Unit Owners We are very happy to see your attendance and interest unit during the December 8th meeting. While we regret for the technical error that impeded the vote to happen, it gave all of us the opportunity to meet and understand your concerns. We are all working together on the different and important concerns that you shared to obtain the results that we all are looking for: a sustainable and profitable operation and improvement in property value.

One of the points made was for more communication and information about the HOA and the hotel. This letter marks the first one and there will be one every month that will be sent along with the statements.

Our Annual Meeting and Board election will take place on March 8th 2018 at 6 pm. Proper and timely notification has been sent.

After a thorough research of previous year’s budgets and financial statements the budget for 2018 will remain the same.

The Association has dues past the 90 days that are now at $311,592.98. Dues less than 90 total $ 499,568.33. The best manner to operate an Association is with no balances as that allows for proper planning, maintenance, and renovations that will maintain the property at its peak in both terms of operations and also of property value.

We are asking all unit owners to settle their outstanding balances in order for the association to move in the right financial direction Due to the high balances mentioned above, as of January 30th 2018 we will start enforcing the collection rules & regulations for the association per our governing documents and as stated in the Fl condo statutes.

The Hotel and HOA system will be changed to Springer Miller System at no cost to the association and its installation is projected for January 28th 2018. Benefits to the system is a modern system that allows for more information and details to be presented in the monthly statements.

We have received 100 new beach chairs and 100 new umbrellas which will make your stay me comfortable We are in the process of expanding our Beach Club area and new chairs and umbrellas have been purchased. Once permits are finalized beach chairs, umbrellas and towels will be accommodated.

All elevators are functioning normally. The ADA elevator is in process of being installed, contract has been signed and parts have been ordered.
