Setting the Rent
The difference between a vacant property and one with renters is setting the appropriate rent.
One of our first tasks will be to assess your investment and determine the rental income you can expect to receive. This will reflect the property’s condition, supply and demand, economic conditions, and local market trends. We may recommend some improvements to help attract quality renters.
Choosing a Renter
It’s simple: we don’t enter into Residential Rental Agreements with anyone who doesn’t meet our strict criteria. Our screening process is thorough and includes checking rental and employment history, references from previous rental providers and agents, and current and former employers.
Renters are always chosen in consultation with you. We’ve worked hard to earn our reputation for finding excellent renters; we guard it proudly.
We’re proud to be part of a community.
We
know the local businesses and the renters that make up the fabric of the community.
We’re leaders within our industry, challenging our thinking to progress our trade to give you the edge. Our Team

Rental Minimum Standards Assessments
From 25 November 2025, new Victorian minimum standards requirements mean agencies need a reliable way to demonstrate reasonable belief in the property’s compliance with the RTA’s minimum standards before listing it for rent. Properly is a smart assessment solution that offers:
No Access Barriers Penalty Guarantees
One-Day Turnaround Enterprise Pricing
From 25 November 2025, section 65B of the Residential Tenancies Act 1997 (Vic) will require that, before advertising a property for rent, the owner or agent must hold a reasonable belief that the property meets all rental minimum standards.
This introduces new risks and potential penalties for both owners and agents. The Consumer Affairs Victoria (CAV) Taskforce is actively monitoring compliance using AI analysis of online property images, public reports, and on-site inspections.
With fines of more than $12,210 per breach, advertising a non-compliant property poses a significant risk for agencies and owners who fail to prepare.
Introducing Properly
Before you advertise, use Properly - the best way to meet your minimum standards obligations. Designed in close collaboration with property managers and agency business development managers, Properly guides users through the capture of video footage needed to complete a visual rental minimum standards assessment.
Once collected, you upload it to us via Properly and our trained assessment team will review and provide an assessment result within one business day.
Even better, we stand behind every assessment with guarantees that reduce your risk and potential penalties.
