HQ MOORABBIN (BROWNFEILD) 254 - 258 Chesterville Road, Moorabbin BACKGROUND HQ Moorabbin is the old Phillip Morris office and manufacturing site at the corner of Chesterville and Cochranes Roads in Moorabbin. The site was fully operational until manufacturing moved off shore in 2014 and office workers have now relocated to Docklands. The site was sold to Up Property Pty Ltd in early 2016 with a long settlement period (May 2017).

There are plans to totally renovate and partially redevelop this site. The proposed look and feel is outlined in the attached HQ Moorabbin Brochure. The precinct will become a modern business park with restaurants, child care, office and warehouse facilities.

The access to the site is brilliant from Cochranes Road which runs between the major arterials of Warrigal Road and Chesterville Road and there is also access to the rear of the property from a local feeder road which links to South Road.

Depending on CHR Hansen’ requirements, there are two possible options on this site.

HQ MOORABBIN 254 - 258 Chesterville Road, Moorabbin 2.A OPTION ONE – BUILDING 4 WAREHOUSE A (SEE PLAN) Zoned Industrial 1 Available for fit out from 1 June 2017 – but later date can be agreed This is a large floorplate of 13,512 m2 which is in two separate parts (Warehouse A and Warehouse B) The warehouse could be split into two with Warehouse A being a great option – 6,200 m2 (approx.)

Rent as is (pre-custom fit out requirements) is approx. $465,000 ($75 per m2) plus GST plus outgoings (currently being calculated) There is excellent exposure to Cochranes Road with 1,200 m2 (approx.) of office along the front of Warehouse A. This leaves the warehouse space of approximately 5,000 m2 (approx.)

The rear car park (approx. 150 cars) is accessed from South Road with 4,000 m2 (approx.) of hard stand and options of flat loading or dock loading.

The combined warehouse and rear land easily satisfies the 8,000 m2 land area and 4,000 m2 building requirement.

Warehouse height is 4.5 m (approx.)

Up Property is prepared to modify this warehouse to any specifications required by CHR Hansen – funding will be confirmed once development requirements are understood.

Up Property is a private ownership group with the intention to hold the site long term.

UP Property is going through the process of appointing contractors. They have already appointed a Project Manager for the site and he is currently managing this process.

Rent as is (pre-custom fit out requirements) is approx. $300,000 ($75 per m2) plus GST plus outgoings (currently being calculated) There is reasonable exposure to Cochranes Road with great access and potential for great signage on Cochranes Road.

The front car park (approx. 115 cars) is accessed from Cochranes Road with hard stand, large roller doors and options of flat loading or dock loading.

The combined warehouse and front land easily satisfies the 8,000 m2 land area and 4,000 m2 building requirement.

Warehouse height is 6.0 m (approx.)

Up Property is prepared to modify this warehouse to any specifications required by CHR Hansen – funding will be confirmed once development requirements are understood.

Up Property is a private ownership group with the intention to hold the site long term.

LOCATION REQUIREMENTS

SUMMARY HQ Moorabbin is right on the border of the South Eastern commercial / industrial precinct outlined in the EOI Information Pack.

The Springvale site fits neatly in the boundary of the Eastern and South Eastern commercial / industrial precinct.

All three sites have Industrial 1 zoning.

HQ Moorabbin being a brownfield site already has the ability to operate 24/7 with truck access from major roads and through industrial precincts.

The Springvale site, being greenfield, requires permits to operate 24/7 but considering the nature of the surrounding Industrial zoned property, this would be low risk.

HQ Moorabbin has the ability to store dangerous goods – there is already a separate building fit for purpose.

All three options have major services available – three phase power, water, gas, fast internet connection etc.
