Welcome To The Nellis Group Experience Ranked In The Top 10

USA*

I grew up in a military family where service was modeled from childhood. As a result of being relocated with the Navy, our family learned what it was like to transition to a new area, find the right schools, and discover the perfect community in a short period of time. We transitioned our commitment to service and our experience into creating a Real Estate Agency that takes care of each and every one of our clients. Our team’s priority is to “always put the client before the sale”. Thank you for giving us the opportunity to work with you. Our team looks forward to helping you purchase your next home.

Sincerely, James Nellis II

HISTORY In 1983 Vicki and Jim Nellis relocated to Virginia with their children Nicole & James due to a military transfer. Jim served as a Navy pilot and worked at the Pentagon and State Department for his final tours, while Vicki established her Real Estate career in Northern Virginia. Vicki’s passion for people and her ability to understand the needs of consumers quickly gained popularity in the Northern Virginia area. Vicki's career and company grew as her business was blessed with the overwhelming referrals coming in from clients. In the early 1990’s, Vicki expanded the company by bringing on a team of agents and a full time staff. Jim joined his wife in the family business after retiring from the Navy and became a licensed appraiser. Their son James Nellis and daughter Nicole Nellis-Cockrell along with her husband Keith Cockrell all joined the team to create the ultimate family business. In 2005, James Nellis expanded The Nellis Group to include serving clients in Washington DC in addition to Northern Virginia. Today, the Nellis Group has grown to include several specialized team members and business divisions. The Nellis Group is founded on Vicki’s passion to serve others and that is the legacy we carry on today with every client. Over 3,000 families have been served by The Nellis Group and we hope to help over 4,000 families in the next 5 years. While our history is an important part of our company, our future is paramount. As our company adapts to the latest real estate trends, we plan to continue to grow and expand on our values and practices by carrying on the legacy that Vicki started in 1983.

GETTING STARTED Get started in

3 easy steps.

1 Call Us In our initial phone consultation you will tell us what you are looking for in a home. We will ask about your home search and try to determine what homes and areas could be good options for your requirements. This short call will enable the Nellis Group to get started in assisting you.

2 Speak To A Local Lender Getting pre-approved is an essential part and needs to be done before you start looking at homes with a Realtor. The Nellis Group can direct you to one of our team’s advantage lenders. They will get you an interest rate that is typically better than the bank or credit union. Good Faith Estimate

Your lender should be able to give you a Good Faith Estimate on what your closing costs will be at settlement.

Why Is Pre-Approval So Essential? You know in advance how much your payments will be. You won’t waste time on homes that don’t match your budget You can figure out the best loan package early in the process. Your offer will be viewed more seriously by the seller.

3 Come See Us After you get pre-approved, you are ready to come into one of our 13 offices, conveniently located throughout Northern Virginia and Washington, D.C. and meet face to face with a Nellis Group Realtor Specialist. During this Initial Counseling Session we work together to expand on the details of the phone consultation. You will learn the latest on real estate contracts, neighborhood information, and how to find the right home.

A Buyer Specialist...can represent you and your individual interests in a real estate transaction.

A Buyer Specialist... compensation is typically paid by the seller out of the net proceeds of the transaction.

A Buyer Specialist...can assist you with a new home, for sale by owner, foreclosure, short sale and traditional sale.

A Buyer Specialist...views over 100 homes a month and has extensive knowledge of the local communities which can assist you in finding the right home.

THE 5 PILLARS Before you choose where you want to live, become familiar with the Five Pillars of Real Estate and research them online. LOCATION...The best way to determine a location is to look at aerial maps. Online maps like Google Maps or Bing Maps can can help you with directions and alert you to busy roads, powerlines, railroad tracks and other items that could impact your home. COMMUNITY...Consider where the home is located. What is within walking distance? What is only a short drive away? While you can find some information online, the best way to learn about the community is to talk to people that live there.

SCHOOLS...School districts play an important role with or without children. If you have children you want to find the best schools for your family. If you do not have children you must consider that if you plan to sell the home in the future this could impact you. CONVENIENCE...Determining how convenient it is to get from your home to different places is essential. How is the commute? Where is the public transportation? How is the traffic? Is it close to a Metro Station, VRE Station, Slug Line, or Metro Park & Ride?

CRIME...Your safety and that of your family is a very important factor to consider before making an offer on a home. Contact local police, search online crime data, and view the sex offender registry website. CRIME

19

www.NellisGroup.com/HomeSearch

BUYER RESEARCH When a buyer does their due diligence it helps our Realtor Specialists take them to the right homes. Community Drive-By After you find some eligible communities online, your next step is to go to the neighborhood and do a Community Drive-By. A drive-by is going to the potential neighborhoods to look around. Get a feel for the area. See what you like about it. Find things that you don’t like about it. If you drive there and hate it, you just saved some time in the search process.

Door-Knocking If the neighborhood looks good to you, we recommend that you talk to some of the neighbors by Door-Knocking. You can sometimes find out hidden pitfalls in the community by going door-to-door and talking to people who live there. This is nothing formal, just ask them a few questions.

20

1

How long have you lived in the neighborhood?

2

What do you like the best about living here?

3

What do you like the least about living here?

4

If you could change one thing about the street, what would it be?

5

Do all the neighbors get along?

6

Have you ever noticed anything odd about this house or yours?

7

How is the crime in this area, have there been any incidents?

8

How quiet is the neighborhood, are there any nuisances?

9

Do you know why the seller is selling the house?

10

Has the seller ever complained to you about the house?

MORE RESEARCH An important part of the research process is determining the route and duration of your new commute. Commute Practice Run We recommend that you participate in a practice run from your potential new home or neighborhood to your office. Commute time in Metro D.C. is never measured by mile, rather with minutes. Traffic will always play a role in home selection and may eliminate some areas from your home search. METRO...If you plan to commute using Metro, make sure you know where the nearest station is, how long it will take you to get to the station, and how you will get there (drive, bus, park & ride). www.WMATA.com

VRE...If you are looking at communities a little farther out from Metro range, you should consider finding a home near a Virginia Railway Express (VRE) station. www.VRE.org

SLUG LINES...The D.C. Metro area is home to a unique way of commuting called Slugging. These are locations where you can wait in line to carpool into the city with another commuter. www.Slug-Lines.com

FINDING A HOME Now that you know the area you want to live, we can get started on finding a home. VIEW HOMES...Our local Realtor Specialist will help you visit homes in your preferred communities. Don’t be surprised if the first home you look at is the one you like the most.

CHOOSE A HOME...You may look at one home or you may see several homes. At some point, you will find the house that you can picture yourself living in. This is an exciting moment as you begin the process of purchasing the home.

PRICE THE HOME...Our market specialist, who is also a licenced appraiser, will evaluate the home, research the local market and help you figure out the current market price. The goal of this process is to make an accurate offer and safeguard your investment. (Described in detail on page 24)

NEGOTIATE AN OFFER...Once we help you determine an offer price, it is time to write an offer on the home. Our expert Realtor will submit the offer and will help you negotiate any counteroffers in order to get you the best terms. (Described in detail on page 25)

23

OFFER STRATEGY Before you determine your offer, the Nellis Group will run a detailed market research and home pricing analysis so you can target the best possible offer price & strategy.

BUYER TIP

Take a look at the last 5 homes that were sold in the neighborhood. Compare their list price versus their sold price. You will find they generally sell at 95-98% of the list price. This can help you get an approximate figure of what the home you are looking at will sell for in today’s market. (May not be true in every market)

Our market specialists are also licensed appraisers and are experts on current market conditions. They can help determine whether the home you are looking at is over or under priced. From this conservative figure we can go in with the right strategy for your offer.

Nellis Group MMA (Most Accurate) The Nellis Group mini-market analysis is an indepth CMA performed by our market specialists. Because they are licensed appraisers, they can estimate the home’s price in the same way as the bank, providing you with a more accurate price estimate.

Realtor CMA (Less Accurate) A typical Realtor will perform a computer generated comparative market analysis. However, this method does not take into account all the necessary factors for obtaining an accurate price estimate.

Online Estimate (Least Accurate) If you are looking for homes you probably have gone online to try to find the home’s price. Unfortunately, internet sites aren’t really an accurate estimate of the home and homes are often under or over priced.

24

NEGOTIATION 3 Possible Phases Of Negotiations Initial Phase

Inspection Phase

Appraisal Phase

Our Negotiation Specialists have years of experience working to get our clients the best pricing and terms possible. It is essential to have a professional with experience helping you during this phase. The following are some areas in which we use our negotiation expertise. Days On Market...In the first 14 days, sellers are rarely flexible on price. As DOM increases, so do the chances of The Nellis Group negotiating price for you.. Vacant Homes...If a home is vacant the seller may be more flexible on sales price if you close on the home in under three weeks. Multiple Offers...When this happens, a Nellis Group Specialist can structure your contract so that it will look better than the other offers. Emotions...The Nellis Group can help you to write a personal letter to go along with your offer on the home. (It isn’t always about the money for sellers) Observation...As you view the home, take notes on issues that you view as potential problems. The Nellis Group can help negotiate solutions into the contract. Lenders...If you use a Nellis Group Advantage Lender, we guarantee they will work hard to help solidify your offer on time and with the agreed interest rate. Reputation...The reputation of the Realtor can make or break a transaction. The Nellis Group’s experience,

25

success, and values are well known in the area.

INSPECTIONS You have the opportunity to order inspections on the home to ensure that everything is safe and in working order. Inspections help to determine if you should walk away from the home. Inspections are designed to protect your investment. Your Realtor Specialist will be able to discuss with you which inspections will be in your best interest before purchasing a property.

The Home Inspection (Average Cost: $400-600) Roof & Attic Dwelling Exterior Dwelling Interior Structural System

Heating & Cooling

Electrical

Plumbing

We always recommend a home inspection in order to protect your interests. The inspector will go through the house and accessible areas, both inside and outside, to check for any safety issues. Inspectors will check for problems with the foundation, wiring, pipes, and appliances. A home inspection is NOT the same as an appraisal.

Other Inspections Radon Testing

Termite Testing

Lead Testing

Environmental Testing

($150-$200)

($50)

($250-$500)

($400+)

Exit Option #1

26

If you discover something during the inspection phase that can not be repaired, you have the ability to walk away from the contract losing only the cost of the inspection.

This is also the time for you to start looking into homeowner’s insurance and to obtain a CLUE report. (free service of the advantage program)

MORTGAGE APPROVAL Your lender will perform a credit check on you and order a home appraisal to make certain they are investing the correct amount of money into a property. Get Approved By The Lender During this phase you will meet with your lender to discuss all the details of your final approval. You provide more information about your employment, credit history, banking, and other pertinent information (which is all kept confidential by the lender) and the lender will be able to remove your financial contingencies

Home Appraisal Along with determining if you are going to be able to get the loan, the lender also wants to ensure they are lending you the correct amount of money for the home. The lender will order a home appraisal to determine the value they attribute to the property in case you default on the loan.

If The Home Appraises Lower Than The Sale Price... 1. 2. 3. 4.

Seller keeps price and Buyer pays the additional amount above financing Seller lowers price a little and Buyer pays the additional amount above financing Seller reduces the price to the appraised price Exit Option Buyer walks away from the transaction #2

Removing Financing Contingencies After your mortgage is approved you can remove your financial contingencies. Always consult your Realtor Specialist prior to removing the financing contingencies.

27

FINAL STEPS Now that your mortgage is set up there are only a few more steps remaining before you take possession of the home. Homeowners/Hazard Insurance Many buyers choose to purchase homeowner’s insurance in order to protect their home from any unforeseen circumstances.

Association Documents If the home is part of an association, you will review the association rules, regulations, and policies. You have the opportunity to walk away from the contract at no cost if you see any problems.

Exit Option #3

Title Search Our Advantage Partners will make sure the seller owns the property, rule out encumbrances, and ensure it is free of any liens.

Property Survey A property survey should be conducted to see the legal property boundary lines and easements that could impact the property.

Do You Need A Home Warranty? This is entirely up to you. A Warranty covers the home for one year after purchase, alleviating stress so that if anything is mechanically wrong with their new investment they are protected.

Order Utilities You need to turn on all utilities to start on the day of settlement.

Final Walkthrough You will walk through the property with your Realtor Specialist and make sure all repairs were completed to ensure the home is in good condition.

28

CLOSING COSTS On the day of settlement you will have to pay the closing costs of the transaction. Your lender should have given you an estimate (GFE) ahead of time. If you are using a Nellis Group Advantage Partner, we require them to send you the final numbers 48 hours in advance. Closing costs will vary from transaction to transaction and are dependent upon your lender and the terms of your contract. Your lender will provide you with specific details. Here are some of the bigger costs that occur on settlement day:

Lender Fees Specific fees associated with using a lender (approximately $500-$900) *If points are paid to lower the interest rate it will significantly increase the fee (1 point = 1% of the loan amount)

Tax & County Fees A “sales tax” for purchasing the home. DC & MD call them recordation fees.

Title Insurance Your lender will require you to purchase title insurance or they will not provide you with the loan. This protects their interests if you stop making payments and gives them first position to acquire the property. We recommend that you purchase owner’s coverage to protect yourself.

Prepaids / Escrow This is money collected by the lender so you are covered with insurance and tax payments for the next time they are collected on the home. The lender is required to pay these bills if you escrow as part of your monthly payment.

Congratulations On Your New Home!
