What say I? GO FOR IT! Sometimes taking a calculated risk is worth it. Maybe your offer will be accepted and maybe not. Be aggressive with your offer if the house is “the one” you’ve been waiting for. Yes, you may end up in a bidding war but you may also end up with the home you love! Be prepared to know the difference in payment as you consider increasing your offer.

For example, let’s say your offer is $170,000 on a $180,000 home. You love it! You need it! You have to have it! Your payment at 3% for 30 years with estimated taxes and homeowner’s insurance is $1007.66 a month (for this example). Now, here’s the important part. If you increase your offer to $180,000 your payment will be $1049.66, $42 per month difference. So provided you are qualified for the higher amount ask yourself, “How bad do I want this home and is it worth a cup of coffee a day?”

So, once you find the house you want, go for it!

Dear Lynn, A while back you suggested in your column, which BTW I never miss, that a buyer write a letter to the seller telling them what they love about the home, their plans for the home, etc.

house for a few years. I know, that’s a long time but I had other things going on at the same time.

I found a home that I really fell in love with. The owner had passed and the family was selling the home. When I told my buyer’s agent that I wanted that one I decided to write a letter. I knew there would be other offers and I knew I was at the top of the range that I could afford. I offered $5000 above full price but had to ask for my closing costs to be paid (at a cost of $5000.00) so the seller would still end up with a full price offer.

There were other offers higher than mine. That worried me.

In my letter I told them that I felt at home there and that I appreciated how nicely the home had been maintained. I told them how long I had been looking and that I’ve finally found the home that was perfect for me. I also added that I would take good care of it and make memories with my friends and family. A picture of my family including our dog, Belcher, was attached.

Well, MY offer was accepted! Over the higher offers, MINE was their choice!

Thank you for your suggestion. As weird or useless as it may seem, it worked for my family and me. I’m forever grateful!
