LETTER FROM THE OWNER Dear Prospective Home Buyer, The house on Ripon Place was my first ever house and I have lived here for the past five years. I will greatly miss this place as it became a home for myself, my cat, and my dog.

This home provided so many wonderful times for me. I love throwing parties and having friends and family over to celebrate various occasions. The back patio and quad area provided me with an enormous space for fun and games. The dining and family rooms were large enough for all of my friends to come and enjoy our annual Friendsgiving.

The Parkfairfax community is one of a kind. The community adds so much value to the property. I will truly miss how beautiful this place is during the spring and summer times when all of the flowers are blooming. Parkfairfax also has a numerous tennis courts, a basketball court, sand volleyball court, and a number of pools to choose from.

The pool on Coryell Lane, which is only a short two minute walk from my home, was an enjoyable and relaxing place to cool off in the summer time. The parking that I have directly in front of my home has added so much convenience. I work as an accountant, so I can have very late nights at the office during quarter end or tax season. I have never had to park anywhere besides a spot that is located in the lot on Ripon Place.

Although living here with all of the greenery and trees may make you feel like you are far away from DC or Clarendon, this home is only five miles from the Lincoln Memorial. I cannot forget about the walking bridge that connects Parkfairfax to the Shirlington. I would always take my dog, Sadie, on this short walk where we could frequently eat lunch at Guapos or my favorite, Cheesetique.

I will miss this place that has become my home. My time here has been filled with magnificent memories and friends that I will never forget.
