Bradley and Cordula Dunbar 7029 Larrlyn Drive Springfield, Virginia Dear Potential Owner, Nellis Group has suggested we share with you some of the reasons we consider our unique home in a special corner of Springfield worth a close look. We purchased this well proportioned, idyllic half acre property from the original owners, who built a solid brick & block rambler with a broad driveway and oversized garage for their family business. Back then, this Leewood Forest was coming out of an earlier era when folks from DC had hunting lodges out in the Virginia wilderness! Each house on Larrlyn Drive was built to spec and much of the trees remain, so the sense you get as you drive home is that you’ve returned from the big city to rural America. We picked the location to avoid infamous DC traffic. It has multiple routes for quick access to 395/495/HOV and thus all points in and around the Capital. But it also afforded us other great conveniences, like walks to parks, shopping, gym, and restaurants, and an express bus stop to the Pentagon Metro hub; and short drives to Audrey Moore RecCenter, neighborhood pools, County parks and libraries. We were also in close proximity to several excellent private schools to select from, and would have considered nearby Thomas Jefferson High School, had our kids qualified. But with a fourth on the way, we needed to expand. So along with upgrades to the first house to make it a private bedroom and family work/study wing, we added bright new spaces for public entry and gatherings, including lots of interplay between interior and exterior with multiple exits and porches.The resulting house gave us flexibility as our kids grew, with many spaces of varying sizes to accommodate privacy and contact, work and leisure. We put our hearts into creating a peaceful, safe, and useful environment that met our family needs well. Many special features pleased us, like the functionality of the kitchen layout and its food warner tiled floor, upgraded security doors, and a quality dual air control system which we recently replaced for high energy efficiency. In addition to a new entry porch off the long driveway and lobby connecting public to private areas inside, we created an airy kitchen and dining suite across a pathway to a large screened-in porch. This porch became our favorite space, opening up to the privacy of the glorious back yard and surrounding woods, and blessing us with extended months outside protected from sun, rain, and pesky mosquitoes. While the interior has two complementary components, we integrated the exterior visually with a mix of terracotta brick and white Hardiplank walls with thick insulation, integrating the garage as well. We enjoyed having the house buffered by yards on each side, but the level, spacious, and bright backyard is what we most enjoyed for fun with kids, pets, events, and gardening. The thick wooded lot beyond it serves as a buffer tied to a distant house, so it won’t disappear (nor its spectacular fireflies!). Sincerely, Brad and Cordula
