12 NC REALTORS® Inducted into NAR RPAC Hall of Fame NC REALTORS® proudly announces the newest members of the National Association of REALTORS® RPAC Hall of Fame. This prestigious recognition honors members who have invested a minimum aggregate lifetime amount of $25,000 in RPAC. The 2025 class includes eight members at the $25,000 level, three members at the $50,000 level and one member at the $75,000 level. Hall of Fame benefits include name plaques on the RPAC Hall of Fame wall in NAR’s Washington, D.C. building, a personal plaque and recognition pins. NC REALTORS® GIVES BACK WEEK 2026 Serving Communities Across North Carolina Each year, NC REALTORS® Gives Back Week brings REALTORS® from across North Carolina together to serve the communities where they live and work. What began in 2019 as a project of the William C. Bass Leadership Academy has grown into a statewide tradition led by the NC REALTORS® Housing Foundation, highlighting the REALTOR® commitment to making a difference beyond real estate.

This year’s Gives Back Week once again showcased the generosity and dedication of REALTORS® across the state. From building homes and packing food to supporting families and children in need, local associations rolled up their sleeves to strengthen their communities through service.

Burke County Board of REALTORS® The Burke County Board of REALTORS® partnered with Habitat for Burke County, where volunteers split their time between the Habitat ReStore and an active build site. By supporting both operations, REALTORS® helped advance Habitat’s mission of providing safe, affordable housing opportunities within the community.

Durham Regional Association of REALTORS® Members of the Durham Regional Association of REALTORS® spent their Volunteer Day serving in two meaningful ways. REALTORS® delivered dinner to families staying at the Ronald McDonald House and partnered with Sleep in Heavenly Peace to help build beds for local children who do not have beds of their own. Their efforts provided both practical support and encouragement to local families.

Union County Association of REALTORS® The Union County Association of REALTORS® partnered with Food for Families NC for a two-day volunteer project. On the first day, volunteers worked in the warehouse packing food into bags and boxes. The following day, they assisted with food distribution, helping ensure local families received the resources they needed.

Over four days, members connected with colleagues, participated in committee and governance meetings, met with lawmakers and advocated for issues affecting housing, homeownership and private property rights across the state.

2026 STATE OF REAL ESTATE

EMERGING TRENDS TRANSFORMING NORTH CAROLINA REAL ESTATE The forces shaping real estate rarely arrive one at a time. Artificial intelligence is changing how REALTORS® work. New data is revealing how consumers view housing affordability. Data centers are bringing investment to North Carolina while raising questions about land use, infrastructure and growth. During the 2026 State of Real Estate, NC REALTORS® members had an opportunity to look beyond the headlines and hear directly from experts studying these changes. Held during the NC REALTORS® Legislative Meetings, the program offered an inside look at what is happening now, what may be coming next and why it matters to real estate professionals across the state.

Technology Takes Center Stage Artificial Intelligence sparked some of the most engaging conversations of the event. Nationally recognized real estate technology expert Marki Lemons Ryhal demonstrated how REALTORS® can use AI to organize information, streamline communications and work more efficiently. Ethan Bailey of Cotality provided valuable insights into how thoughtful strategy, effective risk management and proper oversight are essential to successfully incorporating AI into real estate practices.

Technology’s influence extends far beyond individual businesses. Ben Rojahn of CBRE Data Center Solutions examined the growth of data centers and North Carolina’s emerging role in this rapidly expanding sector. Fueled partly by demand for AI and cloud computing, these developments can bring investment and opportunity while also affecting land use, infrastructure, energy demand and local planning. Understanding these changes gives REALTORS® valuable context about where communities may be heading and what future growth could mean for local markets.

“If you aren’t already using AI, you’re behind.” Information Members Can Put to Work Technology may be changing the industry, but reliable information remains essential to understanding it. Joe Goode of Statara shared research on housing affordability, availability, market conditions and consumer attitudes.

The conversation was not about replacing the relationships and personal service at the heart of real estate. It was about using technology thoughtfully to create more time for clients, strategy and business development.

Their findings helped connect broad statewide trends to the challenges REALTORS® encounter in their own communities.

For some attendees, the session provided practical ideas they could begin exploring immediately. For others, it was a wake-up call.

In an industry changing this quickly, having the inside scoop helps REALTORS® remain prepared to guide their clients, strengthen their communities and lead through what comes next.

On June 3, between legislative appointments, attendees returned to the historic Heck-Andrews House—NC REALTORS®’ Raleigh headquarters—for lunch, refreshments and time to reconnect with colleagues. Just steps from the General Assembly, the house offered members a welcoming place to recharge during Legislative Day and served as a reminder that REALTORS® have a home in the capital whenever advocacy brings them to Raleigh.

2026 MID-YEAR ACHIEVEMENTS Since January 2026, the NC REALTORS® Housing Foundation (NCRHF) has been hard at work turning its mission into measurable impact: ensuring that every North Carolina resident has access to safe, secure and stable housing. Through the generosity and dedication of REALTORS® across the state, the Foundation’s programs are reaching more families and more communities than ever before—and the results speak for themselves. In the first half of 2026, the Foundation expanded its landmark 100 Homes in 100 Counties initiative, awarded Matching and Give Back grants and helped dozens of families take steps toward homeownership through Down Payment Assistance. Together, these efforts are making a meaningful difference in communities across North Carolina.

100 Homes in 100 Counties The Foundation’s ambitious 100 Homes in 100 Counties project set out to bring housing support to all 100 counties in North Carolina—and 2026 has already seen tremendous momentum toward that goal. In January, the program had reached just 10 counties. Since then, the NCRHF Board of Directors has rolled up its sleeves, reaching out to housing-related organizations in their own counties and neighboring communities to HOMES expand the initiative’sin footprint. Give Back Grants Each year, the National Association of REALTORS® designates Volunteer Days during June, which state and local associations complete a community outreach project. To support these efforts, the NC REALTORS® Housing Foundation awards $2,000 Give Back Grants to local associations to help cover the cost of completing their yearly community outreach project. At its June 2 meeting, the Foundation’s Board of Directors awarded a Give Back Grant to the REALTOR® Giving Network®, the charitable foundation of the Raleigh Regional Association of REALTORS®, in support of the Women’s Center of North Carolina. The funds helped purchase hygiene items for the organization’s new shelter. The following day, volunteers gathered at the historic Heck-Andrews House during the 2026 NC REALTORS® Legislative Meetings to assemble 400 hygiene kits for the Women’s Center’s clients. This firsthand collaboration between REALTORS® and community advocates is exactly the kind of impact the Give Back Grant program was designed to have.

None of this would be possible without the generosity and volunteer spirit of REALTORS® across North Carolina. As the year continues, the Foundation encourages local associations to apply for a Matching Grant or Give Back Grant by December 2, 2026, and help the Foundation continue its mission of ensuring access to homeownership for every North Carolinian.

10 Forms Changes Every REALTOR® Should Know in

2026! BY JOHN WAIT General Counsel

Hello fellow forms enthusiasts! Welcome to another year of forms changes. As always, a special thanks go to the members of the NC REALTORS® Forms Committee, NC REALTORS® staff and North Carolina Bar Association attorneys who helped. While this cycle marked a return to a more familiar process, it still generated considerable debate and thoughtful discussion. In my view, the forms are better for it.

The first step in the process starts with the Exclusive Right to Sell Listing Agreement (Form 101). If your firm is using new Form 220, and the seller authorizes buyer agent compensation, then check the first option in section 7(c) and fill in the blanks with the amount of compensation the seller wishes to offer. This revised section of Form 101 is how the seller gives the listing firm the permission it needs to communicate with buyer agents.

So, what is on tap for 2026? Let’s take a look at the highlights.

After that, make sure the purchase contract is filled out correctly, taking into account any other seller concessions agreed to that are in addition to any compensation in Form 220, if any.

1. Redrafted Form 220 (Buyer Agent Compensation Addendum) is simpler to use and easier for consumers to understand.

With the introduction of new Form 220, North Carolina will join a majority of jurisdictions in the United States that have moved toward the seller offering buyer agent compensation instead of the listing firm in residential transactions. Firms that wish to continue practicing firmto-firm buyer agent compensation may do so, but they will need to create their own forms.

4. The New Construction Addendum (Form 2A3-T) now

applies to many types of homes other than homes that are nearly completed.

In the past, there was quite a gap between the types of homes that the Offer to Purchase and Contract - New Construction (Form 800-T) applied to and the homes to which Form 2-T with the New Construction Addendum applied. That gap has been closed with the major revisions to Form 2A3-T. Look at new Form 800G (New Construction Forms Guide) to figure out when to use each form. Be sure to also check out other information in the guide, including information about new construction warranties implied by law.

5. Adding additional parcels just got much easier. 2. T he Due Diligence Fee delivery date has a little (and I mean a little) bit of wiggle room.

The Offer to Purchase and Contract (Form 2-T) still provides that any agreed-upon Due Diligence Fee is due and becomes the seller’s property on the Effective Date. However, the buyer now has until the next banking day following the Effective Date to deliver it. A banking day is defined as “every Monday through Friday and excludes Saturdays, Sundays, and holidays observed by the Board of Governors of the Federal Reserve.” This means that if a buyer goes under contract on Friday night, the Due Diligence Fee must be delivered no later than Monday (unless it’s a holiday!). If the Due Diligence Fee is not delivered on Monday (in this scenario), then the seller can make a written demand on Tuesday for payment, and if payment is not made Wednesday, then the seller could terminate on Thursday (if they wish).

New Form 2A10-T is designed to easily add additional parcels not only to the purchase contracts, but also to agency agreements. Just fill it out once, and then attach the form as needed to agency agreements and purchase contracts.

6. F orm 2-T will now work much better with

judicial sales thanks to new Form 2A15-T (Judicial Sale Addendum).

Judicial sales can be difficult to navigate, and the process can vary widely by county and by the type of sale being conducted. Form 2-T has historically been difficult to use in these kinds of sales, but new Form 2A15-T now makes many accommodations to Form 2-T to help the process. The new form has many informational items and adjustments to the contract to make it work better in these types of transactions. While the buyer and seller will still, in many cases, need an attorney, this form at least gives the buyer and seller a base of information to help make the transaction go as intended.

3. What if the buyer demands to get in the home and 7. The Vacant Land Disclosure Statement (Form 142) do inspections during all the extra time they now have to deliver the Due Diligence Fee?

The seller can deny physical access to the Property, because Form 2-T has a new provision making it clear that: “Until the Due Diligence Fee is delivered, physical access to the Property may be limited or denied by Seller.”

This form has been an excellent roadmap to help listing agents both discover and disclose material facts about vacant land since it was adopted. The new rewrite of this form aims to keep that functionality, while also eliminating many of the checkboxes and blanks that sellers were reluctant to fill. 8. T he Exclusive Buyer Agency Agreement (Form 10. Not all property management forms are for 201) can now better address new construction purchases.

New options in Form 201 now allow an agent and a buyer to make it clear that a commission for new construction is based on the value of the dwelling and the vacant land. Be sure to fill out these new sections, even if the buyer states that they are only interested in older homes!

9. The Referral Agreement (Form 730) now solves an

New Form 418 is a new, simple guide on small claims evictions. If you have a seller who needs a simple overview of the eviction process, or if you own your own property and need a roadmap of how to handle a tenant, then this form is designed to be a starting point. Stay in your lane, and don’t be afraid to bring in legal counsel, but if you need a simple guide on evictions, then this form is a good place to start.

Agents sometimes call the NC REALTORS® Legal Hotline and ask: Who owns a referral, the firm or the agent? It is a good question, and on old versions of Form 730, that question is answered by the firm’s policy and procedure manual, the contractor agreement between the firm and agent, or any other agreement or practice between the agent and firm. It is sometimes a question that does not have a clear answer. Going forward, Form 730 now offers a clear answer. Unless otherwise stated in Form 730, the referral belongs to the firm and not the agent. If the firm and agent wish to agree otherwise (and they can!), then make sure it is noted in the form at the time of the referral.
