I truly hope that everyone has been enjoying their summer in the Farms this year. June brought us a little more rain that I think everyone would have liked, but July brought us some great weather and events in the community. We have a great staff who all work very hard to provide opportunities for us to enjoy the amenities of the community.

In addition to that, they also do a great job of coordinating our annual membership meeting. This year, as with years past, we did not get a great number of members to attend, but those who did brought their comments and concerns. I want to focus this article on community feedback. The vast majority of our neighbors only attend once a year to bring their concerns and questions, but once a year is not enough. We on the board need your feedback to help us drive the community toward fulfilling member’s needs and expectations. I know there is a feeling among some members that the board isn’t concerned with feedback and do not care what the members think. That is entirely untrue. Those of us who volunteer to serve on the board do so because we love this community and are willing to commit our free time to helping the community be more inclusive and successful for every single resident.

To that end, over the next few months we will be rolling out a few initiatives to facilitate feedback from the membership and provide details on how your annual dues continue to make Pocono Farms a premiere community in the area. Something that is not new, however, is the monthly board meeting. This is a perfect venue to bring questions and concerns to the board and witness how the Farms is being managed. Additionally, we will begin publishing a recap of the monthly board meetings in the Weathervane, in an effort to make membership aware of what is going on and help increase participation. Our committees are currently forming for the upcoming year and we need volunteers to participate on those committees. It is not a significant time commitment and is a very important aspect of how things around the community get accomplished. Please stop by the office to get more information on the committees and fill out an application.

I mentioned earlier that we will be providing details on how the dues money is making the community better every day. The first item I would like to detail is the paving of the cul-de-sacs. This is an expensive endeavor and we have been working both internally and with PA American Water to get to each culde-sac. To date, 38 of the 76 paved cul-de-sacs have been re-paved. We are in the process of assigning a grade to each of the remaining cul-de-sacs in order of condition. This was done about 8 years ago when we started the paving project and we know some have weathered worse than others since then.

Another annual meeting of the Pocono Farms membership has come and gone. There were 162 property owners represented at the meeting, which has been about the average over the past few years. As was written in the last month’s Weathervane, neither voting issue passed. Members had the opportunity to voice their opinions and concerns on each issue prior to going to a vote. Members were passionate both for and against each issue. Although the motion was denied to allocate funds to go after those who do not pay their fair share, we are still pursuing our options with the PFCCA legal counsel. We cannot sit back and continue to let 80% pay for 100% of the cost to operate the Association. One point that did need to be clarified from the annual meeting is the collection process. The first step is that we (PFCCA) send out the yearly operation assessment to all property owners. This is where 80% pay their dues. The 20% that do not pay their dues are sent to the collection attorney. This process costs the Association nothing. The attorney adds 35% on top of the balance sent to him to collect. That is over $450.00 on a balance of $1,302.00. If there is no response to that action, then we proceed to the magistrate filing for a judgment. This is where it starts to cost the Association money.
Our annual assessment billing is approximately $2,000,000.00. Bad debt at 20% of 2 million is equal to $400,000.00

If bad debt were 19%, the total bad debt on 2 million would be $380,000.00 or $20,000.00 back into operations.

That goes back to the fact that our focus needs to be on collections and decreasing bad debt. If we were at 10% bad debt ($200,000.00 of 2 million billing), that would put $200,000.00 back into our operating account. Not that 10% is acceptable, but the point is with $200,000.00 back into our operating account by decreasing bad debt by 10%, would allow us to do much more for the entire community. The increase in bad debt did not happen overnight and there is no silver bullet that will get us to the 10% level in a short period. However, the process must be started and we should not rule anything out to recover funds that are due to the Association. In future community updates that are held in the Clubhouse, we will continue to update our status on this specific topic and others that affect the community as a whole.

The next step is to seek the assistance through the court system. The cost really starts to escalate the further we move through this process. Because the issue failed does not mean that we’re going to give up on collecting this 20%. We are not. We know that if the voting issue passed it would have given us a small pool of money to start working these accounts through the legal system. However, we will find a way to start the process on a few accounts and show the return on that investment. This will give us something to show that by investing to go after these bad debt accounts that the return warrants the expense. In addition, there was another question brought up at the annual meeting referencing a decrease in bad debt of 1% equals $20,000.00 back into operations. To clarify that point, it should have been referenced to the following:

Women’s Club News Crime Watch Activity Report BY RUSS KELLY
The end of the year for committee participation is here, and we hope new volunteers will step up and join for the upcoming year. Fortunately the Crime Watch committee has always managed to attract enough volunteers to keep the committee active. There is always room for a few more, so give it a try. Sixteen drivers and co-pilots drove 98 hours this past month. It was reported that BB’s were shot at a home in the Hunter/Black Bear area and a mailbox was damaged by exploded fireworks on Daisy Lane. Residents should report these incidents to the local police and our Public Safety Director. The police have a nonemergency number that will take these calls. The number is 570-992-9911 and our Public Safety Director can be reached at our main office 570-894-4435 x 105. There have been a few responses from the flyer that was included with your general meeting package concerning checking in on single occupant homes. We will be discussing this at the next meeting and seeing how volunteers can be the most helpful. A few items convicted burglars told the police when asked how they target a home for break-ins are “always carry a clip board and dress like a landscaper.” He’d always try doors before breaking a window. He said neighbors usually don’t react to hearing one window break, only if there is a second one.

Our August luncheon was held on August 12th at the Clubhouse. Joan Schipper our President opened the meeting at approximately 12:20 PM. She thanked the Hostesses, Patti Butler and Dorothy Sirolly. Joan then acknowledged birthdays, one being hers’ and Tressa Della Santi, then asked if there were guests and they were acknowledged. Joan also recognized that this is the 42nd Anniversary of the Pocono Farms Women’s Club. The Secretary, Patricia Torregrossa read the minutes from the last meeting and they were approved. Andee McGuire the Treasurer read the report and we have $3,326.13 as a final balance. Andee mentioned the groups that we gave monies to last year and asked for recommendations for future groups. Lucille Dever our Ways & Means Vice President had no report for this month. Joan then mentioned Thank you notes that were sent to the people that helped with the Tricky Tray. New business: September’s meeting is our Election of Officers: June Centonze and Dorothy Sirolly will be the Election Committee.

We then said grace and had a delicious lunch. After lunch our Speaker was State Representative David Parker. He explained his district which includes Coolbaugh Township. School Tax reform was the leading focus, which is working towards some type of solution. He also mentioned several other bills which he is working on, one for Labor & Industry for Breast Feeding and one for Dog tethering. We then had several questions from the group, which Representative Parker answered ie.

In the Farms To my Fellow Homeowners, On July 18, 2015 we held our annual meeting. At this meeting we had 156 homeowners out of 1,600 homeowners. This is less than 10% of our community. If you want to be heard you must come out and voice your opinions and ideas. It is one day out of the year so make it a point to join your fellow homeowners and show your support for our community.

At this meeting I was glad to see our senior homeowners come out and voice their concerns and opinions to our board’s request for an increase in our annual dues. They brought up a lot of good points about our bad debts and other items of concern.

Major Holidays that will affect your collection days are: New Years Day, Memorial Day, Fourth of July, Labor Day, and Christmas. When those holidays fall on a Monday or Tuesday, garbage collection will shift by one day. Animals: Dogs must be leashed or on owner’s property at all times. Wildlife, such as deer and black bear, are common at Pocono Farms. We ask that you NOT FEED any wild animals. Pocono Farms Swim Team BY PAUL McCRONE, Head Swim Team Coach
The 2015 Pocono Farms Swim Team season was very short, but what it lacked in time it made up in success! Our team had 82 swimmers this season. Our youngest swimmer was 5 years old and our eldest swimmer at the age of 18. We had highly competitive swimmers and we had swimmers just learning and being introduced to competitive swimming. The team practices 5 days a week with 5 meets. Once again the team represented our community with great sportsmanship and were a very competitive team. As always, the team
competed in the Pocono Summer Swim League. The season had many highlights. The team especially shined the Championship Meet held at ESU on July 25th. Seven teams were involved this year at Champs! The team placed 3rd overall and multiple swimmers won medals. Our swimmers of Pocono Farms did awesome. To mention a few, eight-year-old, Liam Ong walked away with an amazing nine medals. He stepped up to swimming in the 11-12 year old Medley Relay with fellow eight-year-old, Carter Mui. Along with Tyler Mui
and Evan Meister, they won the gold! Patrick La Bella won two gold medals in the breaststroke and backstroke. Tyler Mui had the best day of any swimmer from any team. He won gold medals in all of the individual events he was entered! Tyler won gold in the 11-12 boys Freestyle, Butterfly and Breaststroke. He also broke the champ record in the 11-12 Breaststroke. It was an amazing day for Pocono Farms!!! On Thursday July 31st, the team held its banquet where all the swimmers on the team were recognized for all of their hard work. The event was held at the Pocono Farms Clubhouse for the ceremony portion and then there was a pool party! Each swimmer received a trophy and several swimmers were recognized by age group for their exceptional accomplishments throughout the season. The largest honor any member of our team can have bestowed is the Galen Award. Each year a swimmer is chosen who best demonstrates what we want a Pocono Farms swimmer to be. The award is in memory of a former member of the team who tragically lost his life and will always be remembered as the type of person who we, as coaches, want our swimmers to be; a person who demonstrates work ethic, team spirit, and high character. This year the winner of the award was Patrick Labella. Patrick is an outstanding competitive swimmer who intends to swim in college. The Swim team had our annual Laps for Cancer and through the efforts of our swimmers and supporters we raised over $1,000.00 that will be donated to the Monroe County Hospice House. It always had made me proud to be involved in a program that gives back to a great cause. You will not find harder working young people than those on our swim team! I would like to thank all members of the Pocono Farms community that supported our team this season. The Board of Directors, the General Manager, and the entire Pocono Farms staff were extremely helpful in providing this program for our children. I’d also like to thank the parents of the swimmers and the swim team committee for all their hard work, Joann Schaefer, Jen Pecorale and Eileen Tierney and especially Donnalee Serrano. I’d like to recognize my coaching staff, Jen Pero, Deb Pero, Louis Schaefer, and Jon Montanez, who did an outstanding job coaching the team this season. The team will be losing three members who are leaving due to age, as they will be attending college this fall! Brian Nova, Lana Esposito and Michael Schaefer all will be missed very much. We wish them the best! On a personal note, I would like to announce that I will not be returning next season as the Coach of Pocono Farms. I cannot express the feeling I have for Pocono Farms and its members. It has been an honor to coach your children and be a part of the Pocono Farms family for the last 25 years. I wish everyone the best of luck in the future.

Well, our season is winding down. Where does the time go? When do the putts start dropping? We have had a very successful summer and some fun and exciting events. Congratulations to our champions this year of our major events over the last month. Our Memorial tournament (formerly known as the Member/Member) was a huge success with great weather, great food and entertainment, a great golf course and some interesting and fun golf. This year’s champs were Tom Sirolly and Steve Bunker. Not new to the winners circle and a great come from behind win. Special congratulations to our new Club Champions, Tim Holland (Men’s Champ) and Krista Kissell (Women’s Champ). This year we got to experience the challenge of Medal play on our course. A great weekend to test our mettle and perseverance. Thanks to all participants.

By Judy Miles It was raining, July 14, 2015, as I drove toward the golf course to participate in the Play for Pink Invitational Tournament. Tee time was 9:30am. The ladies of Pocono Farms Ladies Golf Association had donated breakfast for the expected 55 men and women golfers. The staff had the golf carts ready to roll. The continental breakfast was held inside the restaurant, rather than the outside porch – good decision. After much speculation and checking weather reports, we teed off at 10am to play as many holes as possible. It rained for a short time during play, but we managed to finish 18 holes. The sun finally came out! We had a great lunch, gave prizes for the winning teams, and raffled the donated gifts from the ladies. This was the 18th year the Pocono Farms Ladies Golf Association had been giving to breast cancer victims, hospitals, or research to eradicate breast cancer. Almost $5,000 was given to Play for Pink. What a great day!
