Taking the Mystery Out of Mortgages

F

or the majority of us, our home is the largest purchase we will ever make. Deciding how to finance a home or home renovations is a decision that deserves serious consideration. There are a myriad of mortgage products from which to choose, and as of January 1, 2014, new government regulations have impacted many people’s ability to qualify. So how do you know which home loan is right for you? Let’s start by determining what kind of candidate you are.

Buying your first home? Anxious to start looking? Start the home loan process before you start attending open houses. Your lender can help you determine the price range of homes for which you would qualify. Many people think they won’t meet the requirements for a mortgage, when in fact, they do. Or they qualify for more than they expected. There are lots of great programs for first time homebuyers, some of which offer a flexible down payment option and a lower fixed interest rate. On the other hand, some people are confident they will qualify for a mortgage and are surprised to find out they don’t. Making a few tweaks to your finances and waiting a few months can have a big impact on your ability to finance. Do what you can now to make sure you qualify so you are ready when you find the perfect home.

ATHOMEINYORK.COM

Renovating your current home? Wondering what amount to finance?

6

The key is to communicate often with both your contractor and your lender. While you need an idea of renovation costs in order to know how much you will finance, the contractor will want to be assured you’ll qualify before putting too much time into plans and specifications. Perhaps you have enough equity in your home to refinance your current mortgage and cash out sufficient funds to cover the renovations. Or maybe you want to apply for a second mortgage in the form of a Home Equity Term Loan or Home Equity Line of Credit. Your lender may also suggest a Renovation Refinance Loan, which allows you to use the anticipated value of

the improvements as part of the collateral and could increase the amount for which you qualify. In any case, most banks require that a general contractor or renovation specialist assume responsibility for the project.

For more information, or to speak to a professional about your particular situation, contact Teresa Gregory, Managing Director, Mortgage Services at York Traditions Bank: 717-747-2651

If the goal is to move only once, it will take some planning. If you are able to qualify for both payments, you may be able to pull the equity out of your existing home for the down payment so you can get through construction, then put your home on the market. If you need to sell your current home in order to finance the down payment portion of the construction loan, there is an option. If the buyers agree, perhaps you can rent from them until your new home is ready.

Buying a new home while trying to sell your existing home? Feeling overwhelmed?

If the contract for your new home is dependent upon the sale of your old home, it can be very stressful if the home doesn’t sell within an anticipated time frame. Historically, most homebuyers strive to coordinate both settlements on the same day, but things are changing. Many people don’t want to deal Before you buy, talk with more than one transaction simultane- to an expert. ously. A Swing Loan, often referred to as a Before you make any decision on a home Bridge Loan, helps bridge the gap of time loan, talk with a qualified, experienced lender between the sales and is typically written for who knows the products, the market, and six months. Most lenders will extend the loan, how recent QM/ATR (Qualified Mortgage/ if needed, as long as they see it’s actively listed Ability To Repay) requirements may affect for a reasonable value. you. The lender can suggest ways to increase your ability to qualify for the mortgage that will help you meet your dreams.

Celebrate Pennsylvania’s German heritage with a salute to the yearly beer festival in Munich, known as Oktoberfest, where over 7 million liters of the beverage have been known to be consumed over a 16 day period. Steve Childres, Beer Ambassador at Brewery Products Co., gave us their top two choices for Autumn brews you can purchase now at your local distributor.

Try both before you buy, at Chefs on Parade!

“America’s oldest brewery, Yuengling, offers an “Oktoberfest” brew that perfectly exemplifies German style. This polished selection pours a nice light amber color topped with a creamy foam. A taste of sweet caramel malt with a light body. Yuengling Oktoberfest is the perfect Fall beer for any drinker.”

“Pittsburgh’s own, Penn Brewing Company offers a seasonal favorite in the Penn “Pumpkin Roll” Ale. With a taste and smell of pumpkin, cinnamon, nutmeg and clove, this orange colored brew hides a unique hint of cream cheese. One of the most original pumpkin beers I have ever tasted.”

Winterizing Your Home

Protect your home from the elements with a few expert tips. By Dan Wisotzkey, Yorktowne Roofing and Siding

Winterizing your home by installing new replacement windows, such as MI Windows and Viwinco Windows. When installing replacement windows, make sure that 2 major things are done when the window is installed in the opening: 1.) Make sure to insulate around the window unit using either a fiberglass insulation in between the frame and window, or by using a low density spray foam insulation to fill the void. 2.) Encapsulate the exterior trim around the window unit using an aluminum coil stock to add an extra barrier against the elements. www.miwd.com www.viwinco.com

When installing a new entry door or patio door, it is very important to prepare the frame by flashing the perimeter and adding a sill pan that will not allow any water to get into the home. Once the door is installed, insulate around the frame by once again either using a fiberglass or spray foam insulation. Exterior capping of the frame and trim would add an extra barrier to combat the elements. Check out Therma Tru Entry Doors for ideas and tips. www.thermatru.com

Make sure all gutters are clean of debris that can accumulate over time. Tighten all fasteners or replace worn out fasteners to make sure the gutter can take the weight of ice accumulating over the winter months. Add a gutter guard to your existing gutters, such as Leaf Relief by Mastic Home Exteriors. The gutter guard will keep debris from sitting inside of your gutters (i.e. Falling leaves in Autumn, snow and ice in the Winter months). www.mastic.com

• ADJUST YOUR THERMOSTAT. By raising your thermostat just a few degrees in mild temperatures and lowering it in cooler temperatures, you can help your heating and cooling system work less to maintain a comfortable indoor temperature. Programming your thermostat to accommodate your family’s time away from home and sleeping schedules will also help to ensure your system is operating only when you need it.

Visit the Hajoca Bath and Kitchen Showroom of York for the right products for all your remodeling needs. Our Experienced Design Staff is ready to help you create the Kitchen or Bath of your dreams! Call To Schedule An Appointment Today

• INSTALL A DEHUMIDIFIER. Humidity can make the air feel hotter and heavier in warm weather. By removing the humidity, the air will feel drier and cooler and you will be able to rely less heavily on your heating and cooling system to make the air comfortable. • PERFORM REGULAR MAINTENANCE. Clean air filters and make sure the areas around your system are clear of obstructions. Something as simple as ensuring proper insulation can improve the efficiency of your system by as much as 20 percent. • HAVE YOUR EXISTING HOME COMFORT SYSTEM INSPECTED AND SERVICED BY A QUALIFIED TECHNICIAN. The technician will make sure your system is working properly and at peak efficiency. Or, if needed, a knowledgeable technician will also be able to recommend a new, more efficient replacement system. ENERGY STAR®-qualified equipment meets strict EPA and DOE efficiency guidelines. To learn more about energy efficient heating and cooling solutions, contact a reliable York Builders Association member today. Choosing the Right

CONTRACTOR! By Christian D. Malesic, MBA, IOM

S

Interviewing Contractors: The questions you should be asking

• When you discuss what you’d like to do, does the contractor show enthusiasm for your ideas and suggest ways to make them work better? • Is customer service emphasized?

uper contractors are plentiful and easy to find when you approach the due diligence process with purpose and foresight. The largest ad in the phone book (print or digital), great website, handsome smile, or the cheapest price tell you nothing. Builders, remodelers, and trade contractors will work on your most valuable asset and prized possession—your home. More importantly, they will become your go-to expert and most trusted advisor in their area of specialty. So, how do you find the absolute best craftsmen, most trustworthy business, and the RIGHT contractor for you?

• Will they work within your budget constraints?

IS BIGGER BETTER

• Are their business materials neat, professional, and complete? (business cards, flyers, website, etc.)

or Does Smaller Surpass? Just because a company has a bunch of employees, advertises all-the-time, or “has done 10 projects in your neighborhood” doesn’t mean that they have quality service or are proficient at the trades. On the other hand, smaller companies are not necessarily more detail-oriented or faster to respond just because they have fewer customers. There are good large companies and good small companies. You must determine which is right for you. As a rule, contractors who are constantly improving themselves and their businesses through continual education, training, and networking often make the best contractors (and their businesses come in all sizes). Let their credentials, experience, and expertise be your guide, not the size of their company. Gravitate toward those contractors that are certified experts by outside trade associations or agencies. Consider more seriously those contractors that regularly attend trade shows and conventions in their industry. Education is paramount. Would you want a teacher teaching your children if she had never been to school herself? Or, an accountant without an accounting degree and the letters CPA (Certified Public Accountant) after his name advising you on your finances? Contractors have certifications, designations, and education as well. Does this mean you should only consider those with letters after their names and education under their belt? Absolutely not! Bill Gates, Steve Jobs, and Mark Zuckerberg all ran/ run incredibly successful businesses without completing their education. They, however, are the exception, not the norm. Give education weight in your decision-making process.

HOW DO YOU INTERVIEW THE CANDIDATES?

Treat your research seriously and prepare for the process. After you build a list of potential contractor candidates, spend time organizing your thoughts & preparing your questions before meeting with the first contractor candidate. At each interview, observe how each candidate reacts and responds. Don’t be afraid to take notes.

HOW TO DECIDE?

You probably have a budget already in mind and know how much you are willing to pay. If not, maybe you are planning to “get three quotations and pick the lowest.”

• Will they be honest when your budget is way less than the project will require? • Do they seem organized when you discuss the job with them?

• Do they carry insurance to protect you from claims arising from property damage or job site injuries? (get a copy of their insurance certificate, don’t just ask the question) • Are they registered with the Commonwealth of Pennsylvania? (go to www.AttorneyGeneral.gov and see for yourself, don’t just ask the question) • Do they offer a warranty? • Will they arrange for the construction permit? • Do they specialize in particular types of projects? FRESH IDEAS

more than

Modern Paper Easily removable wallpaper is a game-changer for modern home décor.

Y

ATHOMEINYORK.COM

ou’ve heard the horror stories—the frustration of tearing down old, outdated wallpaper that just won’t come unstuck, peeling off in small sections. In the past few decades, most homeowners have committed to painting their walls instead of papering them, for a variety of reasons: economy, ease of application, modern tastes that most designs didn’t satisfy, and the ability to change the look easily as their home evolved. But what if we told you that your ideas about wallpaper are, well, antiquated? The designers at local manufacturer York Wallcoverings have a few things they want to share with you that might change your mind about all of those problems. Their papers are guaranteed to be removable and use a technology called SureStrip that peels from the wall in sheets, while easier to hang than the stuff you remember from your childhood. At Home in York magazine visited their factory store in downtown York for a demonstration—you too, can visit, and try it for yourself. They’ll teach you how to personalize your space without consequences. In the meantime, we’ll share with you their picks for fresh, innovative fall designs your inner decorator will love.

We love the hand painted quality of this cherry blossom pattern.

Surface print patterns, like this one, are very tactile and look as if they were hand painted.
