On April 29, we hosted a Community Update and Coffee Break. At these gatherings we usually discuss what is currently going on around Pocono Farms and take a look ahead. One of the items to look forward to is the Annual Meeting.

This year’s annual meeting is scheduled for Saturday, July 15, 2017 at 10:00am at the Pocono Community Church.

At the present time, the Board is considering two specific voting issues. I will highlight some of the key points of focus for each of these issues. In a more specific point, PFCCA is required to notify the general membership stating the purpose of the meeting and shall include pertinent information with respect to the items on the agenda requiring membership vote, including the voting issues. This mailing is scheduled to go out June 23rd. This mailing will spell out the specifics of each voting issue in more detail.

The first voting issue will be a recommended change to the Bylaws that would allow the Board to sell assets. The current bylaws (Article V Section 5.1) allows the Board to purchase, take, receive, lease or lessee, take by gift any real or personal property or any interest therein, situated in or out of this Commonwealth, as maybe necessary or proper.

a home in Pocono Farms and want to purchase the home. With the current bylaw, the Board could not sell the property. Changing the bylaw would allow the Board to sell the property when the market conditions improve.

The second voting issue is grounded in two basic thoughts. Both are comments made

from members or at the committee level.

The previous fitness committee spent a fair amount of time comparing fitness membership prices. It was recommend that PFCCA look at its pricing. The fitness center has always supported itself operationally since it opened in 2010, yet only a portion of members use the facility. The second comment was that the cost of the membership should be included in the yearly operation assessment. However, what is reasonable? Especially when the cost of a single fitness membership is $504.00 per year, which includes classes.

What are the benefits of having the fitness membership included in your yearly operation assessment?

• The fitness center is a community asset and adds value to all properties • Once your annual dues are paid in full, the named deed owner(s) of record, and their dependent children, 25 years and under, living at home would be permitted to use the center. Our established age restriction would still be in place for teens.

• As a weekender or seasonal member, this is a huge benefit as once your dues are paid you would receive a key card enabling you to use the center consistent with everyone else. Currently it is a little restrictive for these members.

• With the anticipation of more members using the center, the amount of classes would need to be expanded, for all ages and abilities.

• As a homeowner, you would be able to sign over your use of the center to your registered renters, thereby adding more value to your rental.

What is reasonable? The Board believes that for what comes out to be $12.50 per month, or a dues increase of $150.00 per year, or a total of $1,500.00 for an improved lot, fitness could be included. Of this $150.00 potential increase, $125.00 would go to the operation of the center and the increased costs of more members using the facility, and $25.00 would be set aside for the reserves to help fund the future replacement of the machines and equipment. Unimproved lot owners dues would be increased $25.00 that would go directly to the reserve fund. The Board is looking into whether unimproved lot owners could opt in as there are a

few who live outside of Pocono Farms, but close enough to still use the amenities.

As stated previously, these potential voting issues add value and flexibility to Pocono Farms.

There will be discussions on these topics going forward prior to the Annual Meeting. One of the functions of the Board is to listen to member’s ideas and suggestions and offer possible solutions that best benefit Pocono Farms as a whole. At the end of the day, there should be dialogue and conversation, which there will be. And at the Annual meeting, the issue will be voted on by the members in good standing of the Association present at that meeting. This voting issue will require a majority vote to pass.

Crime Watch Activity Report

Trees showing May buds, flowers starting to pop up, and weeds ready to start their yearly attack.

It is a great time of year in the Poconos, but not without work to keep our places looking tip top for the summer. Normally, we start looking at the length of grass and general upkeep during the month of June. After winter is done doing what it can it leaves us the chore of yard work. So keep up with the lawn and save the office the time of having to write you a letter. This will make Dave happy; he’ll save the cost of a stamp.

Through illness and wounded drivers, the volunteers were able to log sixty-six hours on patrol in April. We should be increasing that considerably in May and June.

addition, they must not be able to be seen from the golf course. Also, clothes are not to be hung on banisters or railings. This is a more common violation and the owner will be notified.

Our drivers do not go to extremes looking for violations, but if they are seen during a normal drive, chances are they will call them in. Nobody gets points for reporting violations; they are just your neighbors hoping you’ll be a good neighbor.

Volunteers are looking forward to our yearly luncheon in June. This event, for many, is the only time they get to see the other drivers and be introduced to any new drivers. Generally we are given an update on any items we have submitted to our compliance officer.

Speaking of our compliance officer, one of the things we sign on for when we move to the Farms is notifying the compliance officer when we want to remove a tree from our property. Since it was the aim of our predecessors to maintain the trees whenever possible, in complying with 203.8, the compliance officer will have to inspect the site and grant a permit to remove a tree. Normally, one tree will have to be planted for every two trees that have been removed.

Another item that pops up once in a while concerns private swimming pools. Code 203.20 restricts any pool on a private lot exceeding 18” high x 6’ high. Anyone that is considering a large pool needs to speak to the compliance officer before being forced to take it down.

A more common violation concerns 203.21, location of clotheslines. Clotheslines cannot be placed in front of the house or facing any road. In WEAT H ERVA NE

Spring has sprung and summer is not far away. That being said, this article will deal with the thing we all hate to do this time of year. Can you guess? It rhymes with the accursed 4 letter winter word SNOW. You guessed it, MOW. Yup, it’s time to mow the lawns and weed whack and things that go along with it. Remember as in past articles, it’s not just the front yard that needs to be done. Front, back, sides and sand mound if you have one. Besides keeping your home neat and tidy looking, mowing does far more than the obvious. It lets the potential criminal know that there is someone home. Nothing in warm weather screams “there is no one here” more than a lawn that is more like a hay field. Your neighbors will be looking, my staff and Crime Watch will be looking and believe me, the bad people will be looking too. As always, if you need any help or have questions, my door is always open.

Well, it was about two years ago I wrote my farewell article after nine out of ten years on the Board.

Surprise! I’m finishing the first year of my latest and truly believe, my last term, on the Board.

Summer is finally in full swing. The pool is open, the golf course is in great shape, the Glacier Lake Grill & Pub has a new roof, and the beach and lake are ready for swimming and fishing. I hope you will take advantage of one if not all the amenities we have to offer. Things have been going very well for PFCCA the last few years. Home sales are averaging over 100 per year. Full time rentals are off the charts. More and more people are appreciating the benefits of our community and moving in.

Our financials are in good shape. Reserve dollars are growing as well as our capital improvement funds.

The only negative I can mention is lack of volunteers for our many committees. Meetings have been changed to Friday evening through Sunday afternoon to fit better with our members work schedules.

Please review the list of committees and join one that fits your interests. One of the ways the Board can know what our members want is through the committees.

My last comment / request is come out to the restaurant and enjoy a meal and meet your fellow community members. There really are a lot of very nice, friendly, interesting people who come in for a meal on a regular basis.

Women’s Club News

The Pocono Farms Women’s Club meets the 2nd Wednesday monthly at noon time in the Grill Room.

If you would like to socialize with women in your community and see what we do to help the surrounding communities, come join us for lunch.

June Centonze, our Program Person, provides social and educational entertainment for us with guest speakers from different walks of life that affect our community. Tressa Dellisanti, our Ways and Means Person, has scheduled our annual Tricky Tray for Friday, August 11, 2017 in the Banquet Room. Dues are $15.00 per year and the three course luncheon is $17.00. At the luncheon we collect money and donations for the Tobyhanna Food Pantry. We also have a 50/50 raffle. This is an easy way to meet your neighbors.

I have built and executed multiple business plans with several different markets. I understand how to get things accomplished in the short term and prioritizing short term initiatives that drive long term strategic vision. As Board president for the several years we have year on year delivered a finical secure budget, while adding several diversified programs for within the community to attract a greater level of participation in our community activities. It is imperative that we continue to make sound investments that will sustain the long-term growth of our Community.

What is your motivation for seeking a seat on the Board of Directors? If elected I no longer plan to be in the president’s role however I would like to work on the transition with the new president to ensure a clear path forward. As I have been involved in the community this has given me ample interaction with the residents of Pocono Farms. I am confident that I understand the needs of our Community. We have excellent amenities; while the level of participation has increased, they are used by a minority of our members. If elected again to the Board I will continue to work diligently to ensure a healthy balance of our current programs while developing programs and activities for our younger families and the different diversity that we have within our Community.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community? I have had the pleasure of initially spending weekends in Pocono Farms for many years. As a now full time resident, I have seen the transition from a 2nd home community to a full time community of young families. I feel very strongly that the future of PFCCA is our children and for many our grandchildren. As a Board Member I will be fully committed to establish programs that attract more of our residents towards our current and future amenities. In short, I will strive to create a greater sense of Community.

Why should the membership elect you to the Board of Directors? As a young family resident I understand the direction we need to take our Community. As the demographics of PFCCA have changed over the past years, we cannot continue to do the same things and expect different results. I have the ability of getting things done. I work well with others and I am passionate about the success of Pocono Farms.

WAYNE MEYERS How many years have you been a member of the Farms? Over 17 years.

What is your occupation? Telecommunications/Networking/Project Mgmt.

Please describe committees, clubs, volunteer work and other activities in which you have participated. I have extensive volunteer experience, starting with Pocono Commuter, Inc., back in 2003, as well as 9 years serving on the Board of Directors for Pocono Farms Country Club, several as Vice-President and Secretary. I’ve participated in the planning and execution of events such as trash pickups, community picnics and holiday parties. I help aspiring writers improve their craft.

Describe any skills, talents, or specialized training, which as a Board Member, you feel will be beneficial to the community. I have a strong background in technology and project management throughout my professional career. I am very good at identifying problems or flaws in existing procedures, formulating solutions, and implementing those solutions with limited resources. I am happy to roll up my sleeves and get personally involved in whatever needs to be done. I recognize that working for the Board is being part of a team. Teams do not always agree with each other, and sometimes you need to compromise for the greater good of the community. After 30 years in the corporate world, I well understand this concept, knowing when compromise is the only way to come out ahead rather than drag everything down. I also respect the opinions and experience of others and willingly take that into consideration while formulating my own ideas. I have extensive experience in non-profit management and operations, having served as Founder and President of Pocono Commuter, Inc., which served the Pocono community for over 7 years.

What is your motivation for seeking a seat on the Board of Directors? While I understand that we are all busy people with careers, families, and houses to take care of, the bottom line is if we do not become part of the solution things will never get better, and may only get worse. To that end I am willing to take time to help improve the community I call home. While Pocono Farms is a great community to live in, I believe we can always find improvements and ways to make things run smoother with lower cost. Over the past two years since my last Board term expired, we’ve taken community management in an interesting direction. I want to be part of the oversight of the management and operations of this new direction, to make sure this is the right decision for the Farms, and to ensure the proper checks and balances are in place to maintain business objectivity.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community? I would like to increase the use of technology within Farms operations and especially as a communications resource among the residents. There are many great events that are held by the Farms, but many people may have missed out simply because they didn’t know about them. The email blasts are great, but not the best, or the only solution. We do not utilize the Farms website as much as we could, and that needs to be addressed. The system used is old and outdated, and should be completely revamped, and include mobile friendly applications. I would like to encourage a wide variety of soft amenities such as clubs and activities that don’t take a large bite out of our budget, but involve the Farms community with fun and gratifying events. I believe the Board and staff do a wonderful job of controlling expenses, but I’d like to ensure our hard-earned dues are spent with the greatest return for Farms quality of life and cost-efficient operations.

Why should the membership elect you to the Board of Directors? Because I am committed to returning the trust and favor of your vote with 110% dedication towards solving existing problems while preventing future ones from occurring, as well as proactively stepping forward to make our community run as efficiently as possible. I take this role very seriously and look forward to being one part of the team who helps all of us enjoy our community more each and every day.

How many years have you been a member of the Farms? My wife, Linda, and I have been homeowners in Pocono Farms for the past 4 years. We have been visiting friends here for the past 20 years and loved it so much, that we decided to purchase our own home.

What is your occupation? My employment background includes 30 years in the Banking and Insurance industries. Of these 30 years, 26 have been in the insurance industry, including 16 years with my current employer as Senior Manager of Operations.

Please describe committees, clubs, volunteer work and other activities in which you have participated. At the Farms, I’ve been a member of the A&B Committee for the past 2 years and have participated each year in the Community Spring Clean-up Day. Outside of the Farms, I volunteer as a member of the United Way Community Investment Committee, participate in the Everybody Wins Reading Program as a literacy volunteer, coordinate our local annual Regional Food Bank Holiday Drive and volunteer for Habitat for Humanity.

Describe any skills, talents, or specialized training, which as a Board Member, you feel will be beneficial to the community. I bring experience in the areas of budget, expense management, operational leadership and organizational skills. My primary responsibilities and experience include budget planning, developing business plans, implementing company performance targets, managing personnel and project management. This includes 72 employees with a budget of 5 million. My work experience provides me with an overall perspective of managing a business operation and understanding the various aspects involved. In addition, my positive outlook, ability to work with others and dedicated work ethic will lend itself to a successful partnership with board members, staff and the community.

What is your motivation for seeking a seat on the Board of Directors? My motivation to join the Board is to contribute and help strengthen the community into the future. My wife and I truly enjoy the community, the people, the amenities and the atmosphere of the Farms. We’ve met so many nice people and enjoy attending the various events throughout the year. I enjoy collaborating with others and would appreciate the opportunity in helping to keep the Farms a great place to live. It would be a great honor to serve the community and help create opportunities for improvement.

If elected, in what areas do you hope to influence the Board concerning the direction and governance of this community?

If elected, I would like to help preserve and strengthen the many positive aspects of the Farms for the future. I would advocate for financial stability while providing quality amenities for all members of the association. In addition, I would like to contribute in developing a long-term plan for the community and expand on many of the initiatives the current board members are doing. I would support and encourage feedback and participation from the community and would like to hear from all members whether permanent residents, commuter homeowners, weekend members or summer residents. I strongly believe there is something for everyone at the Farms which can only strengthen our association and the environment in which we share.

Our community needs a means by which the membership can freely and easily communicate with the Board of Directors.

The Board has created an email address that residents may use to submit comments, questions, and suggestions.

Valid emails, must include the full name and Pocono Farms address of the sender, which will then be forwarded to a current board member.

Responses to emails will be sent directly to the sender and periodically published in the Weathervane or included in regular email blasts.

Publication of submitted questions and answers will help you and your fellow community members stay current with what is happening within the community. Two-way communication is vital to a healthy and inclusive community. We hope you find that this is a helpful means to stay in touch with your Board of Directors.

Breakfast 8:30am; Shotgun 10am - teams will be flighted based on handicap; Format - Front 9 select drive, alternate shot. Back 9 better ball partners. Dinner service begins 6pm.

For all ages and experience levels; for anyone younger than 16 years old a parent must accompany the child. No lifeguards on duty. We provide a limited number of kayaks, oars, and life vests. If you have your own equipment. Please meet at the dock, at every meeting there will be a review of safety precautions before anyone is allowed in the water. The last week in June, we are spotlighting each new class and we are INVITING you to come and check them out. We are also opening the gym on two of those days so you can check that out for FREE as well. We do need you to register for these classes as space is limited.

Summer is almost here! There was a lot of great events last month and so much more to come.

M AY E V E N T R E C A P :

We kicked off May with a weekend of Cinco de Mayo festivities and the Kentucky Derby event. Thank you to everyone who came out for the bocce meeting and who will be participating again for the 2017 Bocce League. We hope all of the Moms had a great Mother’s Day and once again Katrina and her staff put on a great Mother’s Day brunch. Hope you had the chance to come out to one of our Memorial Day Weekend events. It was a great weekend and a huge success!

JUNE UPCOMING EVENTS:

Kayak Club is the first Saturday of June and will go all the way through summer from 10am – noon at the boat launch behind the pool. Please refer to the fliers for more information.

Mark your calendars: We are having our first Movie on the Beach on Friday, June 16th, (located on the beach at dark). Don’t forget about Father’s Day – take your dad out for Father’s Day Brunch on Sunday June 18th. Please contact Katrina for reservations. Kid’s Camp starts Tuesday, June 27th.

ATTENTION BOCCE PLAYERS! We are planning on having a children’s program to teach and play bocce with the youth of our community. The date is not set yet but your participation will be much appreciated. More details to come!

Lastly – our 4th of July celebrations will begin on Friday, June 30th with a pool party. The firework celebration is scheduled for Saturday, July 1st. There will be events all weekend to celebrate and will conclude on Monday, July 3rd with our Freedom Fest on the beach. Check out the flyers for more information.
