Page 1

Welcome to the NBA Newsletter

Your Monthly Circle to the Noosaville Business Community

Can you believe we're already racing towards the end of March? Time flies when you're building a vibrant business community!

The NBA Committee has been working tirelessly behind the scenes to deliver even more value to our members. We're busy planning exciting events, workshops, grant opportunities, membership initiatives, and getting out and about to connect directly with the local business community.

A major highlight is our NBA Member Marketing Accelerator Program, now in full swing thanks to generous funding from Noosa Council. This exclusive 6-week structured program offers one-on-one coaching with the experts at Optimised Digital, focused on generating higher-quality leads and boosting sales. With limited spots available (and co-funding from the NBA making it highly affordable for members), it's a fantastic opportunity to supercharge your marketing efforts. We also teamed up with the Noosa Heads Jazz Club for Jazz Night in Noosaville – bringing live music to the heart of our Industrial Business Precinct at Land & Sea Brewery. What an incredible night it is going to be! The event has sold out completely, with a waiting list building – proof that Noosaville is hungry for more vibrant,

community-driven experiences. A huge thank you to Land & Sea for hosting such a jazz treat.

Looking ahead, we're thrilled to announce our new relationship with Sunshine Coast Music and Events. We've got some exciting ideas and plans brewing that we can't wait to share with you soon!

We're continually receiving such positive feedback and valuable suggestions from members – please keep them coming! Your input directly shapes what we do next.

If you're not yet involved with the NBA, we warmly invite you to join us. Come along to one of our upcoming events, experience the energy firsthand, and consider becoming a member. Together, we're stronger, more connected, and better positioned to thrive.

Stay tuned for more details on our calendar – more BA5 networking evenings, coffee catch-ups, workshops, and special events are on the way.

Warm regards,

— The NBA Committee

Business Over Lunch

The Sanctuary at Acres Noosa Garden Lunch That Bloomed Valuable

Connections

Despite the warm and humid conditions, the conversations – and networking – were truly electric at our latest Building Business Over Lunch Garden Party. Thankfully, the rain held off, allowing everyone to fully enjoy the beautiful outdoor setting.

A huge thank you to Vicky and the entire team at The Sanctuary Café at Acres for delivering an exceptional lunch and creating such a welcoming atmosphere, and thank you to Lea from Sunshine Coast Music and Events for her stunning garden staging and the thoughtful props on the tables, which added such a special touch to the day. It was wonderful to welcome so many new faces to the event – a clear sign that our luncheon resonated with the local business community. We’ll definitely be planning more!

If you haven’t yet discovered The Sanctuary Café, it’s well worth a visit. Nestled in the stunning garden surrounds of Acres Noosa, they offer outstanding coffee, delicious house-made lunches, and a relaxed yet professional vibe – making it an ideal venue for business meetings, client catch-ups, or hosting your own events. They also provide excellent on- and off-site catering, so you can bring their signature flavours to your next occasion. And for those busy workdays when lunch is an afterthought, simply order via Uber Eats – convenience at its best!

Missed this one? No problem – stay tuned for upcoming opportunities to connect. Our calendar will continue to feature regular luncheons, casual coffee catch-ups, and our ever-popular BA5 – Business After Five events. Watch this space for details!

We look forward to seeing you at the next gathering.

The "No-Password" Nightmare: How

Scammers Are Using Microsoft’s Own Tools to Hijack Your Account

In a world where we’ve been trained to guard our passwords like the crown jewels, a new breed of cyberattack is proving that the bad guys don't actually need them anymore.

For years, the cybersecurity mantra has been simple: use a strong password, don't click suspicious links, and enable Multi-Factor Authentication (MFA). We thought these three pillars made us unhackable. But a sophisticated new Microsoft login scam is currently "running rampant," and it’s turning our traditional security logic on its head.

The most terrifying part? It uses a legitimate Microsoft feature to bypass your defenses, and it never asks for your password.

The Hook: A Wolf in Shepherd’s Clothing

Most phishing scams work by sending you to a "spoofed" website—a fake page that looks like Microsoft but is actually hosted on a shady domain. This new attack is different. It directs you to the actual, legitimate Microsoft website.

Article by Mathew Hoffman, Cloud Computer Company

It usually begins with an urgent email or a message via a compromised LinkedIn or Teams account. The message might claim your "email access is expiring" or a "security update is required." Instead of asking you to log in, it gives you a nine-character alphanumeric code and a very real instruction: "Go to microsoft.com/devicelogin and enter this code to verify your identity."

Because the URL is official, even the most tech-savvy users often lower their guard.

The Mechanism: How They Get In

The devicelogin page is a real tool designed by Microsoft to help users sign into devices that don’t have easy input methods, like smart TVs or gaming consoles. When you enter that nine-character code provided by the scammer, you aren't logging yourself in—you are authorizing the scammer’s device to access your account.

As soon as you hit "Continue" on that official page, you hand over a "session token." This digital key tells Microsoft that the person on the other end (the attacker) is verified.

The result? The scammer now has full access to your Outlook, Teams, OneDrive, and SharePoint. Because you’ve already completed the "handshake" on a legitimate page, this method can bypass Multi-Factor Authentication (MFA) entirely. The attacker doesn't need your password, and they don't need your phone for a second code; you’ve already walked them through the front door.

The Damage: More Than Just Stolen Emails

Once a scammer has possession of your session token, the consequences for businesses—especially small to medium enterprises—can be devastating:

„ Intercepted Invoices: Attackers monitor your sent items to find pending invoices, then resend them to your clients with "updated" banking details.

„ Internal Sabotage: Using your legitimate Teams or Outlook account, they can message colleagues to request "urgent" wire transfers or sensitive files. Because the message comes from your account, nobody suspects a thing.

„ Data Exfiltration: They can scour your OneDrive and SharePoint for trade secrets, employee records, or client data.

„ Viral Spreading: The attacker uses your account to send the same scam code to all your contacts, continuing the cycle with the added weight of your personal trust.

How to Protect Yourself

Scammers are banking on our "urgency bias"—the tendency to act quickly when we think something is wrong with our accounts. Here is how to stay safe:

1. The Golden Rule: The microsoft.com/devicelogin flow should only be used if you initiated it. If an email, a "colleague," or a pop-up tells you to go there and enter a code you didn't ask for, it is a scam 100% of the time.

2. Verify via Other Channels: If you receive an "urgent" request from a boss or co-worker involving an account update, call them or speak to them in person. Do not reply to the message.

3. Audit Your Activity: Periodically check your Microsoft account's "Recent Activity" page to see if there are any successful logins from locations or devices you don't recognize.

4. IT Intervention: For business owners, IT providers can actually disable the "device code" login feature if it isn't required for your daily operations, closing this backdoor for good.

What if You’ve Already Entered a Code?

If you realize you’ve fallen for this trap, speed is of the essence. Immediately change your password—this often forces a refresh of session tokens and may kick the attacker out. However, you should also contact your IT department to audit your logs and ensure no data was exported or "rules" were set up in your email to forward your messages to the scammer.

In the digital arms race, the goalposts have moved. It’s no longer just about guarding your password; it’s about guarding your authorization. Stay skeptical, stay slow, and never enter a code you didn't ask for.

Tips for First-Time Industrial Tenants: What to Know Before You Sign

Leasing your first industrial space can be exciting, but it’s also full of nuances that can catch new tenants off guard. Whether you’re looking for a warehouse, a mezzanine office, or a combined storageand-office setup, understanding the key considerations up front can save time, money, and headaches.

1. Assess Your Space Needs

Before you even start touring properties:

„ Measure carefully: Consider not only your current operations but potential growth. Will you need extra warehouse space, office space, or mezzanine storage in the next 1–3 years?

„ Workflow efficiency: Think about loading docks, roller doors, aisle widths, and access for deliveries or forklifts.

2. Location Matters

Location can affect everything from delivery costs to staff commute:

„ Proximity to main roads or highways can reduce transport time and costs.

„ Consider nearby suppliers, customers, and amenities for staff.

„ Check for restrictions, such as industrial zoning limits or environmental overlays, that may affect your business operations.

3. Understand Lease Terms

Industrial leases can include clauses that are very different from standard office leases. Key points to review:

„ Rent reviews: Know when and how rent increases will occur—CPI, market reviews, or fixed increases.

„ Outgoings and maintenance: Determine what you’re responsible for vs. what the landlord covers (e.g., land tax, insurance, property rates, cleaning common areas).

„ Lease length & break clauses: Consider whether you need flexibility or a long-term commitment. Break clauses can be useful but often come with conditions.

4. Watch for Hidden Costs

Don’t assume the listed rent covers everything:

„ Utilities, waste disposal, and security costs can add up.

„ Fitout and refurbishment of the space may be required for your operations.

„ Some older properties may need upgrades to meet safety or accessibility requirements.

5. Inspect Thoroughly

Before signing, check for:

„ Structural issues or water leaks in the warehouse.

„ Working condition of loading docks, roller doors, and HVAC systems.

„ Adequate parking and staff amenities.

6. Plan for Future Flexibility

Even if your operation is small now, think ahead:

„ Will the space accommodate future expansion or changes in workflow?

„ Can you sublet or assign the lease if your business outgrows the space?

Bottom Line:

Being a first-time industrial tenant doesn’t have to be overwhelming. With careful planning, a clear understanding of lease terms, and attention to hidden costs, you can secure a space that meets your operational needs and protects your bottom line.

Pro Tip: Work with an experienced commercial agent and solicitor to review lease clauses and advise on market standards, it can save you thousands and a lot of stress down the track.
