Most homeowners spend a lot of time working on their yard once spring arrives, allowing them to finally get outside in the sunshine after a long winter. However, according to the National Association of REALTORS® consumer-facing site HouseLogic, the time you should really focus on that lawn work is now. While fall yard work isn’t as much fun as in the spring, it is necessary. It’s hard work, but here are the four basic steps. 1. Aeration: Get rid of lawn thatch and provide room for new grass to spread without competition from spring weeds. Aeration tools pull up plugs of grass and soil, breaking up compacted turf. That allows water, oxygen, and nutrients to reach roots, and gives seeds room to sprout. If kids frequently play on your lawn, plan to aerate twice a year — fall and spring. If your lawn is just for show, then aerate once a year — and maybe even once every other year.

Your Lawn’s Make-It or Break-It Season—Fall?

A hand-aerating tool ($20), which looks like a pitchfork with hollow tines, is labor-intensive and meant for unplugging small sections of grass. Gas-powered aerating machines (rental, $20/hour) are about the size of a big lawn mower, and are good for working entire lawns. Bring some muscle when you pick up your rental: they are heavy and can be hard to lift into your vehicle! 2. Seeding: Fall, when the soil temperature is about 55 degrees, is the best time to seed your lawn because turf roots grow vigorously in fall and winter. If you want a lush lawn, don’t cheap out on the seed. Bags of inexpensive seed ($35 for 15 pounds) often contain hollow husks, weed seed, and annual rye grass seed, which grows until the first frost then drops dead. Splurge on the good stuff ($55 for 15 pounds of Kentucky Bluegrass seed), which resists drought, disease, and insects. Water your new seed every day for 10 to 20 days until it germinates.

4. Mulching Instead of raking leaves, run over them a couple of times with your mower to grind them into mulch. The shredded leaves protect grass from winter wind and desiccation. An added bonus — shredded leaves decompose into yummy organic matter to feed grass roots. A mulching blade ($10) that attaches to your mower will grind the leaves even finer. 3. Fertilizing A late fall fertilization — before the first frost — helps your grass survive a harsh winter and encourages it to grow green and lush in spring. Make your last fertilization of the year count, look for nitrogen-rich fertilizers, which promote shoot and root growth.

So, here’s the thing, NO! These websites are not local to each real estate market. They are third party real estate websites. Websites like these will give estimates of home values for homes anywhere in the United States. So if you think about it why would you want to put faith in an estimate from someone with offices in San Francisco or Augusta, Maine or Florida? These sites use computer generated information and have no idea of the area, area market conditions, neighborhood, improvements and condition of the home etc. I can only imagine how disappointing it is to “think” that your Zestimate is correct when it’s way off base. Trust an experienced real estate professional to prepare a detailed Market Evaluation for your property. It should contain similar properties that have sold recently in your area and what is for sale now so that you can see what your competition will be. She will review it with you and together, weighing all the variables, you can arrive at an asking price. Just one more thing I’ll share with you. I did a Zestimate on my own home out of curiosity. One HUGE thing the report included that I was shocked at was comparing my home to homes in a totally different town! Now, who’s estimate do you trust?

The bank appraiser is responsible for being sure the home’s value covers the amount of the loan that the buyer is applying for. They also check for any repairs that are required for an FHA or VA type loan. So, if the appraisal comes in too low the seller must agree to sell the home for what the appraiser determines as the acceptable value in order for that loan to go through. Another option is that the buyer could end up making up the difference between the purchase price and the appraised value. This isn’t really a popular solution as buyers will not want to pay more for a home than their appraiser is valuing it at. Worse case is the transaction is cancelled. The seller should think carefully about this possibility as there is a good chance this may happen again with a new buyer. Rarely, but it’s happened; the sellers agent may offer the Market Evaluation they prepared for the property to help support the sales price. The appraisal may then be challenged and re-calculated to include any information that would make a difference. Dear Lynn,

Good question. Everyone wants to save money but sometimes it’s not the best decision. Realtors must give buyers a brochure called Home Inspector Facts for Consumers. This information can help the consumer make the decision to inspect or not. Remember the house may look great from what you can see but you don’t know anything about what you can’t see.
