Single women are a driving force in the housing market and buying homes at twice the rate of single men, according to the National Association of Realtors. Single women accounted for 18 percent of all home purchases last year compared with just 7 percent by single men, according to survey data from the National Association of Realtors. This makes single women the second-largest segment in the home-purchase marketplace, behind married couples. Citing data from the most recent U.S. Census Current Population Survey, which covered 60,000 households, Ralph McLaughlin, chief economist for consulting firm Veritas Urbis Economics, found that the share of home purchases

by single women in 2017 — including never-married individuals, widows and divorcées — hit 22.8 percent, the highest on record. According to its 2018 report “Home Buyer and Seller Generational Trends,” the National Association of REALTORS® (NAR) found that single women account for the second-largest group of home buyers, behind married couples. There’s not really a concrete explanation for why such a wide gap exists between men and women or why men don’t seem to be as interested in participating in the housing market. NAR’s 2017 “Profile of Home Buyers and Sellers” survey credits better job prospects, higher incomes and improving credit conditions as reasons for why.

The interest rate market is hard to forecast and even harder to time. Some say it is even more difficult to predict than the stock market. There are a host of factors that control interest rates beside the discount rate from the Federal Reserve, with is the rate banks & financial firms pay to borrow money. The current 2.25% rate is expected to rise in 2019 to 2.5%. Consumer mortgage rates are normally 2 times the discounted Federal Reserve rate. The interest rate you pay on your home mortgage has a direct impact on your monthly payment. The higher the rate, the greater the payment will be. That is why it is important to know where rates are headed when deciding to start your home search. Below is a chart reflecting the mortgage rates over a 48-year period from 19712018. What is remarkable about this chart is that during a 20-year period from 1971 through 1991, rates

fluctuated from 10% - 18%. In 1991 a 100,000 mortgage for 25-years at 18%, cost borrowers $1500.00 a month. At today’s rates that same mortgage is just $539.00 a month. It is amazing that anyone could afford to buy a home in the early 90’s with the average home price at $200,000 in Massachusetts. A $200,000 home with a 20% down payment, carried a $2500.00 a month mortgage payment. With median after tax household income in Massachusetts in 1991 of less than $40,000, almost no one qualified for a home refinance or purchase. Interest rates are still at the lowest levels in history. You can still get a better interest rate than your older brother or sister did ten years ago, a lower rate than your parents did twenty years ago, and a better rate than your grandparents did fifty years ago. Let’s take a look at a historical view of interest rates over the last 45 years.

The list of Cities Paying People to Move There Continues to Grow Some of America’s cities have taken on a new angle getting paid to live there! While many cities offer companies everything from tax incentives to free property to move their business there, there’s a new trend catching fire that offers workers cash and perks to move themselves and their skill sets to these cities as well. Baltimore is rolling out all the red carpet with Its “Buying into Baltimore Program” offering first-time homebuyers $5,000 toward buying a home. Add to that, its Live “Near Your Work Program”, they are offering grants capping out at $5,000 that can be used toward down payments and closing assistance. And if you’re handy, Baltimore’s “Vacant to Value Program” will give you $10,000 to move in and rehab one of the city’s vacant houses. Other locales willing to pony up for relocaters include the

states of Washington, Alaska, Kansas, and Maine, as well as metros like New Haven, Connecticut. Even rural America is getting in the game. Small towns like Curtis, Nebraska, and Marne, Iowa will give you



a free lot of land to build on if you’ll move there. Tribune, Kansas, for example, offers to pay down student debt in exchange for moving there. On top of the cash incentives, cities are selling the “experiences” they offer over others. In Tulsa, grantees are given a co-working space at a local “entrepreneur basecamp,” 36 Degrees North -- a $149 a month savings. Tulsa also promotes its pluses like
