arm weather often gives rise to thoughts about spending time in the great outdoors. Decks can expand outdoor living spaces, making them popular home additions. However, when it comes time to map out a deck building plan, individuals may be unsure as to which deck material will meet their needs. Wood and composite decks are among the most popular choices today, and the popularity of aluminum is growing steadily. Wood Wood is a versatile and attractive decking material. According to the wood resource Real Cedar, some people think that wood is too expensive and requires too much maintenance. In fact, domestic softwoods can be very cost-effective decking options. According to Remodeling Magazine’s “Cost vs. Value” report, wood decks retain considerable resale value.
Composite Composite decking and its close cousin, plastic lumber, are some of the fastest-growing decking materials on the market. Many products are made from polyethylene or polyvinyl chloride. Some
Homeowners are often drawn to composite decking because such decks require little maintenance. These decks do not need to be sanded, stained or refinished. However, mold and mildew can grow in shady, damp areas, so homeowners must realize that these products are not completely maintenance-free. Aluminum Although aluminum decks are not seen that often, there are reasons why this decking material is becoming more popular. According to LockDry®, a manufacturer of aluminum decking materials, power-coated aluminum does not need to be replaced due to rotting, cracking or warped boards. Most planks have interlocking edges that create gap-free, watertight decks. Aluminum also has the advantage of being a very strong but lightweight material. Some people may think that aluminum decks would be hot underfoot, but the material actually stays cooler in the sun because of its heat-dissipation properties. For those who have green goals in mind, aluminum is totally recyclable.
T
he decision to buy a home is significant. Real estate is the biggest investment the average person will make in his or her lifetime, which underscores just how significant the home buying decision can be. The real estate experts at Zillow recently reported that the national median price of a home in the United States is $272,446. However, since the National Association of Realtors reported a record low housing inventory late in 2020, the average house price has been rising rapidly nationwide. The Federal Reserve Bank of St. Louis estimates the median home sales price at $374,900, and certain states have much higher prices. WOWA, a real estate and finance technology company, says the average sale price of a home in Canada was $679,051 in July 2021. Most people do not have $300,000 to $600,000 in savings on hand to purchase a home in cash. That means they’ll need to rely on financing to pay for their dream homes. Conventional lending
Various decking materials can meet the Conventional lending refers to when look, price point and maintenance level a bank or another financial institution loans a home buyer money to buy a homeowners desire. home. This is one of the most common ways to fund a home purchase. Personal credit score as well as credit history help determine eligibility and interest rates for conventional loans. Availability of assets as well as income level are some additional determining factors. Conventional loans are traditionally 10-, 15- or 30-year notes and will require a certain percentage as the down payment to secure the loan. The bank will determine the down payment requirement, which is typically somewhere between 3 and 20 percent. FHA loan A Federal Housing Administration loan is issued by an FHA-approved lender. These loans are designed for low-to-moderate-income borrowers, according to the financial guide Investopedia. FHA loans require lower
minimum down payments and lower credit scores than many conventional loans. FHA loans also require mortage insurance up front, plus annually for 11 years or the life of the loan depending on the length of the loan. HELOC A Home Equity Line of Credit, commonly called a HELOC loan, borrows against the available equity in your home to create a line of credit, much like a credit card. These funds can be used for large expenses or to consolidate higher-interest rate debt on other loans, according to Bank of America. It may be possible to use a HELOC to secure funding to make improvements to a home for those who want to flip it as an investment property. Private money lenders Individuals investing in real estate who do not intend to use a property as a primary residence may turn to private money lenders. These investors can tap into capital from personal connections and lend at specified interest rates and payback periods, according to Fortune Builders, a real estate investing resource. Keep in mind the interest rate will likely be higher with a private lender than through a conventional lender. The repayment term also will be shorter. VA-backed loan The U.S. Department of Veterans Affairs has a program for acquiring loans through conventional lenders that will be partially guaranteed against loss through the VA. This enables a lender to give better loan terms, such as the option to pay no down payment. Interested parties need to qualify for a Certificate of Eligibility and then work with qualified lenders. People have several options to finance the purchase of a home. These loans can help make the dream of home ownership a reality. Potential buyers are urged to speak with mortgage professionals or financial planners to consider their options.

In terms of maintenance, choosing a rot-resistant wood can result in less maintenance. Durable woods include cedar and redwood. Popular Mechanics says both species contain tannins and oils that make them naturally resistant to decay, rot and voracious insects. Periodic cleaning and inspection/repairs will be needed, but wood can be much more durable than people may think.
composites will be comprised of recycled plastic and wood fibers to create a weather- and stain-resistant material that doesn’t warp, rot or splinter. Composite manufacturers continually experiment with manufacturing processes to duplicate the look of natural wood grain.

omeowners looking to add more space to their homes do not necessarily need to make major renovations. They simply have to see the possibilities in outdoor living spaces. Outdoor living spaces are coveted niches in a home. The American Home Furnishings Alliance says more than 70 percent of American households have outdoor living spaces, and nearly 70 percent of people use these spaces at least once per week in-season. Furthermore, homeowners are increasingly interested in enhancing these spaces to make them more usable and comfortable.
inviting spaces no matter how much square-footage is present.
A recent survey from the online home design and remodeling resource Houzz found that more than 4,500 users were planning a landscape update. In addition, 56 percent of homeowners surveyed were making updates to improve their yards for entertaining.
Create a relaxing nook
While the creation of outdoor living spaces can cost thousands of dollars depending on the renovation, homeowners have more budget-friendly options at their disposal as well. The following are some ways to create
Revamp a garage or shed Rather than turning a storage area into a catch-all for items time forgot, clean out the space and put it to better use. For instance, kids may appreciate their own clubhouse away from the main living area. These spaces also can be handy bonus rooms for when Mother Nature doesn’t cooperate and backyard guests need to seek shelter. Wall art, curtains, a pendant light, and some comfortable outdoor-compatible furniture can quickly transform a space. Whether there’s a ledge, overhang, small terrace, or porch off the house, turn it into a relaxing area for reading a book or sipping a beverage. Use a few outdoor pillows, pull up a small folding table and dress the area with hanging lights and potted plants for a quiet retreat. Add privacy to a porch If it’s privacy you covet, install curtain rods and hang lightweight mesh or another translucent material that obscures neighbors’ views without blocking out natural light. Invest in outdoor sofas and chaises to create an outdoor living room right on the porch. If your budget allows, consider closing in the porch as a true three-season room so it can be used throughout fall, spring and summer. Outdoor living spaces are booming and highly achieveable, and many such spaces need not be expensive.
Brightview Senior Living, a leader in senior living that builds, owns and operates more than 45 monthly rental senior living communities along the east coast, welcomes future residents and families to its Brightview Port Jefferson Welcome Center at 1175 NY112 in Port Jefferson Station, New York. As Brightview’s second Long Island community, Port Jefferson is slated to open in fall 2022 and will offer resort-style senior living, including independent living, assisted living, and Wellspring Village® apartments, a specialized neighborhood for people living with Alzheimer’s disease and other forms of dementia. Future residents will enjoy the close proximity to the Long Island Sound, as well the Port Jefferson Marina, Harborfront Park and Village Center. “Port Jefferson is an ideal location for Brightview’s growth within Long Island,” said Tammy Marshall, Executive Director at Brightview Port Jefferson. “This community is particularly special because of its proximity to the water and the endless activities that it will provide. We look forward to meeting future residents and their families at our Welcome Center before we officially open our doors to learn more about the community. And in a few short months as the community build is complete; we can’t wait to have them experience vibrant living at Brightview for themselves.” The future residents
of Brightview Port Jefferson will enjoy the community’s spacious new apartment homes designed with safety and convenience in mind. The community will offer a variety of apartments to choose from: 94 Independent Living, 50 Assisted Living, and 26 Wellspring Village apartments. Residents will enjoy daily chef-inspired meals, enriching activities and programs, and unparalleled service from Brightview associates. The community will also feature a movie theater, billiards, pub, fitness center, salon, library, and more. Brightview’s trusted and seasoned associates have more than 20 years of experience, and welcome prospective residents who are looking for a vibrant place to thrive during this new life chapter, worry-free, and without a large entry fee. “In addition to the amenities and caring associates, Brightview’s rental model is especially important to consider in the current economy amid a strong housing market,” Marshall added. “Unlike a continuing care retirement community, our monthly-rental model allows residents to stay in control of their money. There is not a large upfront buy-in, but instead a community fee and monthly rent. Brightview communities are small enough to feel like a family, but big enough to be a community. This model puts the control in the hands of the residents, as it is a lease rather than
a mortgage, freeing up their money to do more for them as they see fit” All residents can experience weekly housekeeping, on-call 24-hour emergency management system, storage and emergency, whole house, generator back-up. ne of the first steps is to apply a pre-emergent weed killer to get a head start in knocking out weeds that can plague the lawn during the growing season. Killing weeds at the roots early on can mean far fewer hassles in spring and summer, and may prevent new generations of weeds from cropping up each year. While it may be tempting to take a prematurely warm day as a sign that spring is in full force and purchase a bunch of annuals, it’s better to know the last of the possible frost dates (check “The Farmer’s Almanac”). Otherwise, you may waste your time and money planting
flowers or vegetables only to have them zapped away by another cold day. Amend the soil so that it is the right consistency — just crumbling when lifting it. Soil that is too muddy after a spring thaw can harden, making it difficult for plants to flourish later on in the season. Speak with representatives at a local lawn and garden center about which types of amendments you can add to your soil in your particular area, in order to enrich your soil. Lawn and garden experts at The Home Depot suggest filling in bare patches of lawn now by mixing a few shovelfuls of soil with grass seed. Then apply this patch to the bare areas, water it, and continue to care for the entire area until the spot fills in. Spend a day in the garage or shed tending to the lawn mower and other gardening equipment. Clean all of your tools and ensure that everything works, repairing parts as needed.
Check if your front porch, railings or decking need painting and/or staining. Tackle these projects when the weather is cooler so everything will be ready for those peak spring days. Think about any annuals you might want to plant in the landscape this year that
will complement your existing shrubbery or perennials. Come up with a theme so that the entire yard is cohesive. Before homeowners know it, it is time to once again enjoy long days spent outdoors. Get a jump start on spring lawn prep as soon as you can.
ccording to the National Association of Realtors, the 10 most appealing outdoor features to potential home buyers are: standard lawn care, overall landscape upgrades, a new patio, new wood deck, softscaping, sod lawn, seed lawn, outdoor firepit, outdoor fireplace and of course, a new pool.

Hope for Youth is an Amityville-based, notfor-profit organization that works to facilitate positive change in the lives of Long Island children, youth and families. In this article we focus on their vital role in promoting foster care across Long Island. As next month is quickly approaching, it is appropriate to mention that May is National Foster Care Month, an initiative conducted through the US Department of Health and Human Services. The month is devoted to “ensuring a bright future for more than 407,000 children and youth in foster care.” The average age is 8 years old for those children, and there is just about an event split between how many of them are boys and how many are girls. The month acknowledges foster parents, family members, volunteers, policymakers and others who help children and youth in foster care find permanent homes and connections.
Friday, May 13th • 10am-11:30am, 11:30am-1pm, 1pm-2:30pm, 2:30pm-4pm Saturday, May 14th • 9am-10:30am, 10:30am-12pm
Nationwide, 45 percent of foster children reside in a foster family home with a nonrelative, while 34 percent are with a foster family home with a relative. For 54 percent of foster children, the goal is to reunite the child with a parent or primary caretaker. The goal is adoption for 28 percent.
For further information or to reserve a time slot, please call JoAnn at 631-348-1389 or email her at frontoffice@pal-o-mine.org
On Long Island, Hope For Youth is a central player in the identification and training of foster families. All Hope For Youth foster families receive multiple certifications in parenting skills. Foster parents take part in mandated educational workshops throughout the course of the year.
Parking for Job Fair:
The organization places children in the most appropriate and nurturing home settings for their recovery and healing, all geared toward permanency and stabilization. By providing the best opportunity for successful placement, Hope For Youth also prevents multiple placements. They also emphasize the role that relative and kinship caregivers

play in the child welfare system and helps children and youth stay connected to their family, their community and their cultural roots if they are unable to safely remain at home. The team members at Hope For Youth are keenly aware of the unique role that kinship caregivers play in working to achieve reunification for children and youth in foster care. This focus helps to keep moving the system toward one that truly supports families. The organization also participates in “Wendy’s Wonderful Kids,” part of the Dave Thomas Foundation for Adoption. Under this program, Hope For Youth has two adoption recruiters who bring children waiting to be adopted from foster care closer to safe, loving and permanent homes. The Foundation’s adoption recruitment model has proven effective nationwide in serving children who’ve been in foster care the longest. Hope For Youth is always looking for new foster parents. They also welcome volunteer and charitable donations to help advance its foster care work, and to advance all of its programming in support of children Island-wide who deserve more stable and fulfilling lives. They invite you to contact them at 516691-5100 or visit www.hfyny.org for more information.

As all Rocky Point School District clubs have a purpose, the newest addition, the Rocky Point Fishing Club, will incorporate skills including math, science and language arts and an opportunity to sharpen these elements while exploring local fishing spots. Headed by science
teacher Joseph Gabrinowitz, the club, in its initial stages this year, received a donation of fishing poles from the Long Island Beach Buggy Association. Klaus Roudinella, president of the association, recently visited the school and presented the 16 Fluke Combo poles to the club members.
“We are grateful for these gifts that will go a long way in benefiting this new club,” Rocky Point High School Principal Jonathan Hart said. “This is a great addition that has been met with much enthusiasm from students, and we look forward to witnessing the multiple lessons they will learn about our Long Island coastal communities.”
Clothing Donations Needed For Long Island Children
Ethical Friends of Children, a program helping needy families on Long Island, seeks clothing (tops, bottoms, pjs, sweaters and socks) in certain sizes. Specific sizes are: GIRLS: 3-4, 4-5 and 9-10 and BOYS: 7-8 and 9-10. Ethical Friends of Children is an outreach
program of the Ethical Humanist Society of Long Island., established in 1985. “We assist more than 2,500 children and their families each year by providing them clothing for children from newborn to size 12 as well as infant furniture at no cost,” says Pat Spencer of Port Washington. The “store” – staffed entirely by
volunteers – lets families pick out the things they need, at no cost to them. Those interested in making contributions of clothing or gift cards, should call Ethical Friends of Children at 516-2805526 or email efoc@ehsli. org

Port Jefferson School District Offers Athletic Camps
The Port Jefferson School District athletic department is offering athletic camps to Port Jefferson residents this summer. It is hoped that students will be able to participate in multiple
sports when they are younger to get them excited about participating in the district’s athletic program in grades 7-12. Port Jefferson’s athletic coaches and upperclassmen will teach elementary and
middle school students sport fundamentals while engaging in fun interactive activities. Camp registration information is on the district’s website: portjeffschools.org
Take Steps is the Crohn’s & Colitis Foundation’s national walk. You can make a difference. When you walk, you’ll help raise funds for cures! Call 516-222-5530, or email sbeck@ crohnscolitisfoundation.org to learn more.

PROTECT YOUR HOME AGAINST THE WEAR AND TEAR OF MOTHER NATURE.
Jazz Loft founder and president Tom Manuel recently met with New York State Senator Mario Mattera (District 2) to give the Senator a tour of the museum and performance space and to discuss some of the Loft’s musical
programs. Members of the local business community, Jazz Loft board members and volunteers were also present. Manuel spoke about the Jazz Loft’s Young at Heart daytime concert series which is aimed at seniors, those suffering
from memory loss, and their caretakers. The one-hour programs are designed to be interactive and provide a musical trip down memory lane for audience members. Live music was provided by Steve Salerno.

the most. The good news for consumers is that product reviews need not be long to be effective. ReviewTrackers notes that the average review is now roughly the size of a tweet and has gotten 65 percent shorter since 2010. That means it’s simple, quick and effective to support local businesses via online reviews of their products.

Stating that today’s headlines about Russia’s war on Ukraine were written some 80 years ago as a grim legacy of World War II, the Museum of American Armor, the Long Island Living History Association (LILHA) and Nassau County Department of Parks, Recreation & Museums will conduct a joint educational field program that will allow thousands of Long Island high school students to strengthen their understanding of World War II and the shadow it continues to cast nearly a century later.
