The Best Advice For Home Sellers Today

Last month I wrote about advice for people looking to buy a home. The feedback was nice, which I appreciate, but a few people asked if I had any advice for people looking to sell their home. That prompted this month’s article: 12 tips for home sellers today.

1) Enhance curb appeal: First impressions matter! Clean the yard, trim bushes, mow the lawn, and consider adding some colorful flowers or plants to boost curb appeal.

2) Declutter and depersonalize: Clear out any unnecessary clutter and personal items from your home. This helps potential buyers envision themselves in the space and creates a cleaner, more appealing atmosphere.

3) Deep clean: Give your

home a thorough cleaning before putting it on the market. Pay special attention to kitchens, bathrooms, floors, and windows. A clean and well-maintained home will make a positive impression.

4) Make necessary repairs: Fix any visible issues like leaky faucets, broken tiles, or cracked walls. Addressing these problems before listing

can prevent potential buyers from being deterred or making lower offers.

5) Stage your home: Consider staging your home to highlight its best features and create a welcoming environment. Arrange furniture strategically, use neutral colors, and add tasteful decor to highlight the potential of each room.

6) Price it right: Set a realistic and competitive price for your home based on current market conditions and comparable sales in your area. Overpricing can deter buyers, while underpricing may result in missed opportunities.

7) Use a professional photographer: You want high-quality images of your home. Online listings with attractive

photos generate more interest and leads from potential buyers.

8) Market effectively: Work with a real estate agent to develop a comprehensive marketing strategy. This may include online listings, open houses, signage, social media promotion, and targeted advertising.

9) Be flexible with showings: Make your home as accessible as possible to increase the chances of attracting interested buyers.

10) Highlight energyefficient features: If your home has energyefficient upgrades like solar panels, insulation, or energy-saving appliances, make sure to emphasize them. Many buyers value ecofriendly and cost-saving features.

11) Provide thorough disclosure: A complete disclosure statement builds trust with buyers and avoids potential legal issues down the line.

12) Negotiate wisely: When you receive offers, work closely with your real estate agent to negotiate effectively. Consider

not only the price but also other terms such as contingencies, closing dates, and repair requests.

They will also be collecting expired medication for safe disposal, which prevents pollution of our ground water and keeps them out of the hands of young children. No liquids or needles will be accepted. No registration required. Patrons will be assisted on a first come, first served basis.

The Wall That Heals To Visit The Town Of Babylon Exhibit Spreads The Healing Legacy Of The Vietnam Veterans Memorial

From October 5 to 8, the Town of Babylon will proudly host the traveling exhibit The Wall That Heals at Tanner Park. The traveling exhibit is a ¾ replica of the Vietnam Veterans Memorial in Washington D.C. that pays tribute to over three million Americans who served in the U.S. Army in the Vietnam War and bears the names of the 58,281 men and women who made the ultimate sacrifice in Vietnam. A smaller replica of the Vietnam Veterans Memorial wall similar to this exhibit drew thousands to Town Hall back in 1995. The Town of Babylon is fundraising in coordination with the event and already surpassed its $20,000 goal, now exceeding $40,000.

“We are honored to have the opportunity to continue supporting our veterans and provide access to this powerful piece of history to all of our residents,” said

Town of Babylon Supervisor Rich Schaffer. “We hope that this monument not only provides solace and strength but learning and growth as well.”

The Wall That Heals has already aided thousands of veterans in their healing process, empowering them to encounter The Wall in the familiarity of their own communities. It also serves as an important source of peace for family and friends of veterans, as well as an educational tool. The exhibit will be escorted from Nassau Veterans Memorial Coliseum to Tanner Park on October 3 and assembled on October 4. The Wall That Heals will then be open from the morning of October 5 to 1:45 p.m. on October 8, when it will be deconstructed. Two ceremonies will take place at the site as well: the Welcome Home Ceremony on October 5 at 4:00 p.m. and Purple Heart Ceremony, in which

a purple heart will be buried and a candlelight vigil held, on October 6 at 6:00 p.m.

“Our Town is incredibly proud to host The Wall That Heals,” said Chair of the Town of Babylon Veterans Advisory Council and Councilman DuWayne Gregory. “I would like to give a special thanks to Charles Spencer as cochair for his key role in bringing the exhibit to our community, as well as to everyone who made this possible. I encourage all of our residents to experience this impactful monument and all of the meaning it holds.”
