OCHI, a contemporary gallery based in Los Angeles and Idaho. That gallery relationship is not incidental—it’s the point. How would you describe Olson Kundig’s design philosophy? Whether we’re designing a residence, hospitality project, workplace, cultural space, or mixed-use development, we start by understanding a place and the people who will use it. We also approach buildings with longevity in mind: building something well, with enough flexibility and quality to remain relevant in 100 years. Olson Kundig is known for designs that blend seamlessly across different climates and cultures. How does the firm’s work adapt to each setting? When we’re working in different places, we start by understanding what is already there: the built history, local trades and materials, and established ways of building. Every location presents a unique set of opportunities and constraints. Our role is to understand and respond to them. What remains constant

is our belief that great design grows from context. We’re looking for ways to create buildings that respond to their environment and perform well over time. As the interior voice alongside separate architecture and landscape teams, how did you make sure your work on Kali’u Ala Moana felt native to the area of Kaka'ako? The interiors evolved through close collaboration with the architecture and landscape teams from the beginning of the project. We worked to ensure that the building felt cohesive. That meant establishing a shared approach to materials, landscape, and the relationship between indoor and outdoor spaces. The goal wasn’t to impose a design language from somewhere else, but to create interiors that respond to the project’s context. n

P L IN ITS PRIME From Mexico to St. Moritz, this saddle sport is on the rise. by RAMONA SAVISS
FOR MORE THAN A DECADE, Aspen’s most enticing winter activity hasn’t been something that takes place on the slopes. Since 2013, the Aspen Valley Polo Club has hosted the St. Regis World Snow Polo Championship, with matches at Rio Grande Park and the St. Regis Aspen Resort serving as a key hospitality hub. Each year, the multiday event attracts everyone from top talent like Nacho Figueras to high-profile celebrities ranging from Kate Hudson and Prince Harry to Mariah Carey and Shaun White. Indeed, polo, once known as the sport of kings, has made a comeback, drawing a new generation of spectators and popping up at luxury hotels worldwide alongside riding lessons and private instruction from professionals. The equestrian sport dates back to ancient Persia, played as early as the sixth century BCE as cavalry training under the name chovgan, before evolving into an aristocratic game. It spread east into Central Asia and India before British officers encountered it in Manipur in the 1850s. It was introduced to England, and later, publisher James Gordon Bennett Jr. staged the first American matches in New York in 1876. Around the same time, the sport spread to Argentina, where gauchos were already playing a similar horseback game called pato. Argentina became the sport’s modern epicenter, producing many of today’s top-ranked players, including Nacho Figueras.

“Today, people aren’t just buying into fashion; they’re looking for experiences. I’ve watched people experience the sport for the very first time on a frozen lake in Switzerland, on beaches, in city centers, and at luxury resorts,” says Figueras, who has spent more than two decades as polo’s most recognizable face, largely through his partnership with Ralph Lauren and, more recently, as brand ambassador for AMAALA, the Red Sea resort destination developing its own polo program and training academy in Saudi Arabia. “The appeal of polo has always been universal. We simply needed to bring the sport closer to where people already gather.” That’s what led snow- and beach-polo pioneer Reto Gaudenzi to float what he calls “a crazy idea”—polo on the frozen surface of Lake St. Moritz—in 1985. “What began as an experiment became the world’s first high-goal polo tournament on snow,” he says of the endeavor, which he credits with inspiring snow polo events from Aspen to Cortina to Kitzbühel. Brands are following that instinct. U.S. Polo Assn., the global apparel company of the United States Polo Association (USPA), the country’s governing body for the sport, recently became the official jersey and apparel partner of the Snow Polo World Cup St. Moritz. “Polo matches have become destination experiences, not just sporting events,” says J. Michael Prince, president and CEO of USPA Global, pointing to a circuit running from Palm Beach and
St. Moritz to Santa Barbara, Greenwich, and Argentina. That same social pull shows up off the resort circuit, too: The Veuve Clicquot Polo Classic sells out its cocktail parties in New York and Los Angeles each year, while Polo Hamptons has sold out 10 summers running in Bridgehampton. “Polo naturally lives at the intersection of sport, culture, and hospitality, which is why it resonates far beyond those who actually play it,” notes Figueras. “I think we’ll continue to see the game appear in places where people may not expect it, not because we’re changing the essence of polo but because we’re finding new ways for audiences to experience it.” In Mexico, the Mandarina development, which includes Rosewood and One&Only resorts, just north of Puerto Vallarta, has taken a different approach: Rather than treating polo as a spectator sport, Rosewood Mandarina has woven it into the destination itself. “Horses have long been central to the culture and identity of this area, making polo a natural extension of that legacy,” says Juan Carlos Cardona Aquino, managing director of Rosewood Mandarina. The Mandarina Polo & Equestrian Club, set where the Sierra Madre mountains meet the Pacific, runs its season from November through May, with lessons for every level and casual matches guests can join. “Guests aren’t simply spectators,” Cardona Aquino adds. “They also have the opportunity to take lessons, develop new skills, and even

participate in matches during their stay.” The club is home to more than 50 horses and has hosted visiting teams from the World Polo League and Aspen Valley Polo Club. “Every place brings its own personality. St. Moritz is magical because it transforms winter into something completely unexpected; so does Aspen Polo. Mandarina shows how naturally polo fits within an extraordinary hospitality experience,” notes Figueras. “But what excites me most isn’t a specific destination. It’s seeing how different cultures make the sport their own—polo adapts without losing its identity.” The final stop on the World Polo Tour, this year’s St. Regis World Snow Polo Championship in Aspen—which remains the only snow polo tournament in North America—promises to again draw crowds in mid-December, with upgraded VIP tent experiences and a roster of celebrity attendees. “I believe we’re only at the beginning,” Figueras says. “Polo has an extraordinary history, but it also has tremendous potential to reach broader audiences through new formats, new venues, and more immersive experiences, while staying true to what has always made it special.”

OU KNOW, NO ONE GETS
an award for carrying on,” another travel writer says to me as we land in Fiji. I’m the only one in our group of four who has opted not to check a bag for this four-day, three-night trip. “Look, sometimes, it’s hard to pack the shoes, the supplements, the toiletries and make it all work in a carry-on. Plus, heaven forbid I want to look cute and have some outfit options,” he continues. Until he put it this way, I admit I did have some shame about checking a bag on short trips. But his words rid me of my hang-up about it, and in the years since, I have grown increasingly less self-conscious about coming in hot. Last year, a three-week trip that started in Iceland with a cruise to the Arctic Circle, continued to Morocco’s Mediterranean coast and Marrakesh, and ended with nine days in Paris (in June, when the weather is anyone’s guess) had me toting two checked bags, an overflow duffel you could fit two dead bodies in, a wheeled cabin bag, and a duffel topper. A range of weather, activities, suggested attire, and unpredictable conditions meant I needed a variety of clothing—and a lot of bags to carry it all. People often ask me how I pack for situations like this. Here’s what I’ve learned.
Dagne Dover
Commit. Once you’ve decided to check a bag, check the largest bag the airlines allow. There’s no such thing as too much space. Can’t fit it all in one bag? The easiest and quickest way to pack and unpack is with two suitcases. Fill one with packing cubes, which essentially function like drawers: one for underwear and socks, one for workout clothes, one for swimwear, one for T-shirts. I used to think the cubes were a scam, but they make everything much easier and keep things sorted and compact. Keep as much clothing as possible on thin, felt hangers for the second suitcase. Fold the hanging clothes in half and layer them in the bag. Once you get to your room, unpacking is seamless. Distribute shoes, toiletries, and other essentials between the two bags in whatever way makes sense. Don’t forget protection. For any delicate or light-colored item of clothing, put it in a cloth garment bag before placing it in your suitcase, and always put your shoes in bags—you’d be surprised how the little bits of sand or dirt you didn’t notice were stuck to the soles can quickly come loose and make a mess. Save anything valuable for a carry-on: leather jackets, handbags, jewelry, your favorite irreplaceable whatever. A lost or stolen checked bag is one thing, but you also never know when someone at an airport might open and steal from your bag. Don’t risk leaving a Chanel purse at the top of your checked bag—take it with you.

Essentials. The more I travel and the more time I spend away from home, the more I realize that what makes my trips more enjoyable isn’t having a ton of T-shirt options—it’s having the comforts of home with me. At home, I have a thick cotton throw blanket I curl up with every morning while I check my phone and drink coffee. On the road, I have an entire collection of throws in different sizes and thicknesses, many of which I’ve kept from long-haul business-class flights, that have proved easy to travel with. I’m also the person who brings a scented candle with me— full size. (The travel-size ones never give off enough fragrance.) Pack it in your checked bag or risk a TSA delay when you’re going through security. A Bluetooth speaker can brighten up a bleak hotel room or make a golf cart ride to the beach more fun. B&O makes some of the highest-quality ones, but they’re expensive and a bit heavy, and their superior bass has been known to disturb guests in the room next door. For travel, I love the Wonderboom speakers. They’re compact and waterproof (they even float), and the battery lasts forever on a single charge. At under $100, they are also easy to replace if lost or stolen. Coffee cups in hotel rooms are always small—even the ones from room service. If you relish your morning cup of joe, bringing your own full-size coffee cup can make a huge difference.

Once you’ve decided to check a bag, check the largest bag the airlines allow.
Gear Up Suitcase I’ve traveled the world solo with a wheeled carry-on, a duffel topper, two checked bags, and a giant duffel bag—and I can carry all of this on my own without a cart. How? Rimowa. The wheels glide with such ease, you can practically push the bags with your fingertips. I’m personally not a fan of the collections that have the latch locks, as they make the bags harder to line up and close. The Essential collection is lightweight and durable, and the zipper closures have never failed me.
If you must carry on. Maximize your space by getting the largest cabin bag and duffel topper the airlines will allow. Should you find yourself still needing more room and desperate to get on that plane without checking a bag, here are a few tips. You only need to board with regulation-size bags. Once on board, you’re home free. I’ve boarded planes wearing a thick sweatshirt and two jackets, multiple hats stacked on top of each other, a poncho, and a blanket. Layer up, then shed it all when you’re on the plane. Once you’re seated, that nylon overflow duffel will come in handy for storing all those layers. Have room for everything but your toiletry bag? No one ever questions a jacket draped over your arm as you board, and it’s surprisingly easy to conceal a toiletry bag (or another large item, like a pair of shoes) underneath it. Finally, there’s the odd airline rule that anything you buy at the airport doesn’t count as extra. Buying a pack of gum and asking for the store’s largest shopping bag to stuff all your extras in is some bizarre loophole that works. And if you can master all of that— perhaps you do deserve an award after all.
Duffels Carrying your essentials (laptop, iPad, chargers, bottle of water, etc.) in a duffel on your shoulder through the airport can be quite literally backbreaking. However, you can’t be the person on the plane opening a wheeled bag in the middle of the aisle to retrieve things, which is why you need a duffel bag to go on top of the wheeled bag. I know a lot of people love a Goyard canvas tote for this, but I need something a bit more durable and structured, with a zip closure on top. The best I’ve found so far is the Dagne Dover Landon Neoprene Carryall Bag in extra large. It’s spacious and sturdy enough to get tossed under the seat in front of me. It also has a sleeve to slide over the luggage handle to keep it in place.
Toiletries Parallelle’s compartments keep everything organized while large zippers open the entire bag up, allowing me to set it on the bathroom counter and easily see everything. The best part is that somehow, nothing ever leaks. (If something does, though, it wipes down easily.) Overflow duffel Were your bags a little stuffed on your way there? Chances are they’re not going to be any easier to pack for going home. I have overflow duffels in all sizes. The largest and most durable I’ve found is the Adventure Duffle from L.L. Bean (the XXL has a 135-liter capacity). This is great for trips to places like Marrakech, when you’re likely coming home with bulky items like rugs and textiles. Not sure if you’ll need an overflow duffel but want something that takes up minimal space just in case? A lightweight nylon one from Amazon will do just fine. Stuff a few zip ties inside to help keep the zipper secure should you end up checking it, and because it is so easy for a thief to open and steal from, stuff it with your dirty laundry, oldest shoes, and anything else that doesn’t seem desirable to someone at first glance. AirTags Get one for every piece of luggage, even your carry-ons. I’ve been forced to check a carry-on at the gate, only to have the ID tag fall off and the bag disappear into the abyss. Bring an extra AirTag just in case, and pack a few spare batteries for them, too. n

when a site stops being a lot on a map and starts being a collaborator. The oaks are already there. The slope falls a certain way. The light knows where it wants to land in winter. The best architecture doesn’t override that—it listens. Then it builds the house the land was already suggesting. It’s a slower, humbler way of working, and it’s increasingly rare. For this issue, we turned to two teams building that way as a matter of principle—at very different scales. Matthew Falkiner, cofounder of Camphomes, brought us into a teak-framed retreat on Washington’s Bainbridge Island, threaded into a canopy of Douglas fir and bigleaf maple. Mark English of Mark English Architects introduced us to Meadow House, a terraced residence woven into the oak groves of California’s Santa Lucia Preserve and designed around a central meadow. The projects are distinctly different, but
both began with the same question: How do you build with a place instead of on top of it? For Falkiner, the Bainbridge project started with a trade-off many of the island’s buyers face: How close to the trees do you choose to live? “For many, living surrounded by trees has a big appeal, but others are more wary, talking about loss of daylight and debris falling on roofs,” he says. The three-quarter-acre Roberts Road site—at the dead end of a quiet street and a short walk from Rolling Bay’s beloved general store, Bay Hay & Feed—threaded that needle: treed on its edges, open to the low winter sun on the south side. “We didn’t really want to own the forest backdrop—that would imply looking after it,” Falkiner explains. “We were quite happy finding a site that visually borrowed a surrounding treescape.” That instinct—take the view, skip the upkeep—runs through the whole Camphomes philosophy. Falkiner describes a design pattern the 86

company repeats across every project: “deconstructing” a home into essential spaces, then arraying them across the site to capture the best views and support both private and communal life. Inside, everything is teak, from the post-and-beam frame and wall paneling to the millwork. That single material and the simple palette let the home “welcome and flatter almost any furnishing and decorating style layered on top of it, from spare and modern to worn-in and collected,” says Falkiner. Much of each home is built off-site and brought in largely finished, a method born of the company’s boutique-hotel design roots and one Falkiner argues becomes more valuable as skilled labor grows scarcer and build sites—Bainbridge among them—grow more remote and demanding. “Bainbridge taught us that this isn’t a Bainbridge look,” he says. “It’s a way of building.” The firm is now carrying that same teak-and-terrain logic to projects in Hawaii, Costa Rica, and Australia.
MANNY ESPINOZA
The page and opposite: The Meadow House in California’s Santa Lucia Preserve features expansive glass to connect to the lush landscape.
Nearly 1,000 miles south, at the Santa Lucia Preserve, architect Mark English took a different approach to restraint. The brief began, as it does for every home at the preserve, with a predesign walk of the site alongside the Design Review Board and landscape architects—a chance to observe the area’s defining features before a single line was drawn. “From the very beginning, we were excited by the near views of the defining oak-tree groves,” English recalls. “The massing and coloration of the groves helped suggest the massing and materiality of the future built environment.” The team knew the land sloped east, but it wasn’t until they laid out the buildings along the meadow’s edge that they realized just how steep the site was. Their solution was a terraced design, in both the house and landscape, that steps down with the grade—a Z-shaped plan that yields to the contours rather than fighting them. Weathering steel and cedar cladding pick up the color of the
surrounding oaks, English says, “further dissolving the boundaries between built form and landscape.” The house’s two-story volume was pushed up against the main live-oak grove—close enough that from each of the four upstairs bedrooms, “it is a wonderful surprise ... to experience the excitement of being up in the tree grove itself.” Central to the design was what the team chose to leave untouched— the open meadow between the property’s valley oaks and live oaks. “We held the meadow space sacred,” English says. The team pushed the guesthouse and garage to its southern edge, reserving the north for the main house. The collaboration with Arterra Landscape Architects (a partnership nearly three decades old) meant interior and exterior were designed together from the start, not sequentially. English points to the wood-slat veranda screens as the project’s quiet triumph: liminal spaces, he says, that “belong to either the meadow, the home, or sometimes only themselves.” n 89

El Camaleón Golf Course at Mayakoba
These five golf-trip destinations are ideal for female golfers looking for a group getaway. By Alexandra O’Laughlin
G O L F I S E N T E R I N G A N E W E R A , and women are leading the way. Since 2020, the number of women players has grown by 45 percent, to more than 8.1 million, marking a record high and signaling a shift in who is shaping golf’s future. Along with that growth has come a new approach to golf travel. While the traditional buddies’ trip has long been a staple of the sport, more women are planning getaways built around shared experiences both on and off the course. The best women’s destinations pair championship-caliber golf with plenty to enjoy off the course: exceptional hospitality, luxurious accommodations, memorable dining, and more. Here are the resorts that have mastered the art of the well-rounded women’s golf getaway.
91 THE AGENCY
Mayakoba: Riviera Maya, Mexico Course: El Camaleón Golf Course •
Framed by the Caribbean Sea, emerald mangroves, and winding lagoons, Mayakoba is one of Mexico’s most well-planned luxury enclaves. Home to four distinctive resorts, it allows every group to tailor its stay, whether that’s the refined elegance of Rosewood, the wellness-driven tranquility of the newly expanded Banyan Tree, the contemporary style of the recently opened Alila, or the energy of the more family-friendly Fairmont. At the heart of it all is Greg Norman’s El Camaleón, a championship course that meanders through jungle, canals, and oceanfront holes. Between tee times, unwind at any of the hotels’ spas, explore the waterways by boat, and linger over dinner at Banyan Tree’s acclaimed Saffron Thai restaurant overlooking the lagoons as the Caribbean breeze carries the day into evening.
Gleneagles: Perthshire, Scotland
Courses: The Queen’s Course, The King’s Course, PGA Centenary Course • Scotland, the birthplace of golf, sits at the top of the bucket list for most golfers. While the country is home to countless iconic courses, it’s surprisingly light on full-service luxury golf resorts. Gleneagles is the exception. Aptly nicknamed “The Glorious Playground,” the 850acre Perthshire estate seamlessly blends world-class golf with refined country living. Three championship courses, including the 2014 Ryder Cup–hosting PGA Centenary Course, are complemented by one of Scotland’s most celebrated hotels, an award-winning spa, and a lineup of quintessential countryside pursuits, from falconry to horseback riding to vintage Defender adventures. Evenings are just as memorable, whether savoring dinner at the two-Michelin-starred Restaurant Andrew Fairlie, enjoying classic Scottish fare at the Strathearn, or sipping cocktails at the American Bar. It’s a destination that captures Scotland’s rich golfing heritage without compromising five-star luxury.
The Cloister at Sea Island Resort: Sea Island, Georgia
Courses: Seaside Course, Plantation Course, Retreat Course • Sea Island has spent nearly a century perfecting the art of Southern hospitality. From the moment you arrive at the Cloister, the resort feels less like a hotel and more like an elegant private estate, where personalized service and timeless charm set the tone for every stay. Begin the day on the Seaside Course—host of the PGA Tour’s RSM Classic, along with the Plantation Course—where sweeping marsh views and coastal breezes make the round feel restorative to the soul. Plantation and Retreat offer a change of pace, while afternoons are best spent unwinding at the five-star spa, relaxing by the pool, or strolling the beach. As the sun sets, linger over fresh coastal cuisine and handcrafted cocktails as the tide slips back through the marsh channels and the light fades over the water.

The Resort at Pelican Hill: Newport Coast, California
Courses: North Course, South Course • Perched high above the Pacific Ocean, the Resort at Pelican Hill embodies the effortless elegance of coastal California—making it an ideal locale to become the first St. Regis Estate, scheduled for 2027. Tom Fazio’s North and South Courses—both of which have undergone renovations—wind through rolling canyons and offer sweeping ocean views that remain the backdrop throughout the round. Spacious bungalows, expansive villas, and one of Southern California’s most iconic poolscapes create the perfect setting for a women’s golf getaway. Whether you’re celebrating a milestone or simply escaping for a long weekend, the resort strikes the perfect balance between relaxed luxury and refined oceanfront living. Between rounds, unwind at the award-winning spa, browse the boutiques in nearby Newport Beach, and enjoy dinner at one of the resort’s acclaimed restaurants as the sun sets over the Pacific. n

Big Cedar Lodge: Ridgedale, Missouri Courses: Payne’s Valley, Ozarks National, Buffalo Ridge, Mountain Top, Top of the Rock, Cliffhangers •
Big Cedar Lodge redefines the traditional golf resort by immersing guests in the natural beauty of the Ozarks. Set above Table Rock Lake, the property feels worlds away from everyday life, where luxury is measured as much by the landscape as the accommodations. Stay in a private lakeside cottage or gather with friends in one of the resort’s spacious cabins before exploring six exceptional golf experiences. Tiger Woods’ Payne’s Valley headlines the lineup, joined by Buffalo Ridge, Ozarks National, Cliffhangers, and two of the country’s finest short courses, Mountain Top and Top of the Rock. Between rounds, unwind at Cedar Creek Spa, spend an afternoon on the lake, and end the day with panoramic views of the Ozark Mountains.
