AFFORDABLE SENIOR HOUSING Development in Melbourne, FL Renewed

awards MHIC Presents NEI with Award of Excellence On June 5th, NEI was presented with an Award of Excellence in Minority Participation by Massachusetts Housing Investment Corporation (MHIC) for our commitment to creating access and opportunity for people of color and minorityowned businesses – ensuring that our work has a lasting impact on the communities in which we build.

NEI awarded $21 Million to minority-owned businesses on three of our last MHIC financed projects (40% of total contracts and as high as 45% on Walker Park in Roxbury) and directed 65% of hours worked on these projects to people of color.

In recent years, NEI has worked to grow and strengthen our Diversity and Compliance Department in order to both better meet the needs of our valuable clients as well as strengthen the local communities we work in. We are proud of the efforts of our Diversity and Compliance team, including Director of Diversity and Compliance Carol Fuller, Compliance Manager Kassandra Martin, and Diversity and Inclusion Coordinator Andre’ Barbour, and look forward to continuing to make a meaningful impact in the industry and communities we work in.

NEI Breaks Ground on new Jackson Square Development NEI broke ground on a new transit-oriented affordable housing development, General Heath Square Apartments, in Jamaica Plain in June. The 56,000 SF four-story building will be developed on a vacant lot in a high-traffic area on the Jamaica Plain/Mission Hill line. This project will be the third new affordable housing development for NEI in the neighborhood of Jackson Square. NEI also built a gateway project for the Jackson Square master planning effort, Jackson Commons in 2015 as well as 75 Amory Avenue in 2017.

NEI is partnering with Jamaica Plain Neighborhood Development Corporation (JPNDC) and Prellwitz Chilinski Associates on General Heath

Square Apartments. The property will feature 47 units- 11 one-bedroom, 22 two bedroom, and 14 three-bedroom as well as 824 SF of commercial space. The project will be built to LEED standards and is expected to be complete late 2019.

cover story Melbourne Affordable Senior Housing Development Renewed NEI recently joined Preservation of Affordable Housing, architect PQH Group, Inc., US Senator Bill Nelson and local officials, and residents to celebrate the completion of the renovation to Trinity Towers, an affordable senior housing development in Melbourne, FL owned by nonprofit POAH. All three buildings, comprised of two high-rises and one mid-rise, are home to more than 500 seniors and disabled residents. Each building required extensive improvements. NEI completed an occupied renovation of Trinity Towers West in 2016 which included all new windows, roof replacement, flooring upgrades, energy efficiency measures, HVAC, and kitchens, and began renovation on East and South the same year. The $16.4 Million scope of work for Trinity East and South involved select kitchen and bath renovations, ADA and accessibility improvements, common area improvements, new windows, HVAC, roof replacement, fire alarm and nurse call systems, fire sprinklers throughout the building, dining room and commercial kitchen renovation, and elevator repairs.

NEI is proud to help deliver 510 better homes to seniors in the community of Melbourne. Financed by Florida Housing Finance Corporation, Citi Community Capital, and Boston Private Bank and Trust Company through the Federal Home Loan Bank (FHLB) of Boston Affordable Housing Program, the improvements to this property will both help enhance the quality of life of its residents and preserve affordable housing for seniors in the area.

Forestdale Park Senior Living is Now Open NEI’s most recent Assisted Living project, Forestdale Park in Malden, MA is now open. The $18.4 Million project is designed to provide residents with all the comforts of home, in addition to an array of engaging activities and services.

Forestdale Park will be the newest senior community from owner Volunteers of America Massachusetts (VOA MA), an organization that focuses on underserved segments of the population. The 2.6 acre site which the facility is built on was originally home to a poor farm in the 1800’s and later transitioned into a nursing home for the underserved population in Malden. After its closing in 2009, there was a need for an affordable assisted living option for families in the region.

The challenging construction of Forestdale Park involved the historic rehab of an existing building and the construction of a new building- both designed by The Architectural Team, totaling 87,691 SF. The senior community now includes a mix of 58 assisted living units, 18 memory care units, and 3 independent living units and will offer an innovative program that bridges the areas of memory care and assisted living.

With a shared vision of strengthening the community, the entire project team is excited to bring more affordable senior housing to the region.

Expanding Olmsted Green in Mattapan NEI celebrated the completion of the most recent phase of Olmsted Green Apartments in Mattapan, MA with Lena New Boston and ICON Architecture. The new construction at Olmsted Green, which began in March of 2017, is an expansion of an existing community located along the Mass Audubon Nature Preserve.

The 41 new mixed-income units represent a milestone in Lena New Boston’s $200 Million redevelopment of the former Boston State Hospital. Efforts began in 2008 when Lena New Boston and the City of Boston planned to repurpose the site for the community by creating a transit-oriented, energy-efficient community for working families. When complete, the development will include 514 mixed-income rental and homeownership units.

The $10 Million expansion has added seven two-story buildings of mixed-income homeownership townhome units to the scenic community- all of which have been built to LEED Gold standards, incorporating energyefficient appliances and mechanical systems, garden courts and plenty of open space. This project has also served as a huge Diversity and Compliance success for NEI, bringing excellent local employment opportunities to Mattapan.

NEI is looking forward continuing the expansion of Olmsted Green in the next phase of the development, including an additional 23 buildings containing 100 townhome units and flats.
