The previous issue of Leading Architecture + Design featured a special focus on recent architectural additions to the Wits University campus, including the awardwinning Wits Anglo American Digital Dome by Kate Otten Architects. As it happens, there has been even more activity on campus, prompting us to include the new administration building for the Faculty of Commerce, Law and Management by MMA Design Studio in this edition.

This issue, however, gravitates towards the Western Cape, where some of the most compelling recent developments are residential. In conversation with Robert Silke – architect of Crescent Road, a boutique residential development in Claremont – we explored thoughtprovoking ideas about housing in Cape Town, particularly the renewed appeal of apartment living. Crescent Road is notable for bucking the post-pandemic trend of micro and compact studio apartments, instead introducing larger units to the market. This growing demand for flats has inspired some remarkable architecture. One standout is 9 on Nares, a striking brick apartment development

The cultural blueprint: How to make your office not just look good, but feel right

W

hen it comes to designing office spaces, one size definitely does not fit all – especially in Africa.

Culture shapes the way organisations and their people operate, impacting everything from office design to lease negotiations. Navigating these differences can be challenging for international companies, as Africa’s cultural diversity means there’s no one-size-fits-all solution.

THE POWER OF HIERARCHY: HIGH-POWER DISTANCE Imagine walking into an office where the layout itself tells you who’s who. In many African countries, the concept of high-power distance is deeply rooted. People are comfortable with a clear hierarchy, where age and seniority are highly respected. So, it’s no surprise that private offices for managers are a common sight. These spaces aren’t just about privacy –they’re symbols of status and authority.

For multinational companies, this can be a bit of a culture shock. Used to open-plan offices that promote equality and collaboration, they might find their global standards don’t always translate well here. In Africa, a private office is more than just a room; it’s a statement.

TOGETHER WE STAND: IN-GROUP COLLECTIVISM Another cultural cornerstone in Africa is in-group collectivism. This is all about loyalty and strong bonds within groups, whether it’s family, community or workplace. In the corporate world, this translates to a workplace that values harmony and mutual support.

The biggest success stories are where international standards are used as a starting point, and local decision-makers are empowered to contribute to localisation. Visual elements, such as the use of colour reflecting cultural values and organisational identity, act as reminders of shared roots and values, fostering a sense of belonging and pride among employees.

THE UBUNTU SPIRIT: HUMANE ORIENTATION AND COLLECTIVISM The concept of Ubuntu – ‘I am because we are’ – is a powerful cultural force in Africa. It emphasises community, mutual care, and collective wellbeing. This

humane orientation influences corporate real estate by encouraging the creation of spaces that promote social interaction and collective decision-making.

Meeting rooms, communal areas, and spaces for informal gatherings are essential in African offices to support the strong sense of community and collaboration.

INFRASTRUCTURE, ENVIRONMENT, AND WORK PATTERNS Practical factors such as infrastructure and environment also shape how people use office spaces and their work-from-home patterns in Africa. In hot climates like Mauritius, the air conditioning in the office becomes a refuge from the heat. In Nigeria, where electricity and internet can be unreliable at home, the office provides a stable work environment. However, traffic congestion, limited public transport, and parking in many African cities mean that when people come to the office, they tend to stay for the entire day. This makes hot-desking less popular compared to Europe, where efficient public transport allows for more flexible commuting.

These infrastructure challenges drive a preference for dedicated desks and personal workspaces, ensuring employees have a consistent and reliable place to work. The need for robust IT infrastructure and backup power solutions is also critical to ensure uninterrupted productivity.

CULTURAL IMPACT ON NEGOTIATIONS Cultural dimensions also influence how lease negotiations are conducted in Africa. High-power distance means that negotiations often involve senior executives, and respect for hierarchy is paramount.

The emphasis on relationships and collective decisionmaking can make negotiations more collaborative but also more time-consuming.

By understanding and respecting Africa’s unique cultural landscape, companies can create offices that not only look good but also feel right. For multinational companies, culturally attuned real estate strategies are essential for success. So next time you’re planning an office in Africa, remember: it’s not just about the space – it’s about the culture that fills it.

bservatory, often referred to as Obs, is a vibrant and eclectic suburb in Cape Town, located just east of the city centre. It is known for its bohemian atmosphere, diverse community, and artistic culture. The area features a mix of residential, commercial and industrial spaces, with Victorian-era architecture adding to its charm. Observatory is home to a variety of cafes, restaurants, bars and shops, making it a popular spot for students, artists and young professionals. It’s also

known for the Groote Schuur Hospital and its proximity to the University of Cape Town.

Situated in the heart of Observatory, 9 on Nares seamlessly integrates into the vibrant and eclectic culture of its surrounding area. This 45-unit apartment development was meticulously designed with a budget-sensitive approach as a primary consideration. The architectural features of the building are both innovative and practical, with a particular emphasis on the façade.

The façade of 9 on Nares is adorned with NFX Imperial bricks (Non-Facing Extra), which have been artfully arranged to create a tapestry of patterns. This design choice not only brings a rhythmic aesthetic to the exterior but also contributes to the building’s structural integrity. The façade’s dynamic push-and-pull design creates a sense of hierarchy and form, enhancing the building’s visual appeal. NFX bricks, known for their superior durability and moisture resistance, were chosen over the more commonly used NFP (Non-Facing Plaster) bricks due to their cost-effectiveness. The creative use of these bricks results in a playful and engaging façade, where one brick pattern seamlessly transitions into another, adding depth and interest to the building’s exterior.

Adding to the building’s contemporary charm, royal blue aluminium frames are used for the windows and other fenestrations. These frames create a striking contrast against the red and brown hues of the brickwork, infusing the façade with a vibrant pop of colour.

9 on Nares is an example of thoughtful, budget-conscious design that does not compromise on aesthetics or functionality. By embracing the eclectic energy of Observatory, the development blends seamlessly with the neighbourhood’s rich character.

rescent Road is a new boutique residential development designed

by Robert Silke & Partners for property developers Warren Adler and Peter Blyth with the intention, as they have it, to develop a building “around the needs of the occupier” first, rather than the commercial logic driven by price per square metre. As such, it challenges prevailing housing trends with a bold proposition: the reintroduction of generous, family-sized apartments into a market increasingly dominated by micro-units.

Comprising 20 spacious two-bedroom apartments, ranging between 75 and 90 square metres, alongside two duplex penthouses, Crescent Road offers a welcome alternative to the shrinking floorplates of recent years. It also features a pool and a communal space with braai areas on the top floor of the building.

The site is enviably located directly opposite Arderne Gardens – a beautifully maintained local botanical park – and offers views of the forested back slopes of Table Mountain. Nearby, Kenilworth’s grand apartments serve as a historical precedent for this project’s approach to generous proportions and a more elegant approach to apartment living in the suburbs. The proximity of Damian Court, a celebrated apartment building by Adèle Naudé and Tony Santos — and one of Silke’s acknowledged influences — also provides a reference point for what the architects describe as an “opportunity to develop the idea that medium-density, medium-rise housing could retain amenities of lowrise housing as it relates to scale, privacy, individuality and private outdoor space and vegetation” when it was designed in the early 1970s.

Crescent Road’s form was born of a desire to finesse the site’s irregular geometry.

Situated on a consolidated pair of plots, the awkward, almost trapezoidal shape of the plot precluded a simple rectilinear block. Instead, Silke followed the shape of the site, but used curved balconies to shape the exterior of the building and soften the composition.

Internally, the apartments maintain a rectilinear plan. The fenestration remains straightforward: square windows, no curved glass, no superfluous complexity.

The balconies — with their simple brick balustrades — have been harnessed, too, to edit the views from each flat and enhance privacy. The windows feature high sills – but no lintels – thus excluding unsightly rooftop clutter while drawing the eye upward to the vistas toward Table Mountain and the surroundings treetops.

Stylistically, Crescent Road reprises the glamour of the 1920s and ‘30s mansion apartments with reference to art-deco detailing, which has also become a recognisable trait of Silke’s practice. The white-painted façade, punctuated by crisp black lines, evokes the graphic minimalism of a stormtrooper’s uniform — a conscious nod from Silke — and reflects his belief that white or light tones, used deftly, can make high modernism accessible and elegant.

Internally, the apartments are intentionally simple and generous, again in reference to the lifestyles of apartment dwellers a century ago. Large internal spaces create interiors that feel both private and connected to the extraordinary landscape outside. Notably, Silke points out, the cost differential between the construction of small and large flats is less than conventionally assumed.

Bathrooms and kitchens – the most expensive components – remain necessary in small and large flats, while additional floor space adds comparatively little to construction costs.

“If all you're producing is loads of studios, then space will become more expensive,” Silke observes counterintuitively. “But if you produce lots of big, open apartments, space will become cheaper because there are more of them.”

As a housing strategy, Crescent Road introduces a quietly radical idea back into the market: that building larger, better apartments in meaningful numbers can improve the quality of urban living. In doing so, this development offers a compelling counterpoint to the recent proliferation of micro-apartments and gestures toward a possible shift in urban housing trends.

T

he new Commerce, Law and Management faculty administration building is located on the West Campus of the University of the Witwatersrand in Braamfontein, Johannesburg. The West Campus used to be the historical Johannesburg agricultural showground, dating back to 1907, with buildings dating from that era to the current day. The new building sits within the historical ‘Tower of Light’ precinct, and was the site of the old rose garden saddled between the historical grandstand of the Skeen stadium and an old exhibition hall currently used as the commerce library.

Being within a historically significant site, the building had to be designed in accordance with the University’s masterplan for the West Campus and approved by the Provincial Heritage authority of Gauteng.

FUNCTIONALITY The project was the outcome of a spaceaudit for a rapidly growing faculty, and was intended to consolidate all faculty functions and student services in one building.

The three-storey building, fondly nicknamed ‘the Sandton of Wits’, consists of faculty offices, conferencing facilities, student services, a post-grad hub, and offices for various research institutes. Built during Covid-19, certain functions had to be retrofitted, including a new recording studio for recording online classes.

Programmatically, the building is comprised of two interlocking L-shaped functional zones housing private office wings on one side, and a bank of public social amenities on the other. These two wings are connected on all three storeys by a habitable bridge with a central skylit atrium. Circulation is via a dramatic hanging staircase that overlooks the atrium or via the glass lift that overlooks the historical showground stadium. The building accommodates various departments with half of its space dedicated to shared collaborative working spaces and social areas interconnected through a central atrium, promoting a unified faculty and student community.

The bridge link overlooks the heritage precinct, and the atrium is considered a spatial continuation of historical stadium.

The atrium skylight serves as a source of natural light, illuminating the interior of the building and creating a striking visual impact that accentuates the iconic Tower of Light structure from within. This design element effectively integrates the interior space with the surrounding campus, fostering a sense of cohesion and connectivity.

TECTONICS The tectonics of the building are derived from the careful study of the existing buildings and places. The design is imagined as a forward-looking trajectory of this history, from the filigree architecture of the Victorian architecture (the grandstand and bandstand) to the modernist concrete of the adjacent Tower of Light and more modern buildings.

MATERIALITY Externally, the façades facing onto the historical square are made up of an aluminium cladding system with aluminium fins that both screen the sun and rhythmically articulate the façades.

The less prominent façades use a face brick similar to what is found on campus.

This articulated façade not only pays homage to the Victorian architecture, but the rhythm of fins are also suggestive of musical notation – the golden musical era of Marabi music that was all the rage in Johannesburg townships at the time. This is carried through in the hard landscaping that has been extended throughout the whole square. The main full-height entrance portal is a gesture to the tower, and the off-shutter concrete a reference to some of the campus’s more modern buildings.

Internally, this filigree architecture is carried through in the detailing of the timber acoustic cladding, balustrading, groundfloor finishes, and the ceiling acoustic baffles (necessitated by the use of the TABS). Timber is used to soften the concrete and pastel finishes in various places, including in the main staircase and built-in furniture.

SUSTAINABILITY The building incorporates an energyefficient thermally applied building system (TABS), which circulates hot or cold water through pipework integrated into the concrete structure to enable radiant heating and cooling.

Additionally, the roof is entirely covered with solar panels that contribute electricity to a central plant and effectively offsets electricity consumption from the grid. To further minimise its environmental impact, the design incorporates several passive strategies, including natural ventilation, high insulation, and optimised natural light through the use of high-performance glazing to the skylight. These measures significantly reduce the building’s environmental footprint, particularly during its operational lifecycle.

The pedestrianised retail podium, elevated above street level, is a focal point of the design. Its sculptural form, clad in natural stone, integrates angular planters and stairways that provide intuitive and seamless access from the street.

A defining feature of Eneo’s design is its climatic responsiveness, reflecting the challenges and opportunities presented by its equatorial location. The northern and southern façades of both towers are designed with self-shading stepped forms, which not only maximise usable floorplates at higher levels but also reduce solar gain, enhancing indoor comfort and energy efficiency. On the east and west façades, perforated aluminium screens with angular fins provide additional solar control, while their earthy grey tones transition from light to dark, creating a dynamic and elegant visual language.

asked with reimagining Vrede en Lust’s tensile roof structure, JNA Group’s roofing division delivered the solution of an exposed timber roof that not only enhances the wedding venue’s architectural beauty but also preserves its heritage charm.

The new roof design features a laminated Saligna ridge beam, supported by four tapered Saligna timber columns, forming the backbone of the venue’s transformation.

Bespoke laminated ceiling beams and an acoustic timber ceiling were incorporated to create a warm, open ambiance while ensuring superior sound performance for events.

As the main contractor, JNA Group oversaw the entire construction process, managing subcontractors and ensuring a seamless workflow. Their expertise in largescale timber roofing played a pivotal role in delivering a structurally sound and visually striking design, perfectly

complementing the heritage thatch building adjacent to the venue. The project was a collaborative effort between Malherbe Rust Architects, who envisioned a roof that balanced modern durability with the estate’s historic aesthetic, and Grobler & Genote, whose refined structural framework ensured strength without compromising on elegance.

The project’s success hinged on meticulous planning, particularly given the tight deadline and unpredictable winter weather in the Boland. With a scheduled wedding already booked, every phase had to align precisely with construction milestones. Strong supplier relationships ensured that high-quality materials were delivered on time, while JNA Group’s extensive experience in timber construction allowed for an efficient and precise execution.

An exciting new product launch by HBS Aluminium Systems – Explorer NX Balcony Door

The tilt function provides passive ventilation when the rest of the door is closed, but with a measure of weatherproofing intact. Very low air and noise infiltration is achieved using a centre seal, and high-quality, German-engineered hardware provides for long service life, with a 10-year warranty on function. Five- to ten-point locking provides high security, as does the inside-glazed bead. The system can also accommodate double-glazing up to 32.5mm – this allows for low U-values, promoting energy savings.

Although typically used domestically, Explorer NX can also be utilised in guest houses, offices and hotels, either floor-to-ceiling or integrated into larger screens or façades.

A pneumatic punch tool ensures ease of fabrication for the fabricator, allowing for consistent joint assembly and overall product finish.

One of HBS’s most loyal customers, Glassmen Hermanus, was proud to undertake the first installation of Explorer NX. Six double-sash doors were installed in a high-end residential house, incorporating 24mm Georgian Bar double-glazing to simulate a cottage-pane effect. Powder-coated in Matt Jet Black, the doors lend an elegant aesthetic to the home, as well as functionality. Feedback from Chief Operational Officer, Martin Bouwer: “The functionality of the system for the application was excellent. The doors were easy to manufacture and seamless to install. We look forward to installing many more doors of this quality on future projects.”

HBS’s National Sales Manager, Michelle Cochrane, adds that all NX profiles and hardware are available off-the-shelf, as are all HBS systems, so there are no extended lead times. She continues, “It makes perfect sense to specify HBS systems, which are readily available. Once appointed, all the fabricator has to do is place the order, choose the colour, and they’ll be fabricating and installing in no time. Efficient hot water for Parkwood on the Greens: A sustainable solution

by Alliance When it comes to large-scale residential developments, efficiency and sustainability are no longer optional, they’re essential. That’s why the newly constructed Parkwood on the Greens multi-apartment block turned to Alliance for a reliable, energy-saving hot water solution that meets the demands of multiple tenants without relying on costly backup elements.

DELIVERING SMART, ENERGY-EFFICIENT HEATING With sustainability at the core of the project, Solar Heat Exchangers (Pty) Ltd was brought on as the contractor for the water heating system, with AllyCiv Consulting Engineers designing the wet services. The goal? To provide a high-performance hot water system that delivers consistent supply while drastically reducing energy consumption.

THE INSTALLATION: POWERFUL AND RELIABLE To ensure maximum efficiency, the project required: • 2 x ALLHTC135R134 high-temperature heat pumps • 2 x 9000L Solar Heat Accumulators (96kW element backup) • Ring main circulation pumps – Grundfos Magna 3 • Heat pump circulation pumps – Wilo Medana With a total heating capacity of 270kW, this system is built to effortlessly handle the building’s hot water demand. The result? A saving of up to 70% compared to traditional water-heating methods, dramatically lowering operational costs while reducing environmental impact.

OVERCOMING INSTALLATION CHALLENGES Every large-scale installation comes with its own complexities, and Parkwood on the Greens was no exception. The limited access to the plant room area meant the heat pumps had to be disassembled and reassembled on-site, ensuring a seamless fit into the designated space. To enhance efficiency, custom ducting was installed to extract exhaust air upwards and out of the basement parking area, serving as a functional and aesthetic feature of the building’s design.

Additionally, the Solar Heat Accumulators were constructed on-site, a major advantage of using these units. This allows for flexibility in installation without compromising performance.

The new range tends towards greens and natural off-whites, with the introduction of colours Rioverde, Bellavista and Nata. All three colours are available in PG Bison’s well-known finishes: SupaMatt, SupaGloss and MelaWood.

Wells says he has noted that designers are looking to introduce more visual interest to the well-established trend for solid colours on door and drawer frontals with 3D surface effects and edge profiling. In response, PG Bison has made seven solid colours, including the three above, available in a new surface finish called Acuity.

Acuity produces a wood-like texture on the surface of the panel. The use of the seven solid colours lends a sense of a paint technique that has been applied to wood. This new woodgrain structure is an unobtrusive, easy-onthe-eye pattern that imparts more visual interest and elevates the perceived value of surface.

Wells adds, “In a couple of months, we will be expanding our Gallery 5 range with two premium brands, Luxora, an exquisite range of premium, slimline worktops in six contemporary designs, and Monteo+, a premium range of melamine-faced boards available in a choice of four solid colours and one woodgrain.”

Both product brands will make use of PG Bison’s new black core, highdensity fibreboard, NobleCore, as a substrate.

These two products will open new avenues of creativity, lending themselves to a variety of edge treatments and the possibility to router designs into the surface. Routing into and exposing the black core can be used to create myriad striking visual patterns. “This, especially in the Monteo+ range, lends itself to one of the latest trends of decorative, slatted wall panelling in living areas,” says Wells.

McDonald’s East London The McDonald’s on Fleet Street in East London’s CBD was recently renovated with the aim of enhancing the durability and longevity of the restaurant’s interior by replacing outdated materials. The key change involved transitioning from cement fibre and OSB boards, which had a limited lifespan and required frequent maintenance, to Glasroc® X. This new material was chosen for its superior durability, moisture resistance and fireprotection properties. The benefits included increased longevity, reducing the need for frequent replacements, enhanced safety through improved fire resistance, and better protection against moisture-related damage.

Natural durability of wood An important consideration when building with timber is predicting how long the structure will last. While insects, decay or rotting organisms and marine borers can all attack wood, some timber species can resist attack better than others. The natural durability of a species to resist attack by wood-destroying organisms is an indication of how long that timber will last when it is exposed to a defined set of conditions without any additional preservative protection.

The natural durability of timber species varies, even within the wood from the same species of tree, depending on whether its sapwood or heartwood.

Generally, sapwood is regarded as non-durable whereas the heartwood can be rated as slightly more durable to highly durable. The heartwood durability varies considerably in the case of commercially available species and can be very low, especially those commonly grown in plantations, e.g. softwoods such as pines and spruces, and hardwoods such as eucalyptus grandis/saligna and its hybrids.

The sapwood and heartwood of the aforementioned species are rated as non-durable, and it is vital to ensure proper preservative treatment of the permeable sapwood portion to increase the durability. The durability of preservative-treated timber will be influenced by factors such as the ratio of mostly permeable sapwood versus mostly impermeable heartwood, the level of treatment (H Class), and the final end-use. For instance, in the case of timber poles, the treatment of the outer sapwood will protect the untreated inner heartwood, but in the case of sawn timber, it would be dependent on the ratio of treated sapwood versus untreated heartwood.

The success of preservative treatment of non-durable timbers is also dependent on the permeability of a species, e.g. imported spruce, which is finding increasing popularity due to its aesthetic look and dimensional stability, is rated as non-durable versus locally grown pine. Spruce, however, is regarded as an impermeable species, meaning not even the sapwood is treatable even by pressure impregnation. Spruce is therefore untreatable and remains non-durable.

Internationally, a natural durability classification system is used based on the probable life expectancy of untreated heartwood.

A timber species is assigned into a Natural Durability Class based on data from field trials. If there is no data available, then experience and expert opinion are used. The Durability Class of a species may be changed as data becomes available.

A special report, published in 1986 by the then National Timber Research Institute of the CSIR, lists the results of 334 commercially available and imported timber species that were subjected to subterranean termite and decay fungal field exposure tests. The results provided a relative perspective on the performance of untreated heartwood, and if the above classification system was to be applied based on the results documented in the report, the following durability rating could be attributed to some known commercial plantation species: Species
