The Insider's Guide to Home Loan Refinancing

1. How does refinancing work? Refinancing refers to the process of paying off your existing home loan with the proceeds from a new loan, whilst using the same property as security. You can either refinance internally with a loan from the same lender, or more commonly by switching to a different lender. The average effective interest rate Australian borrowers pay for home loans today is lower than almost any time in the last forty years. There’s a strong argument to be made that the competition mortgage brokers have stimulated amongst lenders has contributed to a much better deal for home owners and investors. In fact, the top reason people usually decide to refinance their loan is to take advantage of a lower interest rate. When this is achieved, it can reduce your monthly mortgage payments or shorten the effective loan term, and potentially save thousands of dollars in home loan interest.

While refinancing may save you money, the interest rate is not only the factor that you should consider. Mortgage fee structures, loan features, and differences in credit policy amongst lenders are also major drivers of refinance activity. Sometimes the thing your existing lender won’t do for you, is the most important factor when searching for a loan approval with a new lender.

2. When it’s time to refinance If you have been paying your home loan for a while or your circumstances have recently changed, it’s probably time to consider refinancing. The mortgage market moves very quickly, so the loan you thought was a good deal a few years ago may now be quite expensive, relative to the interest rates new borrowers are getting in the market for home loans today.

TAKE THE REFINANCE TEST

◉ Have you been paying your current loan for three years or more? ◉ Have you or your spouse changed jobs in the last two years? ◉ Did you get married or separated recently? ◉ Are you planning to renovate in the next 12 months? If you answered ‘Yes’ to two or more questions you are a very strong candidate for home loan refinancing. Aside from potentially getting a better rate, a refinance consultation with a mortgage broker can provide the opportunity to review new loan products that may have only become recently available.

3. Top reasons people switch lenders a) A better home loan product with more flexible features A professional mortgage broker can guide you on the most suitable features according to your preferences and needs, but the top features to look for are the following: Flexible Rate Options - Shifting your mortgage between a fixed rate and a variable rate, or choosing a combination of the two can help you manage your mortgage in line with the fluctuations of the interest rate in the market. Offset Facility & Flexible Repayments - If you have spare cash, you leave it in an ‘offset’ account or add it to your repayments on a regular basis. This can reduce the loan term and may generate a substantial interest saving over time. Redraw Option - This feature allows you to withdraw any added repayments if you are short of cash. Find a lender that offers free redraws, which you can arrange online or over the phone. Portability - The option to take the loan with you even when you move from one home to another, which will potentially save you from paying fees and added moving charges.

b) Debt Consolidation Streamlining your debt could be the solution you need if you are struggling to pay high interest debts such as personal loan and credit cards. Through debt consolidation, your home loan refinance can fold all or most of your other debt into one loan, often with a lower overall monthly repayment. ASSESS YOUR CURRENT MORTGAGE RATE Is your home loan still in sync with the current mortgage market? Just because your mortgage was competitive in the past is no guarantee that it’s still a good rate today. And even if you’re not yet quite ready to refinance, having your home loan assessed by a professional is the way to determine if it’s still suitable for your situation. A mortgage broker can evaluate your home loan and compare it to the prevailing fees, rates, and charges offered by dozens of other lenders.

Please be aware the information provided in this guide is general in nature, and does not form part of any advice given to you. Please consider your circumstances before you make any decisions.

8

The Insider's Guide to Home Loan Refinancing

This option can help make your life easier because with only one loan to pay there will be less paper work to deal with. The interest rate on a home loan is also often lower compared to the rate on most types of consumer credit such as credit cards and personal loans, so it may even improve your cash-flow and allow you to save money. But consolidating debt may have the tendency to turn a short term debt such as a personal loan) into a long-term debt (mortgage). Unless you can pay your refinanced home loan down fast, debt consolidation could mean paying more interest in the long run. Another way to work around this is to make extra payments whenever you can to ensure you make the most of your debt consolidation. A mortgage broker can help you determine how much you can save by streamlining your debt which could potentially help you to pay off your debts sooner.

c) Unlock your home equity Home equity refers to the difference between the value of your home and your mortgage balance. Hence, if the value of your home is $500,000 and you have $150,000 balance of your home loan, the equity of your home is $350,000. With a refinance you can potentially ‘unlock’ money for use elsewhere. Refinancing your mortgage is a practical way to unlock your home equity so you can invest it in other assets such as property or shares. Investing borrowed money is called ‘gearing’. This is an investment strategy, which can provide you benefits as well as risks. Be sure to talk to a financial advisor to know if gearing is a sound strategy for you.

d) Renovation & other uses Home improvements including renovations and extensions are a very common trigger for mortgage refinances. Releasing some additional equity for different purposes such as financing private education for children , buying a car, or even funding your grand holiday is also very common. Consult a professional mortgage broker to learn how refinancing can help you with your personal goals.

Watch out for any conditions attached to the rebate offer. Sometimes lenders will include quite strict qualifying criteria, or alternatively there may be additional terms buried in the fine print which may not be suitable for your future needs.

4. Rebates & market specials To encourage homeowners into refinancing their mortgage, from time to time different lenders promote rebates and special offers. The amount of the rebate often depends on the dollar size of the home loan (the larger the loan, the more attractive the offer) and usually takes one or more of the following forms:

◉ ‘Cash back’ – money paid directly into your new loan account upon ◉ ◉ ◉ ◉

settlement Promotional interest rate discounts – over and above discounts normally available Waiver of application fees Refund on the Lender’s Mortgage Insurance (LMI) premium Subsidised legal fees

Rebates can be highly attractive when it comes to refinancing, because they can potentially help you save more money, faster. Working with a mortgage broker can help you find the better market specials, most suited to your particular needs and circumstances. With the rates at all-time lows today, you can choose to have the rate priced with enough rebate to compensate the closing cost as well as significantly lower down your mortgage payment.

The Insider's Guide to Home Loan Refinancing

5. To ‘bundle’ bank products – yes or no?

Many banks and credit unions in Australia now offer ‘bundled’ mortgage and financial products. The primary advantage of bundling when you choose to refinance is the lower interest rate compared to the standard home loan rates available to the rest of the public. In general, you need to sign up to two or three bank products on top of your mortgage in order to take advantage of lower interest rates. Depending on the lender, you may choose from the following:

◉ Deposit account ◉ Term investment ◉ Debit card that maintains a fixed minimum balance ◉ Credit card ◉ Personal loan ◉ Life Insurance ◉ Health Insurance ◉ Financial planning

Please be aware the information provided in this guide is general in nature, and does not form part of any advice given to you. Please consider your circumstances before you make any decisions.

11

The Insider's Guide to Home Loan Refinancing

Aside from lower interest rates, bundled products may allow you to manage your financial portfolio easily because you only have to deal with the one provider. However, bundled bank products are not for everyone, especially if you have existing financial products with other banks. Signing up twice for the same product with two different providers can increase your monthly expenses. The best way to determine if bundled bank products are really for you is to consult a professional mortgage broker. He or she will help you objectively weigh the pros and cons of bundled offers and each item you want included in the bundle.

There is a reason why banks are so fond of ‘bundling’ – it makes it more difficult for borrowers to leave and greatly enhances their ‘customer retention’. If you are not inclined to give long-term loyalty to any bank, you should re-consider bundling as it will probably require ‘untangling’ multiple accounts and financial products in any future refinance. Also you should note that any benefits of product bundling is usually contingent on meeting certain requirements at all times.

The Insider's Guide to Home Loan Refinancing

8. LMI – the ‘silent killer’ of interest rate savings

Lender’s Mortgage Insurance (LMI) protects the lender, not you. It is most often only applicable if you need to borrow more than 80 per cent of your property’s value, and covers the lender against any loss that might arise should the future sale of the security property be insufficient to cover monies owed to the lender. When it comes to refinancing, LMI can negate interest rate savings in several ways. Firstly, it is not well known that different lenders charge different LMI premiums. Depending on the dollar value of your mortgage and the loan to value ratio (LVR), one lender’s premium could be thousands of dollars more expensive than another. Therefore, if your loan requires a high LVR, any refinance transaction should consider the LMI cost. In some cases a lender with a slightly higher interest rate may be a better option, if their LMI premium is significantly lower than competitors.

Please be aware the information provided in this guide is general in nature, and does not form part of any advice given to you. Please consider your circumstances before you make any decisions.

13

The Insider's Guide to Home Loan Refinancing

Secondly, LMI is non-transferable. So even if you have already paid when you have bought your home, you might be required again to pay another LMI premium when you choose to refinance your home loan. Although you can add LMI to the loan, it also increases the total amount of the loan, which negates the benefit of getting lower interest rate in the first place. The inability to transfer LMI to another lender can undermine the viability of refinancing. You may be required to pay for the LMI again when you refinance, even though your original lender no longer carries the risk when you can’t keep up with the payments.

While you can potentially receive a rebate from the LMI once your policy expires, remember that it is still up to you to request it from the lender. Most borrowers don’t realise this and many fail to claim rebates that may be available. You will not receive a rebate if you don’t ask for it. If you are fortunate, you could receive as much as 40% of the original LMI premium – often a substantial amount of money.

7. Lender vs lender – how to play the banks off each other

Negotiating with your lender for a better home loan deal should be done with finesse. Preparation is key. Take note mortgage lending is a big business, and the banks and lenders want to maximise their profits. There are five key steps to negotiating a better home loan deal with your refinance:

Please be aware the information provided in this guide is general in nature, and does not form part of any advice given to you. Please consider your circumstances before you make any decisions.

15

The Insider's Guide to Home Loan Refinancing

1. Know your worth Not all home loan customers are created equal. Banks clearly prefer some mortgage borrowers over others. If your loan is large and your repayment history is excellent, you will find it much easier to negotiate a better rate than a borrower with a small mortgage and a poor history. It pays to be realistic about your worth as a customer.

2. Check your credit rating If you think you may have a credit problem such as a default or history of late payment, obtain a copy of your credit file before you approach a lender. This will help you to know exactly where you stand when you start negotiations, and save you bargaining from a position of weakness.

3. Do your homework To drive a really good refinance offer from a lender you must have a good handle on what’s available in the market. This means doing your homework and identifying the ‘hot’ home loan deals that competitors are offering, and asking your lender to match or beat the rate.

4. Think like a bank From a bank’s perspective, you and your home loan are an ‘asset’ for the bank to ‘acquire’. It pays to keep this in mind before you refinance. The more attractive you can make your business to the lender, the better. Customer loyalty, ‘retention’, and ‘share of wallet’ (how many of their financial products you are prepared to take up) are key drivers of bank profitability, and therefore what they look for most in new customers.

5. Identify weaknesses in competing loan products Most mortgage products fall into one of several categories: fixed rate, basic home loan, professional pack, line of credit, offset, investor loans and so on. Any lender who offers a product in a given category competes with other lenders in that category on interest rate, but also on features and fees. If you can identify a lender with inferior features or higher fees, they may be more likely to negotiate a lower rate in order to win your business. Please be aware the information provided in this guide is general in nature, and does not form part of any advice given to you. Please consider your circumstances before you make any decisions.

The Insider's Guide to Home Loan Refinancing

8. WHEN a broker is best to negotiate YOUR NEW HOME LOAN By this stage, you may have noticed that the refinancing process is complicated and requires a significant investment of time. If you want to refinance your home loan but you don’t have the energy to weigh up hundreds of loan products, negotiate with multiple lenders directly, and do all the paperwork yourself, then using a broker instead is the obvious solution. Most mortgage brokers are accredited with a number of banks and non-bank lenders. They are often in regular contact with a range of financial institutions, so they are better placed to identify hot deals and negotiate on your behalf. To show the advantages and disadvantages of using a mortgage broker for your mortgage refinancing, take a look at the table below.

USING A MORTGAGE BROKER TO REFINANCE VS DOING IT YOURSELF Advantages

Disadvantages

Save time and money. Your broker will do most of the paperwork and the legwork, so you can spare yourself the intensive research.

Limited learning. You can miss the chance of learning about the refinancing products and options available as well as the features that your lender is offering.

Easy product comparison. Most brokers these days have access to powerful loan comparison software that makes it super easy to compare multiple loan products at once. Find market specials. Your broker can help you to find deals that you might not be aware of if you were to do it yourself. Special offers and ‘rebates’ could deliver substantial savings over the term of your loan.

17

The Insider's Guide to Home Loan Refinancing

Expert insights. An experienced broker will often know which lender to recommend to match your refinancing needs. If your case is ‘difficult’ or complex, a broker’s credit policy knowledge is a huge advantage in getting your loan approved. Negotiate a more competitive rate. Because brokers are in touch with multiple lenders at any given time, it’s much easier for them to ‘shop’ your loan around and negotiate to get a better rate.

Cost-effective. The lenders pay the brokers for finding them clients in the form of commission, so often a broker’s services are ‘FREE’, although brokers may charge a fee directly to the borrower in some cases. Bank jargon can be a little like legal speak. Your mortgage broker will explain everything to you in plain English.

The Insider's Guide to Home Loan Refinancing

9. Why most brokers hate ‘Honeymoon Rates’

A super low interest rate is often seen as ‘the holy grail’ for home owners, but sometimes it’s best to be careful what you wish for. You might be tempted to choose a lender with a heavily discounted introductory rate, but the relationship may turn sour when the ‘honeymoon’ is over… With the mortgage market more competitive than ever before, banks and lenders are going all out to create amazing refinance deals. One type of sweetener (which has actually been around for many years now) is known as the ‘honeymoon rate’. The concept behind honeymoon rates is simple. The interest rate will be very low for a set period of time at the start of the loan term (usually one to two years) in order to encourage you to apply and borrow with that lender. Some lenders have been known to offer rates that are as much as two percentage points lower than the standard variable rate!

Please be aware the information provided in this guide is general in nature, and does not form part of any advice given to you. Please consider your circumstances before you make any decisions.

19

The Insider's Guide to Home Loan Refinancing

But here’s a secret: most mortgage brokers hate honeymoon rates. Why? Once the prescribed period is over, the interest rate usually reverts to the ‘standard variable rate’ that is actually much higher than what most borrowers pay as their effective rate these days. In addition, lenders usually ensure there are fees in their contract to discourage you from switching out of that product and into other cheaper loans they offer.

Don’t be distracted by sweeteners Most brokers recommend avoiding short-term deals – such as honeymoon rates – because it can distract you from the more essential aspects of refinancing. Long-term discounted rates are often a better bet, and strong consideration should also be given to any fees payable and whether the loan features are really suitable for your circumstances. Aside from honeymoon rates, there are a range of other sweeteners out there that can distract you such as flyer points, cash rebates, and even freebies including home appliances or holidays when you sign up.

Consider the ‘true’ cost of honeymoon rates and other sweeteners that lenders use to get your business. Attractive freebies and perks may lead you to paying a higher interest rate, or more fees, over the medium or long term. And if it turns out that the loan is not the right choice for your circumstances, it could turn out to be an expensive decision in the long run.

10. Basic home loan’ vs ‘professional pack’

A ‘Professional Pack’ is a full-featured home loan with a substantial discount to the standard variable rate, in exchange for an annual fee and the take up of other bank products such as credit cards and insurances. Often the rate discount can be as high as 0.7 or 0.8 per cent. By contrast, a ‘Basic Home Loan’ is a no frills loan product with minimal features, a cheap base interest rate and a ‘user pays’ fee structure. Both have their place in the market. Most lenders will charge an annual fee for their Professional Pack about $300 to $400, which is great value when the interest rate discount is applied to larger value loans. However a Professional Pack annual fee can be expensive for smaller mortgages. Generally as a rule, a Basic Home Loan product will often be more economic for borrowers with loans of $300,000 or less.

11. Next steps – start the refinance process Once you are done with your due diligence, starting the refinance process is easier with a professional mortgage broker to do all the leg work for you. After identifying a loan product that is suitable according to your preferences and needs, refinancing works the same way as when seeking approval for your original home loan. You need to provide important documents to support your loan application:*

◉ Proof of income ◉ Last 6 months statements on your current home loan and other outstanding debts ◉ Latest council rates notice ◉ Certificate of currency for insurance on the property you want refinanced

*Lender criteria will apply, however this is the information that most lenders will consider mandatory requirements

Key Steps in Refinancing Your Home Refinancing your home loan does require a fair bit of paperwork but is much easier if you are working with a licenced and reliable mortgage broker. There are seven key steps in refinancing your home loan:

1. Loan interview. Your chosen mortgage broker will assess your needs to assist you in finding a loan that could match your needs.

2. Lender comparison. Your mortgage broker will compare suitable loan products across a range of providers to arrive at a recommended lender.

3. Application submitted to lender. The broker will gather all the required supporting documents and your completed loan application form to formally submit your application for approval.

4. Loan approval, contracts issued. When your loan is approved the lender will issue the loan agreements for you to sign, you can now send notice to your present lender that you want to pay out your existing loan.

Please be aware the information provided in this guide is general in nature, and does not form part of any advice given to you. Please consider your circumstances before you make any decisions.

23

The Insider's Guide to Home Loan Refinancing

5. Submit ‘Discharge Authority’. You need to put your current lender on notice that a new lender will be refinancing the mortgage, a signed ‘discharge authority’ does this and instructs them to start preparing for the settlement.

6. Settlement booked. Once your present mortgage lender knows the specific settlement date, you will be provided the final figure that you need to pay.

7. Settlement concluded. Your new lender will settle the outstanding loan with the old lender, and the title deeds of your home will be transferred to the new lender to be held under mortgage with them.

After the payout, your new lender will file the Discharge of Mortgage with the Land Titles Office in your Territory or State. Then you can start paying for the new loan following the new interest rates and taking advantage of new loan features. The whole refinance process usually takes between 4-8 weeks.
