Management Proposal

Goshen real estate is a management company based in Ruaka and Nairobi County in general. Adhering to the 21st Century management standards of operation using the latest available technology for accurate results.

We are located at Ruaka – Off Limuru road- Ruaka square 4th floor room No. 401.

At Goshens Real Estate we offer expertise and personalised techniques of managing your property using one of the latest and most accurate software called, ARMS. Our management concept is founded on professionalism, integrity, accountability and quality serves that guarantees the maximum return for your investment while maintaining your property at the highest standards to attract the best tenants possible.

Dear Sir/ Madam, This is an application for management of your property/properties and the following is what we shall perform once you offer us that privilege;

1. We market your apartment/property and ensure it is fully occupied in the shortest time possible without the landlord/landlady incurring any cost.

2. We re-let any house vacant due to tenant vacating at no charge, and inform the landlord of any repair/s needed.

3. We deposit a cheque equal to the total rent billable by 6th of every month, whether the tenant has paid rent or not.

4. We follow up on tenants to ensure they have paid their rent by 5th of every month and collect all rent deposit slips from the tenant for receipting purposes.

5. We issue electronically printed receipts to the tenants by 6th of every month.

6. We do take recovery measures on tenants who default their monthly rent, and enforce the rights on behalf of the landlord.

7. We prepare the landlords manual accounts ready for submission to KRA (annual returns) and also submit on behalf of the landlord upon request i.e i-tax.

8. We issue monthly rent remittance to the landlords which enable them to be referred by the bank for loans.

9. We prefer the landlord to hold all deposits and to return it after 14 days of vacating of the tenant; the deposit shall not attract interest.

10. We manage under a commission ranging from 5%-10%.

11. We make constant follow ups on caretakers and security guards to ensure cleanliness is maintained and security is tight both day and night.
