How To Cut Costs On Home Renovations
D
o you still have an avocado green kitchen? Is your living room dank and dark? Perhaps there is only one bathroom for a family of six? Answering yes to any of these questions could serve as the catalyst for a home renovation project. Home improvement projects come in all shapes and sizes — some with huge budgets and others that are more costconscious. Regardless of what homeowners hope to achieve with their renovations, a common goal across any price point is a desire to save as much money as possible. Home renovations can be expensive, but there are ways to cut costs. • Assess the merit of the project. Remodeling magazine annually publishes a “Cost vs. Value Report” that lists the average cost and return on investment homeowners can expect of various types of projects. If you’re planning to sell your home soon, it may be best to focus on repairs and renovations that will generate the most substantial ROI.
• Hire a contractor. Even avid do-it-yourselfers can sometimes benefit from a contractor’s expertise, particularly for complex tasks. Don’t waste money by trying tough jobs yourself; rely on an experienced contractor who can get supplies for less money and will do the job right the first time. Compare bids from several different contractors and figure out the best value. • Refurbish existing features. Rather than a complete gut and rebuild, figure out where you can revitalize existing fixtures and more. For example, refinishing existing cabinets can save you up to 50 percent compared with the cost of new cabinetry, according to Angi (formerly Angie’s List), a cost comparison and business review resource. • Choose midgrade materials. Certain materials may be all the rage but they come with a higher price tag. Angi reports that granite counters could be $60 to $100 per square foot. However, a composite or laminate that looks like granite and wears well may be $10 to 40 per square foot.
Figure out where you can choose middle-of-the-road materials for maximum value.

• Poor lighting: Task lighting is essential in a kitchen, but older homes may not be equipped with lighting where it’s most needed. A carefully designed remodel can improve lighting with under-cabinet lights, pendants, overhead lighting, and even natural light to make the space attractive and more functional.
• Outdated appliances: Even if your appliances are not avocado green or mustard yellow relics of the 1970s, they might still need to be replaced. • Family is expanding (or shrinking): Kitchens often are the heart of a home. They need to meet the needs of the family that resides in that home. A remodel can add space as needed. On the flip side, when a couple becomes empty nesters, kitchens can be redesigned and downsized to reflect their new needs and desires, such as the addition of a wine chiller or espresso station.
• Aesthetic appeal: Many kitchen remodels have been inspired by unsightly kitchens. Cosmetic changes can lead to big improvements. Kitchen renovations can add instant appeal and help address issues that tend to plague outdated rooms.

By Noelle Stanuch Memorial Day will be here before we know it, which means the Hamptons will soon be in full-swing, bustling with day-trippers, vacationers and of course its residents. If you live on Long Island, you may head out there for a day at the beach, a five-star dining experience or some shopping, but it isn’t necessarily where you call home. As one of the most sought after and premier luxury real estate markets in the country, it’s no surprise there’s a show that spotlights what it’s like to sell, build and live there. If you haven’t already watched Selling the Hamptons on discovery+, it’s about time you tune in! The show follows six Hamptons-based Nest Seekers real estate agents during the top selling season in the Hamptons. I sat down with J.B. Andreassi and Michael Fulfree, two of those real estate agents who are from Long Island themselves, to learn more about the show, luxury real estate as a whole and their personal lives. J.B. Andreassi is a 31 year old Southampton, NY native. He attended St. Anthony’s High School, where he met Michael Fulfree. He later graduated from Dartmouth College and worked for the National Hockey League before taking up his family legacy and transitioning into real estate. J.B.’s upbringing has provided him with unparalleled business and personal knowledge of the Hamptons, and has helped him become a successful real estate agent. While previously working in real estate, Michael had met the CEO of Nest Seekers, who let him know of an upcoming show about real estate that would be filmed in the Hamptons. Michael learned more and found out they still needed a cast. He later introduced J.B. to the CEO as well and the two decided to be a part of the show, Million Dollar Beach House, which became a hit. Discovery+ eventually started casting for Selling the Hamptons, and being as personable and hardworking as they are, of course J.B. and Michael landed a spot on that show too. “We never thought we’d end up on TV” said Andreassi. Peggy, Mia, Bianca and Kenny are the other four agents who work for the firm and hold a significant role in the show.

es In The Hamptons Although the six individuals weren’t all friends with each other prior to filming, they have all grown very close since. While watching Selling the Hamptons, you will learn more about Nest Seekers International, the game-changing firm in the rapidly expanding global real estate marketplace, which they work for. Side note, there are 120 real estate agents at that firm in the Hamptons alone! It’s not just New Yorkers that are interested in buying in the Hamptons though. J.B. has had people interested from all over the country and Michael had two interested buyers from the U.K. recently. Additionally, J.B. added “I had someone buy from Dubai as like a total rental investment property down in East Hampton Springs. Sight unseen.” However, real estate transactions in the Hamptons don’t always come easy. “This is the big leagues,” explained Michael. “It’s so competitive.” Lavish events, networking and marketing are just some of what goes into selling real estate on the East End. “Events are really big in the Hamptons,” said J.B. “If you have a big time listing, $5 million plus, an owner is gonna expect that you are doing something that’s a little more extravagant than just the regular traditional marketing, and one of those things is throwing events.” So, does Selling the Hamptons portray life in the Hamptons well? Both the guys both had something to say. “We’re showing the beaches, the wineries, the equestrian, the boating, the restaurants that we go to all the time,” said J.B. “From a lifestyle standpoint I think we actually did a very good job representing it.” Michael jumped in adding, “Yeah I mean, I think things are a little more laid back than we probably portray.” They both agreed that the biggest misconception about the Hamptons is the stuffiness. “There are a lot of really good people out here that care about each other,” said Michael. “It’s a really special community.” Want to know more about their personal lives? omeowners eagerly await the arrival of the warm weather so they can cast off the remnants of cabin fever and bask in the sunshine. However, as summer nears its dog days, the same sun homeowners once coveted can contribute to uncomfortable conditions in outdoor entertaining spaces.

sphalt driveways do not last forever. Over time, weather and general usage can degrade the driveway surface, resulting in cracks, pitting and more. Ultraviolet rays, salt and automotive fluids also can affect the appearance and functionality of a driveway. An unsightly driveway can adversely affect curb appeal and resale potential.
Resealing Resealing a driveway, also called sealcoating, is another repair strategy. HGTV says resealing can be a do-it-yourself project. Resealing helps the driveway last longer.
Homeowners have to consider various factors when it comes to repairing driveways. They may have the option of getting the driveway resurfaced, resealed or repaved, and each project is unique.
The driveway needs to be clean and dry, with holes and cracks filled prior to sealcoating. Start at the far edge of the driveway and seal that area by “cutting-in” by hand for a neat edge. Afterward the rest of the driveway can be sealed using a squeegee or broom. This project can be completed within two or three days if no precipitation is forecast.

According to the home improvement price comparison site Kompare It, resurfacing is simpler and faster than installing a new asphalt driveway. With resurfacing, any cracks are filled in to create an even base. Then a new layer of asphalt is applied over the existing one. That new layer can range in thickness from 1.5 to 3 inches. A heavy rolling machine will then smooth and flatten the layers together. If the driveway has minor pitting or cracking, then resurfacing can be a cost-effective strategy, as it may be a $3,000 to $6,000 job as opposed to $5,000 to $10,000 with repaving.
A project best left to professionals, repaving typically involves the removal of an existing driveway and the installation of a new one. The sub-grade layer is essential in the process for a smooth look. Contractors also will assess soil and grading when doing work. The construction blog Main Infrastructure says the new asphalt driveway can vary in thickness between two and six inches, depending on budget and need. The contractor also can advise if full-depth asphalt application or an aggregate base is practical.
