September is Truffle Season

World-class truffles are a gourmet delight. They rank with caviar and champagne as objects of every gourmand's fantasy. They have the same allure: Part epicurean enjoyment, and partly just hard to find.

White and black truffles are actually fungus that grows underground. European truffles grow on the roots of oak trees, while Oregon truffles grow at the base of Douglas firs. In Europe, specially trained “truffle hounds” help find the oak trees where truffles can be found. Female pigs used to be used for this task, but unlike dogs, the pigs often consumed some of the truffles. Once discovered, more truffles can be collected next year at the same site.

The aroma of truffles reflects their flavor. More intense and fragrant than mushrooms, truffles have a musky, earthy, savory flavor that could be compared to meat, broth, or fish. The flavor profile depends on season, variety, and quality. Black truffles often have a milder flavor, hold up well when heated and are typically used in sauces, butters, and risottos.

To enjoy the wonder of truffles, select fresh uncooked specimens to be eaten shortly after harvest. Truffle lovers often pre-order before harvest from specialty food retailers. Black Oregon truffles cost about $70 per ounce. Thankfully, many recipes require just a shaving of truffle. Scraping or grating fresh truffles into sauces or soups just before eating creates a distinctive flavor. Try freshly grated truffle in veal, chicken, fish, souffles, omelets, pasta, and rice.

Understanding Atrial Fibrillation

Atrial Fibrillation (AFib) is a common heart condition characterized by an irregular and often rapid heart rate. This irregularity can lead to poor blood flow and increase the risk of stroke, heart failure, and other cardiovascular complications. According to the Centers for Disease Control and Prevention (CDC), an estimated 2.7 to 6.1 million Americans have AFib at any given time. The prevalence of AFib increases with age, affecting about 9 percent of people aged 65 and older.

There are several interventions and lifestyle changes that can help manage and reduce episodes. Maintaining a healthy weight, regular physical activity, managing stress, and avoiding excessive alcohol intake are all recommended. Additionally, controlling high blood pressure, diabetes, and sleep apnea can reduce the frequency and severity of AFib episodes.

Several medications are commonly prescribed to manage AFib. These include anticoagulants (blood thinners) like warfarin, dabigatran, rivaroxaban, and apixaban. These drugs are crucial to reduce the risk of stroke, a serious complication of AFib. Antiarrhythmic medications, such as amiodarone, sotalol, and flecainide, are used to maintain a normal heart rhythm. Beta blockers and calcium channel blockers can help control the heart rate.

Effective management of AFib with these medications can improve quality of life, reduce the risk of complications, and potentially improve life expectancy. However, the overall impact on longevity varies depending on health factors and how well the condition is managed.

If a fire in a building ignites, people who have taken part in fire drills are more likely to survive, especially if the fire is in a large building. Just knowing where the stairs are can save your life. Fire drills may be annoying, but one tragic event tells us that they really work.

Rick Rescorla became known as a bit of a pest. Rescorla headed security at Morgan Stanley, which occupied 22 floors in the World Trade Center, including the 73rd floor. Around 1990, he became convinced that the WTC could be taken out by a truck loaded with explosives, but his cautionary report was ignored. In 1993, terrorists detonated a truck just 30 feet away from the spot he predicted.

After that, Rescorla's opinions held much more sway. He insisted on timed evacuation drills every three months, telling employees where to meet and how to evacuate. People didn't like it. But one morning, terrorists flew a plane into the North Tower. It was Sept. 11, 2001, and from the 44th floor of the South Tower, Rescorla ignored Port Authority orders to stay in place. He led 2,700 people out of the South Tower before the second plane collided with it.

Rescorla died at the scene while still evacuating people, but only 13 Morgan Stanley employees died (including Rescorla) out of the thousands in the building. All of us are busy, with constant looming deadlines and a never-ending flow of new tasks. But everyone should pause and appreciate that a fire drill, no matter how inconvenient, can be a lifesaver. If nothing else, always know how to get to the stairs.

An Ounce of Prevention is Worth a Pound of Cure

Heartworm prevention is crucial for all dogs, including those that are kept exclusively indoors. While indoor dogs face lower risks of exposure to mosquitoes, which are the primary vectors for heartworm disease, they are not entirely immune to the threat. Mosquitoes can easily enter homes through open windows, doors, or even on people and other pets.

Heartworms are parasites that can cause severe health issues, including lung disease, heart failure, and even death if left untreated. The disease progresses silently, often showing no symptoms until it reaches an advanced stage, making early prevention and regular testing essential.

Heartworm prevention medication works by killing the larvae that could develop into adult worms, stopping the disease before it starts. Even a single missed dose can leave your dog vulnerable to infection. Given that heartworm treatment is far more complex, expensive, and risky than prevention, maintaining year-round protection is a wise choice. Moreover, mosquitoes are increasingly resilient and adaptable, potentially leading to an expanded range of heartworm transmission. Thus, ensuring your indoor dog receives consistent heartworm prevention not only safeguards their health, but also contributes to the broader effort in controlling this potentially deadly disease.

The Big Biz of the Luxury Market

Christian Dior. Bulgari. Fendi. Tiffany & Co. Dom Perignon. Givenchy. They're some of the most famous luxury brands in the world, with one important thing in common: All of them -- along with 69 other glittering brand names -- belong to one French conglomerate, LVMH Moet Hennessy Louis Vuitton SE, better known as LVMH.

According to Reuters, LVMH claims about 22 percent of the global market for high fashion, fine leather goods, and highend watches and jewelry. And for well-heeled buyers who truly can afford anything, LVMH even sells luxury yachts through its Princess Yachts division.

But even if you don't buy Givenchy couture or Tiffany diamonds, there's still a reasonable chance that you've contributed to LVMH's bottom line. The luxury giant also markets beauty brands like Fenty Beauty, Make Up For Ever, and Benefit Cosmetics, along with fragrances from its vaunted fashion houses. You can find almost all LVMH beauty and fragrance products at a Sephora store -- which LVMH also owns.

If you'd like to avoid spending money with such a large conglomerate, you can simply head to Alexander McQueen, Gucci, Balenciaga, or Saint Laurent -- legendary fashion brands controlled by Kering, another (albeit slightly smaller) French luxury conglomerate. Kering also owns high-end pen maker Montblanc, Maui Jim sunglasses, and the sportswear label Puma (periodically available at your local Costco). Hermes International S.A. continues to operate independently and markets its ultra high-end products, including the Birkin bag, under the Hermes label.

The Battle of the Sexes

She was a fierce advocate of gaining equality for women. And he was a loud–mouthed chauvinist. On September 20, 1973, they would settle their differences on the tennis court in the Houston Astrodome. The exhibition match would be dubbed, “The Battle of the Sexes.” It was Billie Jean King, the 29-year-old reigning Wimbledon champ, vs. Bobby Riggs, a 55-year-old, former tennis pro and hustler.

“ Never bet against Bobby Riggs when there is big money on the line,” Riggs would state in a press conference before the match that summer. “He hustles off the court, and I hustle on the court. And that’s where it matters,” was King’s immediate response.

After a summer of trash talk, it was time for the September duel. King came out carried by four shirtless members of the Rice University track team. Riggs was carted out on a rickshaw by a team of models he called “Bobby’s Bosom Buddies.” They exchanged gifts: a baby pig for the chauvinistic Riggs and a Sugar Daddy lollipop for King. King got right down to business. Riggs would soon shed his “Sugar Daddy” jacket with the realization that he was going to have to work harder than intended. The spectators sat in a carnival – like atmosphere. King would ultimately prevail in three sets. Over fifty years later, the match was a symbol of a measuring stick for progress. While King and Riggs would be friends after the match, King is often credited with igniting a boom in women’s sports participation, as well as advocating for equal pay in the workforce.

New Requirement for Realtors

A Realtor can no longer show you a home unless you have signed an agreement with them. Usually, it's not a problem and we can zip over, show it to you, and be done. However, as of August 17th, no Realtor is able to unlock a property door for you without first signing an agreement.

This will be a requirement for any person with a Realtor designation. The usual form between a buyer and Realtor is a Buyers Representation Agreement, however any written agreement will suffice. A Buyers Rep Agreement (if that's what you sign) is your contract between you and that Realtor saying you will be using them to buy a home and breaking down the roles, duties, and responsibilities owed to you by your agent, etc. This is not something we want to do but are now being required to do.

Picking the agent you want to use to help you buy a home is an important decision and not one that should be forced upon you just to see a home. The good news, however, is that we get to decide when it expires. So although you may have to initially sign one even if you are not ready to fully commit to a Realtor, you can always request an agreement that expires in a day, a week, a month, etc.

So, please don't yell at your local Realtors if they need you to sign something before being able to show you a property, as there is no choice. If I can be of help, please feel free to contact me anytime. It would be my honor and pleasure to help you, your family, and friends.

Data Breaches on Rise in 2024

The recent RockYou2024 data breach appears to be the largest-ever compilation of stolen passwords -- about ten billion of them, according to Cybernews. But don't worry — cybersecurity researchers say that most of the compilation was junk data and useless to hackers, according to PCMag.

Here's something you should worry about, though: According to USA Today, more than a billion people saw their passwords and other information compromised during the first half of the year, compared to just 182 million in the first half of 2023. That's a 409 percent increase, and a good reason to beef up the security for your online accounts.

Most of the victims were related to a small number of very large breaches, including Ticketmaster. But the number is liable to go up as information about other major hacks, notably Change Healthcare, becomes available. Cybercriminals are increasingly eager to obtain stolen driver's license numbers, which can be used for identity theft and financial fraud.

Protect yourself from hackers using multi-factor authentication, which adds a second level of protection with a text message or email. Never open links or download files from unfamiliar sources. If you aren't expecting it, don't click on it. And lastly, use unique passphrases for accounts that are at least 12 characters long and include numbers and special characters.

Forever Stamps Rise Again

For the second time this year, and the sixth time in three years, the US Postal Service (USPS) has hiked the cost of a first-class Forever stamp. First-class stamps now cost 73 cents apiece -- a 5-cent increase over the previous 68 cent cost. The recent 7% increase ties the record for the largest price hike ever and marks a 32-cent (or 78%) increase since the first Forever stamp debuted in 2007 at 41 cents.

While postage increases have generally been tied to inflation, prices have increased about 10 percentage points faster than inflation over the last three years, according to CNN. The aggressive postage hikes, part of the Postal Service's 10-year Delivering for America plan enacted in 2021, are intended to shore up the agency's finances.

But critics argue that the higher prices are likely to have the opposite effect and drive away the businesses and organizations that generate the vast majority of today's mail volume. Without these major mailers to drive the lion's share of postal revenues, important services might slow or cause postal rates to rise even further.

After reaching a peak of around 213 billion units in 2006, the USPS has experienced a year-on-year decline in mail volume every year since. In 2023, the volume of mail delivered by the USPS dropped to just 116 billion units, almost a 50% decrease from when the Forever Stamp was released in 2007.

Celebrating Last 1st Day of School

My senior year has finally begun, and I feel like time is already flying by. Just one month in, and I already feel like I’ve done so much. For senior year, most everyone has backpacks, and in my case, I got a Beauty and the Beast backpack because Belle is my favorite Disney princess.

Additionally, some people, including my friends and I, decorate our cars saying things like “4 years later,” “get in loser, we’re seniors,” and “little miss senior.” On the first day of school, we all took pictures with our backpacks and cars to kick off our senior year and celebrate our last first day of school.

There was also senior sunrise, in which the senior class meets at the Boynton Beach Inlet to watch the sunrise on the water. There have also been themed football games, such as the Neon football game, with lots of kids dressing up. In addition to taking part in all these fun senior activities, I’ve also been balancing my workload and working on college applications.

As the year progresses, I look forward to spirit week, senior run-in, pep rallies, homecoming football game, homecoming, and senior skip day. The most important part of my last year is the memories that I make with the people I’m surrounded by.

For many, a peanut may not seem like much of a threat. However, if you're among the unlucky minority who suffer from peanut allergies, every bite of food can be dangerous. Yet scientists believe they have found a way to reduce peanut allergies by more than 70 percent.

So, what’s the trick? Simply introduce children to peanuts early. This might seem counterintuitive, but introducing peanuts at a younger age can help the body adapt to them. Perhaps ironically, efforts to warn parents of the drastic potential threat of peanuts has actually contributed to the rise in peanut allergies today. Many parents grew afraid to introduce peanuts to their kids, which in turn may have made them more prone to allergic reactions.

Allergies are merely immune system reactions. When the allergen (meaning the substance that triggers the reaction) enters the body, the immune system identifies it as a threat and launches a response. But sometimes that response is overkill and can result in breathing issues, hives, and more. In some cases, people die.

Japanese elementary school students aren't required to carry the randoseru -- a boxy flap-closure backpack that can nearly swallow the frames of small children. But nearly all of them do, just like their parents, grandparents, and greatgrandparents did. The tradition is nearly as old as Japan itself.

In 1885, Gakushuin elementary school in Tokyo, which admitted only the children of the imperial aristocracy and social elite at that time, adopted the randoseru as its official school bag. While the hands-free leather bag was highly practical, the school's real objective was political -less than twenty years after emerging from the fragmented and isolated Tokugawa shogunate, the fledgling Empire of Japan wanted to create and instill a shared identity among its youngest subjects.

Before long, the randoseru was a ubiquitous accessory among young Japanese students, as well as a symbol of solidarity and common responsibility. The randoseru eventually outlived the Empire itself, enduring through an earth-shattering war and Japan's rebirth as an economic powerhouse.

The bags are still handmade from leather, frequently costing $400 or more, and are often given as gifts from grandparents. Students carry the same randoseru throughout elementary school and use them to store textbooks. After six years, many students keep their bags as mementos, or repurpose the leather for wallets or other accessories. Most boys carry black randoseru, while red and lavender are popular choices for girls.

Once extremely rare, as many as 2 percent of children in recent years have developed an allergy to peanuts. However, early exposure might make a severe overreaction far less likely. That being said, it is crucial to speak with a doctor before engaging in any potentially risky exposure. Medical professionals can work with you to minimize risks. It's often best to start with skin tests, for example, and rather than whole peanuts, you might want to start with something like peanut puffs

Prostate Cancer Awareness Month

Prostate cancer affects about one in eight men, with more than 175,000 men diagnosed with it each year. It is one of the most common types of cancers, but when detected early, it is usually very treatable. The five-year survival rate for men who are diagnosed early is more than 99 percent.

Prostate cancer generally grows slowly with no symptoms until the disease progresses into a more advanced stage. The risk increases with age, but there are also several genetic risk factors, including a family history of prostate cancer, having a female family member with a history of breast or ovarian cancer, and having a family member who carries the BRCA mutation. Black men are also more likely to develop prostate cancer.

Most men can begin regular screening at age 50, but men who fit into higher risk categories should begin screening sooner. Your doctor can determine a screening schedule that's appropriate for you. Screening usually includes a digital rectal examination and a blood test to measure prostate-specific antigens. An MRI machine may also be used in certain cases.

Prostate cancer is often treated with radiation therapy or surgery to remove the entire prostate. Sometimes the cancer is simply monitored over time, and treatment is delayed or avoided entirely. To reduce your risk of prostate cancer, it's important to eat a healthy diet and exercise, manage your weight, avoid tobacco, and limit your consumption of red meat, especially charred red meat.
