METHOD OF SALE

Traditional Private Treaty

Private treaty is the most common method of sale in Queensland, where a property is listed with an asking price or price guide and buyers submit offers through the agent via negotiation rather than public competition. The agent manages discussions between buyer and seller, presenting offers, counter-offers, and conditions over time, allowing the seller flexibility on price, terms, and timing while the market determines value through individual buyer interest rather than a fixed end date.

Pros: A clear price or guide is presented to the market, giving buyers direction while allowing the agent to justify, defend, and negotiate your price expectations through structured conversations.

Cons: Offers are not visible to other buyers, often resulting in a silent, single-offer negotiation process that limits competition and does not guarantee the highest possible sale price.

BIIDZ Auction

BIIDZ is a digital auction-style selling platform that allows buyers to compete transparently online, creating real-time competition without the pressure of a traditional on-site auction. For sellers, the key benefit is control and clarity: your property is exposed to a wider pool of motivated buyers, interest is converted into competitive bidding, and price discovery

A traditional auction in Queensland involves marketing a property without a disclosed price guide and selling it on a set date through open, public bidding, where buyers compete in real time under unconditional contract terms. This method relies heavily on momentum, buyer emotion, and competition on the day, with the final price determined by the highest bidder, provided the seller’s reserve is met or negotiations continue immediately after the auction.

Pros: Creates strong urgency and open competition with unconditional contracts, providing decisive outcomes and clear market feedback for sellers who want certainty.

Cons: Queensland law prohibits discussing or disclosing price guides, and without strong comparable sales to anchor buyer expectations, this can result in price ambiguity, reduced buyer confidence, a smaller buyer pool (typically around 20% who can buy unconditionally), and the risk of selling below expectations.

No clutter or odours. Your property must be kept clean and clutter-free. Clear and tidy all surfaces. If the property looks clean and smells fresh, a prospective buyer will form a positive opinion of your home.

Whether it’s an open home or a private inspection, it is imperative that you are not there. Buyers find it hard to feel comfortable and picture themselves living in the property if the current owners are present. The prospective buyer is unlikely to voice their true opinion of the property and will often rush through the inspection. Needless to say, it makes selling your home difficult. So, go shopping for an hour, catch up on errands or visit a friend. Let the agent do their job!

Check all corners for peeling paint, chipped edges, and loose wallpaper, and repair accordingly.

There may be several things in your home that you have simply become accustomed to over time - things that you have been promising yourself to attend to. Well NOW is the time. Buyers will mentally add up their perceived costs of repairing all those minor flaws and end up with an amount that is generally much higher than your actual costs will be. You may believe the repairs are insignificant, however the buyer may question the maintenance and upkeep of the rest of the property. Necessary, non-critical minor repairs and perceived owner neglect will either lower the price or lengthen the time to sell.

Repair all major problems. In today’s climate of open disclosure and vigilant home inspections, the ‘Golden Rule’ applies: Treat the buyer as you would expect to be treated yourself.
