Revenue Maximization Our Teton Village-­‐based team is unmatched in the Valley. Our revenue department monitors all VRBO, third party, and luxury rental sites along with direct call-­‐in and website bookings to drive revenues; and their yield management efforts strategize rates and occupancy to create the perfect dynamic to maximize revenues in our seasonally cyclical tourist market. Our marketing department coordinates topnotch photography, videography, social media, and website design to capture guests. Our distribution channels include preferred relationships with on line travel agencies such as Expedia and Trip Advisor. And, our sales managers travel the country and the world prospecting new leisure and group business, with an emphasis on high-­‐ end, luxury travel agencies.

Ease of Ownership With Hotel Terra’s engineering and housekeeping management teams at the helm, our portfolio is guaranteed a hands-­‐on approach to managing the physical demands of your asset. From light bulb changes to leaking faucets and the unexpected, the PMC keeps a watchful eye on your home. The crisp white linens and terry cloth robes of Terra welcome you and your guests with each stay. Owners will receive fresh towels and trash removal daily with a full housekeeping service every third day, with daily service available upon request. Guests will receive daily housekeeping services. Rental guests housekeeping services are complimentary. Our objective is to blend homeownership and guest privacy with the services and amenities of our award-­‐winning Hotel.

Amenities & Service Arrive fireside under the Terra porte cochere, be greeted by our friendly bellman, and check in at the front desk where your keys await you. A bellman will accompany you to your home, build a fire in your fireplace, carry up your bags, and explain the unique, vibrant experience awaiting your guests at Hotel Terra. A concierge will arrange your dinner plans, share wildlife sightings with you, and coordinate your ski, mountain bike, or paddle board rentals. Take a dip in one of Solitude Spa’s 7 bodies of water, relax in the steam room, or strength train in the fitness center.

Terms When you enroll in the Terra Private Residence Collection rental program, we ask that that you allow us exclusive access to 275 rental days to optimize our ability to maximize your revenue.

Our rental terms are a 60-­‐40% rental split, with a la carte maintenance and housekeeping billed at a market rate with all linens, guest amenities and rental guest housekeeping paid by the PMC. In addition, the owner pays his or her share of travel agent and credit card fees.

Solitude Spa Owners and their Rental Guests will have access to the award winning Solitude Spa at Teton Mountain Lodge for hot tub, pool, and fitness center access. TPRC will pay the monthly access fee on behalf of all qualifying owners.

Property Management With 12 years of hospitality and rental experience based in Teton Village, our team is dedicated to managing your asset. We strategize rental profitability, add value to your asset, and preserve its integrity. On site sales, marketing, and revenue departments manage online channels, receive bookings, set rates, open new distribution channels, and analyze profitability strategies.

Hassle Free Rental We provide the linens & terry, inventory and maintain par levels of kitchen supplies, and provide all housekeeping & maintenance services.

Concierge Owners and guests have full access to our concierge, bell staff, and ski valets. Store your skis slope side, arrange tee times, and book exclusive dinner reservations all through our dedicated concierge. Rental Distributions Owners receive quarterly rental distributions by check or direct deposit.

Terms Allow TPRC exclusive access to rent your home 275 days (or more) per year. Rental split is a 60-40 split.
