I suspect as you are reading this many of our PFCCA snow birds are starting to return and hopefully the weather is cooperating. We have had a good winter at PFCCA and we are looking forward to another event filled spring and summer.

In the last couple of months we have hired a new Controller and Recreation Director. Both are experienced and highly qualified in their areas of responsibility. I am very confident they will be a good addition to our management team. We have also cleaned and begun to do long overdue remodeling in the restaurant. Much of the work being done was based on recommendations from one of our volunteer committees working in conjunction with our staff. I believe you will find this amenity even more comfortable to visit and a great place to enjoy a meal with your friends and neighbors. In addition, in 2018 we have gone to a “debit card” for you to use for your $75 food credit. You will receive this card after you have paid your annual dues. We think it will make it easier for you to keep track of how much you have left on your food credit at any time during the year.

Many events are planned for this spring. For example, we will continue to have live entertainment, trivia nights and special theme nights as we have had in the past. If the weather cooperates, we are attempting to get the golf course open earlier than usual. In fact, as you read this, our hope is the golf course is already open!! During the off season, significant work has been done to make the course more “user friendly” by cutting down trees and trimming limbs. If you have not played the golf course or it has been awhile, I encourage you to give it a try. I think you will enjoy it and of course it is convenient to where you live. As a friendly reminder you can find out what is going on in your community several different ways including in the Weathervane and the group emails that are sent out several times per week.

We are a social, educational and fundraising group. Our April 11th meeting will be held at the Pocono Farms Country Club Restaurant.

I’m sure we’re all pleased to see the last of the snow however, without the blanket of white stuff, months of litter remain. It’s everywhere along the roadsides in our own community, where we live, where our children play, where we walk our dogs.

I am hoping that now the better weather will soon be upon us, those concerned residents who signed up for our Adopt A Spot program last summer will continue to clean up the areas that they pledged to take care of.

For those residents who have not already signed up or are new to the Farms, please join us in the fight to keep our roadways clean and litter free. It only takes a little time once a month to make a big difference. For more information on this volunteer program, please contact me directly at 570-894-4960 or see one of the ladies in our Administration Office. Please consider getting involved and being a solution to pollution. Thank you.

Notes from the Manager Public Safety

Alas, spring has sprung and the snow is behind us (with any luck) and the course has opened (again with any luck) and we have all knocked the rust off our bones and have gotten out and played a round or two or three or four.

Hey, a guy can dream can’t he? Anyway, back to reality. I am expecting a busy season because of the questions and conversations I have had with many of you. I have gotten a few a questions about whose responsibility is it, the Farms or the homeowners.

I will touch upon a few of them. The culvert (the pipe) under your driveway and who cleans it. This is the responsibility of the home owner. This is really the luck of the draw. If there are 10 homes and you are the last house at the bottom of the hill, well you’re going to get everybody’s runoff and sticks and stones. It is Mother Nature, the change of the seasons and gravity combined.

The Farms would be responsible for the large culverts where a cul de sac meets a township road. The township is responsible for the largest culverts on those main roads.

What happens if I have gotten a permit to do some work, but the permit has expired? It happens to all of us, life just gets in the way. Our permits, just as township permits, have an expiration date. The good news is that if it does happen, just let the office or me know and it can be reissued. I may have to come out and recheck things, but it is an easy problem to fix. No harm no foul.

Lastly, can you recommend someone to do this job for me?

Sadly neither I nor the office can recommend anyone to do any job. What we can do is this. We have compiled a list of workers that homeowners have used in the past and the homeowners were happy with the work that was done.

We can provide you with those names and you can choose whomever you want.

In the March edition of the Weathervane, we spoke of our four operational pillars that guide us in our day to day operations. Staying focused on these pillars allow us to measure our successes against these pillars.

I also mentioned in last month’s article of the engagement of Jeff Evans and Management Matters to assist us with our Strategic Master Plan (SMP). The Board firmly agrees that now is the time to engage and develop a SMP. This plan will provide future Boards with a guide/roadmap of where the community is heading long term.

At the present time, the plan is in its “draft” phase. Once the Board reviews/comments on an official draft, then a draft form will be released to the community members for review and comment.

One other component that the Board and management are engaging in, that goes hand in hand with the SMP, is a Valuation Study. The valuation study has many benefits for the community.

There has always been conversation that an amenity package adds value to a member’s property within a Community Association.

The challenge is how much?

That varied greatly depending on the perceived value and usage of that amenity by the member. However, the value is not dependent on

how much you actually use the amenities or not. The tendency is that if you do not use it, there is no value for that particular member.

In contrast, those that use it place a higher value on the amenity. The truth of the matter is that within community associations, all must pay their equal share to maintain the amenities whether one chooses to use them or not. That is where the value is. If the amenities are not maintained and overgrown with weeds the value is decreased and the curb appeal is gone. What the study will do is not provide an exact dollar amount that amenities add in value to your property, but provide a range of value.

In the next few paragraphs, I will explain the process and some of the benefits of the study.

The purpose of the study is to provide an independent study documenting the impacts of the Pocono Farms amenity package has on home and property values. It is also meant to identify which community amenities are having the greatest impact on Pocono Farms real estate. It will also evaluate the Pocono Farms amenity contributions to the real estate values in comparison with other communities. The study will provide the essential data necessary for future presentations in community association meetings in regards to proposed implementation of any strategic planning proposals.

The study will also serve to help market homes and properties within Pocono Farms and achieve higher sales figures by documenting the value of amenities above and beyond the value of homes and properties.

The Board and Management have done well over the past few years from an operational perspective. In the short term, that was the obvious focus. It is time to really start to think and plan for the long term and what action items need to

be addressed. A strategic master plan and valuation study is going to be critical in the long term sustainability of Pocono Farms.

The success of any plan is in how well it is planned, how well it is communicated, and eventually, how well it is implemented. This is going to be a process. It is not a quickly devised plan or study. The process will be communicated and discussed at future coffee updates and posted in the Weathervane.

It may even be a discussion point at the Annual meeting on July 14th, 2018. Please stay

tuned. Some of you may know that our Recreation Director, Joe Sprovkin will be leaving us effective April 16th after four years at Pocono Farms.

Joe has done a fantastic job in reaching out to our members and trying different events and activities to add value to the Pocono Farms living experience.

We wish Joe well in his future endeavors and we will miss his positive attitude and generous smile. We have interviewed and hired Joe’s replacement – Matt DeGeorge. More about Matt in a future article.

County Waste will only pick up household trash and accepted recycling. If you have any other items to discard, please call them at 570-382-3304 to set up arrangements.

Major Holidays that will affect your collection days are: New Years Day, Memorial Day, Fourth of July, Labor Day, and Christmas. When those holidays fall on a Monday or Tuesday, garbage collection will shift by one day.

ANIMALS: Dogs must be leashed or on owner’s property at all times.

Wildlife, such as deer and black bear, are common at Pocono Farms. We ask that you NOT FEED any wild animals.

Share Your Pocono Farms Photos With Us!

Litterbugs, did you know that eighty percent of all litter is intentionally dropped, flicked or flung. The most significant reasons people litter are: laziness, ignorance, indifference, absence of available trash bins, and lack of ownership over public spaces. Billions of dollars are spent each year to clean up our environment of this unnecessary trash.

Litterbugs! Proud people do not litter. We live in the most beautiful country in the world. Let’s make a conscious effort to stop this bad behavior. There are so many positive reasons to stop littering. The list of positives far outweigh the negatives.

If there was no litter, we would be healthier, our property values would increase, our highways would be safer and more attractive, our waterways would be cleaner, and our wildlife, plants and trees would thrive. After reading the last sentence, the thought of changing this negative behavior makes so much sense. All you have to do is make a conscious effort to save your trash and dispose of it in a proper recycle or trash bin.

So, the next time you feel the urge to drop, flick, or fling don’t do it. You will feel better about yourself and you will make our community a more attractive and a safer place to live.

Goodbye Winter, Hello Spring!

There have been so many fun events so far this year that made the winter season just fly by!

We hope everyone had a great time if you joined us. If not, then there is always next year!

Don’t worry though because we have lots of events planned every month for all ages. Be sure to keep checking for updates! Some of the events from February to name a few, were the Super Bowl Party, Olympic Open Ceremony Party, live music at the Valentine’s Dinner event, and a family game show night.

Dear Residents, After four exceptional years as Recreation Director of Pocono Farms Country Club, I have made the difficult decision to leave the community, effective April 16th.

When I think about the past four years here, one word that comes to mind is: Proud. I am proud of the work that has been accomplished during my time here. I feel great about the progress that we have made and the participation that we have seen from all of you. I encourage each and every one of you to continue to take full advantage of the recreational program that has been designed for you!

I also want to thank you all for the support you have given me during my time here and the many successful events that couldn’t have happened without you. I am beyond grateful for everyone welcoming me into your community and making me feel like a part of your family.

Thank you again for giving me the opportunity to work at Pocono Farms. It has been pleasure!

The new treadmills have arrived and we have installed Wi-Fi in the fitness center! The “Friends In Fitness” referral program is off to a fantastic start and the 2nd annual Pocono Farms 5K Fun Run/Walk is in the planning stages right now!!

Abby, our yoga instructor, will be holding a Chakra Practice workshop this month and we invite you to come in and check it out. The classes will be held on specific Sundays starting April 8th. Notes From The Superintendent

Winter is officially over and spring is here! Or is it?

That’s what it always feels like in this microclimate called Tobyhanna. Just when you think Mother Nature put winter away, she comes out swinging and hits you with a last round “nor’easter” dropping a mountain of snow.

With any luck, that will not hold true to this year and spring is here to stay.

For the past two years the golf course has made it through winter in great shape

for the golf season. So far, it appears to have made it through winter again in great condition. Making it through winter in such good condition is always reassuring and keeps me optimistic on what can be accomplished throughout the season. Maintaining and improving the course is always better than taking a step back to recover.

Last season, we focused on making the course more playable and we intend on continuing down the same

path. We will continue to open more tree lines and tee areas that have grown narrow over the years. We are also going to continue improving sand traps and other areas of the course to bring you the best course conditions we can. Some changes to the course will be obvious while others may be more subtle, so take time to look around.

GO O D BY E W INTER, HELLO GO LF! There is a great video of Pocono Farms on our website, www.poconofarms.com. If you haven’t seen it, take a look. It is a reminder of how truly lucky we are to live and or play at the Farms!

Summer is coming quickly (hurray!), and I like to get all my favorite events on my calendar.

The 2018 golf calendar is updated and posted on Clubster. One of my favorites is the Ice Breaker that is scheduled for May 5th at 1:00. Not only does it kick off another golf season, but the ABCD format set up by the computer gives everyone an opportunity to meet new people and have a lot of fun! There are spots on the golf course that some people would never play with their own game. We all get to take crazy golf shots. I’ve seen drivers hit off the fairway and a D player chip in for an eagle! High Fives around.

I just downloaded the Clubster app to my new phone; it is a wonderful way to keep in touch with what is going on. Not only is the calendar there, but Kyle uses it to send important notifications. You can also use it to create a private group to help manage your group’s communications. If you need assistance with Clubster, give Kyle a call. It only took me a few minutes to get it set up; I found it under Google Play.

As you heard, there will be no changes to the membership fee for the upcoming season! Kyle already sent out applications. If you need another application, reach out to Kyle.

You can also request that a membership packet be sent to a prospective member. We have a beautiful course and I hear over and over from snowbirds and others, the people here at Pocono Farms make it better than other places they play.

We are looking forward to an awesome 2018 season. It is exciting to have both Kyle and Jeff back to continue their mission to make the course and our golf experience top notch!
