At the November 18th Board of Directors meeting, the Board approved the 2017 budgets (Operating, Capital/Replacement Reserves, and Realty) for posting. These budgets are posted in the Weathervane. By the time this article comes out in the January edition of the Weathervane, the budgets will have been officially approved for 2017.

There are many challenges as we develop the budgets every year. Everyone involved in the budget development process is aware of the challenges, yet we still need to preserve and build on the valuable assets of Pocono Farms. We need to look at historical data as we build our expense budget. We need to be aware of the costs we cannot entirely control (health care, property insurance, utilities). Every item of goods and services we consume is sent out for competitive bids, right down to the copy paper we use.

At the end of the day, the Board and Management of PFCCA, Inc. have to develop a fiscally responsible budget that addresses the challenges the Association may face, yet takes into consideration the direction in which we want to be heading.

As we build our revenue budget, we again look at trends. In rough numbers, just over half of our revenue comes from your operation assessments. The majority of the balance comes from golf and our food & beverage operations.

There is still a small portion that comes from resale certificates, tenant registration, and pool fees, to name a few, but nowhere near the other three. The growth area has to be in golf and food & beverage. We will be seeking additional assistance from an outside source in driving more business to these areas. If you look at the historical data, we do not have an expense problem, we have a revenue issue. The downturn in the economy did affect collections, golf, and food & beverage. I believe we have bottomed out and we are seeing a little positive movement in the last year and a half.

We wish all of our snow birders farewell and hope they enjoy their time down south. For those of us that remain through the winter season, we wish you happy shoveling and to all, a great, happy, and healthy holiday season. Over the past few months the Board of Directors have been listening to the Community’s suggestions and concerns about our current management company, First Service Residential. We acknowledged these concerns quickly and acted swiftly in finding the best solution possible. As a management company First Service Residential had many good suggestions that provided growth in office proficiency. However, they were not a good fit for us here at Pocono Farms Country Club Association. Therefore, the Board worked tirelessly to achieve an exit strategy from the FirstService Residential’s management contract. We worked diligently not to incur any additional costs to exit from the contract. As an experienced staff and Board, we are confident in our path forward as we approach our long range plan. In this effort, the Board will continue to work on bad debt, encourage the participation of more community members, develop our staff, and enhance our marketing plan driven by our differentiation to other communities. Going forward Pocono Farms will be operating without a management company. That said, the savings we recognize will give us the opportunity to re-invest into the community. We will continue to follow the current management structure that is in place with our current GM reporting directly to the Board. This will eliminate additional layers and allow us to become more expeditious in executing strategic planning and be more focused on those needs that are specific to Pocono Farms. In the future the Board may consider potentially out sourcing for consultants if a need arises. The Board would like to thank everyone for their patience and understanding as we continue to progress through this transitional period. The holidays are behind us and hopefully all good memories remain.

The volunteers were out in November and early December even though most were busy with Thanksgiving and preparing for Christmas. They patrolled 84 hours in spite of the busy season.

Capital Improvement Fees on transfer of property: House: $1,302 Lot: $651 Building Regulations: Permits are required from the township and from PFCCA. Please check with the office (570-894-4435) as to your specific needs. • Building permit required from respective township and PFCCA before construction begins • Construction permitted from 7am - 7pm Monday- Saturday – excluding major holidays • Resale certificates are required. Fee is $300.00. Resale and other related documents can be obtained at www.homewisedocs.com

Major Holidays that will affect your collection days are: New Years Day, Memorial Day, Fourth of July, Labor Day, and Christmas. When those holidays fall on a Monday or Tuesday, garbage collection will shift by one day. Animals: Dogs must be leashed or on owner’s property at all times. Wildlife, such as deer and black bear, are common at Pocono Farms. We ask that you NOT FEED any wild animals.

Weathervane DEADLINE NOTICE In order to produce a better newspaper for the Community, a Weathervane submission deadline has been established. All articles, announcements, classified ads, etc. must be submitted to the Newsletter Coordinator on or before the 5th of each month for publication in the next issue of The Weathervane. Submissions made after this date will not be considered until the following month. Your cooperation is appreciated. Publication of articles is subject to the approval of the Communication Committee.

A recent e-mail from one of the volunteers spoke of a scam from someone posing as an AT&T representative saying they were doing a line check. They would ask you to hit 9-0-# so the check could be completed. It turns out that by hitting this combination, you would be opening your line for anyone’s use. Both GTE and Verizon confirmed this. So, keep on your toes, scammers are always out there trying. Do you have a few hours a month to donate some of your time to Crime Watch? Refuse Collection: Curbside pick-up on household trash and recycling is done on Mondays and Tuesdays beginning at 6:00am by County Waste 570-382-3304. Please refer to the pickup list on our website www.poconofarms.com to determine your pickup day. County Waste will only pick up household trash and accepted recycling. If you have any other items to discard, please call them at 570382-3304 to set up arrangements.

If you’ve been reading the paper and keeping up with the news, there was a constant theme about all of the ways to detect the various scams that pop up during the Christmas season. For those of you that are out of the house working every day, it must be worrisome if you have done your shopping on-line and are expecting packages to be delivered while you are not home. It seems every few days you hear about packages being taken off someone’s porch. You should have your packages delivered to your place of employment if possible, or to a home where someone is home all day.

The 2016 bus trips are now completed and were a huge success! In October we went to Sands Casino for the day for some shopping, dining, and gambling! This trip is always a lot of fun and occurs a couple of times a year to different casinos. If you’re feeling lucky, join us for the next bus trip in 2017! We also had two new bus trips in Photo from the Wine Tour Trip November this year. The first was our Pocono wine tour that sold out within 3 weeks with a full passenger bus! The weekend trip was on a perfect fall day that consisted of visiting four different wineries with tastings, souvenirs, snacks, and some tasty brick oven pizza for lunch. The wineries included Franklin Hill Vineyards, Tolino Vineyards, Sorrenti Cherry Valley Vineyards, and Blue Ride Estate Vineyards. Due to popular demand, we will be planning another tour next year! The last trip we just finished was to Bethlehem, PA. The trip included a tour of the Moravian Museum and a bus city tour through historic Bethlehem. The highlight of this trip was the couple of hours we spent at Christkindlmart. The indoor/outdoor holiday market had lots of great shopping, dining, and entertainment! Overall, everyone had a lot of fun for all the trips this year! Please feel free to contact me with any trips, events, or even club suggestions for the upcoming years. The Women’s Club meetings were held Wednesday, Nov. 9 and Dec. 14, 2016. The Hostesses for November were Marie Bergantino and Lorraine Piel.

As you read this, Father Time has somehow snuck another year upon us. 2017 is here and we have hit the ground running. Well, it is winter; so maybe a brisk walk might be a better analogy.

The new 2016-2017 Board of Directors conducted the meetings. Good luck to them. The November Program was flower arranging by Darlene and Peg from The Village Crafts in Cresco.

This year holds challenges for my Department and me. We need to be more proactive than reactive which translates into seeing problems before they happen instead of after they occur. That in of itself is a daunting task, but one I believe we can achieve. I need to have a better grasp and understanding of the compliance portion of my duties. I have learned a lot in this past year and I will continue to learn as time goes on.

The December meeting planned by the Board had all the typical holiday foods of punch, appetizers, turkey, ham, cookies, etc. We also had a fun time with a Chinese Auction. The highlight and surprise of the day was Christmas carols sung by Joy Song with her guitar. She is a new member of Pocono Farms and our Women’s Club. We’re happy she has joined our community. For Pocono Farms Women who would like to attend our meetings, you should call our Head Caller, Pat Torregrossa at 570-894-8752 to make a reservation. The 2017 WC meetings for January, February, and March will be held at different local restaurants, since the Club House is only open on weekends during this time. The scheduled dates are still the 2nd Wednesday monthly. Members will still be receiving calls from their regular caller.

We need to hire more staff and train that staff to assist with compliance issues. With wanting to do more and be more vigilant, I will need assistance to achieve my goals. This translates into more visibility for us. The more you see us means we see you more as well.

Thank you to all our Turkey Trot participants! I appreciate your efforts and commitment over the Thanksgiving holiday. We will be running a New Year New You marathon challenge for January and those who complete the 26 miles will be entered into a drawing to WIN a personal training session with our very own Colleen LaScala. I encourage you to stop into the fitness center to sign up and get a healthy start to 2017. Are you ready for more exciting news??? We have a couple of new machines coming in 2017! A step machine and a row machine are being added to the gym, as well as a couple of new classes to add to the already FITastic line up. 2017 is off to a FANTASTIC start and Iâ€™m so grateful for all of your support as I find my way around and get settled. Well another golf season has come to a close here at Pocono Farms Country Club. It’s time to hunker down for the long winter nights, except for the people who are fortunate to head south for the winter. We will miss you until your return. I’m sitting here at my desk writing this article, thinking, what can I can write about the season that people might enjoy. There are some highlights that come to mind that I will share. If I miss someone, I apologize, as these are my memories of the season and I hope to capture most of them.

My most vivid memory is from the Member, Member Tournament. Mr. Ken Callahan’s second shot on number one gave him and Brian Cavanaugh the championship. Who would have thought he would hit that shot? One person: Ken.

Continuing our 6th year tradition of remembering the victims of September 11th we will be selling 50/50 tickets during each game on Sunday.

The proceeds of the 50/50 will go to benefit the construction of the National Memorial in Shanksville, PA, the site of the Flight 93 crash. For more information on the Flight 93 memorial visit www.honorflight93.org. Winner need not be present

The second memory of this year is my wife, Laurie Holland, in the shoot-out standing over the tricky six foot putt on number eight and knocking it in the center of the cup. She continued on to number nine only to lose to Roger Spear. I was not there to witness the event but Don Cain shot his age this year, which, by golf standards, is quite an accomplishment. Well done Don. After many tries and close calls, Jackie Bunker finally got her club championship, well deserved and congratulations. If I remember correctly, it was one of those nasty days at the Farms when Dan Kosmala took Jeff Bunker to the brink in the Match Play championship, only to have Jeff win another trophy. The Red Team won another Ryder Cup. Go Red. One last thought is of Mark Zabriski and partner Mike Gaffney, who hit a laser from 240 yards out on number nine to win the Art Wall Member Guest.

What you need to know for 2017 Once your 2017 dues are paid in full please stop by the administration office to update your Vehicle Registration sticker, your ID Badge sticker, pick up your Golf Vouchers and Fitness Vouchers, your Amenity Badges, and fill out your Food Credit/House Charge Form. $75 Restaurant Food and Non-alcoholic Beverage Credit –

FORM MUST BE FILLED OUT EACH YEAR

In order to utilize this food credit at the Glacier Lake Grill Room qualifying members must do the following: 1. Pay your 2017 dues in full and all prior house charges must be paid in full. 2. Complete the PFCCA House charge form. Forms can also be printed from the website or picked up at the Administration Office. This applies to both existing & new House Charge account users. Return the original signed form to the Administration Office (You must allow 72 hours for your House Charge account to be activated ) 3. YOU MUST FILL OUT THIS FORM PRIOR TO USING THE CREDIT. We can no longer apply previous charges to the food credit, once the food charge has been placed on your account. 4. You must present your PFCCA Photo ID badge any time you use your house charge account. Because we anticipate members who have not used the Clubhouse in some time, having your PFCCA ID badge will allow us to get to know and recognize our members. Please do not be offended when we ask for your badge. 5. You MUST print your name & PFCCA address or lot # on all House Charge receipts, along with signing each receipt. 6. The $75 food credit must be used in full by December 31, 2017 Exclusions: Food Credit cannot be used for alcohol. The food credit can be used ONLY at the Glacier Lake Grill Room.

The full operational assessment must be paid in full in order to use the pool as well as all other amenities. Who can use the pool once the operational assessment is paid in full? The owner of record, their spouse/significant other, and dependent children living at home, 25 years and under. a. DEPENDENTS BORN IN OR BEFORE THE YEAR 1991 WILL BE CONSIDERED EXTENDED FAMILY. Proof of relationship and residence must be provided. b. All others are considered extended family or guests. The owner of record must be in good standing, which means all dues and fees are paid in full on all properties, in order to purchase extended family passes.

Badges are required for all members including children over 6 years old. Once your dues are paid in full, you will receive a sticker to be placed on your badge as proof you are in good standing.

Dumpster Hours: Wednesday: 8:00am - 12:00pm Friday: 8:00am - 12:00pm Sunday: 10:00am - 2:00pm The dumpster is located on Kilmer Rd and can ONLY accept Kitchen/Household Garbage & Recyclables. Your vehicle must be registered at the Admin Office in order to receive a Vehicle Dumpster Pass. Payment Plan Options:

There are payment plan options available if you wish to take advantage of them. However, please understand that being on an approved payment plan does not equate to being a member in good standing. The dues assessment is due in full by the 31st of March. In order to use any PFCCA amenities, all dues must be paid in full in order to be considered a member in good standing. If you choose to take advantage of a payment plan, we suggest that you work out a payment arrangement through the Administration Office so that you are paid in full by May. By doing this, you will then be able to utilize all amenities that are available to you as a member in good standing. There will be a $50.00 processing fee for all payment plans, added to your account upon signing an approved payment plan agreement.
