I feel I need to highly commend to you the maintenance staff person who did the plowing of my cul-de-sac during those last big storms.

I am a full time resident. I have lived in Pocono Farms since 1978 and have been satisfied with the clearing of my cul-de-sac each winter. But this winter, during our last storms, the gentleman who cleared Beaver Drive went above and beyond to do a very excellent job. I do not know his name, but I hope you will be able to figure out who plowed Beaver Drive.

This staff person should be recognized for his careful and excellent work.

Looking out the window at still a foot or more of snow, plus piles provided by plows and wind, I can’t help but be longingly looking ahead to May. The crime watch volunteers have had many difficult hours squeezing in and out of cul-d-sacs and trying to avoid patches of ice.

A few weeks ago some Pocono Farms ladies gathered around a table to eat lunch and began discussing craft things they liked to do. That led them to discussing getting together to do crafts and that led to the PFCCA Craft Guild. The guild is a gathering of people who like to sew or quilt or knit or bead or cross stitch or whatever qualifies as crafting. All artists are welcome. The meeting day is the third Wednesday of each month from 1:30 until 2:30. We will meet in the lower level of the fitness center building. We had our first meeting on April 18. This first time we thought it might be fun to share examples of projects we have done.

All PFCCA crafters are invited to join us and bring projects they have finished or are working on now. Please join us.

Notes from the Manager Public Safety

It’s May. Finally some warmer weather, well let’s keep our fingers crossed anyway. It feels good to emerge from the Arctic tundra of the Poconos (aka Tobyhanna) and be able to hit that little white ball again. Now starts the busy time of the year for me, when all of you start mowing and doing repairs and start building.

Let’s start with the mowing. My grass is done every week to 10 days, once in a great while it may stretch to 2 weeks.

Yours should be the same way. Grass is grass, it has to be mowed. Last year I heard stories ranging from “I didn’t know I had to cut my grass” (really?) to “I can’t find anyone to mow it”, (regardless it still has to be done even if you have to do it yourself) to “My mower broke and what am I supposed to do” (Uh, fix the mower, hire a neighbor kid to do it, hire a contractor, buy a few goats, something, anything) but just do not let it grow out of control.

The second thing is trees. When you fill out the tree permit remember to do what is says on the form. Mark the trees you want me to look at. I can’t tell you how many times people didn’t mark the trees. Please do not do it with a paint can. What if the tree isn’t approved; then you are looking at paint on the tree for a long time.

Please mark how many total trees you want me to look at.

People will put check marks by it’s too close to my home, it is rotten, and it is dead. I am thinking I am going to look at 3 trees but it is the same tree. Just one and they didn’t mark it. Very confusing.

Lastly garbage cans. When the trash is picked up, PLEASE pull your cans back and do not just let them sit roadside for days. Some people just let them sit roadside all the time. PLEASE if an animal tears open your trash, pick it up. I know it’s messy, but it is your trash. Also if an animal takes YOUR trash to your neighbor’s property, PLEASE help your neighbor pick up YOUR trash from their property. It is the neighborly thing to do. I thank you in advance for you cooperation. As always if you should have question or need assistance, my door is always open.

All four of these pillars have a direct impact on all members at Pocono Farms. Arguably, the one with the most impact is bad debt. In its simplest form, the less bad debt there is, the more operating cash there is to do more in your community. Paying dues not only has a positive impact on operational cash, but also the Associations Replacement Reserve account. $125.00 of each member’s dues that are paid are allocated to the Replacement Reserve account for the future replacement of larger assets, ie: cul de sac paving, HVAC units, pool equipment, and vehicles/ plows. Setting aside money for replacement items is smart and typically avoids a need for a special assessment if a larger item were to break or reach its life expectancy.

the goal of better collection of assessments and less bad debt. We re-engaged our collection attorney.

For a couple of years, the Association attempted to do more collections with in-

IN THE FARMS house resources. It became apparent that there needs to be legal counsel involved.

Fortunately for us, (PFCCA) there is not an initial fee that is incurred in turning an account over to the collection attorney. The collection fee (35% of the balanced turned over) is put directly on the account that was turned over. Then the collection process begins. With the assistance of the collection attorney, we worked out the details of a one-time amnesty program. We understand that life events and other things happen that may

have prevented some from paying their association dues. This program offers those members a one time opportunity to resolve the amount owed at terms worked out with the collection attorney. The third phase is the formal development and adoption of a “collection policy”. This policy spells out the process and timeline by which the Association will follow in its attempt to collect operation assessments. The Board approved the first draft of the resolution at the March board meeting. The Board will

formally accept the policy at the April board meeting.

The affirmation of this policy and the other steps taken to lessen the burden of bad debt are positive steps for the association. It is the right thing to do for the betterment of all and what the Board and management are striving to do. Looking ahead, the Board and management will continue to review and adopt policies that will clearly define how we operate and the processes that are followed in governing the association.

Resale and other related documents can be obtained at www.homewisedocs.com REFUSE COLLECTION: Curbside pick-up of household trash and recycling is done on Mondays and Tuesdays beginning at 6:00am by County Waste. County Waste will only pick up household trash and accepted recycling. If you have any other items to discard, please call them at 570-382-3304 to set up arrangements.

Major Holidays that will affect your collection days are: New Years Day, Memorial Day, Fourth of July, Labor Day, and Christmas. When those holidays fall on a Monday or Tuesday, garbage collection will shift by one day.

ANIMALS: Dogs must be leashed or on owner’s property at all times.

Wildlife, such as deer and black bear, are common at Pocono Farms. We ask that you NOT FEED any wild animals.

Please welcome our new Recreation Director Matt DeGeorge. Originally from Tannersville, Matt is a graduate of Pocono Mountain East, East Stroudsburg University and Concordia University of Irvine where he obtained his Masters Degree in Athletic Administration.

Matt is looking forward to continuing and improving a positive community environment for Pocono Farms Country Club. He looks forward to being a team-player with the staff and creating/ maintaining programs and trips for the community to enjoy!

I have been on L/R Committee, Finance Committee, Crime Watch, Fitness Center. I also Applied for the House Committee, Fitness Committee, and volunteered for veterans assistance over the years.

I was a manager for 14 years of Commercial Building What is your motivation for seeking a seat on the Board of Directors? To try and contain the spending on certain items brought up to the board.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community? I will try to influence the board on spending in the best interest of our community, especially the senior homeowners.

ANNA LOPEZ How many years have you been a member of the Farms? Over a year.

What is your occupation? Anna Lopez a Wife and Mother is a successful Business analyst and activists for over 20 years. She works with corporations, nonprofits and unions to improve competitiveness and performance across broad spectrums of criteria. Some of her specialization are in Contracts, Education, Finance, Human Resources, Health Care and Project Management.

Please describe committees, clubs, volunteer work and other activities in which you have participated. Anna has worked with a federal grant of 3 million with CMO Montifiore proving that managed car can reduce medical cost and it did save Medicare $24.5 million in its first year with developing a program with a call center and nurse case management enrolling Bronx, NY residents to pilot the program. Anna has also developed a 6 million dollar Lead teacher project that was for teacher retention and principal development contracted role; with a Student achievement gap solution which resulted in 45 present increase in state reading and math test in its first year within the worst 10 performing schools in the city. Anna has also served as a NYC Education Board Member for 4 years including the retirement Board that out preformed all other funds compared to in the city of New York City Municipalities. During her term as school board official She was instrumental in building new school buildings and restructuring the procurement process by which included the public and close board oversights.

Anna is certified trained in project management MCTS, Senior HR professional SPHR , Business Analyzing CBAP, Technologist MT, Oracle Database 11g Administrator ODACP, NYC Government Procurements Certified, various systems operations such as but not limited to financial accounting with SAP. What is your motivation for seeking a seat on the Board of Directors? Anna wants to ensure both entity and people profit and improve their life work in both skill and honor. What is your occupation? Retired Please describe committees, clubs, volunteer work and other activities in which you have participated. Four times in the past, I have had the privilege of serving on the Board of Directors and at times serving as the Association’s Vice President. I have been on the Finance Committee, Crime Watch, Pool Committee, Recreation Committee and House Committee.

Describe any skills, talents, or specialized training, which as a Board Member, you feel will be beneficial to the community. I am a people person who listens to what people are really saying. I have a good feel for what is really happening with our Community. I have been involved in many of the activities of Pocono Farms for the last twenty-eight years. I have a good sense of our history and feel for what should be done now.

What is your motivation for seeking a seat on the Board of Directors? I am motivated by a sense of giving back to the Community that I love to live in. Betty Ann and I are fortunate that our daughter Jaclyn enjoyed growing up in Pocono Farms.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community? I would encourage future Boards to maximize the return on our amenities while using the fiscal prudence needed in the challenging economic times. We must adapt our policies to the changing population.

Why should the membership elect you to the Board of Directors? I am an open-minded, objective person who comes in with no agenda except to keep Pocono Farms moving forward in the direction that will benefit all of us.

Pocono Farms Events Summer Camp is a chance for the children of Pocono Farms Country Club to have fun over the summer with old and new friends. The camp room is located behind the pool snack shop.

There is a fenced in grass field for the children to use and adjacent basketball courts that are used for multiple activities.

Some days the campers will go for walks in the woods or to the playground and beach area. There are even activities for rainy weather days. Days will include some scheduled activities, and free time for the campers as well. Campers are taken to the pool at the end of the camp day to cool off and relax after a busy day of having FUN!

Each Session is 3 weeks

I was sitting in my office the other day when a fitness member came out of the gym and began chatting with the girls at the front desk. I overheard her say that she didn’t think she could take the class that had just ended. That class happened to be my Total Body Fusion class. I jumped up from my behind my desk and ran out to interrupt the conversation. My exact words to this beautiful lady were “You can totally take my class!!! Did you see the gentleman that just left? He’s 80 + years old and he is in my class every Monday and Thursday.” I want all of you to know that YOU CAN TOTALLY TAKE ANY CLASS OFFERED in the fitness center. Our instructors are more than accommodating to every fitness level and age group. We take pride in making our classes comfortable and available to everyone.

I continued my conversation with the lady, whom I am sure I startled with my high pitched voice and overly excited body language, and shared with her my own apprehensions about taking a Zumba class. I explained to her that I am very uncoordinated and unfocused. I can’t tell my left from my right and I don’t have any rhythm at all. My first class was absolutely hysterical and I am sure I laughed more than I danced. I still find myself going right while the rest of the class is headed left. I still laugh at myself and trip over my own two feet but no one judges me. The ladies and gentlemen in all our classes are so very welcoming and encouraging.

Our instructors bring a sense of comfort and their own unique teaching style to the classes.

Above all, every class has its own flair of FUN!!!

That’s what fitness is all about and really what life should be all about. FUN!!! I invite you to join us May 26th at 11:30 am for an Open House. Stop in the Fitness Center, have a tour, meet our instructors and have FUN!!! As always I thank you for your support and wish you a fantastic start to the summer season!!!

Here is the “why” each golfing member should do their absolute best to maintain an accurate and up to date handicap. Let’s level the playing field for handicapped events. Let’s be proactive and be prepared for the upcoming changes to the handicapping system set to go in effect in 2020.

Starting in the 2020 season a new World Handicap System will go into effect.

Some notable changes to look forward to will be an average-based calculation of a handicap, taken from the best 8 out of the last 20 scores; a calculation that considers abnormal course and weather conditions on a player’s performance; daily handicap revisions that consider course and weather conditions; a limit of net double bogey; and a maximum handicap of 54.0 regardless of gender.

The main goals of the upcoming change are to encourage as many golfers as possible to obtain and maintain a handicap; enable golfers of differing abilities and genders to transport their handicap to any
