One day could be 35 degrees, while the next is 65 degrees. Atlanta’s mixed-use communities have become the most desirable locales in the metro area

MOVE Today, these desirable residential hubs are scattered throughout the metro area, so whether you’re looking to stay close to the urban core or get more breathing room in the ‘burbs, there’s bound to be one that fits your needs. Though all mixed-use communities offer additional amenities for residents, some are larger and more complex than others. Selecting the right one for you and your family depends on your lifestyle and level of activity. Here are several mixed-use communities to know, from the steadfast originals to those that are upand-coming.

Built to Last Mixed-use communities have had a foothold in Atlanta for about two decades, and the early ones are proof.

Spots like Atlantic Station, Avalon in Alpharetta and Town Brookhaven showed savvy developers exactly what residents want out of a community, and today these trailblazing local neighborhoods are going strong, still welcoming new businesses and enticing newcomers.

s Atlanta’s popularity has grown over the years, mixed-use communities have followed suit. The trend can be attributed to the fact that, in addition to close proximity local entertainment venues and cultural hot spots, these developments often include amenities beyond the typical swimming pool and walking trail, including fitness centers or doctors’ offices, bars and restaurants, shops and a variety of services.

Think of it as the opposite of sprawl; these highly walkable communities give residents the option to complete most daily (and evening) tasks without driving or using public transit.

Though the number of mixed-use communities continues to increase, some have been around for a while and became the blueprint, starting with Atlantic Station, a city original. Planned in the 1990s and launched in 2005, Atlantic Station is named for the Atlantic Steel Company, the state’s first steel mill, which opened in 1915 and closed in 1998, eventually becoming the site for this well-known community.

Though it neighbors both the Westside and Midtown neighborhoods of Atlanta, Atlantic Station is considered its own neighborhood, made up of three sections: The District, an open-air mall plus townhomes facing 16th Street; The Commons, a collection of condos, apartments and townhomes along 17th Street; and The Village, where you’ll find IKEA and apartments.

Besides a Regal movie theater, shopping from major brands and nearly 30 eateries, such as Angry Crab Shack and Brickstones Kitchen and Bar, among others, Atlantic Station attracts a number of rotating events, including yoga classes each Wednesday, regular public art exhibitions and artisan markets every weekend. Special annual events include Skate Atlantic Station from November through February; the Atlanta Street Wear Market in November; a holiday tree lighting, parade and visit from Santa at Thanksgiving and special performances under the “big top,” such as Cirque du Soleil.

Avalon

AVALON experienceavalon.com A popular mixed-use community located off Georgia 400 in the city of Alpharetta, Avalon has been around since the mid-2010s and is considered another metro Atlanta first. Originally known as Prospect Park, early plans for the community were scrapped due to the financial crisis of 2008. The land was taken over by North American Properties and given the fresh name Avalon after a magical island of the same name from the King Arthur legends.

The community was launched in phases, with the first phase opening in spring 2014 and the second in 2017. The 86-acre community includes more than 570,000 square feet of retail space, a 12-screen theater and a hotel, plus single-family homes and apartments.

Residents can lease with either Haven Luxury or Veranda Luxury Apartment Homes or opt for ownership with homes designed by Monte Hewett.

Sometimes called an “urbanburb” or “urbburb,” communities such as Avalon are known for offering residents an urban feel outside of the city. Plenty of high-end establishments, from restaurants and shops to corporations and small businesses, opened new locations in Avalon. Well-known luxury chains such as The Container Store, Lilly Pulitzer, Peloton and Tommy Bahama are in the development, and eateries from the city, such as Cafe Intermezzo and Rumi’s Kitchen, have secondary locations in Avalon.

One of Avalon’s claims to fame is being a gigabit community, a term for a place that offers widespread high-speed internet. Also known as a “futureproof fiberhood,” Avalon’s internet is about 100 times faster than regular internet speeds, and “futureproof” means it won’t be obsolete any time soon.

Annual Avalon events for patrons and visitors include a Kentucky Derby Watch Party each spring, a summer concert series, a fall festival for families, a food and wine festival known as Savor the Boulevard, the Brew Moon Fest beer celebration and an array of holiday events.

Town Brookhaven

TOWN BROOKHAVEN townbrookhaven.net Town Brookhaven is a 460,000-square-foot community located near metro hot spots such as Phipps Plaza, Lenox Square Mall and Oglethorpe University. Though the community broke ground in 2007, its grand opening, originally planned for 2009, took place in 2011 and offered residents of Brookhaven—which would become its own city in 2012—a new destination for an upscale lifestyle.

This mixed-use development is anchored by businesses such as Publix, Marshalls and Costco and offers potential residents three apartment complexes totaling 950 units. A variety of service providers make the community convenient, including Atlanta Oral and Maxillofacial Surgery & Dental Implant Center, Reflections Eyecare, Benchmark Physical Therapy and many more. Options for dining like 26 Thai Sushi & Bar, the Flying Biscuit Café and HOBNOB Neighborhood Tavern cover all three meals, or you can visit Kilwins, Crumbl Cookie and Costa Coffee for a treat.

Popular events in Town Brookhaven include a Summer Movies on the Town Green series, typically running from mid-June until late July, as well as Fall Sounds on the Town Green, a series of concerts celebrating October and culminating in a Halloween festival with crafts, costumes, photo opportunities and trickor-treat maps for finding candy at Town Brookhaven businesses.

Stay Tuned The popularity of mixed-use communities continues, and developers are launching new ones in the metro area all the time. Four newer communities—located in Atlanta, Alpharetta, Roswell and Johns Creek—already have everyone talking.

THE GATHERING brockbuilt.com/community/the-gathering-alpharetta Not all mixed-use developments include single-family residences, but The Gathering, a 25-acre community located in Alpharetta and currently under development, has several floor plans from Brock Built. Real estate options for The Gathering will include two single-family floor plans—Emery Gable and Emery Contemporary— and two townhome floor plans, Anniston and Adeline.

Homes start around $1.4 million for single family dwellings and around $590,000 for townhomes, and space ranges from just over 1,600 square feet for Annistan to more than 3,000 square feet for all single-family homes, which come with a garage for either one or two vehicles.

Of course, the homes are just one feature of the mixed-use community, which will integrate with the AlphaLoop (a network of multi-use trails that connect Alpharetta’s four key activity areas: Downtown Alpharetta, Avalon, the North Point Eco District and Northwinds). For instance, popular restaurants to enjoy near The Gathering range from upscale, such as CRÚ

Food & Wine Bar or Lapeer Steak & Seafood, to casual, such as Smokejack BBQ and Superica. As for shopping, residents of The Gathering will find plenty of large and small businesses to explore, as downtown Alpharetta and fellow mixed-use community Avalon both are within walking distance. What’s more The Gathering will soon boast its own retail component, The Shoppes at The Gathering, which is slated for completion in late 2026.

In addition to being close to restaurants, shops and the Ameris Bank Amphitheater, The Gathering is convenient to schools and parks. The community is zoned for Hembree Springs Elementary, Northwestern

Middle and Milton High School, while beloved outdoor amenities, such as the Big Creek Greenway, the Chattahoochee River National Recreation Area and Wills and Newtown Parks, are all nearby.

HILLROSE MARKET hillrosemarket.com Hillrose Market, a new mixed-use development in Roswell, is the combined effort of Atlantic Companies—a Southeastern developer with projects in Atlanta, Charleston and Tampa—and the city of Roswell. Located near the downtown historic district on the former seven-acre headquarters of the Roswell Police Department, Hillrose Market is designed to feel intentional, almost like an extension of the city itself.

Though originally planned to open in 2025, approval from the municipality took longer, and the first phase of the community should open in 2027.

Bordered by Hill Street, Atlanta Street, Ellis Street and Oak Street, amenities of the community will include greenspace, a retail village, onsite offices with street visibility, townhomes to own and upscale apartments to lease. According to the developer, Hillrose will have a walking trail to Roswell’s Canton Street business district and include a total of 75,000 square feet of retail space, plus plenty of accessible parking and four access points to the community.

Besides having its own greenspace planned, Hillrose Market will connect to some of the Roswell area’s best

parks and trails, making it an ideal community for nature lovers. Residents will be able to walk to Big Creek Greenway, a 26-mile trail that eventually will connect Roswell with Alpharetta and Cumming, or explore Victory Creek Trail, a hiking path through the Chattahoochee River National Recreation Area that offers dog-friendly areas and even a waterfall. There also are public parks close by to relax and recharge; Azalea Park, Riverside Park and Victory Creek/Old Mill Park are only minutes away.

CENTENNIAL YARDS centennialyards.com Downtown Atlanta’s railroad “gulch” is getting a makeover in the form of a 50-acre, world-class, mixed-use development called Centennial Yards. Named for its location near Centennial Park, the location of the 1996 Olympics, the community is the brainchild of the CIM Group, based in Los Angeles and co-owned by Atlanta Hawks principal owner Tony Ressler with his brother, Richard Ressler. Construction began in 2024, and the first phase is complete.

Along with walkability to intown attractions such as State Farm Arena and Mercedes-Benz Stadium, Centennial Yards will offer residential space, restaurant and retail space, entertainment space and the brand new Hotel Phoenix, with 292 luxury guest rooms, a rooftop terrace, onsite fine dining and an event lawn.

Though many of the restaurants and retail tenants are still to be determined, a few have already decided to call Centennial Yards home, including Wild Leap Brewery, Live Nation and Cosm, an immersive virtual entertainment experience with an LED dome.

Those interested in living at Centennial Yards can lease an apartment at The Mitchell, a new luxury high-rise building with 304 units ranging from studio to three bedrooms. The Mitchell includes amenities such as an indoor event space, a pet spa, a barre studio and co-working suites, and the first floor is made up of retail and restaurant space that will include a Thai tapas eatery soon.

MEDLEY medleyjohnscreek.com Billed as the first “day to night” destination in the city of Johns Creek, Medley is slated for the fall of 2026 and promises 750 luxury rental homes, 133 townhomes, 150,000 square feet of retail and entertainment space, 110,000 square feet of office space, a sprawling 25,000-square-foot community plaza and a boutique hotel with 150 rooms. Spearheaded by Toro Development, a firm associated with Avalon and Atlantic Station, Medley will span 43 acres and be centrally located at the intersection of Johns Creek Parkway and McGinnis Ferry Road.

Though retail and restaurant partners for Medley aren’t yet established, the community’s goal is to offer ample opportunities for outdoor living, including rooftop patios, greenspaces, and walking trails. The name “Medley” refers to diversity within the city of Johns Creek and is part of the city’s 192-acre plan for a walkable urban core. That vision includes the unveiling of Medley, the revitalization of Medlock Crossing and the addition of The Boardwalk at Town Center, a new park with a pedestrian pathway system, a lakefront amphitheater and pond overlooks. n Medley

That’s because the ongoing economic development project, which will comprise a 22-mile multi-use trail system that connects 45 intown neighborhoods upon its completion at the end of 2030, is attracting residents, visitors and a flurry of activity that is transforming the way Atlanta lives, works and plays. In recent years, much of that activity has centered around the influx of businesses both big and small, with major national companies and brands finding their place alongside some of the city’s most prolific budding entrepreneurs. And it’s those small independent business owners who are bringing something truly special the Beltline. That’s why Atlanta Beltline, Inc. (ABI), the official implementation agency for the Atlanta Beltline, has crafted an array of programming and resources designed to help small businesses access everything they need to thrive in the area. Let’s take a closer look at those efforts and what they can do for you if you’re interested in opening a business along the bustling Atlanta Beltline.

With more than two million annual visitors and over $3.5 billion in yearly retail sales, including more than half a billion from non-local shoppers, underscoring the area’s regional pull, it’s not just a development— it’s a destination. What sets the Beltline apart is its unique mix of walkability, cultural vibrancy and economic momentum. What is the Atlanta Beltline Marketplace?

Program graduates themselves illustrate the Beltline’s impact.

For instance, Lakeisha Jones, owner of luxury indoor houseplant store Pink Pothos, is a graduate of the inaugural Atlanta Beltline Marketplace Cycle and has transitioned from the Marketplace pilot to a permanent container space at Pittsburgh Yards. Also, Tarina Hodges, founder of Pepper’s Hotdogs and a Beltline Business Ventures graduate, went on to win the ABI Pitch Competition and open a brick-and-mortar location downtown; the establishment is now a fast-casual hot spot that received the “Best Hot Dogs in ATL” designation for its incredible gourmet hot dog experience. And these are only two examples of the fantastic work being done by the Atlanta Beltline’s small business owners.

What is Beltline Business Ventures?

One of the key resources available to entrepreneurs is Beltline Business Ventures (BBV), a cohort-based accelerator program designed for expansion-ready businesses. Operated by the Business Solutions Office (BSO), BBV provides technical assistance, one-on-one coaching, business continuity planning, capital readiness support and access to retail opportunities along the Beltline. Participants receive:

The Atlanta Beltline Marketplace pilot brings retail to life along the trail through affordable, containerbased storefronts. It allows local entrepreneurs to benefit from built-in foot traffic and visibility without the long-term overhead and high costs of traditional retail. Participating businesses also receive technical support to strengthen their operations.

Entrepreneurs can further engage Beltline foot traffic during the Marketplace’s Second Saturdays pop-up series, held March through November each year.

What are some of the key requirements for business owners who want to open a storefront or service along the Beltline?

Entrepreneurs interested in opening a Beltline storefront or service should: 1. Develop a basic business plan with financial projections.

2. Register their business with the Georgia Secretary of State.

3. Obtain a Georgia Sales Tax ID (if applicable).

4. Apply for a City of Atlanta Business Tax Certificate.

5. Secure business insurance.

6. Identify a commercial space along the Beltline.

7. Confirm zoning and land-use compliance, including Beltline Overlay rules.

8. Negotiate a lease and obtain a Certificate of Occupancy.

Peachtree Corners has a way of turning entrepreneurs into neighbors. For two local self-starters, what began as a smart business decision soon grew into something much bigger—a flourishing love for the community they serve. Drawn first by the city’s innovative spirit and supportive business community, they brought their ventures here, confident that Peachtree Corners’ positive energy and small-town warmth would give them room to grow. And they did just that. Yet, they also soon realized that Peachtree Corners isn’t just a great spot to build a business—it also is the kind of city they wanted to call home. These business owners-turned-residents have found their place in Peachtree Corners, and their stories illustrate why the city has become one of the most coveted locales in metro Atlanta.

Andrew Hajduk never actually planned to have his company located in Peachtree Corners. In fact, when he founded Vox-populi, a marketing production company that’s recognized as a leader in large-format digital printing and creative services, in Duluth in 1996, Peachtree Corners did not even exist. It still wasn’t a city when Hajduk moved the company to the Northwoods complex in 2005. Yet, by the time Vox-pop-uli moved a third time to Peachtree Industrial Boulevard (PIB) in 2019, it was firmly

entrenched in Peachtree Corner’s booming business ecosystem. And Hajduk wouldn’t have it any other way.

“It was never really intentional to be in Peachtree Corners. We just knew we loved the PIB corridor and its centralized location,” he notes. “But when Peachtree Corners became a city, it was a benefit to be able to say we were located here. Having that association with the city elevated our presence. I realized that I’m in the greatest part of Atlanta to grow my business. So several years ago, we embarked on an initiative to really focus locally. Now I always say that the next $10 million is within 10 miles.”

In addition to outstanding access to local highways, Hartsfield-Jackson Atlanta International Airport and unlimited client opportunities, Peachtree Corners has provided Vox-pop-uli––which helps customers effectively communicate their brands through print, apparel and specialty engraving services––with an ideal location for its talented creative staff and a connection to a city municipality that truly cares about its local businesses.

What’s more, Hajduk’s company began partnering with the city, sponsoring events and resources on the Town Green and providing merchandise as a full-fledged business partner, among other services.

“There’s truly a commitment from city leadership to work with the people who want to take Peachtree Corners to the next level,” Hajduk says. “They are open to listening to the concerns of local businesses, whether it’s about permitting, infrastructure or safety. The city is good at having those conversations. When it comes to the engagement of all the stakeholders involved, the job this city does is second to none. I’ve never had that feeling anywhere else.”

With that in mind, empty nesters Hajduk and his wife decided to move from their home of 25 years in Johns Creek to Peachtree Corners in 2023. “It was great timing. We found the perfect house in a phenomenal neighborhood, and we have great neighbors. This is such a great community,” he observes. “It’s such a diverse community. You also have everything you need here.”

From a variety of restaurants to concerts and events at the Town Green and The Forum, Hajduk notes that residents never have to leave town to get the quality of life they seek. They also have access to affordable homes, great schools and so much more. All of this makes Peachtree Corners the perfect place to both live and run a business. He concludes, “There’s a level of care that’s just different. For me, from day one, Peachtree Corners felt like home. Look at what we have to offer.

And even though Peachtree Corners is one of the biggest cities in Gwinnett, it doesn’t feel like it. There are so many ways to make connections here in the community.

RAQUEL STALCUP: SERVING UP SUCCESS IN PEACHTREE CORNERS Raquel Stalcup drove Peachtree Parkway every day for 20 years. As a longtime resident of Johns Creek, she often used the main thoroughfare, finding herself in Peachtree Corners for one reason or another. So when she and her business partner, executive chef Charlie Sunyapong, saw that Peachtree Parkways’ Noble Fin Restaurant was closing, they jumped at the chance to bring their own restaurant vision to life.

“We thought it would be great place to showcase our restaurant,” says Stalcup, co-owner and director of operations of Stäge Kitchen & Bar, which opened in 2021.

“The culinary scene has definitely grown in Peachtree Corners, but there wasn’t a restaurant within the city— or even all of Atlanta—that could offer high-end sushi, global tapas and fresh pastas all in the same location.

We created the concept, and Peachtree Corners became our home for our original location.”

Since opening (during the COVID pandemic), Stäge has become a local favorite, welcoming not only city residents, but also visitors from across the metro area. And the experience of working within Peachtree Corners was so positive for Stalcup and her team that they also opened Pêche Modern Coastal at The Forum in 2023, bringing a high-end seafood concept to the city. They followed that with the opening of Sheesh Mediterranean, located in food hall Politan Row at The Forum, in 2024. According to Stalcup, “Peachtree Corners is great. The city has been growing, and it’s very innovative and forward-thinking. They really support the growth of business, and they are easy to work with.

It’s just seamless opening up [restaurants] here, and the community is so welcoming.”

That welcoming atmosphere encouraged Stalcup to relocate from Johns Creek to Peachtree Corners two years ago. “I just fell in love with Peachtree Corners,” she notes. “There’s business. There’s residential. There are restaurants. There are concerts and festivals. There are so many events. There are parks, trails and wonderful outdoor spaces. And they are doing so much to modernize the city. I saw Peachtree Corners moving forward within the community, and I really enjoyed that. There’s constant growth, and that’s really important to me.”

For Stalcup, that includes the city’s effort to become more walkable by connecting locales like the Town Green and The Forum. With so many spots brought together, local residents often cross paths, and friendships are established every day. In fact, running into her neighbors and patrons on any given day is one of Stalcup’s favorite parts of being a Peachtree Corners resident. She adds, “I’ve also built a lot of personal relationships with other business owners. We all support each other and work together to make Peachtree Corners a real destination. That’s what we want to be known as, and we’re working to put Peachtree Corners on the map in that way.”

Finding a home for both herself and her businesses has allowed Stalcup to enjoy exactly what she had always been looking for: a bona fide live-work-play community. “I love living here, and I love being a business owner here,” she says. “The community loves local business, and it’s wonderful. For me, Peachtree Corners is just a great modern town. It has a small-town feel, but it’s growing, and that growth is what makes me so proud of the area.”

4 Steps for Finding a New Pediatrician

M

oving to a new place can be stressful, between packing and unpacking and a to-do list that seems never-ending.

This is especially true if you have children.

There are new childcare providers to interview, as well as new schools, churches, libraries and activities to locate and learn about.

Of course, one of the biggest items on the list is nailing down a new pediatrician for your children. You want someone with the right credentials in a convenient location that also makes you and your little ones feel comfortable in their care. This is a tall order, but these tips can offer some guidance in helping you select the right pediatrician for your family.

STEP 1 DO YOUR RESEARCH. One of the best places to start when looking for a new pediatrician is with research. Begin with trusted sources, such as the American Academy of Pediatrics, the local community hospital or your insurance company if you’re not sure who’s covered under your current plan. Once you have a list of names, find out what their credentials are.

These questions can help guide your research:

Where did the pediatrician attend medical school? Where did he or she complete their residency or fellowship training?

Is the pediatrician boardcertified?

How long has he or she been in practice?

Do they have any current hospital appointments or affiliations, and, if so, what are they?

STEP 2

SEEK RECOMMENDATIONS FROM FRIENDS AND FELLOW PARENTS IN THE AREA. After doing some research on your own, it can be helpful to speak to friends or fellow parents in the area who may have had experience with specific pediatricians on your list—or even with others you aren’t familiar with. Find out what other moms and dads liked or disliked about a particular pediatrician and their practice and let that guide further research.

STEP 3 SCHEDULE A MEET AND GREET. Once you’ve selected a few pediatricians who seem like they could be a good fit, take some time and visit their offices—both with and without your child. Get a feel for the practice and the staff and take note of how comfortable both you and your child are in the office. Consider whether they have a waiting area specifically for sick children, if the office seems caters to children (with toys and books available), if the nurses and staff are welcoming and friendly and if it seems like other patients and families have had to wait for an extended amount of time. You can also schedule some one-on-one time to meet and chat with the physician. Use this time to ask the new pediatrician questions and gauge your and your child’s comfort level.

f you are new to the area and looking for cultural and entertainment venues that speak to your particular interests, then you’re in luck. Metro Atlanta is replete with a wide array of options—you just have to decide if you want to explore ITP or OTP. Of course, first you have to know what those acronyms mean. Here, KnowAtlanta Magazine offers the 411 on areas both inside and outside the perimeter and walks you through some of the best places to check out regardless of where you live in the ATL.

ITP VERSUS OTP Inside the Perimeter (ITP) is how locals refer to the area inside Interstate 285, which loops around Atlanta. In addition to Downtown Atlanta, Midtown Atlanta and Buckhead, ITP encompasses intown cities and neighborhoods like Brookhaven, Sandy Springs, Decatur, East Point, Inman Park and the Old Fourth Ward, among others.

These destinations tend to be more urban, attracting young couples and professionals who want to access the area’s bustling industry, entertainment, cultural and high-end residential offerings.

Outside the Perimeter (OTP) is home to more traditional suburban enclaves that emphasize residential
