In an environment with high interest rates, it doesn’t hurt to ask sellers for some sort of seller financing in the form of a second mortgage. Of course the bank would have to agree to it, but a motivated seller may be able to bridge the gap by providing a recordable second mortgage. A caveat though, in this instance there is not a lot of room for negotiating a lower price and the buyer may end up paying an asking price or higher. I do not see a shortage of affordable housing. I work on a Brokerage Team that is hyper focused on Chicago’s south side. The amount of affordable product is extensive and there are a multitude of agencies to assist both tenants and building owners.
