The Many Benefits Of Houseplants
T
he lines between the outdoors and indoors are being blurred. Homeowners build extensive outdoor living spaces so they can relax on weather-resistant furniture and even cook in lavish kitchens in their backyards. In addition, indoor three-season rooms full of bright, open windows that showcase outdoor vistas challenge the boundaries between outside and inside. For those working with limited budgets, there are some easy, inexpensive ways to enjoy the majesty of natural landscapes indoors. Houseplants can be used to improve indoor spaces, and they also provide various health benefits. Help with allergies According to WebMD, rooms with houseplants tend to have less dust and mold in them than those without any foliage. Leaves and other parts of the plants serve as natural filters, catching airborne particles and allergens. Plants with textured leaves might be especially effective at trapping particles.
Put more oxygen into the air The human respiratory system works by bringing in oxygen and releasing carbon dioxide. Plants do the opposite during photosynthesis. They absorb carbon dioxide and then release oxygen. Plants can put much more oxygen into the air, improving indoor conditions. Increase indoor humidity and reduce illness Studies from the Agricultural University of Norway found that indoor plants can increase humidity in indoor spaces, which decreases the incidences of sore throats, dry coughs, dry skin, and the common cold. Higher absolute humidity can decrease the chances of survival and transmission of the flu virus. Filter the air Researchers who presented their work at the 252nd National Meeting & Exposition of the American Chemical Society found certain houseplants can combat the potentially harmful effects of volatile organic
compounds. Plants may help filter out VOCs like benzene, acetone and formaldehyde, which can enter indoor air via cleaning supplies, dry-cleaned clothes, furniture, printers, and paints. Improve interior atmosphere Prevention magazine says plants can be used to screen unattractive areas, moderate room temperature by shading spots from the sun and even reduce noise. Plants also can improve ambiance and create a pleasing atmosphere in a room. Can improve mood Growing and caring for plants
can alleviate everyday stress. A nationwide study from UK Magazine Gardeners World found 80 percent of gardeners declared themselves satisfied with life compared to 67 percent among non-gardeners. Gardeners were more positive mentally. Greenery can help people feel more at home and improve mental health. A rehab center in Norway found patients reported a greater increase in well-being four weeks after having greenery added to their surroundings. Houseplants can improve indoor areas and positively affect personal health.

How To Cut Costs On Home Renovations

o you still have an avocado green kitchen? Is your living room dank and dark? Perhaps there is only one bathroom for a family of six? Answering yes to any of these questions could serve as the catalyst for a home renovation project. Home improvement projects come in all shapes and sizes — some with huge budgets and others that are more costconscious. Regardless of what homeowners hope to achieve with their renovations, a common goal across any price point is a desire to save as much money as possible. Home renovations can be expensive, but there are ways to cut costs. • Assess the merit of the project. Remodeling magazine annually publishes a “Cost vs. Value Report” that lists the average cost and return on investment homeowners can expect of various types of projects. If you’re planning to sell your home soon, it may be best to focus on repairs and renovations that will generate the most substantial ROI.
• Hire a contractor. Even avid do-it-yourselfers can sometimes benefit from a contractor’s expertise, particularly for complex tasks. Don’t waste money by trying tough jobs yourself; rely on an experienced contractor who can get supplies for less money and will do the job right the first time. Compare bids from several different contractors and figure out the best value. • Refurbish existing features. Rather than a complete gut and rebuild, figure out where you can revitalize existing fixtures and more. For example, refinishing existing cabinets can save you up to 50 percent compared with the cost of new cabinetry, according to Angi (formerly Angie’s List), a cost comparison and business review resource. • Choose midgrade materials. Certain materials may be all the rage but they come with a higher price tag. Angi reports that granite counters could be $60 to $100 per square foot. However, a composite or laminate that looks like granite and wears well may be $10 to 40 per square foot.

Types Of Home Insulation And Where To Install Them
W
hen thinking about renovating their homes, homeowners may imagine changing wall colors, expanding room sizes or upgrading appliances and fixtures. However, unless people take inventory of the less glamourous components of the home, such as structure, plumbing, heating and cooling, and insulation, other improvements may be for naught. A home insulation project certainly doesn’t offer the wow factor of a kitchen remodel, but insulation serves a vital function in the house that helps keep people comfortable and reduces energy consumption. Insulation is typically placed in areas where air escapes, such as between the stud cavities inside the walls and in the attic, and serves to slow and reduce heat transfer. The U.S. Department of Energy says between 50 and 70 percent of the energy used in homes is for heating and cooling. By improving home insulation, homeowners can make their homes more comfortable, consistent and efficient. In fact, the ENERGY STAR program overseen by the U.S. Environmental Protection Agency says homeowners stand to save an average of 15 percent on heating and cooling costs by adding proper insulation. To do so, homeowners can take a crash course in home insulation and find the products that fit their needs. Blanket batts and rolls Blanket batts and rolls typically are constructed with fiberglass, so proper safety gear, such as a mask and gloves, is needed when
handling them. Installing this type of insulation is relatively easy since the materials are designed to fit the standard width between studs, rafters and floor joists. Loose fill Loose fill is usually made of fiberglass or cellulose (recycled paper fiber). It is blown or sprayed into place with pneumatic equipment, according to The Home Depot. Loose fill can be ideal for hard-to-reach areas in attics or inside wall cavities. It’s good for adding insulation to irregularly shaped areas. Since it requires special equipment, this is a job best left to professionals.
Understanding R-Values
Sprayed foam Sprayed foam is just as the name implies, a foam made from polyurethane, polyisocyanurate, cementitious, or other materials that are applied by a spray container. DIYers who need only small applications can use canned products. Large quantities are pressure-sprayed by professionals. Foam board/rigid foam panels Ideal for unfinished walls, such as basement or foundation walls, floors and ceilings, these are boards of polyurethane or polystyrene. Foam boards tend to reduce energy consumption more effectively than other types of insulation. Homeowners considering upgrading their insulation or amending existing insulation should do their homework on the type of insulation that will be most effective for their homes.

nsulation recommendations are based on certain factors that coordinate with regional climate zones to increase energy efficiency. These factors are known as R-values. The R in R-value stands for “resistance,” and refers to how certain products resist the flow of heat through walls, floors and ceilings. Products should reduce heat escape so heat is kept on the right side of the wall. In summer this means outdoors, in winter it means indoors. R-values relate not only to insulation, but also to walls, windows and other barriers. R-values also coordinate to the type, thickness and density of the material being used. The higher the R-value, the more resistant to heat the product is. The U.S. Department of Energy coordinates R-value to climate zones 1 through 7 (1: Tip of Florida; 7: Canadian border). A higher R-value is needed in Zone 7 and a lower R-value is necessary in Zone 1.Those embarking on home improvement projects that involve choosing between R-values are urged to speak with a professional or to visit the Department of Energy website (www.energy.gov) to determine which R-Value is ideal for their homes.

If you live on Long Island, you may head out there for a day at the beach, a five-star dining experience or some shopping, but it isn’t necessarily where you call home. As one of the most sought after and premier luxury real estate markets in the country, it’s no surprise there’s a show that spotlights what it’s like to sell, build and live there. If you haven’t already watched Selling the Hamptons on discovery+, it’s about time you tune in! The show follows six Hamptons-based Nest Seekers real estate agents during the top selling season in the Hamptons. I sat down with J.B. Andreassi and Michael Fulfree, two of those real estate agents who are from Long Island themselves, to learn more about the show, luxury real estate as a whole and their personal lives. J.B. Andreassi is a 31 year old Southampton, NY native. He attended St. Anthony’s High School, where he met Michael Fulfree. He later graduated from Dartmouth College and worked for the National Hockey League before taking up his family legacy and transitioning into real estate. J.B.’s upbringing has provided him with unparalleled business and personal knowledge of the Hamptons, and has helped him become a successful real estate agent. While watching Selling the Hamptons, you will learn more about Nest Seekers International, the game-changing firm in the rapidly expanding global real estate marketplace, which they work for. Sight unseen.” However, real estate transactions in the Hamptons don’t always come easy. “This is the big leagues,” explained Michael. “It’s so competitive.” Lavish events, networking and marketing are just some of what goes into selling real estate on the East End. “Events are really big in the Hamptons,” said J.B. “If you have a big time listing, $5 million plus, an owner is gonna expect that you are doing something that’s a little more extravagant than just the regular traditional marketing, and one of those things is throwing events.” So, does Selling the Hamptons portray life in the Hamptons well? Both the guys both had something to say. “We’re showing the beaches, the wineries, the equestrian, the boating, the restaurants that we go to all the time,” said J.B. “From a lifestyle standpoint I think we actually did a very good job representing it.” Michael jumped in adding, “Yeah I mean, I think things are a little more laid back than we probably portray.” They both agreed that the biggest misconception about the Hamptons is the stuffiness. “There are a lot of really good people out here that care about each other,” said Michael. “It’s a really special community.” Want to know more about their personal lives? Bathrooms can be one of the most dangerous rooms in a house. Bath and shower areas account for about two-thirds of accidental injuries in these spaces. Many other injuries involve the toilet. A thorough investigation of bathroom dangers conducted by the Centers for Disease Control and Prevention found that mishaps near the bathtub, shower, toilet, and sink caused an estimated 234,094 nonfatal injuries in the United States among people aged 15 years and older. mobility and flexibility, visual impairment and other factors. However, some key modifications can make bathrooms much safer for aging populations. • Raised toilet seat: Install an ADA-compliant raised toilet seat. Standard toilet seats are roughly 15 inches high, but elevated seats can raise the bowl an additional two to four inches. Another option is to invest in risers that can be attached to an existing toilet. • Grab bars: Seniors may use towel holders as grab bars, which don’t have stability and can dislodge from the wall. Install secured side grip bars by the toilet and inside the shower to make maneuvering easier. • Water temperature: Seniors may be vulnerable to hot water temperatures. Lower the water temperature setting on the
hot water heater. StaySafe.org recommends 120 F. • Faucets: Change faucet handles to paddle-style handles rather than knobs. Knobs can be challenging to grip for those with arthritis in their hands. Also, handles that are easier for seniors to use can reduce the risk of the elderly losing their balance as they attempt to gain leverage to turn the wawter on and off. • Nonslip mats: Nonslip mats or tape strips can be used in showers and tub bottoms, as well as outside of the shower to reduce the risk of slips and falls. Rugs should have rubberized, slipresistant backing. • Rounded corners: Choose counters and fixtures with rounded corners. Should a senior fall against something, the rounded corner may prevent serious injury.

Afterward the rest of the driveway can be sealed using a squeegee or broom. This project can be completed within two or three days if no precipitation is forecast. Repaving A project best left to professionals, repaving typically involves the removal of an existing driveway and the installation of a new one. The sub-grade layer is essential in the process for a smooth look. Contractors also will assess soil and grading when doing work. The construction blog Main Infrastructure says the new asphalt driveway can vary in thickness between two and six inches, depending on budget and need.
