In Narre Warren, Berwick and Pakenham, a lot of the activity at the moment isn’t coming from brand new developments. It’s coming from people looking at existing properties differently.

A lot of this comes back to growth in the area. The population through Casey and Cardinia keeps pushing out, and with that comes demand for services and space. At the same time, rising costs mean businesses are getting more flexible with where and how they operate.
Planning overlays and council requirements still need to be considered, of course, but where there’s alignment, these conversions can unlock significant value. It’s not always a quick win, but it can be a very strategic one.
For owners, it’s a reminder to look at what the property could be, not just what it is today. A well-located site might be better suited to a completely different use.
For tenants, it’s about thinking outside the box a bit. The right space might not be in a retail strip or a standard office, but it can still work just as well, if not better.
