The Charity of the Month for January is Pal-O-Mine Equestrian

Pal-O-Mine Equestrian is a local non-profit organization that began in 1995 as a therapeutic horseback riding program for individuals with disabilities and other vulnerable populations. They grew from having two programs, eight horses and 80 students per week to 11 programs, 25 horses and 400 students per week - and they continue to grow today!

“2023 will be a year of physical growth with our new educational center and treatment clinic, as well as spiritual growth by continuing to serve the many who need our 13 acre farm and herd to help them heal from trauma, grow in personal strength and learn new things to brighten their future,” said Lisa Gatti, Founder of Pal-O-Mine Equestrian. The organization will be o ering various events throughout 2023, some of which are noted below.

February 15th they will kick-o a 3 month virtual Hay Drive Fundraiser. “We’ve been holding this Fundraiser once a year for 3 years now because in the last few years the cost of hay has tripled,” said Lisa. “Every penny donated through this fundraiser goes directly to helping us buy hay for our herd. I’d like to warmly thank everyone in advance for their support and donations, it truly helps us more than you know.” This year they are proud to o er a new text to donate feature. Additionally, May 3rd through May 7th from 9:30AM-2:30PM they are holding their annual J-STEP Spring Craft Fair at their farm, located at 829 Old Nichols Road in Islandia. J-STEP, which stands for Job Security Through Equine Partnership, is their Vocational Program. The program o ers a paid internship that runs 5 days per week for people with disabilities who are 18 years or older. Every item showcased at this fair is handcrafted by the J-STEP interns.

Lastly, May 4th from 6PM-9PM they will hold a Stable Spirits Art Show and Auction in their barn. This will be a night you won’t want to miss, filled with local wine and cheese, creativity and philanthropy! Pal-O-Mine will proudly feature up and coming artists in individual “stalls” in the barn and proceeds from each sale will go towards building their new educational center and clinic.

Elderly Army Veteran Has Wish For Restaurant Gift Cards Granted

Ron Matonti, a resident of Medford, New York, had his wish for restaurant gift cards granted, thanks to the Long Island chapter of national nonprofit Twilight Wish Foundation. Matonti is an Army veteran who has congenital heart failure and is homebound. Because of this, he relies mostly on canned foods that are delivered to him from a local food pantry. His wish is to receive restaurant and food delivery gift cards so that he can order fresh food instead of just eating canned foods.

Matonti was nominated by Melanie Corinne, the project coordinator for the Joseph Dwyer Peer Support Project in Suffolk County. Long Island Chapter Director James Ciervo and Corinne delivered the gift card basket to Matonti on Friday, December 17th at his Medford home.

Twilight Wish Foundation is a nonprofit charitable organization whose mission is to honor and enrich the lives of seniors through intergenerational Twilight

Wish celebrations. Since its founding in 2003, Twilight Wish has granted over 4,810 individual wishes to seniors throughout the U.S. Twilight Wish grants wishes to seniors who are 65 and older or a permanent resident of a nursing home and earn less than 200% of poverty level. Lindenhurst Celebrates Student Achievement At Breakfast For Champions

Several Lindenhurst Middle School students were honored this December at the Breakfast for Champions celebration, coordinated by teacher Kathy Curran.

Hosted by the Lindenhurst Public Library, the breakfast, now a tradition for more than 25 years, honors students

who exemplify Lindy Pride at the middle school. Students are nominated by teachers for a variety of reasons and recognized publicly with certificates of merit in front of proud parents, teachers, administrators and peers.  The students recognized at the December Breakfast for Champions were Logan

External Diploma Program

The External Diploma Program offers adults 21 and over, the opportunity to receive credit for their life experiences, and earn a high school equivalency diploma without the challenge of taking lengthy timed examinations. EDP, is a competency based program for students who are unable to attend classes or who prefer to work at home. Successful candidates for EDP include former ESL students, students who have been out of school for prolonged periods of time, or students who fare better without the structure of tests. This program is an alternative to other programs.

Little Girls Need Clothing

Ethical Friends of Children, a free shop for Long Island children in need, is requesting donations of girls’ clothing, sizes 2 to 5. This outreach program, run and supported by the Ethical Humanist Society of Long Island in Garden City, assists more than 2500 children and their families each year by providing them with clothing, backpacks for school and infant furniture. The service is set up like a store so people can select what they want from a wide variety of clothes. “As we’ve set up our winter store, we are finding a gap in our supply of clothing for little girls,” says Ethical Friends of Children Director Jim LoPresti of Massapequa Park.

Ethical Friends of Children, established in 1985, is staffed entirely by volunteers and there is no charge for any services. Individuals, families, or community groups donate gently used clothing and other things children may require, such as backpacks. Any cash donations go entirely towards purchase of needed items for children, such as diapers and formula.

“Customers” are referred by many of the area’s social service organizations and are supported by both

Identity Theft Prevention Tips

(NAPSI)-A recent online survey by Toluna/Greenfield Online, Inc. found that while most consumers try to protect their identity, many admitted to risky behavior that could put them at risk for ID theft. To help educate and protect consumers, world-renowned fraud prevention expert Frank Abagnale offers these tips:

• Shop smart: Limit the credit cards you carry.

•Keep receipts and check

your statements: Examine every charge on your statement before paying.

Your receipts provide a great cross-reference check and guard against suspicious activity. You have 30 days from the date of your statement to notify your financial institution of any discrepancies; otherwise, you can be liable for any purchases.

• Protect your computer when online shopping: Make

sure your security patch and anti-virus software are updated regularly. Consider technology to protect against potential viruses.

• Watch where you shop online: Look for the lock icon on the site’s browser status bar, a sign that that site is safe. If you have never heard of a website before, see if it has security precautions in place and isn’t a fake site set up by identity thieves.

•Don’t write checks:

Give cash or gift cards. The information on a check— name, signature, address— can be used to steal identity.

•Strengthen passwords: Use passwords with at least eight characters, including a combination of letters, numbers and symbols that are easy for you to remember but difficult for predators to guess.

• Watch your wallet: Be careful at parties, restaurants, fitness clubs,

shopping carts and your car.

• Don’t take the bait on phishing scams: Also, beware of shoulder surfing (when a thief looks over your shoulder while you’re at an ATM, either directly or via a camera).

• Stop mail and newspaper delivery when you’ll be away from home.

• Consider an identity theft protection service: One low-cost solution monitors the online

criminal underground where identities are bought and sold and instantly alerts you if your Social Security number or up to 10 credit card or debit card numbers are posted by thieves. The service also scans online directories and search engines, prime sources for spammers and thieves, letting you know where your information is available, and provides advice on how to remove it.

LIPA Announces New Community College Scholarship

Officials from the Long Island Power Authority (LIPA) joined with representatives from Nassau Community College and Suffolk County Community College to announce a new community college scholarship program.

The LIPA Scholarship is designed to provide education and training for students from households with incomes below the median income of Long Island and the Rockaways (approximately $100,000 for a family of four) living in historically underserved communities.

The LIPA Scholarship is a $350,000 commitment over the next five years to provide 50 full scholarships for students to attend either Nassau Community College or Suffolk County Community College to obtain an associate degree or certificate that will help them pursue a career in the electric utility or clean energy sectors.

This investment is an effort to ensure that our workforce represents all the communities LIPA serves and that all of our customers can participate in the growing career opportunities available in the electric utility and clean energy industry.

Community College, said: “Together with LIPA, Nassau Community College is pleased to meet the workforce development needs of our business partners and the educational aspirations of the Long Island community.”

Dr. Edward T. Bonahue, President of Suffolk County Community College, said: “The Long Island Power Authority’s generous scholarships will help us recruit and sustain students entering the STEM fields, transforming our workforce and our region’s economy. The Federal Reserve (the Fed) made unprecedented rapid and consecutive interest rate hikes to try to lower inflation in 2022, watching the average mortgage rates from the beginning of the year more than double – something that’s never happened before in the same calendar year. This had a negative impact on buyer activity. Interestingly, as this happened, inventory levels only inched up a bit locally

In 2022 things changed. We had a moderation in home prices. Months supply of inventory increased causing longer marketing time to locate a buyer. The housing supply grew by single digits changing the balance between supply and demand, however, the active inventory was still below the norm as buyer demand pulled back due to higher mortgage rates.

Some buyers and sellers put their plans on hold and decided to wait until the market felt a bit more predictable.

What does that mean for 2023? What we are hearing is most people want to see more stability in the market.

For that to happen we’ll need to see inflation continue to drop and stay at an acceptable level. We expect inflation will be something to watch throughout 2023 and as it moves up or down and as interest rates adjust so will the real estate market.

It is expected that interest rates will range from 5.5% up to 6.5%. If inflation continues to drop we can see modest interest rate drops as well.

What Will Happen to Home Prices Next Year?

Homes prices are defined by supply and demand. If buyer demand is stronger than the supply of houses for sale we can see a moderate increase in house prices. If the reverse is true (less buyer demand and larger supply of houses for sale), then depending on the gap between supply and demand, house values can increase less, flatten, or even recede below current values.

I believe we will land somewhere in the middle with a low single digit or flat appreciation in 2023.

Bottom Line

The 2023 local housing market will move, based on what happens with mortgage interest rates and the interest rates will move on what happens with inflation.
