THE TOP REASONS FOR SELLING YOUR HOUSE

Many of today’s homeowners bought or re nanced their homes during the pandemic when mortgage rates were at history-making lows. Since rates doubled in 2022, some homeowners put their plans to move on hold, not wanting to lose the low mortgage rate they have on their current house. And while today’s rates have started coming down from last year’s peak, they’re still higher than they were a couple of years ago. There is no Indication we will return to the historic low rates in 2020, 2021 and early 2022.

Today, 93% of outstanding mortgages have a rate at or below 6%. That means a strong majority of homeowners with mortgages have a rate below what they’d get if they moved right now. But if you’re a homeowner in that position, remember that mortgage rates aren’t the only thing to consider when making a move. Your mortgage rate is important, but there are plenty of reasons you may still need or want to move. RealTrends explains:

“Sellers who don’t have to move won’t be moving. The most common sellers will be: Homeowners downsizing . . . people moving to get more space, [households] looking for better schools…etc.”

So, if you’re on the fence about selling your house, consider the other reasons homeowners are choosing to make a move. A recent report from the National Association of Realtors (NAR) breaks down why homeowners have decided to sell over the past year:

As the visual shows, the most commonly cited reasons for selling were the desire to move closer to loved ones, followed by moving due to retirement, and their neighborhood becoming less desirable. Additionally, the need for more space factored in, as did a change in household structure.

Insurance Tips And Information

Have you reviewed your insToo often people file claims for damage that will not be covered by insurance. To be an eligible claim, the damage must be caused by something that is ‘unexpected and unpredictable.’ Homeowners have an obligation to maintain their property. Insurance policies do not provide for maintenance.

Too often an insurer will hear from a client that a fence fell down in a windstorm or that there is a leak from the roof. When the adjuster sees that the wood fence is rotten or that the roof is aged and decrepit, the claim will be denied. One should expect that a rotten fence will fall in the wind or that an old roof will leak. These should be repaired or replaced before they become a pile of debris or a sieve.

External Diploma Program

The National External Diploma Program offers adults 21 and over, the opportunity to receive credit for their life experiences, and earn a high school equivalency diploma without the challenge of taking lengthy timed examinations. NEDP, is a competency based program for students who are unable to attend classes or who prefer to work at home. Successful candidates for NEDP include former ESL students, students who have been out of school for prolonged periods of time, or students who fare better without the structure of tests. This program is an alternative to other programs.

In Loving Memory Of John G. Vogt

February 15, 2023, was a very sad day for the American Venice Civic Association. It is with a very heavy heart that we announce the passing of John Vogt. John was the driving force of our Civic, and he was an Executive Board Member and President. John lost his fight with Cancer and leaves behind his wife Candida, daughter Nicole 29, son Robert 27, and daughter Emily 25. His passion for his community was second to none. He was a great leader who spent all of his time working on making his home community, The American Venice, a better place to live. John tried his best and fought long enough to see the beginnings of the improvements here in the Venice that he started. It hurts our Hearts that he did not get to see the

completion of the Living Shore Line in the West Venice, the raising of the roads, and also the reconstruction of the “Circle” in the Grande Canal.

John also volunteered his talents to the Copiague Kiwanis Club as a board member and as secretary, Boy Scout Troop 284 Copiague leader and he was a member of the Sunnyside

Chamber of Commerce - Business Improvement District.

John was a giving man, not only with his time but was known to help financially if a person was down on their luck. John was a gentleman, a true friend, a great team player and all around wonderful man that will be missed terribly.

There will be a memorial service held on February 28, 2023, 5 PM - 9 PM at the Massapequa Funeral Home, located at 4980 Merrick Road, Massapequa Park, NY 11762. The Vogt family request that in lieu of flowers, a donation be made in John Vogt’s memory to Memorial Sloan Kettering Cancer Research, Boy Scout Troop 284, or The Copiague Kiwanis Club. Excellence In Fine And Performing Arts Honored At BOE Meeting

At the Feb. 15 meeting of the Lindenhurst Union Free School District Board of Education, the Board recognized several students for their incredible success in the fine and performing arts this school year.

Beginning the recognitions, Director of Fine and Performing Arts

Jon Trapani introduced several special guests who joined the meeting to honor

the Lindenhurst Marching Band for its outstanding season, winning a New York State championship among other notable accomplishments. Town of Babylon Supervisor Rich Schaffer, Deputy Supervisor/ Councilman Tony Martinez and Councilman Terence McSweeney were in attendance to honor the students, and a note and certificates were sent in by

Presiding Officer, Legislator 14th District, Kevin J. McCaffrey.

Continuing the recognitions, Lindenhurst High School senior Aurelia Cacace was honored for being named a National Association for Music Education All-Eastern Honors Symphonic Band selectee.

To conclude the recognitions several student-

artists were honored for receiving various awards as part of their participation in different contests and exhibits. Yan Lin was awarded Best in Painting at the Suffolk County Art Leaders Association and Babylon Citizens Council on the Arts All-County and Scholarship Show; Olivia Rossi received the Babylon Citizens Council on the Arts Choice Award at the

Suffolk County Art Leaders Association and Babylon Citizens Council on the Arts

All-County and Scholarship Show; Katelyn Samuels received second place at the 2022 Suffolk High School Art Exhibition at the Sagtikos Art Gallery at Suffolk County Community College; Tabitha DeRiggi-Dreher was chosen as a published artist for the School of Visual Arts national open call for its

publication, We the People 2022, and was the chosen artist to exhibit at the Long Island’s Best: Young Artists exhibition at The Heckscher Museum of Art; and Arianna Agnoli won best black and white photography for the Long Island Media Arts Festival, hosted by Five Towns College.

The Charity of the Month for March is Canine Companions®

Canine Companions is a non-profit organization that enhances the lives of people with disabilities by providing highly trained service dogs and ongoing support to ensure quality partnerships. Independence shouldn’t be limited to those who look or live a certain way, so they are proud to provide their dogs and support services free of charge to recipients.

Clients come to Canine Companions because of their reputation, the quality of their dogs, the experience of their training sta and the desire to lead a life with greater independence. The organization is proud to have various chapters and training centers across our nation that operate o of these six core values:

Teamwork: They believe in the joyful and transforming power of the partnership between an individual and their dog.

Compassionate Service: They treat everyone they serve with respect and empathy.

Integrity: They do what is right guided by honesty, accountability and sincerity.

Community: They practice inclusion and acceptance to build positive relationships within their diverse community.

Excellence: They conduct ourselves with professionalism in pursuit of the highest standards.

Innovation: They continually pursue new ideas to unleash their greatest potential.

Canine Companions uses Labrador Retrievers, Golden Retrievers and crosses of these two breeds. Most of their dogs come from their selective breeding program, but occasionally donated puppies are accepted if they meet the strict qualification requirements. Their puppies are raised by volunteers who selflessly take them to classes that teach them basic obedience and house manners. When

the puppies are old enough to enter their professional training program, they head to one of their six regional training centers, located in Northern California, Southern California, Texas, Ohio, New York and Florida.

The organization typically places between 325 and 375 service dogs per year. Once a dog has completed professional training, it is ready to be matched with a person with disabilities. The match is made at one of their regional training centers during Team Training, a two-week group class.

During Team Training, students learn to manage the service dog’s behavior, to direct the dog to respond to commands it has learned and to assume responsibility for maintaining the health and well-being of the dog. Each dog can really make all the di erence in the life of its new partner.

A Canine Companions service dog can not only open doors, pick up dropped items, turn on the lights and alert its partner of important sounds, but they can also increase confidence and independence.

61st Long Island Artists Exhibition Opens March 4th At The Art League Of Long Island

The Art League of Long Island’s 61st Long Island Artists Exhibition, a biennial event, features 2-D and 3-D works created by artists from Suffolk, Nassau, Brooklyn, and Queens. The exhibit will be on view in the Art League’s spacious Jeanie Tengelsen Gallery March 4 through April 7. The reception takes place Saturday, March 11, from 1:00pm to 3:00pm. A Gallery Talk with the exhibition juror, Neill Slaughter, takes place on Thursday, March 30, from 7:00pm to 8:30pm. The gallery, reception, and gallery talk are open to the public, and admission is free.

Exhibition juror Neill Slaughter, has selected 61 works out of the 675 submissions entered by 208 artists. The works selected for display in the gallery encompass a variety of artistic mediums and styles of art created by established and emerging artists.

About the Juror: Artist Neill Slaughter graduated with a BFA degree in 1975 from the University of Georgia and received his

MFA in 1978 from Indiana University in Bloomington. From 1978 until his retirement four decades later, Professor Slaughter taught fine arts courses and art history at the university level (both in the US and England) as well as exhibiting his drawings and paintings nationally and internationally. In 1993 Professor Slaughter moved to Southampton NY from Los Angeles to begin teaching for Long Island University where he was chairperson of the Art Department twice during his quarter century tenure with LIU. Slaughter, now Professor Emeritus, resides in Southampton NY. During his forty years of teaching, Professor Slaughter spent a considerable amount of time traveling throughout the world to teach, conduct research and paint. His extensive travels have influenced what he paints, which often reflect the social conditions of his surroundings. Among his awards and honors, Professor Slaughter has received a Ford Foundation Fellowship in 1977-78,

a Scottish Arts Council Grant in 1980, an LMU Research Grant to Africa in 1988 and a Fulbright Fellowship to India in 1992. In 2003 Professor Slaughter was the awarded the David Newton Award for Excellence in Teaching granted by Long Island University. In 2008 he mounted a thirty-year retrospective, which included a full color catalog funded by Long Island University. In 2017 he was granted Professor Emeritus status by Long Island University. He has presented live art history lectures since his retirement including “A Triumphant Triad” at the Parrish Art Museum in August 2022 comparing and contrasting three great Gilded Age artists, Sargent, Sorolla, and Zorn. Neill Slaughter has had more than thirty solo exhibits and participated in more than ninety national and international group exhibitions. His artwork is in numerous public and private collections throughout the world.

The Public Libraries of Suffolk County announced today that it reached a record-breaking three million digital book checkouts on Livebrary. com in 2022. This milestone illustrates the continued growth and importance of library lending of e-books, audiobooks and other digital media as well as the library’s success in serving all members of the community. Livebrary, consisting of 56 libraries in Suffolk County, is #13 of all public library consortia, one of 129 public library systems worldwide and third in New York that surpassed one million checkouts last calendar year (complete list here).

The Public Libraries of Suffolk County have been providing readers 24/7 access to e-books and audiobooks for several years through the awardwinning Libby app, the library reading app created by OverDrive. The large collection serves readers of all ages and interests,

and usage has grown every year.

The Lindenhurst Historical Society Receives A 2022 NYSCA/GHHH Conservation Treatment Grant Funds To Be Utilized For The Conservation Of Two Historical Bicycles

The Lindenhurst Historical Society is pleased to announce the organization is the recipient of a 2022 NYSCA/ GHHH Conservation Treatment Grant Program award. This is the second consecutive year the Society has successfully garnered a NYSCA/GHHH conservation grant.

The award of $7500 will be used for the conservation of two historical bicycles; a chainless bicycle (c. 1900) and a velocipede (c. 1882).

“We are delighted,

once again, to be able to utilize Greater Hudson Heritage Network funding in our ongoing efforts to conserve artifacts contained in the Lindenhurst Historical Society’s collection,” said Lindenhurst Village Museum Director Marianne Guglieri.

The funds administered and awarded by the Greater Hudson Heritage Network (GHHN) are made possible with public funds from the New York State Council on the Arts (NYSCA), with the support of the Governor’s

Office and the New York State Legislature. In addition, Long Island based conservation projects benefit from dedicated support provided by The Robert David Lion Gardiner Foundation.

Lindenhurst Village Historian Anna Jaeger explained, “Nationally, during the late 1800’s, bicycles were ‘all the rage’. Bicycles were emblematic of societal changes, providing men more easily accessible personal mobility, but for women, bicycles represented

Students Take Science To The Kitchen

Mrs. Giugliano’s seventh grade family and consumer science classes at Lindenhurst Middle School were treated to a special pizza-making demonstration by Mr. Steve Bologna, a science teacher

at the middle school. In family and consumer science class, students are taught that cooking is a science and how, when an item is placed in the oven, a chemical reaction occurs. They not only saw

it firsthand, but helped Mr. Bologna prepare a pizza and enjoyed a slice as well.  The lesson served as an excellent cross-curriculum activity for students to expand their cooking and science knowledge.

Bicycles represented a way to move about more freely, were less cumbersome than horses, while offering more personal flexibility beyond the constraints of train schedules, routes and costs.”

“Bicycles, as status symbols, inspired sport, fellowship and entrepreneurialism. Late 1800’s bicycle ownership in Lindenhurst reflected these national attitudes. Ownership became noteworthy and the community boasted more than 30 owners,” added Lindenhurst Historical Society President Krista Jo Merget.

Museum Director

Guglieri noted the museum records indicated the velocipede was purchased in November 1882 by Louis Liebl, Sr. from G.L. Wrieth, the proprietor of the General Store. The “chainless” bicycle was used in early 1900 by Lindenhurst resident Harry Frevert. This bicycle was operated by a pedal driven drive shaft as opposed to a more typical bicycle chain.

The conservation treatment for these artifacts will begin in early March and continue thru the summer. The conservator, Kate Wight, principle conservator at Kate Wight, LLC will complete the conservation treatment for each bicycle. Ms. Wight has collaborated with the Lindenhurst

Historical Society in the past and the Society is privileged to partner with Ms. Wight again. Her company, Kate Wight LLC is an NYC-based Art Conservation firm specializing in sculpture and object conservation. A graduate of WinterthurUniversity of Delaware, Ms. Wight trained at the British Museum, and the Metropolitan Museum of Art.

Once the treatment is completed, the Lindenhurst Historical Society will display the bicycles at the Old Village Hall Museum and the 1901 Restored Long Island Rail Road and Freight House Museum, both located at Irmisch Park in Lindenhurst, at the intersection of South Broadway and South Third Street.

As a real estate broker, I knew that the boom years of 2020 and 2021 wouldn’t last forever. For two years, houses for sale often had multiple offers before they were ever listed. Many homes went for above the asking price; sometimes well above the asking price.

But, as the saying goes, “All good things must come to an end.” Today, interest rates are more than double what they were a few years ago, home sellers aren’t leaving their 3% mortgage rates, and home buyers are waiting for more homes to hit the market and for interest rates to come down.

What do we do when business, and life, suddenly change directions? Some people put their heads in the sand and wait for everything to blow past them; others run to find a safe spot. What about the ones who stand

and face the obstacle in front of them? Often, they are the winners.

In business, when a good economy turns bad, companies will abandon their projects, lay off employees, and slash expenses. Smaller companies may go out of business because they didn’t prepare for the downturn, and they ran out of money. Look at the stores in town; that will tell you who planned

for a weaker economy and who failed to plan.

Tough times bring stress, anxiety, and tough decisions; they also bring opportunities for the people and businesses that prepare for them. Prices for many items will come down because companies have fewer customers buying their products (think of everything from home appliances to cars). Competitors will go out of business, and their customers will look for new places to spend their money. The same is true for vendors and suppliers.

What is your plan when things don’t go your way?

Will you stand and fight while looking for opportunities, or will you wait for everything to blow over? I hope you decide to fight. We need stronger small businesses in our community, and we need our residents to support them along the way.

Chapter 193 Planning Board of the Code of the Village of Lindenhurst is hereby amended to read as follows:

Legislative Intent.

The Village Board of Trustees has determined that it is necessary to amend the Powers and Duties of the Planning Board from time to time. The regulation of such duties is necessary for the protection and maintenance of the health, safety, and welfare of the inhabitants of the Village. Moreover, the regulation of such is necessary to promote the aesthetic values of the Village and to increase property values. The Village Board of Trustees finds that this Code section is reasonably aimed at achieving this goal and that the governance of the Village will be enhanced by enactment of the regulations set forth in this section.

AMEND §193-175A(1)(d):

After the word “drainage” add “change of windows, siding, painting or any work of a major character”.

AMEND §193-177 Exceptions:

Change the numbers “2500” to “10,000” and “10,000” to “20,000”.

Severability.

If any clause, sentence, paragraph, section or part of this article shall be adjudged by any court of competent jurisdiction to be invalid, such judgment shall not affect, impair or invalidate the remainder thereof but shall be confined in its operation to the clause, sentence, paragraph, section or part thereof directly involved in said judgment.

Effective Date.

This law shall become effective upon filing in the office of the Secretary of State.

Historically high fuel prices will undoubtedly prove to be one of the defining stories of 2022. As the average price for a gallon of gas reached heights drivers might never have imagined as recently as February 2022, some might

have wondered just how much that same gallon might have cost roughly 100 years ago.

According to the Office of Energy Efficiency & Renewable Energy, the average price for a gallon of gas in 1929 was 21 cents. Inflation

calculators indicate that 21 cents in 1929 would have about the same purchasing power as $3.59 has in 2022, suggesting that drivers had a far less painful trip to the pump in 1929 than they have had for much of 2022.
