Hints For Home Buyers Debunking The Five Myths That Deter Homeownership

(NAPSI)—Buying a home can seem daunting, especially for first-time homebuyers facing record

housing prices, tight supply, and rising interest rates. Quite often, misconceptions about homeownership discourage prospective buyers from starting a search even before it begins.

The good news is homeownership can be much closer than you think. Lisa Frison, Head of Financial Inclusion and Racial Equity at Citi, recalls that growing up her parents rented their home for years before eventually becoming first-time homebuyers. “Even so, I found myself struggling to understand what I needed to do and what resources were available to me when I was ready to buy my first home nearly a decade later,” she says. Here Frison debunks these Top 5 Myths to help you get on track to building generational wealth through homeownership.

1. I Don’t Have Credit

(a FICO Score). Nearly 11% of Americans (50 million people) are “credit invisible,” according to the Office of the Comptroller of the Currency, meaning they have no or limited credit history. This disproportionately affects diverse and underserved communities. To help, Citi’s HomeRun mortgage program offers non-traditional ways to demonstrate credit readiness, such as providing proof of paying rent, utilities or other monthly payments.

2. I Don’t Have Enough Money Saved. You may have more money than you think. Many banks offer programs for new homebuyers that do not require mortgage insurance for those qualifying. Also, HomeRun has some mortgages for as little as 3% down, with a minimum 1% borrower contribution. This, along with the bank’s Lender Paid Assistance, which provides up to $7,500 closing cost funds that do not need to be paid back, saves qualifying borrowers thousands of dollars in closing costs, helping them afford more house. These programs are offered only in select markets and have income limitations.

3. I Should Start House Hunting with a Realtor. It seems logical to begin with a real estate agent but your best bet may be to start with your lender, who can explore homebuyer assistance programs with you and give you a realistic view of what you can afford through a pre-qualification or pre-approval. A real estate agent will then narrow the search to help you find the right home for you and your budget.

4. I Earn Too Much to Qualify for Assistance. Lender assistance programs may be more expansive than you think, especially in response to inflation and rising home

prices. For example, Citi has increased lending assistance to borrowers with income up to 120% of median income—up from 80% of the median local income. The bank’s loan officers can tell customers where their income is relative to the local median family income and also whether a property is located in an eligible census tract.

5. I Should Keep Renting Because I Missed the Market and Now I’m Priced Out. First-time

or affordable homebuyer programs can help you get on the path to buying a home you can afford. Remember, a home is more than a place to live and build memories—it is a way to build wealth that you can pass on to future generations. That’s something you can’t achieve by renting.  Learn More

Of Suffolk County Reaches Record-Breaking Three Million Digital Book Checkouts In 2022 Top 15 Public Library System Worldwide In Total Digital Circulation

The Public Libraries of Suffolk County announced today that it reached a record-breaking three million digital book checkouts on Livebrary. com in 2022. This milestone illustrates the continued growth and importance of library lending of e-books, audiobooks and other digital media as well as the library’s success in serving all members of the community. Livebrary, consisting of 56 libraries in Suffolk County, is #13 of all public library consortia, one of 129 public library systems worldwide and third in New York that surpassed one million checkouts last calendar year (complete list here).

The Public Libraries of Suffolk County have been providing readers 24/7 access to e-books and audiobooks for several years through the awardwinning Libby app, the library reading app created by OverDrive. The large collection serves readers of all ages and interests, and

usage has grown every year.

The Charity of the Month for February is The Corporate Source

Based in Garden City, observing 27 years of service, The Corporate Source (TCS) has a presence throughout the Greater New York Metro Region, along with the U.S. Virgin Islands and Puerto Rico. They create value for individuals with disabilities by providing well paying jobs along with the necessary training, job coaching and support to be successful in the workplace. TCS creates value to companies and organizations by providing important outsourcing services and by increasing diversity at these sites.

With nearly 400 employees, this organization provides services such as janitorial, maintenance, call center services, mail room and courier, and kennel services to federal, state and public organizations. Recently, TCS moved into another area o ering tremendous growth potential for individuals with disabilities - Information Technology (IT).

The Bureau of Labor Statistics has projected a 12 percent growth rate in the IT field between 2018 and 2028, which is much faster than the average for all occupations. In December 2022, employers across the United States listed over 18,000 open positions for IT support specialists, according to CompTIA’s monthly “Tech Jobs Report.” This expressed demand on the part of potential employers is echoed by the disability community, which has expressed tremendous interest in the IT sector.

TCS has partnered in a key initiative with CompTIA to train and certify people with disabilities for lucrative positions in the IT field. The “TCS IT Training and A+ Certification Program” is a comprehensive 13 week program with instruction provided virtually with individualized support for program participants that is provided by TCS’ Vocational Rehabilitation unit. The structure of the training is adapted to meet the needs and learning

styles of the participants. At the conclusion of the virtual classroom, instruction students will have the opportunity to earn two professional certifications – CompTIA IT Fundamentals, an introduction to basic IT knowledge and skills, and CompTIA A+, the industry standard for establishing a career in IT. The objective is to teach marketable IT skills, along with appropriate work behaviors, to ensure that graduates will be qualified for jobs such as: help desk technicians, desktop support people and field technicians who assist with hardware and equipment setup.

At their 2022 Long Island SummIT Awards Dinner, The Long Island Software & Technology Network recognized TCS for its innovative e orts and leadership to recruit people with disabilities to fulfill IT sector jobs.

On February 28, 2023, the second class coming through the TCS IT Training & Certification Program will be graduating. These graduates who are mainly from Nassau and Su olk counties are eager to begin their careers!

One of the initial graduates, Ayisat, expressed that she was thrilled to take advantage of this opportunity to further her career. She had been working for TCS as a Telephone Operator for the Veterans Administration Hospital in Manhattan when she was approached by her manager about the opportunity to participate in the IT Training Program. After successfully completing the program and obtaining her certifications, Ayisat secured a job as a Help Desk Technician. She is now working remotely and excited about her career potential.

HS CORE Students Complete Course In Graphic Design

East Islip High School’s CORE technology skills class, taught by James Connell, recently completed a 10-week program in graphic design, with students designing, creating and printing reusable advertisement posters for the school store.

After learning all about the basics of advertisement design, the students used various Google apps to make their creations. These activities culminated with printing out their posters using

the large format poster printer, laminating them and installing grommets as a way to hang up and take down their posters when they are working within the store. Each student then had the opportunity to come up with their own poster design for personal use as a way to hone their newfound graphic design skills.

“I really enjoyed designing and creating my school store poster and can’t wait to hang it up the next time I’m working there,” student Anthony

“This is the first year that I’ve taught the CORE technology skills class,” Connell said. “I wanted the students to be able to learn skills that they can apply to their work-based experiences in CORE. Since all of the students work at the school store during the week, the technology department figured that this would be a great way for them to contribute above and beyond their weekly workrelated responsibilities.”

Sixth graders at Islip Middle School participated in a career exploration activity at the end of January, in which they learned about John Holland’s theory of career development. To test their knowledge on the theory, students were split into

two teams and competed against each other in a game of Career Pictionary.

Students had to use their artistic skills and guess the career their classmate was drawing. However, in order to gain a point for their team, students had to inform school

counselor Sara Comiskey what personality type from Holland’s theory to which the career belonged, such as “teacher = social,” “scientist = investigative” or “graphic designer = artistic.”

No Kid Hungry Awards $20,000 To The American Academy Of Pediatrics New York Chapter 2 To Combat Child Hunger On Long Island

No Kid Hungry announced that it has awarded $20,000 to the American Academy of Pediatrics New York Chapter 2 to train Long Island pediatricians on how to screen for the effects of food insecurity and connect families in need with food assistance.

One in 7 children face hunger in New York. As trusted family confidants, pediatricians have unique insight into the lives of children and families. In their first five years, the average child visits a pediatrician 20 times.

The American Academy of Pediatrics New York Chapter 2 will use these trainings to develop and implement a screening tool for food

insecurity to triage all pediatric patients. The chapter will host nutrition workshops for parents and patients as well as identify family advisors to support and advocate for patients who are facing food insecurity.

“There is no voice that families trust more than their pediatrician. We are so proud to be partnering with the American Academy of Pediatrics here in New York to mobilize doctors in the fight against child hunger,” said Rachel Sabella, Director of No Kid Hungry New York. “Pediatricians are usually the first to notice a change in a child’s health. This additional training will help them screen children for

signs of food insecurity and provide families with more resources to secure help.”

“Nutrition plays a critical role in children’s overall health and development, and pediatricians are here to partner with families to ensure they have access to healthy food,” said Moira Szliagyi, MD, PhD, FAAP, president of the American Academy of Pediatrics.

Recently highlighted in the White House Conference on Hunger, Nutrition and Health, this grant is part of a national effort to provide pediatricians with the additional training needed to screen for food insecurity. No Kid Hungry will provide and offer

three different learning models to pediatricians based on each physician’s time capacity and work schedule. Pediatricians will be able to refer patients’ families to grocery benefits like SNAP and WIC, as well as other local and state resources for families through these learning models, which are the following:

A Self-Driven Online Learning Site called PediaLink will offer training materials that physicians can use to learn more about screening and referrals on their own time. An Interactive Training Model lets pediatricians receive training through a self-directive, interactive series of programs.

A Live Virtual Training

Model called the “Extension for Community Health Outcomes” will enable physicians to receive handson training.

James McPeak Reminds Everyone To Thank All Those Who Care

Our Loved Ones On February 17 In Honor Of National Caregivers Day

James McPeak, Owner, McPeak’s Assisted Living, is reminding everyone that February 17 is National Caregivers Day and is urging everyone to thank those who take care of our elderly and infirm family members every day and recognize them for the hard work they do.

National Caregivers Day, which is held on the third Friday in February every year, honors these healthcare professionals who give their time and energy providing care to those who may require long-term care. Expert caregivers are trained to provide services around the clock in

safe environments; this allows the family members to focus on the loved one’s healing process.

According to the National Alliance for Caregiving and the American Association for Retired Persons (AARP), there are 53 million caregivers nationwide.

Of that number, 19% are unpaid. However, many of the paid caregivers wind up leaving their jobs. The National Alliance for Caregiving/AARP poll found that 23% of the healthcare professionals experienced a decline in their health. Other reasons why they

quit, according to Sandata, include poor communication, long hours, lack of recognition, long commutes, poor training and low pay.

“On this day, we should take time out and recognize those who take care of our loved ones when we aren’t able to,”

Mr. McPeak says. “Their job is a demanding job and many of them work through the day without receiving even as much as a ‘thank you.’ On February 17, let’s take some time to show our heartfelt gratitude for them and the work they do.”
