As a Board, we’d like to thank everyone who turned out for the Annual Meeting last month. With four Board of Director spots open, and four resident candidates applying, there was no election this year. Our ad-hoc Election and Nomination Committee independently certified all applicants were in good standing and qualified, so we’d like to welcome our four new Board members to their new term: Collette Ong, Jim Ribardo, Peter Volpe, and William Weimer Jr. I know I speak for everyone on the board when I say we look forward to serving with you. The Board would also like to extend a heartfelt thank you to two special board members who completed the last year of 2 consecutive terms, Steve Bunker, who served as President for the past 6 years, and Frank Milano, who has served as our Vice President. Your dedication and commitment to our community cannot be aptly appreciated with a simple “thank you.” I know I speak for all on the board when I say it truly has been a pleasure to serve with you.

August also means, it’s that time of year again! Time for YOU to join a committee. Several of our committees had a busy year and as community members, I’m sure you’ve seen the new projects / improvements that have been made in our community. Our new playground, improved signage, refurbished tennis courts etc., will benefit everyone in the community. There’s still work to be done, and we can’t do it without the help of committees. Pocono Farms 5 standing committees run August thru July, although you can join anytime. They ideally meet once a month for about one hour. Descriptions of each committee can be found on our website. From T he Gener a l M a n ager BY DAVE TIMKO, CMCA, AMS, General Manager – PFCCA, Inc. After soliciting bids for the replacement of the outdoor pool, and on a recommendation of the Ad-Hoc pool committee, the Board awarded all of the site work for the project to Papillon & Moyer, and the contract for the pool replacement to Vincent Pools at their monthly Board of Directors meeting on Friday June 17th, 2022. In reviewing the references submitted with the bids, the committee also visited a site on top of Camelback Mountain in Tannersville, where Papillon & Moyer are working with Vincent Pools on an outdoor pool complex installation at Serenity Village. After the visit and walk through, it was apparent to the committee that the awarding of the bids should go to Papillon & Moyer and Vincent pools. The contracted price for the site work and pool replacement came in at $2,165,820.68. This number does not take into consideration any bad soil issues that may be present once the old pool shell is removed, nor does it take into account of any change orders that may need to be implemented during a project of this scope and magnitude. Our estimated budget was $2,500.000.00. With the bids coming in where they did, we do have room for a contingency. In looking at the length of this project (approximately 11 months), the Board has decided to use the Reserve and Operating accounts to fund this project in the initial phases. If any borrowing would be needed, that would be decided nearer the end of the project based off the levels of the Reserve and Operating accounts at that time. In addition, the committee recommended that the 1,200 sq. ft. splash pad be approved at a cost of $324, 987.38. Funding for this part of the project comes directly from the Capital account, which is funded through property transfers.

Now that the contracts have been awarded, the process of permitting and other regulatory items can commence. Work on the project should start in mid-July. The target date for re-opening our newly enhanced amenity is Memorial Day weekend 2023. We will remain confident that we will meet that objective if factors beyond our control like weather and supply chain issues do not cause delays. The Board and Management will continue to update the membership throughout the replacement project. Once an artist’s rendering of the complex is complete, we will share that as well. This is going to be an exciting time for all of us as we go through this process, and we look forward to the re-opening of the pool complex in May of 2023.

Neighbor hood Watch BY RUSS KELLY Unfortunely, when we write an article for the august edition, we are still in the last days of July. So we can’t comment on the probably great July forth holiday show and weekend. Nor can we look back on the community meeting which should have been a very active and informative one this year. I can only speculate that the previous weeks were entertaining, informative

and most interesting. Now August gets us into the final month of our summer season. Based on the events brought about by climate change, this may not be the case in the years to come. I read somewhere that weather scientists were predicting our weather would be like present day Virginia. Not the best news for skiers, but not too bad

for many of us. Vacations should be wrapping up this month as the kids will have to get back to school in September. Those without kids have lot more leeway, and those of us that are retired, vacations start every morning around eight. One thing that happens in August and every other month, the crime watch volunteers take their

scheduled rides through the farms, hoping they see nothing that should be reported. This rarely happens, but the calls are almost never about breakins or suspicious activity, usually about litter drops or code noncompliance events. Most enjoy the two hours riding thru the farms, keeping up with how our community growing and continuing to be a nice place to live.

The drivers will get together this month at our annual luncheon. For some, this is the only time they get to see some of the other volunteers. It’s usually informative and enjoyed by the members. In June, our volunteers drove for about 96 hours. We’re looking for a few more volunteers, give a try. Call Russ Kelly at 570-894-4034 or the office at 570-894-4435.

August has arrived! With any luck, the dog days of summer have not shown up yet and hopefully they won’t, but things are moving along nicely here at Pocono Farms. A few things I must touch upon are our incidents that occurred in the last few weeks. For all the short-term rental owners, you must tell your tenants that the golf course is NOT an extension of your backyard. I’ve had people with no shirt, no shoes, and just a pair of shorts out on the golf course chipping away and having a good time, just coming from an STR home. There also have been a few reports of very loud music. I understand you’re on vacation, you want to have a good time and relax, but you must be mindful of your neighbors. So, please remember to tell your guests about the neighborhood that they’re staying in and that they must obey the rules meaning if your neighbor can hear your music - it’s too loud. Another item that has been plaguing me lately is the high grass. I cannot tell you how many high grass warnings, letters, and fines we have sent out so far this year. It is getting better, but there are still hayfields here and there throughout the community. Remember, the grass should only be 4 inches tall. Lastly, you will see signs throughout the beach and lake area that say, “wristbands for your amenity badges are required.” Now I along with other staff members, have been here for a decade and know many of the residents, but we have so many new people on staff they have no idea who you are. There also has been many home turnovers that we just cannot keep track of everyone. You must have your amenities badge as a homeowner, and you must have a wristband if you are a short-term renter. To all, have a safe and happy summer! Please refrain from using any fireworks as I don’t want to have to give you a $500 fine! During those difficult weeks we received numerous cards, mass offerings, flowers, gifts, calls, texts and most importantly prayers, our hearts were sincerely touched. William J Weithman was a man of great faith, a proud United States Veteran, a devoted husband to his bride that he missed so much, a friend and father in law to his buddy Mike, an adoring Grandfather to Claire, but above all he was “Daddy”, and is so greatly missed. Mountains of Hope has partnered with Lehigh Valley HospitalPocono Foundation, and the Dale and Frances Hughes Cancer Center to raise money to support cancer clinical trials at the LVHN Cancer Center. The goal of this special event is to raise both awareness and money for the world-class clinical care and cancer research being done at the Center. We are pleased to announce that on Saturday, October 8, 2022 we will host our 2nd Annual Mountains of Hope Cancer Awareness Event at Pocono Farms Country Club in Tobyhanna, PA. This exciting Event will be a celebration of cancer survivors, clinicians, and our community. Last year, our 1st Annual event was so successful we were able to raise $25,000 and 100% of those proceeds were directed to the Dale & Frances Hughes Cancer Center. Our goal for this year’s event is to beat last year’s event! For that, we need your help! Your generous support or donation will provide HOPE for those affected by cancer. All proceeds from this event will go to the LVHN-Pocono Foundation’s Fund which supports opportunities and access to cancer clinical trials in the Pocono Community. Hopefully everyone is having a great summer! As I write this the weather has had very cool days, followed by warm days. I know the hot days are ahead of us. The course is dry and in great shape. Fall aerification is scheduled for Monday, August 15. If you have not played, call club house to get tee time. Don’t forget 2022 golf vouchers in Farms membership packet. $25 voucher is good deal! The Saudi backed LIV Golf League is creating much controversy in world golf community. The lucrative prize money and sign on bonuses have given it new life. It is hard for professional players to ignore only 54-hole tournaments, no cuts so guarantee payout and top prize much higher than PGA tournaments. Phil Mickelson - $200 millions, Dustin Johnson - $150 millions, Brooks Koepka, Patrick Reed, Sergio Garcia. Who knows what others have signed for what dollars. Charl Schwartzel won first tournament and received $4 million dollars. It was more than the U. S. Open champion received the same weekend. It is notable that none of the top young stars on tour today have accepted LIV. That is good for golf as we know it today. Do we want golf to become like other major sports – multiyear contracts with bonus and performance money? That is a topic for another day. As always, have a great round and take in the course.

Neil Carlson Memorial Golf Scramble Saturday August 13, 2022 First, THANK YOU ALL for making last year’s inaugural event such a success!! Your energy, participation, mediocre golfing skills and beer consumption would have made Neil very proud! All kidding aside it was a terrific day and we hope you are planning to join us again this year. Neil was an active golf member and shared his love of the game with his children as a supporter of our Junior Golf League. If not on the course during the summer, Neil could be found at the pool with his family and promoting the P ocono Farms swim team. This memorial golf outing means to celebrate what made Neil, Neil and is donating 100% of all proceeds to support the Neil Carlson Golf Scholarship Fund. A High School senior resident of Pocono Farms who demonstrates academic excellence and a commitment to their community will be awarded a $1000 scholarship. I invited Miss Ashlyn McCormick to write an article for you all to enjoy this month. I have had the pleasure to both personally train Ashlyn and have her in my classes. She is also my Fitness Attendant and works with the Recreation Department down at the beach. She is continually active in her school and plays golf for PM West golf team. I just love her to pieces!!! With the summer still in full swing and the weather still warm, sometimes we forget about something important, ourselves! The summer is all about having fun, enjoying the weather, and spending time making new memories with friends and family, but we must spend time to focus on ourselves. Summer gives us an opportunity to better our mental and physical health. Spending a little bit of time outside and getting fresh air by going for a walk, playing a round of golf, or kayaking down at the lake have positive benefits for our bodies. As a teenager I know it is hard to do these things with parents being busy, and managing time with other plans interfering, but sometimes a simple bike ride or walk with your friends is all it takes to make a positive impact. If you plan to go down to the lake for the day, ride your bike there or walk instead of taking a car. If you think about it biking or walking has more benefits than taking a car: you won’t have to ask for a ride, less pollution put into the environment, it’s good exercise and it saves money on gas! With the pool being closed sometimes it feels as if there is nothing to do, but there are much more things than you think. You can go kayaking or paddleboarding on the lake, go for a nature walk, spend time playing volleyball in the park and so much more. Get creative, set goals, and carry them out. Find a new hobby, learn a new skill/sport, try something new. Sitting inside all day everyday staring at a screen is not good for our physical health and takes a toll on our mental health. Everyone is guilty of spending too much time looking at a screen instead of enjoying the beautiful weather we sometimes have. So, take the opportunities when you can to go to the lake, the golf course, the park or even just a walk throughout the community to get outside and enjoy the beautiful Poconos!
