After receiving a copy of the CEC CCBHC (Certified Community Behavioral Health Clinic) Veterans Services flyer from a friend, family members of a U.S. Navy veteran had walked into the CEC Health Care Center in Glen Cove seeking guidance and resources to help their loved one.

They were able to meet with the CCBHC Director as well as the CCBHC Veterans Case Manager, both of whom are also veterans, and explained that their brother was living with a parent who had passed away. Their brother had no income and no financial means to maintain the property, the house was without heat or utilities and had fallen into disrepair. He started to experience anxiety and depression about his living

situation and turned to alcohol to help, however, he was reluctant to accept any kind of assistance.

The Case Manager made plans to visit him the next day at the house, and when they arrived he was attempting to repair water pipes that had burst from the freezing temperatures. He declined any immediate assistance, but indicated that he would reach out when he was ready to receive help.

In the interim, the CEC CCBHC Director reached out to the United Veterans Beacon House, which is an agency that provides shelter and housing to Long Island Veterans. The Beacon House staff explained their intake procedures and indicated that they had available capacity. The CCBHC Director

Town Waives Fees To Encourage Outdoor Dining Opportunities

Supervisor Joseph Saladino and the Town Board recently announced that the Town of Oyster Bay will waive all fees to encourage restaurants to offer outdoor dining opportunities throughout 2024. Prior to the global pandemic, outdoor dining was limited and required establishments to pay fees and obtain certain approvals from the Department of Planning and Development. That is once

again not necessary for 2024.

Supervisor Saladino said, “We’ve cut red tape and eliminated fees to encourage restaurants to offer outdoor dining throughout 2024.

Street-side dining is a great way for restaurants to bring the food and ambiance closer to potential customers walking by, which can inspire more spur-of-the-moment walk-ins and support our downtown businesses.”

“Outdoor dining has

become a preferred choice for many residents seeking a unique and refreshing experience in their own downtown. We’re happy to keep this trend going while supporting local businesses that invested in outside tents, heaters and covers over the past few years so that customers can enjoy the fresh air and the outdoors while dining locally,” added Town Clerk Richard LaMarca.

reached out to the veteran and his family members to explain that veteran housing services were available, but although the veteran was appreciative of the efforts, he still preferred to try to remain in the home.

The CEC CCBHC Veterans Case Manager continued to stay in touch with both he and his family members, and weeks later she heard that he was willing to take her up on the housing offer. After meeting at a local library to begin the intake process, later that same day the veteran was transported to the veterans shelter program.

He is now on the road to recovery and experiencing the true benefits of receiving help. If you or someone you love is looking for help too, please call (516) 622-

8888 or visit www.chalresevanscenter.org for more information.

A 90-Day Blueprint For Home Buyers And Sellers: Navigating The Spring To Summer Market

The summer months in 2024 are expected to have increased activity in the residential real estate market. It may seem like everyone is waiting on the sidelines for interest rates to come down, which should happen this year, but don’t be fooled by what you see: people are getting ready to strike when the floodgates open.

Buyers have told me that they are eager to settle into new homes before the new school year, and sellers who missed the market in 20202022, want to capitalize on the increased demand. If you’re thinking about buying or selling a home during this peak season, a strategic 90-day plan can significantly help put you into the best position. Here’s what you can do in April, May, and June to be one of the first buyers or sellers this summer.

For Sellers: Maximize Your Home’s Appeal

Days 1-30: Prep and Repair (April/May)

Begin by decluttering and depersonalizing each room to make your home more appealing to a broad audience. Consider minor renovations that could significantly increase your home’s value, such as painting walls, updating fixtures, or refreshing landscaping. Aim to complete these tasks within the first 30 days to allow time for staging and professional photography.

Days 31-60: Market and

Engage (May/June)

List your home with a reputable real estate agent who understands the local market dynamics. They can guide you in setting a competitive price and crafting a compelling listing. Use this time to host open houses and private showings, ensuring your home is in showcase condition every time.

Days 61-90: Negotiate and Close (June/July)

Be prepared for negotiations and have a clear understanding of your bottom line. Work closely with your agent to evaluate offers and finalize the deal. Flexibility and readiness to act swiftly will be crucial during this final phase.

For Buyers: Secure Your Dream Home

Days 1-30: Financial Fitness (April/May)

Is your financial house in order today? Meet with a qualified mortgage broker to get pre-approval and solidify your budget;

factor in your down payment, closing costs, and any renovations you might want. A clear understanding of your finances will enable you to move quickly when you find the right property.

Days 31-60: Hunt and Offer (May/June)

Dive into the housing market with your real estate agent, attending open houses and scheduling viewings. When you find a home that meets your criteria, be ready to make a competitive offer. In a brisk market, timing is everything.

Days 61-90: Due Diligence and Closing

Once your offer is accepted, promptly schedule home inspections to uncover any potential issues. This period is also crucial for finalizing your mortgage, conducting a title search, and purchasing homeowners’ insurance. Stay in close communication with your lender and agent to maximize the chances of a smooth closing.

Navigating today’s real estate market requires preparation, strategic planning, and the ability to act decisively. Whether you’re buying or selling, a 90-day plan centered on the steps listed above can help you make the most of the season’s opportunities. Hopefully, by the time Labor Day weekend 2024 comes around, you are already writing the next chapter of your life.

Plainedge School District has begun to reach out to community members to help take part in this event, which will be held on May 4, 2024. Those interested can help in three ways. The first will be through the volunteer effort of getting the facility ready leading up to the event and then helping clean up and get the facility back to normal. Second, the district will rely on local vendors to help establish the Olympic Village. Specifically, the district will be looking for vendors to provide games and workshops for participants.

Third, the Special Olympics will be looking for donations to help get the event running. We appreciate your participation in advance. We would not be able

to run an event of this magnitude without significant volunteer efforts. Plainedge is such a great place with an amazing community that always comes together when needed. So please sign up now and join us in our drive to make this day an amazing day for all participating.

The Average Individual Is Retiring Earlier Than Many People Might Expect

According to a recent Gallup’s Economy and Personal Finance survey, the average individual in the United States is retiring earlier than many people might expect. Gallup found that the average retirement age was 62, which is two years earlier than the working respondents indicated they planned to retire. Canadians are retiring a little bit later than their American counterparts, as Statistics Canada reports the average retirement age in Canada is just over 63 and a half. The average retirement age is worth noting, as studies routinely find that many working professionals greatest concern about retiring is that they won’t have enough money saved to meet their needs.

By recognizing that they may end up retiring earlier than they initially planned, professionals can make a concerted effort to save more money in the years ahead.

Just like movie trailers spark interest for an upcoming flick, fifth graders at Fairfield Elementary School in the Massapequa School District wanted to generate the same type of buzz for their biography reports.

Fifth Graders Hype Their Famous Figures

students used Canva to make movie trailer-inspired promos about the famous people they researched. The project spanned several weeks, during which students did research, wrote a report and built a bottle doll model.

The young biographers

each picked a notable person from the past or present to study. Their subjects included athletes, entertainers, entrepreneurs, scientists, world leaders and more. The purpose of the research project was for students to learn more about people who have

made positive contributions to the world.

Students become immersed in the biography unit through multiple components. The bottle dolls engaged students with hands-on creation, while the Canva promos added a digital element for today’s

tech-savvy learners. Their biography movie trailers had to include an opening slide with the subject’s name, interesting facts and a picture of the bottle dolls. Students could include fun graphics and background music to liven up their projects. They

explored different elements like a background remover feature and animations, and students who quickly mastered Canva helped out their classmates. Ms. Gooden said that she wanted the trailers to be both informational and creative.

Town Officials & D.A. Demand Stronger State Laws To Crackdown On Drug Dealers & Fentanyl Possession

Oyster Bay Town Supervisor Joseph Saladino and the Town Board took decisive action to address the opioid crisis and combat the proliferation of deadly substances in New York State and across the region. Recognizing the urgent need for change, the Town Board passed an official resolution in support of Suffolk County District Attorney Raymond Tierney’s efforts to amend New York State laws related to deadly substances such as fentanyl and xylazine.

“As the opioid crisis continues to devastate families across our nation and in our community, with fatalities increasing across all communities and among all people, it is imperative that we take decisive action to save lives,” said Supervisor

Saladino. “The Oyster Bay Town Board and I are proud to support the Suffolk County District Attorney’s demands to amend state laws to increase punishment for drug dealers and ensure victims get the support they deserve. Together, we are sending a clear message that those who peddle deadly poison will be held accountable for their actions.”

Under current New York State law, individuals can possess up to 8 oz. of fentanyl before bail can be set, a quantity capable of killing over 100,000 people. Additionally, the law does not recognize families of those lost to fentanyl as “victims” and prevents these families from receiving financial compensation. Moreover, the use of xylazine (a

tranquilizer used to sedate large livestock animals) by drug dealers exacerbates the crisis, yet it remains legal to possess in our state.

The Town of Oyster Bay resolution approved today formally declares the Town Board’s support for DA Tierney’s advocacy efforts to amend state law relating to these deadly substances and recognizes that drug dealers who peddle this poison are, in fact, dealing death to our residents.

“The Oyster Bay Town Board is committed to taking decisive action to combat the opioid epidemic and protect the well-being of our residents,” added Councilman Lou Imbroto.

“We stand in solidarity with District Attorney Tierney’s campaign to save lives and keep families whole.”
