During the last 3 to 4 months of each year, the Board and Management, along with oversight from the Finance Committee, spend a fair amount of time preparing the budget for the upcoming year. Some of that time is spent reviewing trends in revenue and expenses, reviewing costs of goods and outside service contracts, and looking for ways to be more efficient in our operations. At times, we tend to overlook the re-investment back into the community that is funded through the Replacement Reserves and Capital funds. I would like to use this article to expand upon how these two areas are funded and some of the items that will be purchased or replaced in 2019. The Replacement Reserve fund - $125.00 of your operation assessment (dues) each year is designated to the Replacement Reserve fund. This fund is established for the current and future replacement of association owned assets that have a useful life term/expectancy. It is fiscally responsible to have a Replacement Reserve fund to avoid the potential for a special assessment or to have to borrow money to replace an asset. NOTE – Pocono Farms does not have any outstanding loans and has not in the last 11 years. Some of the approved items to be replaced in 2019 are: 1) 5 cul de sacs will be re-paved (Beech Lane, Marlin, Cottonwood, Nettle, Pin Oak). 2) a new plow truck to replace a 2006 Dodge, 3) Clubhouse deck furniture, 4) the bathrooms on the exterior of the Clubhouse facing the beach.

As I write this the temperature is below zero and the wind chill is even colder!! Clearly the “snowbirds” from Pocono Farms made a good decision to go south!! For those of us left in the cold there are still plenty of activities to participate in at Pocono Farms in March and April. I am happy to report, for those of you who have been asking, that the Board in our January meeting approved extending the awning in front of the Lakeside Grill & Pub back to its original length. When the work is complete it will extend back over the area where people are dropped off to go into the Lakeside Grill & Pub. This was a request made by a number of members, and the Board appreciates them bringing this to our attention, so we could take the appropriate action. This work will be completed in April in time for our busier season. Regarding those activities I mentioned, there have been numerous events planned for the Lakeside Grill & Pub in the coming months. Our business in the restaurant continues to grow primarily because of the excellent service and quality that our entire staff is providing. For those of you who are patronizing the restaurant, thank you for your business. For anyone who has not been to the restaurant recently, I think you will find that the value you receive in service and quality is as good as anywhere in the Poconos and better than most. For restaurant specials and other activities planned in the Lakeside Grill & Pub including live music, trivia nights, and other events, please go to our website or read the monthly Weathervane. We also have a number of special fitness membership programs available for our PFCCA members. They include weekend, monthly, and of course, annual memberships. There is no waiting to use machines, you will not get claustrophobia when you visit our fitness center, and it is less than 5 minutes from your home with no stoplights or inattentive drivers to worry about!! Lastly, by the time you read this we will be only a month away from the Golf season. If you are interested in a golf membership, or just learning more about our golf program. Please contact our PGA Professional Kyle Monahan and he will be happy to answer any question you have. We have golf memberships that fit just about any budget!!

The Poconos. Just the name sparks images of a vacation getaway filled with outdoor fun, like whitewater rafting, swimming, sledding, skiing, golf and more! Pocono Farms Country Club is perfectly situated in the heart of this wonderful region. Thanks to vacation rental sites like AirBnB and Homeaway, we have discovered a significant uptick in the number of homeowners here in the Farms that have taken advantage of this opportunity for short term rentals. We are all certainly within our rights to do this, but please remember that there is a policy and procedure in place for all rentals. Every renter, whether they are here for a weekend getaway or long term stay, must be registered with the Association Office and the Township. The homeowner will be given a tenant registration application to complete, detailing the names of each person staying at the property and the length of their stay. There is a tenant registration fee of $100.00 for each rental. In return you will be provided with up to 6 yellow amenity badges, allowing your renter(s) access to the Pocono Farms amenities. Each badge will have the name of the specific person, along with the start and end date of the tenancy. Many homeowners who are currently renting are in complete compliance with this policy, but some are not. We have a new system in place to identify those homeowners and will proceed with the Administration process to ensure compliance with the rules and regulations of Pocono Farms. Also, please remember that if your renter shows up to the restaurant, the pool, the lake or the golf course, they will be asked for the proper badge as identification. Your renters are here for a good time, and none of us want to have them inconvenienced when trying to access the amenities. To register your tenant or obtain additional information, please call or stop by the administration office.

As you read this, March is upon us. In like a lion and out like a lamb I believe my grandparents used to say. Hopefully the lion has no teeth and has been declawed. January and February were bad enough. This article will only touch upon one thing, and it was kind of surprising considering the time of year. “Leaving your garage door open”. I had received a bunch of calls about people leaving their garage door open. This happens far more often than you would think. And most shocking of all is that a lot of the time, the person knew they left it open. They did not think it was a big deal, or they were not going to be gone long. It was everything from I was going to the store, I was going to get gas, or I was going to the Post Office. The thing is that no matter where you were heading, you should always close your doors. I will explain why. The majority of homes have a door that goes from inside the home to the garage. It only takes a min or so for someone to walk into your open garage and walk into your home. No one wants this to happen to them, so please take the appropriate measures. As always should you have questions or concerns do not hesitate to call me, or just stop by. My door is always open.
Effective January 1, 2019, Katrina Weithman has accepted the position of Assistant General Manager of the Pocono Farms Country Club Association. Katrina has been employed as the Food & Beverage Director for Pocono Farms for the past 9 years (March 2010). While performing her food & beverage functions during that time, Katrina has also participated in attending classes offered through Community Associations Institute (CAI) to gain further knowledge and certification in community association management. In part, her new role will encompass working with me along with current and future boards in the continued development of Pocono Farms and its Master/Strategic plan development. Katrina will still be in charge of the Food & Beverage operations while assuming more responsibility as it relates to : marketing the property, developing our forward facing collateral, development and implementation of our new community website which will be more user friendly, oversight of our recreation and events department – led by Nick Gallagher, partnering with outside resources in development and interaction with social media platforms, business development, and a significant focus on cross training specific to Community Association Management and Operations. As with any organization, the Board of Directors and I are committed to staff development as a strategy for the continued success of Pocono Farms. Publication of submitted questions and answers will help you and your fellow community members stay current with what is happening within the community. Crime Watch Activity Report BY RUSS KELLY
IN THE FARMS
Watching the snow falling, I anticipate March, because just like the commercial, March is like the “hump day”. Once we get through March, the world starts to get green and mild. Hopefully, we will not have to deal with as many March snow storms as we did in 2017. But now February is still looming and who knows what we will have gone through by March first. The cold and the snow has taken a toll on our volunteer corps. By the time January hits, more than a few run to the sun for a few weeks. Maybe not official snowbirds, but never-the-less, a few less drivers to look around the Farms. Our group has lost a longtime volunteer, Fred Piel. Many of you know Fred from his work at the Pro Shop or if you attended any of the events at the Farms, you probably saw Fred and Lorraine there. Fred was one of the first people I met when I came to the Farms. He was one of those people that made the Farms a special place to live. For the past few months, Lorraine has been going out when Fred was not feeling up to it. She tells me she will continue to go out as they did before. Some people always seem to find a few hours a month to help the Farms continue to be a nice place to live. While our drivers did not report any break-ins, or obvious crimes recently, there were still house doors left open, an abandoned car left on Hunter, vehicles without license plates and a number of commercial vehicles parked in driveways. There is always trash dumped here and there within the Farms, and one house seems to be starting a junk yard. The township and our maintenance department have been reacting well to the reports of trash dumping. It would be nice to catch a few of these people who feel it is okay to just dump their trash. We do catch them every once in a while; but not often enough to stop it completely. Once again, we ask you to consider joining us a few hours a month. The more volunteers we have driving the streets, the more secure we would all feel. Do not leave it to just a few of us. I am currently working on a water aerobics instructor and putting together a schedule with Abby Denny to get Yoga on the Beach and possibly a restorative yoga workshop in place. This month we have multiple activities to keep you busy in recreation no matter what the weather is outside! First off, this March we will have an event in the Lakeside Grill &Pub called Chug and Chalk. This event will involve a little drinking and creativity using chalk. The session will have a lead instructor giving out tips and tricks to make the best masterpiece of all. With your admission you will also receive one draft beer or one glass of wine to enjoy during the activity, but as many of you may find out, the more drinks you have the better your work of art looks.
With the 2019 golf season upon us, I would like to touch on a few things we have to look forward to. To start, our Junior Golf Program here at Pocono Farms will be teeing off again before we know it. This program is a great opportunity for children and young teens to get involved in golf. Whether just beginning, or already having a feel for the game, there is a spot for every child. The experience for the kids is one of a kind. Being taught and coached by our PGA professional, Kyle Monohan, and being able to play at top rated courses in our area is a real eye opener to what golf can offer. Last year our Pocono Farms team had an undefeated season. They even sent a few teammates to participate in the all star event where they were able to showcase their talent against some of the top players in the state. Not only does the program offer a great initiation into the game of golf, but it also allows the kids to become good teammates, form new friendships, and learn the fundamentals of the game. This program is truly a great experience for children and parents. Whether you are a golfer yourself or you have never picked up a club, stop by the pro shop and talk to our PGA Pro to learn more about how golf can become something special for you and your family.
As for the second event, we will be using the PFCCA bus to head to the Lehigh Valley Flower to enjoy a colorful day of flowers, seminars, and beautiful scenes inside the Allentown fairgrounds. Sign up so you can stop and smell the roses and experience a relaxing day with friends. Let’s not forget about our St Patrick’s Day event in the Lakeside Grill &Pub on Saturday 3/16 with our phenomenal food and drink specials. Show your support by dressing up with the most Irish wardrobe possible to receive a prize! We will welcome the Gallagher School of Irish Dance and entertainment by Long Time Coming Band! Furthermore, I am really hoping that we are putting the snow shovels away and starting to clean the mud out of the grooves from last year’s overly wet season. Hopefully we get an early start to 2019 and get to enjoy some new sights around the club such as our new lease of golf carts and the tree removal project that continued over the winter. The golf committee and staff members have put a lot of time and effort into these projects and we hope that you all enjoy these improvements. So when the weather breaks and the tarps are off- let’s get out and play some golf! Also, a friendly reminder to all members that it is very important to post your scores, as our course is due to be rerated later this year. This is a vital link in getting an accurate rating. As in the past, posting scores additionally makes things easier on our staff come tournament time. With that being said, make your chiropractor appointments, get stretched out, and let’s start swinging. See you all soon.
