How To Cut Costs On Home Renovations
D
o you still have an avocado green kitchen? Is your living room dank and dark? Perhaps there is only one bathroom for a family of six? Answering yes to any of these questions could serve as the catalyst for a home renovation project. Home improvement projects come in all shapes and sizes — some with huge budgets and others that are more costconscious. Regardless of what homeowners hope to achieve with their renovations, a common goal across any price point is a desire to save as much money as possible. Home renovations can be expensive, but there are ways to cut costs. • Assess the merit of the project. Remodeling magazine annually publishes a “Cost vs. Value Report” that lists the average cost and return on investment homeowners can expect of various types of projects. If you’re planning to sell your home soon, it may be best to focus on repairs and renovations that will generate the most substantial ROI.
• Hire a contractor. Even avid do-it-yourselfers can sometimes benefit from a contractor’s expertise, particularly for complex tasks. Don’t waste money by trying tough jobs yourself; rely on an experienced contractor who can get supplies for less money and will do the job right the first time. Compare bids from several different contractors and figure out the best value. • Refurbish existing features. Rather than a complete gut and rebuild, figure out where you can revitalize existing fixtures and more. For example, refinishing existing cabinets can save you up to 50 percent compared with the cost of new cabinetry, according to Angi (formerly Angie’s List), a cost comparison and business review resource. • Choose midgrade materials. Certain materials may be all the rage but they come with a higher price tag. Angi reports that granite counters could be $60 to $100 per square foot. However, a composite or laminate that looks like granite and wears well may be $10 to 40 per square foot.
Figure out where you can choose middle-of-the-road materials for maximum value.
the installation of new tile floors. Perhaps you can mend and patch up walls before a paint job.
• Avoid peak seasons. You’ll pay more to install a deck or a pool right before the outdoor entertaining season. There also may be a premium to get work done right before a major holiday. Therefore, consult the calendar to find an off time for a renovation and book it then to save.
• Buy a display item. Former showroom kitchens and baths often are sourced at a fraction of their recommended retail prices, according to Real Homes, a home remodel guide based in the United Kingdom. Retailers often update their displays and you may score existing showroom items at a discount.
• Do some prep work. You might be able to save by doing some of the demolition and preparatory work yourself. For example, you can tear up old carpeting before
Renovations can be expensive, but there are many different ways to cut costs.
Tips For Negotiating With Contractors
S
you may be able to speak with your contractor about lowering costs even more by choosing less costly supplies. Find out if contractors can source materials from a low-cost supplier. In addition, discuss if you can purchase your own supplies.
pring is the season for fixing up a home. Homeowners who aren’t interested in doing the work themselves turn to contractors to ensure the job is done not only to code, but on time and efficiently. After receiving an initial estimate from a contractor, homeowners may wonder if there is any additional wiggle room in contractors’ costs.
Ask To Do A Portion Be honest with the contractor about your budget and figure out if there is any way for you to do some of the work to lower costs. The contractor can give you jobs that are within your abilities, which can shave dollars off the final price.
Certain contractors are willing to negotiate while others are firm in their prices. However, learning the basics of negotiation can put homeowners in position to save money on dream renovations.
Know Your Rights And Laws
Do Your Homework Getting the best price typically require shopping around and not settling on the first bid. Experts recommend getting at least three estimates on the same job — and be sure to let each contractor know that you are soliciting multiple bids. This alone may entice a specific contractor to give you his or her best offer up front. Avoid simply www.longislandmediagroup.com
choosing the lowest bid. Look at quality of work, reputation and reviews. If you like a costly contractor more than another, see if that contractor is willing to match a lower bid to win the job. Pick The Right Season As with other industries, home renovation work heats up during
certain seasons or times of year. General contractors may be more willing to negotiate for a lower price depending on when their busy season may be. Jobs may slow down in winter, for example. Talk About Supplies Even after getting a good bid,

Understand the laws governing contract language in your state or province. Contracts should also spell out the change order process so that expectations of changes and costs will be known in advance. These are just some of the tactics homeowners can use when negotiating the price of home remodels or improvements. For More Information, Call 631.226.2636

Signs It Is Time To Overhaul Your Kitchen
R
if a renovation project is the right move to make. These signs indicate it may be time to renovate a kitchen.
Homeowners may wonder if remodeling their kitchens is worth the investment. Homeowners should not just consider cost, but also the current conditions of their kitchens when deciding
• Breakers are triggered: If the lights go dark from a tripped circuit breaker every time you try to microwave and run the toaster oven at the same time, your wiring is likely not up to the task of handling the workload and could be out of date. A kitchen remodel will assess wiring load needs and an electric overhaul may be necessary.
emodeling a kitchen adds value to a home. Remodeling Magazine’s “Cost vs. Value Report” indicates mid-range kitchen remodels cost about $66,000, and homeowners can expect to recover about 60 to 80 percent of that cost at resale.
Home Renovation Projects
I
nvesting in a home renovation project not only requires money, but also time and patience. While contractors, architects and designers can estimate how long a project may take, it is impossible to anticipate all of the scenarios that can affect that estimated timeline. Information from the real estate firm Keller Williams indicates an average kitchen
www.longislandmediagroup.com
• Lack of storage: One of the biggest hassles homeowners encounter in their kitchens is a lack of storage space. If making a meal involves a Jenga-like stacking and rearranging of kitchen tools, or if an avalanche occurs whenever you search for an item, you might need more storage. A carefully planned redesign can achieve this, even in a smaller kitchen.
• Poor lighting: Task lighting is essential in a kitchen, but older homes may not be equipped with lighting where it’s most needed. A carefully designed remodel can improve lighting with under-cabinet lights, pendants, overhead lighting, and even natural light to make the space attractive and more functional.
• Outdated appliances: Even if your appliances are not avocado green or mustard yellow relics of the 1970s, they might still need to be replaced. According to CRD Design, appliances are only expected to last around 10 to 15 years. If appliances have become unsafe or energy hogs, it could be time for a remodel.
• Frequent run-ins: The notion that you can have too many cooks in the kitchen refers to having too many people trying to pitch in or offer their opinions. However, it also can apply to when too many people are gathering in a small space. Redesigning a kitchen can improve the efficiency of a space and make the room feel larger.
• Family is expanding (or shrinking): Kitchens often are the heart of a home. They need to meet the needs of the family that resides in that home. A remodel can add space as needed. On the flip side, when a couple becomes empty nesters, kitchens can be redesigned and downsized to reflect their new needs and desires, such as the addition of a wine chiller or espresso station.
• Aesthetic appeal: Many kitchen remodels have been inspired by unsightly kitchens. Cosmetic changes can lead to big improvements. Kitchen renovations can add instant appeal and help address issues that tend to plague outdated rooms.
remodel involving installation of new countertops, cabinets, appliances, and floors can take three to six months, but if ductwork, plumbing or wiring must be addressed, the job may take longer. A midline bathroom remodel may take two to three months. Adding a room to a house can take a month or two. Homeowners need to consider time when planning their home projects. EDITION TWELVE

Must-Have Features In Your Bathroom Remodel
V
eteran homeowners recognize the value of remodeling their kitchens and bathrooms. Kitchens and baths tend to appear dated more quickly than other spaces, such as living rooms and bedrooms, which can always be revamped with some fresh paint and new furnishings. The home improvement pricing resource Home Guide indicates an average bathroom remodel costs anywhere from $5,500 to $15,000 depending on the size and scope of the renovation. However,a bath redo can increase a home’s resale value and can return as much as 68 percent of homeowners’ investments. As homeowners plan their bathroom renovations, it’s a good time to consider improvements that will improve function and add design appeal for years to come. • Floating vanity: Add an airy feeling to the room by creating space between the vanity and the floor. A floating vanity can be a counter with a vessel sink or even have cabinets, as long as the vanity doesn’t extend to the floor. • Freestanding traditional sink or tub: There’s something elegant about a freestanding tub or pedestal sink. Such features can lend a classic vibe to a space. However, freestanding fixtures
also come in modern or eclectic forms, so there are options for any design style. • Frameless showers: Switch to a walk-in shower option, which improves aesthetics and makes it easier to “age in place” in a home. Pair that frameless shower with clear glass shower doors so sightline in the space remains unencumbered. • Natural textures: Create a calm and serene sanctuary in the bathroom with light, natural hues and materials. Nature-inspired colors on tiles, walls and vanities can add to the spa vibe. • Dual sinks and vanities: With a double vanity, two people can share the space and easily use the bathroom without getting in each other’s way. One vanity with two sinks works, but homeowners can create even more personal space by dividing vanities and mirrors. • Small textured tile on shower floors: Small textures are appealing and add safety. The added texture and grouting will keep feet from slipping on wet floors. Also, opt for mold-resistant grout to make cleanup even easier. • Special shower heads: Invest in shower heads that can run the gamut from creating steam showers to rainfall effects. Some
showers will have multiple shower jets to offer an invigorating experience.
for mold and mildew growth, and windows add some aesthetic appeal to a space.
• Improve drainage: Increase the diameter of the drain pipe in the bathroom from the standard to a two-inch drain pipe. This will reduce the risk of clogs and overflow leaks.
Additional considerations for a bath remodel include heated floors, well-placed and attractive storage options and a toilet enclosure (water closet) for added privacy. These and other bathroom renovation ideas can add value and improve the appeal of the room.
• Install a window: Natural light and air flow can reduce the risk
Upgrade Bathroom Safety Features
B
athrooms can benefit from updates that improve their form and function. While styles and color patterns may inspire bathroom renovations, improvements to safety also should be considered. Bathrooms can be one of the most dangerous rooms in a house. Bath and shower areas account for about two-thirds of accidental injuries in these spaces. Many other injuries involve the toilet. A thorough investigation of bathroom dangers conducted by the Centers for Disease Control and Prevention found that mishaps near the bathtub, shower, toilet, and sink caused an estimated 234,094 nonfatal injuries in the United States among people aged 15 years and older. Seniors are particularly vulnerable in the bathroom due to reduced www.longislandmediagroup.com
mobility and flexibility, visual impairment and other factors. However, some key modifications can make bathrooms much safer for aging populations. • Raised toilet seat: Install an ADA-compliant raised toilet seat. Standard toilet seats are roughly 15 inches high, but elevated seats can raise the bowl an additional two to four inches. Another option is to invest in risers that can be attached to an existing toilet. • Grab bars: Seniors may use towel holders as grab bars, which don’t have stability and can dislodge from the wall. Install secured side grip bars by the toilet and inside the shower to make maneuvering easier. • Water temperature: Seniors may be vulnerable to hot water temperatures. Lower the water temperature setting on the
hot water heater. StaySafe.org recommends 120 F. • Faucets: Change faucet handles to paddle-style handles rather than knobs. Knobs can be challenging to grip for those with arthritis in their hands. Also, handles that are easier for seniors to use can reduce the risk of the elderly losing their balance as they attempt to gain leverage to turn the wawter on and off. • Nonslip mats: Nonslip mats or tape strips can be used in showers and tub bottoms, as well as outside of the shower to reduce the risk of slips and falls. Rugs should have rubberized, slipresistant backing. • Rounded corners: Choose counters and fixtures with rounded corners. Should a senior fall against something, the rounded corner may prevent serious injury.
EDITION TWELVE
• Shower benches and transfer seats: Benches and transfer seats make it easier getting in and out of the shower. Also, sitting while showering reduces the risk of becoming light-headed or losing balance. tubs/showers: • Walk-in Minimizing the threshold to the shower or bathtub is an important safety feature. Some manufacturers make walk-in tubs with doors that secure and make watertight seals. Showers that don’t have a lip or tub to scale also are better for seniors. • Lighting: Eyesight weakens over time, so improve lighting with combinations of overhead lighting and softer side lighting. Night lights or soft-glowing toilet lights can make it easier to get around the bathroom in the middle of the night. For More Information, Call 631.226.2636

Luxury Real Estate & Lifestyles I a
By Noelle Stanuch Memorial Day will be here before we know it, which means the Hamptons will soon be in full-swing, bustling with day-trippers, vacationers and of course its residents. If you live on Long Island, you may head out there for a day at the beach, a five-star dining experience or some shopping, but it isn’t necessarily where you call home. As one of the most sought after and premier luxury real estate markets in the country, it’s no surprise there’s a show that spotlights what it’s like to sell, build and live there. If you haven’t already watched Selling the Hamptons on discovery+, it’s about time you tune in! The show follows six Hamptons-based Nest Seekers real estate agents during the top selling season in the Hamptons. I sat down with J.B. Andreassi and Michael Fulfree, two of those real estate agents who are from Long Island themselves, to learn more about the show, luxury real estate as a whole and their personal lives. J.B. Andreassi is a 31 year old Southampton, NY native. He attended St. Anthony’s High School, where he met Michael Fulfree. He later graduated from Dartmouth College and worked for the National Hockey League before taking up his family legacy and transitioning into real estate. J.B.’s upbringing has provided him with unparalleled business and personal knowledge of the Hamptons, and has helped him become a successful real estate agent. He is also the Co-Principal of Andreassi Development, his family’s luxury real estate development business. Follow J.B. On Instagram: @jb_andreassi
J.B. Andreassi Photo Credit: discovery+ Michael Fulfree grew up in Centereach, NY and is 32 years old. He spent time in New York City and enjoyed a wildly successful international modeling career, where he worked with Calvin Klein, Dolce & Gabbana and many other high profile designers. He also attended St. Anthony’s High School and eventually decided on real estate as his profession. Michael now lives on the East End with his wife and young son, handling a range of client needs from listing exclusive rentals to finding the perfect eight-figure dream homes for his elite clientele. While previously working in real estate, Michael had met the CEO of Nest Seekers, who let him know of an upcoming show about real estate that would be filmed in the Hamptons. Michael learned more and found out they still needed a cast. He later introduced J.B. to the CEO as well and the two decided to be a part of the show, Million Dollar Beach House, which became a hit. Discovery+ eventually started casting for Selling the Hamptons, and being as personable and hardworking as they are, of course J.B. and Michael landed a spot on that show too. “We never thought we’d end up on TV” said Andreassi. Peggy, Mia, Bianca and Kenny are the other four agents who work for the firm and hold a significant role in the show.

es In The Hamptons Although the six individuals weren’t all friends with each other prior to filming, they have all grown very close since. While watching Selling the Hamptons, you will learn more about Nest Seekers International, the game-changing firm in the rapidly expanding global real estate marketplace, which they work for. Side note, there are 120 real estate agents at that firm in the Hamptons alone! It’s not just New Yorkers that are interested in buying in the Hamptons though. J.B. has had people interested from all over the country and Michael had two interested buyers from the U.K. recently. Additionally, J.B. added “I had someone buy from Dubai as like a total rental investment property down in East Hampton Springs. Sight unseen.” However, real estate transactions in the Hamptons don’t always come easy. “This is the big leagues,” explained Michael. “It’s so competitive.” Lavish events, networking and marketing are just some of what goes into selling real estate on the East End. “Events are really big in the Hamptons,” said J.B. “If you have a big time listing, $5 million plus, an owner is gonna expect that you are doing something that’s a little more extravagant than just the regular traditional marketing, and one of those things is throwing events.” So, does Selling the Hamptons portray life in the Hamptons well? Both the guys both had something to say. “We’re showing the beaches, the wineries, the equestrian, the boating, the restaurants that we go to all the time,” said J.B. “From a lifestyle standpoint I think we actually did a very good job representing it.” Michael jumped in adding, “Yeah I mean, I think things are a little more laid back than we probably portray.” They both agreed that the biggest misconception about the Hamptons is the stuffiness. “There are a lot of really good people out here that care about each other,” said Michael. “It’s a really special community.” Want to know more about their personal lives? Read on! Q: How would you describe yourself in three words? Michael: Loyal, Humorous and Lighthearted. J.B.: Accountable, Genuine and Outgoing. Q: What’s your favorite beach on Long Island? Michael: Coopers Beach. J.B.: Flying Point. Q: What’s your favorite restaurant on Long Island? Michael: Cowfish. J.B.: Bell & Anchor. Q: Other than real estate, what’s your biggest passion? Michael: Fishing. J.B.: Sports. So go ahead, watch Selling the Hamptons now on discovery+, you won’t regret it.

How To Add Shade To A Deck Or Patio
The Different Ways To Repair A Driveway
H
omeowners eagerly await the arrival of the warm weather so they can cast off the remnants of cabin fever and bask in the sunshine. However, as summer nears its dog days, the same sun homeowners once coveted can contribute to uncomfortable conditions in outdoor entertaining spaces.
A
sphalt driveways do not last forever. Over time, weather and general usage can degrade the driveway surface, resulting in cracks, pitting and more. Ultraviolet rays, salt and automotive fluids also can affect the appearance and functionality of a driveway. An unsightly driveway can adversely affect curb appeal and resale potential.
Resealing Resealing a driveway, also called sealcoating, is another repair strategy. HGTV says resealing can be a do-it-yourself project. Resealing helps the driveway last longer.
Homeowners have to consider various factors when it comes to repairing driveways. They may have the option of getting the driveway resurfaced, resealed or repaved, and each project is unique.
The driveway needs to be clean and dry, with holes and cracks filled prior to sealcoating. Start at the far edge of the driveway and seal that area by “cutting-in” by hand for a neat edge. Afterward the rest of the driveway can be sealed using a squeegee or broom. This project can be completed within two or three days if no precipitation is forecast.
Resurfacing
Repaving
According to the home improvement price comparison site Kompare It, resurfacing is simpler and faster than installing a new asphalt driveway. With resurfacing, any cracks are filled in to create an even base. Then a new layer of asphalt is applied over the existing one. That new layer can range in thickness from 1.5 to 3 inches. A heavy rolling machine will then smooth and flatten the layers together. If the driveway has minor pitting or cracking, then resurfacing can be a cost-effective strategy, as it may be a $3,000 to $6,000 job as opposed to $5,000 to $10,000 with repaving.
A project best left to professionals, repaving typically involves the removal of an existing driveway and the installation of a new one. The sub-grade layer is essential in the process for a smooth look. Contractors also will assess soil and grading when doing work. The construction blog Main Infrastructure says the new asphalt driveway can vary in thickness between two and six inches, depending on budget and need. The contractor also can advise if full-depth asphalt application or an aggregate base is practical.

Meteorologists at WHAS11 in Kentucky took to their neighborhoods in July 2020 to test just how hot surfaces can get in the sun during peak daytime temperatures. Concrete sitting in the sun almost all day reached a temperature of 134.7 F, while the same concrete in the shade clocked in at just under 80 F. When air temperatures are around 90 F, unshaded concrete and asphalt can be 125 F and 140 F, respectively. While wood decking may not be as hot as asphalt and concrete, it still can get steamy underfoot. Homeowners who want to be able to enjoy their outdoor spaces in an array of temperatures can think about investing in shade solutions. Sun-blocking ideas like awnings, shade trees and large umbrellas can help people enjoy their yards all day long. • Canopy: A patio canopy is typically a freestanding unit that can be installed over a patio or a deck. Some people prefer to bolt it down so it will not be knocked over in windy conditions. The fabric on the canopy can be removed during the offseason, helping to improve its longevity. • Awning: Awnings may be
EDITION TWELVE
stationary or retractable. Many are installed directly onto a home and can cast shade on specific areas of outdoor entertaining spaces. • Shade sail: Similar to an awning but a bit less structurally rigid, shade sails are large pieces of triangular fabric installed over areas of a patio, pool or landscape, according to The Family Handyman. Shade sails are light and airy and can be customized. • Trees: A natural way to increase shade in a yard is to plant more shade trees. If sun glare is an issue all year long, and it’s not just the heat of the sun that is troublesome, think about planting evergreen trees. Deciduous cousins will drop their leaves in fall and only be effective during the warm weather. umbrellas: Many • Patio umbrellas start at around $25. Umbrellas can be paired with patio tables, while stationary cantilever umbrellas sit out of the way on their own heavy-duty stands. A cantilever umbrella tends to provide more shade than patio table umbrellas. • Curtains: Homeowners can block sunlight outdoors the way they do inside, offers MSN. Hang curtains from the sides of canopies or between posts on a deck to provide shade and cozy spaces. Shade is in high demand when the sun is hot. Options abound for making outdoor areas more comfortable.

Low-Cost Ways To Revamp Living Areas
H
ome improvement projects require substantial financial investment, but just because a homeowner wants to bring a fresh look indoors doesn’t mean he or she has to break the bank along the way. Living rooms are some of the most frequently used spaces in a home, and they can use an update from time to time to stay on trend or to make the area more functional for a changing family dynamic. Here are some budget-friendly ideas for breathing new life into living room designs. the budget. • Establish Homeowners should figure out how many dollars they can designate to a living room makeover before purchasing supplies or hiring out the work. Figure out the scope of the remodel, visit stores or suppliers to price out materials, get estimates from contractors, and then plan for some unforseen circumstances along the way to determine if this type of renovation is affordable. If not, scale things back until the project more closely aligns with your budget.
• Change the paint color. Lighter and brighter colors are on trend. A can or two of paint can do wonders for updating a space without a large financial commitment. Pair that new paint color with new window coverings and complementary throw pillows to pull the theme together with minimal expense. • Update the flooring. Tired, outdated carpeting or other flooring can use an overhaul. While solid hardwood flooring may be preferable, there are many types of laminate flooring that mimic the looks of popular wood colors and styles for a fraction of the cost. Plus, many are sold at home improvement retailers and even at warehouse clubs or online for reasonable prices. Laminate flooring also may be a potential DIY job for a skilled homeowner, saving even more money. •Introduce a fireplace. Fireplaces were once hot commodities, but that popularity waned in the 1970s and 1980s. Homeowners with chimneys may discover a fireplace was boarded over and the bare bones still exist that
can be renovated to bring back character. There also are ventless freestanding units that are quite affordable that can mimic the look of a built-in fireplace. • Reupholster instead of replace furniture. There’s no need to throw away quality furniture if the fabric is the only thing impeding design. New upholstery or even a slipcover can update designs. • Conquer clutter. Rather than adding something to the living room, remove clutter to give the room a more airy feel. This can instantly change the look of the room. Use cord covers to tame plugs for electronics and remove unnecessary furniture from the room. • Improve lighting. Another easy and often inexpensive fix is to change lighting fixtures, including using brighter, more energy efficient LED bulbs, and to assess lighting needs to eliminate dark corners of rooms that can make the space seem drab.
6 Ways To Make Your Garden More Successful
H
omeowners enjoy gardening for many different reasons. In addition to adding beauty to a property, gardens can offset grocery costs by yielding tasty produce. They also offer important habitats and food sources for both insects and animals. While growing a vegetable or flower garden can turn into a rewarding hobby, or even a passion, gardening also can be overwhelming — particularly when the results are less than stellar. Novice gardeners have scores of resources at their disposal, including the advice of gardeners who have made mistakes and learned from them. The following guidance can make home gardens that much more successful. 1. Start small. You may have visions of an expansive garden growing rows of crops or acres of flowers, but it is smart to start small and build on what you find successful, which includes plants that thrive in your lawn and garden. This also is beneficial if you are www.longislandmediagroup.com
dances over areas of your landscape. Take note of which areas get the most sun and shade. This will help you plan what to plant and where to plant it. Vegetable gardens tend to need ample sunlight to bear pickworthy produce. You can give plants a leg up by growing them in optimal conditions. 5. Choose hardy varieties. unsure of vegetable yields. Several blooming plants producing bushels of crops can be overwhelming, especially if you can’t get to harvesting or cooking them in a timely fashion. 2. Assess the soil. Plants need nutrient-rich soil to encourage extensive root systems and produce strong, hardy plants, according to the gardening resource GrowVeg. Nourish soil with organic matter, such as manure, compost, shredded leaves, and natural mulch. Add this organic matter in the off-season to give it enough time to be incorporated into the ground before spring. You can have your soil tested for pH and
other characteristics that make it friendly or averse to plants at a local garden center. 3. Arm yourself with knowledge. Do you know how deeply to plant seeds and how far apart to space plants? Are you aware of the sunlight needs of certain flowers or plants? If not, read the packaging and do your research so your plants have the best chance of not only sprouting, but also surviving. Many people prefer to start seedlings indoors in late winter and then transfer those plants outdoors when they are stronger and more established. 4. Sit in your yard and observe. Watch

Certain plants have been bred to thrive in your climate, including heat-tolerant plants for climates with sweltering summer sun. Consult with a local gardening center to figure out which plant zone you are in and which plants will do best within that zone. 6. Use rainwater. Rainwater contains fewer contaminants and additives than tap water, which can benefit garden plants. Collect rainwater in rain barrels and use irrigation systems to deliver it to the garden. The Many Benefits Of Houseplants
For those working with limited budgets, there are some easy, inexpensive ways to enjoy the majesty of natural landscapes indoors. Houseplants can be used to improve indoor spaces, and they also provide various health benefits. Help with allergies According to WebMD, rooms with houseplants tend to have less dust and mold in them than those without any foliage. Leaves and other parts of the plants serve as natural filters, catching airborne particles and allergens. Plants with textured leaves might be especially effective at trapping particles.
Put more oxygen into the air The human respiratory system works by bringing in oxygen and releasing carbon dioxide. Plants do the opposite during photosynthesis. They absorb carbon dioxide and then release oxygen. Plants can put much more oxygen into the air, improving indoor conditions. Increase indoor humidity and reduce illness Studies from the Agricultural University of Norway found that indoor plants can increase humidity in indoor spaces, which decreases the incidences of sore throats, dry coughs, dry skin, and the common cold. Higher absolute humidity can decrease the chances of survival and transmission of the flu virus. Filter the air Researchers who presented their work at the 252nd National Meeting & Exposition of the American Chemical Society found certain houseplants can combat the potentially harmful effects of volatile organic

compounds. Plants may help filter out VOCs like benzene, acetone and formaldehyde, which can enter indoor air via cleaning supplies, dry-cleaned clothes, furniture, printers, and paints. Improve interior atmosphere Prevention magazine says plants can be used to screen unattractive areas, moderate room temperature by shading spots from the sun and even reduce noise. Plants also can improve ambiance and create a pleasing atmosphere in a room. Can improve mood Growing and caring for plants
can alleviate everyday stress. A nationwide study from UK Magazine Gardeners World found 80 percent of gardeners declared themselves satisfied with life compared to 67 percent among non-gardeners. Gardeners were more positive mentally. Greenery can help people feel more at home and improve mental health. A rehab center in Norway found patients reported a greater increase in well-being four weeks after having greenery added to their surroundings. Houseplants can improve indoor areas and positively affect personal health.

he lines between the outdoors and indoors are being blurred. Homeowners build extensive outdoor living spaces so they can relax on weather-resistant furniture and even cook in lavish kitchens in their backyards. In addition, indoor three-season rooms full of bright, open windows that showcase outdoor vistas challenge the boundaries between outside and inside.

Budget-Friendly Dining Room Renovation Ideas
I
f the kitchen is the heart of the home, then the dining room may be akin to one of its arteries. The mood created in the kitchen spreads to the dining space where family and friends gather to eat and enjoy one another’s company. Dining rooms can get lost in the home renovation shuffle, as many homeowners tend to focus on renovating kitchens and bathrooms instead. Homeowners do not have to invest a lot of money in renovations to give their dining spaces awe-inspiring makeovers. Here’s how to do so on a budget. • Lighten and brighten. Dining rooms were once very formal spaces. Dark woods, large pieces of furniture, over-thetop chandeliers, and other details could be found in many homes, but now that houses are being built with open floor plans, dining rooms can blend with other spaces, which have moved to lighter colored walls, flooring and furniture. A fresh coat of vibrant paint can work wonders and it doesn’t cost much. If you can’t remove a floor, cover it with a brightly colored area rug. • Switch things up with slipcovers. Slipcovers can be changed each season to dramatically alter the look of a dining room for little investment. Slip covers also protect chairs and can be easily laundered after spills. • Add floating shelving. Floating shelves provide muchneeded storage or display space without the need to invest in another piece of furniture. Depending on the shelving, they can work in modern design schemes or even farmhouse dining spaces. • Clear out the clutter. It might be time to say “so long” to that large curio cabinet and the knickknacks within it. Curio and china cabinets used to be de rigueur, but plenty of people now prefer more open and airy dining rooms. For those who want to keep the cabinet, try decluttering inside to only include the very best display pieces and see if the cabinet www.longislandmediagroup.com

can be refinished with paint or a lightly colored stain. • Improve lighting. Make the chandelier the statement piece of the space. Go for a bold color or an innovative design. Then add accessories throughout the space that coordinate with the chandelier. • Add bench seating. Those who need additional seating may not have to get entirely new furniture. Swap out some chairs for benches, which can fit a couple more guests than chairs. • Create depth with color. HGTV says that using various shades of the same color in a space can add depth. Coordinate drapes, walls, seat fabrics, and accessories for a cohesive design. Renovating a dining room doesn’t require a large investment of time and money. A few simple steps can give dining spaces a whole new feel without busting homeowners’ budgets. For More Information, Call 631.226.2636

Types Of Home Insulation And Where To Install Them
W
hen thinking about renovating their homes, homeowners may imagine changing wall colors, expanding room sizes or upgrading appliances and fixtures. However, unless people take inventory of the less glamourous components of the home, such as structure, plumbing, heating and cooling, and insulation, other improvements may be for naught. A home insulation project certainly doesn’t offer the wow factor of a kitchen remodel, but insulation serves a vital function in the house that helps keep people comfortable and reduces energy consumption. Insulation is typically placed in areas where air escapes, such as between the stud cavities inside the walls and in the attic, and serves to slow and reduce heat transfer. The U.S. Department of Energy says between 50 and 70 percent of the energy used in homes is for heating and cooling. By improving home insulation, homeowners can make their homes more comfortable, consistent and efficient. In fact, the ENERGY STAR program overseen by the U.S. Environmental Protection Agency says homeowners stand to save an average of 15 percent on heating and cooling costs by adding proper insulation. To do so, homeowners can take a crash course in home insulation and find the products that fit their needs. Blanket batts and rolls Blanket batts and rolls typically are constructed with fiberglass, so proper safety gear, such as a mask and gloves, is needed when
handling them. Installing this type of insulation is relatively easy since the materials are designed to fit the standard width between studs, rafters and floor joists. Loose fill Loose fill is usually made of fiberglass or cellulose (recycled paper fiber). It is blown or sprayed into place with pneumatic equipment, according to The Home Depot. Loose fill can be ideal for hard-to-reach areas in attics or inside wall cavities. It’s good for adding insulation to irregularly shaped areas. Since it requires special equipment, this is a job best left to professionals.
Understanding R-Values
Sprayed foam Sprayed foam is just as the name implies, a foam made from polyurethane, polyisocyanurate, cementitious, or other materials that are applied by a spray container. DIYers who need only small applications can use canned products. Large quantities are pressure-sprayed by professionals. Foam board/rigid foam panels Ideal for unfinished walls, such as basement or foundation walls, floors and ceilings, these are boards of polyurethane or polystyrene. Foam boards tend to reduce energy consumption more effectively than other types of insulation. Homeowners considering upgrading their insulation or amending existing insulation should do their homework on the type of insulation that will be most effective for their homes.
I
nsulation recommendations are based on certain factors that coordinate with regional climate zones to increase energy efficiency. These factors are known as R-values. The R in R-value stands for “resistance,” and refers to how certain products resist the flow of heat through walls, floors and ceilings. Products should reduce heat escape so heat is kept on the right side of the wall. In summer this means outdoors, in winter it means indoors. R-values relate not only to insulation, but also to walls, windows and other barriers. R-values also coordinate to the type, thickness and density of the material being used. The higher the R-value, the more resistant to heat the product is. The U.S. Department of Energy coordinates R-value to climate zones 1 through 7 (1: Tip of Florida; 7: Canadian border). A higher R-value is needed in Zone 7 and a lower R-value is necessary in Zone 1.Those embarking on home improvement projects that involve choosing between R-values are urged to speak with a professional or to visit the Department of Energy website (www.energy.gov) to determine which R-Value is ideal for their homes.

Choosing The Right Lighting Inside Your Home
L
ighting in a home serves both practical and aesthetic purposes. It’s easy to maneuver around a well-lit home, reducing the risk of slips and falls, and the right lighting can help homeowners create their desired ambiance, which typically changes depending on which room you’re in. When choosing lighting for their homes, homeowners must walk a fine line between appearance and functionality. A fixture in the foyer that instantly impresses visitors likely won’t prove as aweinspiring if it’s installed in the living room. When choosing lighting for a home, some general rules about what works in each room can help homeowners make the most informed decision. Kitchen Kitchens are often the busiest room in a home, so lighting here can be especially important. A kitchen often benefits, both practically and aesthetically, from different types of lighting. For example, pendant lighting above kitchen islands can make meal preparation easier and safer, but such lighting likely won’t work in breakfast nooks and informal dining areas in the kitchen. Recessed lighting works
best in such areas. In kitchens with no island, under-cabinet lighting can be used to illuminate countertops and simplify meal preparation. Formal dining room Many people enjoy the look of chandeliers in formal dining rooms, and such fixtures can be installed directly above the dinner table. The interior design experts at Better Homes & Gardens advise hanging chandeliers roughly 33 inches above the table in dining rooms with eightfoot ceilings, adding three inches for each additional foot above eight feet. Darkened dining areas may be ideal in restaurants, but homeowners may want to split the difference at home and choose dimmable chandeliers for their dining rooms. This allows homeowners to dim the lights for romantic dinners, but turn them up for family gatherings with lots of people around the table. Living room Adaptability also is important in the living room, where homeowners may host anything from movie nights to book clubs to parties for the big game. It can be a tall order to accommodate such a wide range of activities, and many homeowners come
down to deciding between recessed lighting and track lighting. If the living room currently has neither style, homeowners should recognize that it will cost considerably less to install track lighting than recessed lighting. Better Homes & Gardens notes that flexible track lighting provides ambient, task or accent lighting, and track lights can even be moved to change lighting
schemes at any time, making them a budget-friendly option for homeowners whose living rooms are multi-purpose spaces. Recessed lighting also works well in living rooms, especially ones with low ceilings. That’s because recessed lighting is installed into the ceiling, meaning it does not take up any visual space in the room. That can help living rooms feel bigger. Bedroom The home improvement experts at BobVila.com note that bedroom lighting should provide enough light when getting dressed, but also be able to be toned down as residents prepare for their bedtime routines. Both portable and installed lighting can be used in bedrooms to serve these various functions. Recessed fixtures that dim can ensure there’s ample light to get dressed in the morning, but they also can be dimmed at night as residents try to get ready to sleep. Portable nightstand lights can make it easier for couples sharing a bedroom, allowing one person to stay up and read while the other goes to sleep. Homeowners have many options and many needs when choosing lighting for their homes. A professional consultation with a lighting expert or interior decorator can help homeowners find lights that provide both practical and aesthetic appeal.
