On January 25, we hosted our first Community Update and Coffee Break for this year. Forty-one members of the community attended the update along with members of the Board of Directors. Also present were Dave Timko – General Manager, Katrina Weithman – Assistant General Manager, Artie Furman – Public Safety and Compliance Director, Nick Gallagher – Activities and Recreation Director, Lex Colon and Victoria Goldstein from our Realty Office. There were four topics that were presented and discussed for this community update. The American Red Cross presented a general overview of some of their programs. One particular program that was discussed is the installation of smoke detectors in your home. Smoke detectors do save lives when installed and monitored properly including testing them once a month. The American Red Cross did provide information and a phone number to call 570-234-2705, to have free smoke alarms installed in your home. If you have any questions about this program or would like to have free smoke detectors installed in your home, please call the number above. Our second topic discussed was presented by Artie Furman. That topic was fire hydrant locations and the installation process. Artie reviewed and distributed a list of the 27 fire hydrants located within the Pocono Farms Community. He also has a large map available in his office that shows their location. It may be worth your time to make an appointment with him to review your home’s proximity to these existing hydrants as you may be able to receive a credit on your homeowner’s insurance policy. As PA American Water Company replaces water lines, additional hydrants may be installed with the approval of the Township. We have a very good working relationship with the Water Company and the Township. They will keep us updated as these water lines are replaced, and additional hydrants are added. The third topic was presented by Katrina Weithman. That topic was an overview of the new PFCCA website that is soon to come online. Our existing website is outdated and, at times, difficult to navigate. Our goals were to give our website a fresh new look, have relevant information more accessible to our members, and to not be so laborious to navigate through to find information that our members are looking for. The website itself will have a member’s section and a public section. The member’s section will have access to documents, applications, event announcements, and other information pertaining to PFCCA. The public page will focus on weddings/banquets, golf, and our Realty division. We are planning to have the new website up and running in February. The fourth and final topic was the PFCCA acquisition of 3314 Buck Run. For the past couple of years, PFCCA has focused on better collections of previous or past due assessments. Some of these initiatives are working. Another area of concern and just as important, is cleaning up some of the distressed properties within Pocono Farms. Through the collection process, PFCCA was able to acquire 3314 Buck Run and take ownership of the home. As of October 10th, 2019, PFCCA owns a home. With the leadership of our Realty division, PFCCA was able to clean up, renovate, and restore the property. As of January 15, 2020, the property has been rented. In next month’s article, we will define and explain in greater detail the options going forward with Buck Run. Overall it was a very positive and informative update. We are looking to schedule our next Community Update in April. Once we confirm the date, we will distribute that information throughout the community.

From You r Boa r d Of Dir ec tor s BY ANNET TE DOERR As Board of Directors, we’re always interested in ways to increase our cash flow without having to increase dues. The dramatic rise in our garbage costs led us to start thinking outside of the box looking for ways to increase cash flow to help cover some of those costs. If you attended our Community Update back in January, our General Manager, Dave Timko discussed a very unique project that was recently undertaken by the association. If you missed the Community Update, I’ll do my best to summarize this pilot project. Last fall, an opportunity presented itself to acquire a distressed home within Pocono Farms, directly from the owner. Because the home had been vacant for a very long time, several improvements had to be made, which were handled by our staff and approved contractors. The updates were mostly cosmetic, with a few safety updates, the home was transformed from an eyesore into a cute, rentable 3-bedroom home. The entire process, from the time of the closing until the time the home was rented, was just over 90 days. Purchasing and revitalizing this vacant,
distressed property allowed us to collect past-due assessments and remove some bad debt from our books. Although current by-laws do not allow us to sell the property, if we could, we would be seeing a positive return on this acquisition, (current bylaws allow the association to purchase property with board approval, but they don’t allow us to sell it, therefore the house was placed up for rent by the association). As of midJanuary, the home has been rented.

In the end, our Management and Real Estate team was able to turn an eyesore into an income -generating rental. Because of this, all of our property values are enhanced, and one of our neighborhoods now has a new family that can enjoy what Pocono Farms has to offer. Thinking outside the box is just one of the ways that our current Board of Directors, alongside our fantastic Management team, is working hard to keep dues from rising when possible. We hope that sometime in the future, we may be able to do a similar project with another distressed home in the Farms, and possibly sell the home (which would

March! I can’t help but be excited that March has arrived. It is like when the dentist tells his aide the drilling is about done, so fix up the filling material. We know there is going to be a good storm or two, but this should be the last month we have to think about it. The skiers get their last runs in and the snowmobilers think about a trip to Vermont before putting their sled away. The neighborhood watch patrols carry on snow or shine, and occasionally get to open their vehicle windows, just because they can. Every once in a while, we have a mystery turn up while patrolling. As most of you are probably aware, among our duties is to notify the code official when we see large amounts of litter or a vehicle parked in a no parking zone, or one without plates or a visible registration. Rarely do we see a major dumping similar to the one reported in January. I received a call from one of our drivers about a large recreation vehicle (RV) parked on Hunter under the power lines. The day before the call, we had a snow and ice event, we thought maybe this was put here temporarily to keep from getting snowed in on one our cul-de-sac’s. The neighborhood watch driver could not see any plates, as the RV was snow covered, and our neighborhood watch drivers have been instructed not to get out of the car while on patrol. The code official was contacted, who in turn contacted the police. The RV was empty, there was no evidence of anyone living in it. The VIN number indicated the vehicle was a 1969 model. We were informed by the police, if no one claims the vehicle within in a week, it could be towed. This is not as easy as it sounds! Our official had to check with various entities to assure no ownership was known. Weeks passed but the RV was finally turned loose! Why someone would choose Pocono Farms to abandon a vehicle is still a mystery. Maybe it just stopped running and the driver just left it to rest in peace. He knew enough to remove the plates if there were any. Does anyone have a clue who may have dumped it here? Generally, things have been uneventful this winter. The snow helps cover some of the problems, but the snow also drives many of our volunteers to the sunshine states. Patrol hours are down and probably will not increase until sometime in May. The numbers for February are not in yet, but January had about seventy hours of patrol. Some of our volunteers have taken an extra turn or two to try to fill some of the gaps. We really can use your help to maintain a viable neighborhood watch program. Give Russ Kelly at 570-894-4034 or the Administration Office a call if you think you can help for a few hours a month.

We have a separate recycling container that is available for members during normal Compactor hours. Please make sure all cardboard is folded or broken down prior to dumping at our location. F un w it h Fitness BY KRISSIE AYLWARD, PFCCA FITNESS DIRECTOR March is National Nutrition month and as the saying goes, “You are what you eat!” We can exercise all we want for hours but if we aren’t properly fueling our bodies, we will never see the results we want. Whether you are looking to lose weight, tone up, or just simply maintain a healthy happy body you must eat properly, or all your hard work will go down the drain.

Watch your calories. To maintain a healthy weight, eat only as many calories as you use up through physical activity. If you want to lose weight, take in fewer calories or burn more calories. Eat reasonable portions. Often this is less than you are served, especially when eating out. Cook and eat at home. You’ll have more control over ingredients and preparation methods. This month I will be putting together a meal plan to help anyone who needs it. I know that starting something new is a challenge. I also know that eating healthy can get boring, so I want to share some of my favorites with all of you. R ound by R ound BY JEFFREY LESOINE A Word from the Superintendent As the new golf season approaches, I can’t help but look back at the previous one and wonder what will be different
this year. 2019 started off with record rainfall, but by the end of the summer we were nearly in drought conditions. Add in a couple severe thunder storms that brought some unexpected damages along with other unpredictable challenges and we had a pretty crazy season. All things considered, we managed to get through it all in good fashion. The golf course maintained excellent playing conditions all season and f rom my point of view was a successful season. Winter is slowly drawing to an end, but I would certainly not say that it is over. While a good portion of this winter has

been relatively mild, the worst part of winter can often be the end. Some of our largest and harshest winter storms have come in March, sometimes dropping huge snowfall or ice accumulations. The continuous thawing and freezing that occurs in the late winter/early spring also brings with it its own issues. Sometimes these issues, along with other environmental factors, can cause damage to turf on the golf course. Do not be alarmed though, we take many precautions to help prevent such things from happening. As of now, the golf course looks like it will come out of winter in good shape once again. Hopefully the remaining part of winter will also be mild and we can get this season off and running!

The closer spring comes I look forward to the start of the new season. With that often comes new challenges, new faces, and a renewed zeal. As the weather changes and becomes more tolerable, work on the golf course can increase. We can begin some of the projects we planned as well as start our regular golf course maintenance. As always, I am excited to see our returning members along with meeting the new ones. The friendly faces of the community and our members always make PFCCA a great place to be. Working with a great staff that is always positive and supportive is just icing on the cake! I cannot wait to see everyone out and about this season. Either way recreation has many events for you to enjoy this month, starting off the month with our classic St. Patrick’s Day event at the Lakeside Grill & Pub on March 14th. Enjoy a spread of festive foods along with drink specials to set the tone for an awesome St. Patrick’s Day celebration, featuring The Gallagher School of Dance. Recreation will be hosting a St. Patrick’s themed Trivia night on Friday, March 20th, at 8pm, to test the knowledge of our community. If you think you got what it takes, then be sure to make a reservation with Katrina to get the best seat in the house. Recreation will also be giving out extra points this trivia night for any team that is fully dressed in green attire! Next, we have a new event for those of us who would like to be certified in first aid, CPR and AED training by the American Red Cross on March 18th from 5:00-9:30. This class is an opportunity for those to prevent and alleviate human suffering in the face of emergencies by mobilizing the power of volunteers. This course requires work to be done prior to the date of the class. If interested in signing up please visit the administration office as soon as you can in order to complete the prerequisites. Finally, we have our famous Bunny Brunch around the corner on April 5, 2020 with brunch at 11am and egg hunt at 12:30pm. Start rallying the family together for an awesome morning of delicious foods, a visit f rom the Easter Bunny himself, and egg hunting for the little ones. Be sure to make your reservations with Katrina ASAP! I would like to thank those who participated in the PFCCA Bowling League this year. It was a privilege running the league and playing against you all for the title of first place. Congratulations to Living on a Spare for winning this year’s title as Champion. I would also like to give a shout out to all our members who attended the Superbowl party! Without your participation our events would not be as amazing as they are now. Congratulations to those who were able to walk away with some excellent prizes and thank you to all those who made donations. We hope to see you all next year for the big game in 2021!
