Budget Time. At this time of the year, we are all planning for next year and perhaps, the next few years. We sit down with our family to discuss what we would like to try to do. We look at what we spend our money on (mortgage, Association dues, utilities, insurance, retirement, savings, etc.). Then, we look at upcoming big events (a new car, a new roof, vacations, weddings, graduations, retirements, etc.). We look at what income we can expect and how much we have in savings. We consider what we must do and then prioritize what we can do based on available cash. But What Happens When You Don’t Have Enough Money? You eliminate, cut back and postpone expenses. You can control expenses to a degree. However, you may need to bring in more money by borrowing or by earning additional income. At the Farms. Similarly, at the Farms, your Board of Directors, our Committees and our staff go through the annual procedure of planning for the next year during the budget process. Your Board must fund operations, capital expenditures and replacement reserves. While this is not much different from what you do at home, PFCCA doesn’t have the flexibility that you have. As a homeowners’ association, we are legally obligated to maintain and operate our common property assets. It is prudent to fund our Continued on Page 2
