Welcome back to Pocono Farms to all of you who have been in a warmer climate during the winter months. It is great to see old and new friends return to the friendly surroundings of Pocono Farms. We hope you enjoyed your winter and are looking forward to all the activities planned for Pocono Farms this spring and summer.

Our staff is continuing to prepare for the “busy” season and have many activities planned that will appeal to people of all ages. In May alone we have everything from the traditional Mother’s Day brunch to all the events that will take place surrounding the Memorial Day weekend which this year is May 22-25. Hopefully by the time you read this our fine golf course will have been open for a few weeks and will remain open if Mother Nature permits well into November. If you are not already a member please consider a Golf membership as the golfing value is the best in Northeastern Pennsylvania. Our golf pro, Kyle Monahan, is available to either give you lessons or discuss our various membership packages. Our Fitness Center also has a variety of memberships available and is open to any resident in good standing.

For the rest of the summer, events are planned virtually every week. These include the traditional celebrations over the July 4th weekend, complete with fireworks, as well as Labor Day weekend. Please visit our website for all the details regarding these events and all the others planned for this summer. Also, look for the many e-mail blasts that are sent out on a regular and ongoing basis that will also give you details about the upcoming events.

Activity for Pocono Farms Realty continues to grow. For those of you who may not be aware, this is our own “in house” realty company who will help you sell or rent a home you have in Pocono Farms. Pocono Farms Realty can also be used by your friends to buy homes in the Farms as well as rent both short and long term. Short term can be as limited as a weekend rental. We are continuing to see a gradual turnaround in the real estate market in our area which is good for all of us homeowners not only from a property value standpoint, but it also means that we have more dues paying members at Pocono Farms which is a positive for the rest of us.

Our excellent staff continues to manage our resources very well. Did you know we actually had a reduction in our overall costs in 2014 as compared to 2013? Also, we are currently on track to have another decrease in 2015. They have accomplished this outstanding achievement while at the same time increasing services and activities. As a reminder, our Board of Directors meeting is open to any dues paying member of Pocono Farms. Our next meeting is May 21 at 7:00 in the Community Room. We hope to see you there.

Finally, I hope everyone at Pocono Farms has a wonderful summer filled with pleasant memories that last a lifetime!

Spring finally arrived. I think the winter that never ended and the pothole parade I hope are only a memory by now. Soon our snowbird friends will be rejoining the crime watch crew which means many more eyes on the community. This past month there were sixty eight hours of patrols conducted by our volunteers. Speaking of potholes, one of our drivers turned in a list of particularly unavoidable groups. The list was passed on to the road supervisor by our board liaison member, and voila, there was pothole filling going on within a few days. Maybe a coincidence, but maybe not.

One of our drivers noticed several houses had garage doors open. Occasionally we will ask the office to call a home if we can’t determine if there is someone at home. Homes on wigwam, Cherokee, Mohawk, Onondaga, and Cottonwood were reported. You never know what four or two legged critters may be looking for an easy entrance.

Two years ago I had a ground hog cause all kinds of damage in my garage, so I’m more careful now.

Hopefully, some of you will consider joining with us and volunteering an hour or two a month. If you are interested call Ed Aalbue 570-894-8071, Russ Kelly at 570-894-4034 or the office. There can’t be too many eyes helping to keep the community safe.

Our first meeting for 2015 was held April 8th at the Clubhouse. We are back there for our meetings and just a reminder that we meet the 2nd Wednesday of the month. We welcomed everyone back to the Clubhouse and look forward to another great year. Tressa Deli Santi gave the Blessing and the women mentioned various people in our group that are in need of prayers and good thoughts. I read a letter from the Pocono Mountain Ecumenical Hunger Ministry thanking us for our continued support. We take a collection each month to support this worthwhile group, that services our area.

Thoughts from the Manager

Our community coffee break and update held on March 21st was well attended. We had over 50 members in attendance that day. The session was very informative and the members present asked some great questions. The program itself lasted just over an hour. We are looking at dates in the future for our next one. Please keep and eye out for the next date.

During the coffee break and update, we did spend some time discussing Pocono Farms Realty. This is one of our promising areas as we look ahead. One of the national trends that everyone is seeing is the rental market is booming. This could be due to a lot of reasons. For our purposes, we will stay focused on what it means to us at Pocono Farms and Pocono Farms Realty.

For Pocono Farms Realty, it means the potential for rental income and property management services for the rental property. Landlords typically want someone to manage the property. Meaning, if something were to happen, a water line breaks, the landlord wants to know it is taken care of instead of getting the call and he or she needs to take care of it. Pocono Farms Realty would charge a fee for this type of service. There are a host of benefits for the landlord in partnering with a Realty company to manage their rental.

For PFCCA, Inc., more rentals means more revenue for the tenant registration fees, but there are also administrative procedures that must be followed. Tenants need to be registered in order to use the amenities and the owner must be in good standing in order to rent the home. If someone chooses not to inform the association that they are renting, we may not always be told. We usually find out when the tenant wants to use the amenities and needs a badge. Then the situation is usually rectified. Another concern/comment is that renters do not have a vested interest in the community. While this may in part be true, they must still abide by the rules and regulations of the community. If there are issues, the owner along with the tenant are notified of any violation and the owner is ultimately responsible. Most of this is easily rectified through communication. We need to ensure that everyone is informed of the policies and procedures of the association.

I have been an active golf committee member for five years and have participated in several swim team activities. My family and I can be found at most of the community sponsored events hosted at the Clubhouse or by the golf club.

What is your motivation for seeking a seat on the Board of Directors? My family and I have lived in Pocono Farms since 1998.

Throughout those years, I have seen our community advance as one of the leading associations in the Poconos. I am proud to participate in activities and feel it is my responsibility to continue the hard work of our previous Board members. As a father, I want to see our community enriched by wholesome activities for all of our families.

Why should the membership elect you to the Board of Directors? I pride myself on being an approachable and friendly person. I have a knack for seeing varying perspectives. I value knowledge and will do my due diligence when researching topics related to my post as a Board member. I will collaborate with other members of the Board to make decisions which are in the best interest of all Pocono Farms residents.

Major Holidays that will affect your collection days are: New Years Day, Memorial Day, Fourth of July, Labor Day, and Christmas. When those holidays fall on a Monday or Tuesday, garbage collection will shift by one day.

Animals: Dogs must be leashed or on owner’s property at all times.

Wildlife, such as deer and black bear, are common at Pocono Farms. We ask that you NOT FEED any wild animals.

Marilou Preus How many years have you been a member of the Farms? 1 ½ years here – Lived in Lake Saint Louis, Missouri for 11 years prior – Born and raised in Quincy, MA What is your occupation? Currently a Sales Representative for Avon (for many years) and am also in Film Production in NYC. Retired from Massachusetts local law enforcement.

Please describe committees, clubs, volunteer work and other activities in which you have participated. I volunteer my time with Pocono Farms Crime Watch – A member of our delightful PF Ladies Club of which we raise monies for various charities throughout the region. Also an avid golfer here at PFCC and a member of PF Ladies Golf Association.

Describe any skills, talents, or specialized training, which as a Board Member, you feel will be beneficial to the community. Throughout my years, I have thoroughly enjoyed volunteering countless hours on various committees and boards in hopes of, and successfully, bettering our communities. Would love to add my experiences and ideas to the Pocono Farms Family Community by serving our residents. My only wish is to carry on the enthusiasm our current board projects and continue to make Pocono Farms the beautiful area that it truly is!

What is your motivation for seeking a seat on the Board of Directors? Pocono Farms CC offers so very much to it’s families yet the attendance factor is not always capitalized. My motivation is to try to keep things moving ahead on a positive note with sincerity, fairness and warmth all in a welcoming, friendly atmosphere.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community?

I am applying for this voluntary position to not only share all concerns and solutions with our already active Board, but to offer perhaps new ideas and suggestions in order to allow this beautiful community to continue on as it was originally proposed to be – a friendly, family oriented vibrant area here in the Poconos.

Why should the membership elect you to the Board of Directors? To keep our Board of Directors fresh with a terrific mix of character and new representation of which only benefits any and all Board of Directors.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community?

Cost management and to deliver the quality of life all residents expect.

Why should the membership elect you to the Board of Directors? I want to represent all residents of PFCC. I have been a resident of Pocono Farms for 28 years. In that time, I’ve seen many changes, most positive. I raised 3 children here, the community of Pocono Farms has been a positive influence in their lives, through the many residents that have been a part of their lives and the many activities. It gave us, as a family, a true sense of community. Pocono Farms is an extension of our family.

Over the years, I’ve tried to be involved in many activities and committees to help our community be the best it can be at all times. I created the community scholarship program to help our students get a start in college. I’ve turned our annual luau into a fundraising event for our swim team, to help them with some of their expenses. Volunteered for many community activities, and supported all of our amenities over the years. I want to serve the community on the Board to help this community grow for the future together.

Peter A Volpe How many years have you been a member of the Farms? 25 What is your occupation? I am retired from both the New York City Police Dept. and Pocono Mountain School District.

Please describe committees, clubs, volunteer work and other activities in which you have participated. Three times in the past, I have had the privilege of serving on the Board of Directors and at times served as the Association’s Vice President. I have been on the Crime Watch, Pool Committee, Recreation Committee and House Committee. I have also served as the Vice President for the school union, Past Commander of AMVETS Post 248. Presently I am on the Finance committee and serve as a member of Pocono Mountain Regional Police Commission.

Describe any skills, talents, or specialized training, which as a Board Member, you feel will be beneficial to the community.

I am a people person who listens to what people are really saying. I have a good feel for what is really happening with our Community. I have been involved in many activities of Pocono Farms for the last twenty-five years. I have a good sense of our history and feel for what should be done now.

What is your motivation for seeking a seat on the Board of Directors? I am motivated by a sense of giving back to the Community that I love to live in. Betty Ann and I are fortunate that our daughter Jaclyn has been enjoying the Pocono Farms’ experience for her entire life.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community?

I would encourage future Boards to maximize the return on our amenities while using the fiscal prudence needed in these challenging economic times. We must adapt our policies to the changing needs of a changing population.

Why should the membership elect you to the Board of Directors? I am an open-minded, objective person who comes in with no agenda except to keep Pocono Farms moving forward in the direction that will benefit all of us.

Along with my family I have participated in many events within the community as well as at the Clubhouse. I also enjoy our wonderful golf course, lake, tennis courts, and pool. When they were younger, my daughters were members of the Junior Golf Club. Last year, my daughter Elizabeth was recipient of the Pocono Farms Golf Scholarship.

Describe any skills, talents, or specialized training, which as a Board Member, you feel will be beneficial to the community. I have many years of corporate marketing and business experience, as well as a degree in Business Administration with a minor in Accounting. I will also bring to the table social media expertise. I feel these skills are necessary to aid in increasing communication with our residents.

What is your motivation for seeking a seat on the Board of Directors? I believe my fresh ideas and expertise would aid the board to make fiscal responsibility a top priority while keeping and improving the amenities we have grown to love over the past 12 years.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community?

If elected I will use my unique skill set and perspective to work together with the board and the community in order to increase community participation at our facilities and events, while making sure that fiscal responsibility and efficiency remain a top priority.

Why should the membership elect you to the Board of Directors? Being the mother of two teenagers, I feel that I can use both my business and personal experiences to enhance the Pocono Farms experience for all of its residents whether full time or part time, as well as those with and without children. I would love to aide in increasing member participation in all of our wonderful amenities and facilities so that our residents can enjoy the wonderful community that we live in.

Harry Hamill How many years have you been a member of the Farms? 30 years, 25 of these full time residents What is your occupation? Semi-retired since 2010. Currently a consultant to the life science industry and have 2 Board nominations pending, one will be a public company on the NYSE and the other a privately held company in northeastern PA. Prior to Pfizer’s acquisition of Wyeth in 2009, I was the Corporate vice President and Deputy Controller of Wyeth worldwide. Wyeth was a leading healthcare company that sold over $24 billion in human pharmaceuticals, vaccines & biologic products, animal health products and over-the-counter pharmaceuticals such as Advil, Centrum and Chap-Stick in over 146 countries. During my 18 years at Wyeth, I held progressive senior leadership positions in finance, manufacturing operations and mergers & acquisitions.

Please describe committees, clubs, volunteer work and other activities in which you have participated. Chairperson of the PFCCA Finance Committee (last 3 years), Co-chairperson of the Most Holy Trinity/St Ann Church Golf Tournament for the last 17 years, Youth Basketball Coach (since retiring) – Pocono Mountain East Youth Basketball Association (1year) and Msgr. McHugh Catholic School (2 years), PFCCA Annual Premium Golf Member for over 20 years, PFCCA Fitness Center Founding member.

Describe any skills, talents, or specialized training, which as a Board Member, you feel will be beneficial to the community.

I believe my financial and operating skills, both from my years at Wyeth and from my 16 years in public accounting, will be a benefit to the “business” side of PFCCA. My work experiences are in many different industries and sizes of companies, from small business start-ups, to multi-billion global companies. In addition, I have spent many years coaching both basketball and baseball teams in Tobyhanna, as well as helping with the Pocono Farms Swim team as my children were growing up. I know how important strong family values are to our community.

What is your motivation for seeking a seat on the Board of Directors? My wife Denise and I raised our 2 children, Courtney and Ryan, here at Pocono Farms. It was a wonderful place for them to grow up and even now they visit often with their own families. We want the same or even better experiences for our grandchildren, Sullivan Grace and Holden Alexander, when they visit us here at Pocono Farms.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community?

I am somewhat concerned that we have lost some of our financial strength the last several years. My goal over the next 3 years would be to regain this strength again by bringing my business acumen to address some of the key issues impacting Pocono Farms.

Why should the membership elect you to the Board of Directors? While I always tried to give back to the community my tie the past 30 years, given my prior work life and raising my family, there were not enough hours to also volunteer for the Board. I now have more flexibility in my life and I am motivated to become an active Board member.

Pocono Farms Events Meet Yo ur Rock a nd Roll Ba nd!

The Yesterday Band provided a musical spark at the February “Meet Your Neighbor” dinner/dance . George Byrne flew up from his Venice, Florida home to meet new members, Joe Ladore and Jeff Sukenick, and reunite with the rest of our summertime rockers (Fred Rimmer, Brian Cavanaugh, Martin Trokan and Bob Penett). The band kicked things off at 6:00 with a good mix of listening music from the 60’s and 70s. After dinner, the band picked up the tempo as neighbors and friends took to the dance floor and sang along to so many songs that provided so many great memories. Reminiscent of the band’s other two appearances at “Meet Your Neighbor”, the crowd did not want the evening to end.

Even if you are not in the golf business, this past winter was a tough one for all of us. In speaking with other Superintendents in the area, all of them have some areas that will require some extra attention and efforts. Although most of us monitor conditions throughout the winter, at the end of the day, Mother Nature is still in charge. There are certain precautionary things we can implement prior to winter in hopes of minimizing any impact of a long cold winter, however, money being spent cannot prevent everything.

In the middle of April, my staff did remove all of the covers on the greens. What we found is that there is a lot of turf that did very well. There are also some isolated areas that will need some improvement and added attention. This is not uncommon for us at our elevation. The main areas are #4, #7, #9, and the putting green. It was decided to delay the opening of the course by one week to April 25th.

Delaying the opening will allow our curative measures taken to really improve the overall conditions.

Some of the measures implemented right away was to cut the greens and fertilize them using a direct spray to really jump start the growing of the turf. This was followed by a two directional verti cut. This provides channels for the turf to creep/grow.

The next step was to use our job saver machine to create small depressions in the turf that are filled with seed and then top dressed. This creates a bed for the new seedlings of grass to grow.

All of these measures, combined with good weather, will enable us to have these isolated areas healthy again in short order.

We also hired a new Assistant Superintendent over the winter. Joe Sucha, who was here for about 11 years has moved on to another Club in New Jersey.

Jeff Lesoine, was at the Delaware Water Gap Country Club prior to joining our team here at Pocono Farms. We wish Joe the best of luck in his new ventures and welcome Jeff to the Pocono Farms family.
