Katrina Weithman named “Community Associations Institute – Employee of the Year” At its annual awards banquet held on December 4, 2013 at the Lake Naomi Club, the Community Associations Institute named PFCCA, Inc. Food and Beverage Director, Katrina Weithman its Employee of the Year for 2013. Representing PFCCA, Inc that night were, Frank Milano – President, Steve Bunker – Treasurer, and Lorraine Daviduk – Accounting and Office Manager, along with Katrina. Community Associations Institute (CAI) is an organization that represents the interests of Homeowners Associations and Condominiums throughout the region and the United States. They also retain lobbyists in our state Capital to keep the interests of Homeowner Associations in front of the legislature. Each year at their annual banquet, CAI awards 5 different awards including : Volunteer of the Year, Association of the Year, Employee of the Year, Business Partner of the Year, and the Regional Council Member of the Year. Well another year behind us. Wishing all a very healthy, happy and prosperous New Year! Your Board of Directors, as you know, posted the 2014 budget in the December Weathervane for all to review. Having worked on numerous PFCCA budgets, this year’s was the most difficult as costs that we have little, if any, control over continue to increase yearly. Our only sources of revenue are dues, golf course fees and restaurant income. While both golf and restaurant income have been increasing over the last few years they are not able to keep up with increased costs. There were many conversations on our costs and how to reduce/control them. Ideas included cutting pool hours or closing the golf course for periods of time. These suggestions were discarded as not being in the best interest of the community. After many meetings, including those of the Finance Committee, a balanced budget was adopted. I cannot imagine how a balanced budget for 2015 can be accomplished without additional revenue. While we have high hopes for golf to increase its revenue, it will not be enough to cover the expected increased costs due to inflation. The only solution is an increase in dues which has not taken place in a number of years. Because of this, the community falls behind every year by the rate of inflation. The expectation of the Board is that a dues increase will be asked for at the next annual meeting. In the interim, management will be doing everything in their power to control expenses and market the golf course for increased revenues. As in the past, there will be meetings held during the year so members have an opportunity to discuss and question the community’s financial position. Again, I wish all a Happy New Year.
Women’s Club News By Darlene Schultz
The Pocono Farms Women's Club enjoyed the festive, annual Christmas Luncheon at the Farms' restaurant on Wednesday, December 11th. In addition to partaking in appetizers, punch, and full-course meal, the women were entertained by the precious Mommy and Me group. The afternoon concluded with a grab-bag exchange. During the months of January, February, and March, the Pocono Farms Women's Club will meet at local eating establishments usually on the second Wednesday of each month. For any woman who is not a member of the club who is interested in further information concerning these outside luncheons or details on becoming a member, please contact Darlene Schultz, 570-894-4911.

Hope your Christmas was joyous. Now we are looking forward to the beginning of a New Year. All the snow birds have left the area for some warm weather. We will have 13 patrols driving around the community for the winter months. During the month of November, our drivers patrolled Pocono Farms for a total of 74 hours. Again, if you can help us, call the office to volunteer to be a driver and we will call you. Another little note of interest… PURSE IN GROCERY CART SCAM…. A lady went grocery shopping at a local mall and left her purse sitting in the children’s seat of the cart while she reached for something off a shelf… wait until you read the WHOLE story! Her wallet was stolen, and she reported it to the store personnel. After returning home, she received a call from the mall security to say that they had her wallet and that although there was no money in it, it still had her personal papers. She immediately went to pick up her wallet, only to be told by mall security that they had not called her. By the time she returned home her house had been broken into and burglarized. The thieves knew that by calling her and saying they were mall security, they could lure her out of her house long enough for them to burglarize the house. Pass this on to family and friends.

Thoughts from the Manager By Dave Timko
Every year around this time, the Board of Directors, the Finance Committee, and management go through the tedious task to develop, approve, and subsequently post, the budget for PFCCA, Inc. This year was no different. This task takes many long hours, with plenty of passionate discussions, to arrive at a point where everyone is comfortable to propose and accept, by majority vote, the next year’s budget. For the past few years, we have been tracking our bad debt as this is a large number which is attributable to non-payment of Association dues. We have spoken about this at a few breakfast meetings, along with the Board and Management updates. When members purchase a piece of property within Pocono Farms, they agree to abide by the rules and regulations of the Community along with the payment of dues to operate the Association. When a member’s dues are not paid, it places the burden on those that do, to maintain 100% of the Association’s assets, the majority of the operating costs, and to fund the reserves. We have spoken before about bad debt and its effect on the entire community. We have said that if bad debt increases, it may start to effect just how much we can do within the Association. We are at that point now. The bottom line is, the more that we can decrease the bad debt, the more we can do within the community. We do have a collection process, and by admission, we were not as diligent in the past as maybe we should have been. This does not mean that we didn’t do anything or we ignored the process. To put it bluntly, we were too nice. We tried to over communicate with those that owed dues. We tried to get past due accounts on payment plans. We exhausted every effort to keep them out of collections. However, when there is no communication in return, our options are limited. Part of our functions is to collect dues assessments. We must do everything in our power to do just that. We have been more aggressive in following our policy and if there is no action, the accounts are being turned over to our collection attorney. We cannot continue to waste payroll dollars on accounts that will not respond to us.
As we build our budget, we do factor in an allowance for bad debt. We then factor in the balance of our assessment revenue, our nonassessment revenue, and the expenses in an effort to create a balanced budget. Each year, the Board has the ability to factor in a COLA increase. The COLA increase that was released by the Social Security Administration in October for 2014 was 1.5%. The Board however chose not to increase the dues for 2014 by the COLA amount. This amount would have been about a net of $24,000.00. The Board however chose to look at other areas to balance its budget for 2014. The budget was adopted for posting at the November 22nd Board of Directors meeting. There were some things that needed to be scaled back for 2014 in order to achieve the balanced budget. Some will be more noticeable than others. Looking ahead, there are a few things that we have to continue to improve upon to ensure we are moving forward pro-actively and doing our part to not become stagnant. A few of those things are: 1) To continue to look at different ways in which to generate non-assessment revenue. 2) To develop our Realty division to include more rentals and property management services. 3) To continue to be vigilant in our collections of past due accounts through whatever means necessary in an effort to decrease our bad debt exposure. 4) To continue to communicate openly with the membership and keep everyone informed. The challenges are many, but that is what makes Pocono Farms unique. We have been able to accomplish a lot with the help of various committees and volunteers, the Board of Directors, and a strong management team. We look forward to what is ahead and welcome the challenges. At the end of the day, we all want what is best for Pocono Farms. We want to build on our successes and challenge ourselves to make Pocono Farms the desirable community that people want to be a part of. We wish everyone a safe and healthy New Year!!

Katrina was nominated for her commitment and efforts to Pocono Farms, the growth in business that she and her staff have realized, and the many positive changes that she has been able to implement at Pocono Farms. “I am unbelievably shocked and honored to be recognized as the Employee of the Year”, she said. Being chosen as the Employee of the Year by CAI is a testament to Katrina’s genuine compassion towards her vision of providing members and their guests of Pocono Farms with a quality experience while at the Club. Congratulations Katrina!!

While decorating my home for the holiday season, I decided to take a break to do some brainstorming for the writing of this article about golf. As I sat down on the sofa in my TV room, I watched the snowfall blanket my backyard and the 7th hole of the golf course. Suddenly, my mind was flooded with memories of the 2013 Ladies Golf League events, after golf lunches, and most importantly, the loads of laughter and storytelling at the 19th hole. I thought about the number of times Elaine Denny laughed about outdriving me. I chuckled as I recalled Peggy Mason referring to herself as “Margaret” on the course. I also thought about Patti Walsh and the number of times she beat my score by “one stroke,” her fabulous President’s Cup win, and her triumph as the Senior Flight Champion in an NEPGWA sanctioned event. In addition to these great ladies, our league is blessed to include many women who are willing to give of themselves for the benefit of others. Who can forget the kindness of Diana Miller? Even though she was injured and unable to play, she willingly agreed to chair our 2013 “Woman-toWoman” cancer tournament. I would be remiss if I failed to mention the effort of Judy Miles and her success in raising money for charities which benefit women who battle cancer. Furthermore, there are many other women, past and present, who also deserve praise for their efforts and for representing Pocono Farms Ladies Golf League with grace and dignity. So, if you are interested in being a part of a fantastic group of women, please don’t hesitate to join our golf league. Whether you are a novice or an accomplished female golfer, we will welcome you with open arms. In closing, I hope everyone enjoyed the holiday season and I hope everyone holds the fondest memories of the 2013 golf season in their minds and hearts. Let the memories keep you happily waiting for the start of the 2014 season. I know I can’t wait to share some laughs with all of you again. See you in the spring at the “19th” Hole.
