SELLING
THE PROPERTY WHAT TENANTS NEED TO KNOW
Dear Tenant,
Your landlord has decided to place the property on the market for sale. We understand this can raise questions, so we’ve put together this short
guide to help you understand what to expect, and to ensure the process is smooth and respectful for everyone involved.

Working Together
Our goal is to make this process as painless and respectful as possible. We’re here to support both you and the owner, and your cooperation helps everything run smoothly.
If you have any questions, concerns, or special requests during the sale
process, please don’t hesitate to reach out. We’re always happy to help.
Thank you again for your understanding — we’ll be in touch throughout with updates and support.
Open Homes & Inspections
To help prospective buyers see the property, we’ll be holding open homes and private inspections.
You’ll always be given proper notice, and a team member will be present and supervising every inspection — you’ll never be asked to show the property yourself or be put in an uncomfortable position. We will always work with you to schedule inspections that are as convenient and non-disruptive as possible.
Photography & Video Marketing
Professional marketing is key to a successful sale, and this will include photos and video of the home. These will be used for online advertising and printed material to help attract serious buyers.
We’ll provide plenty of notice before the media day, and we’re happy to work with you to make the process easy.

Presentation Tips
While we completely understand this is your home and day-to-day life is happening, a tidy, well-presented space helps the property shine during both photography and open homes. Some helpful things to consider:
• Keep benches, floors, and surfaces as clear as possible
• Tuck away personal items and valuables
• If you have pets, let us know so we can plan accordingly
We truly appreciate the extra effort — it makes a big difference!
Tenant Questions Answered
Q: Do I have to move out because the property is being sold?
A: No. Your current lease is legally binding and stays in place, even if the property is sold. A new owner must honour the lease until it expires — whether they are an investor or want to move in themselves.
Q: Can I leave early if I don’t want to stay during the sale?
A: If you’re on a fixed-term lease, you can apply to break the lease, but standard break-lease fees and conditions apply. We’re happy to talk through this and help make the process smooth if that’s what you choose.
Q: What happens if the buyer wants to move in?
A: If you’re on a fixed lease, they’ll have to wait until it ends. If you’re on a periodic (month-to-month) lease, the new owner can give 2 months’ notice after settlement to end the tenancy if they or a family member plan to move in.
Q: How much notice do I get for inspections or buyer visits?
A: You’ll always receive at least 48 hours’ written notice, and we’ll coordinate inspection times with you in advance to keep things convenient.
Q: What happens to my bond and tenancy terms?
A: Nothing changes. Your bond remains registered, and your current rental terms continue. If an investor buys the property, they take over as landlord and everything stays the same.
