ABOUT US The McFate Group is a design-build and construction management contractor, providing commercial and industrial construction services throughout the Midwest. We have served this market for over twenty years and built up a network of dedicated professionals who complete projects on time, on budget, and with the highest quality craftsmanship. We set up a meeting with the owner to discuss the project, review the site, and review budget expectations. Upon completion, a proposal is crafted and presented to the owner.
The design team works closely with the owner to develop conceptual drawings. Once the design is approved, preliminary pricing can be established. We then hold a meeting with all members of the team: architects, engineers, contractors, and other consultants to kick off the project. This meeting sets the groundwork for a successful project and team relationships.
When construction starts, we become the single point of responsibility for the project. We will pull permits and work with our subcontractors to meet deadlines and cost expectations.
As construction is wrapping up, we sit down with all parties to discuss final deliverables and create a punch list of items that still need to be addressed before the project closeout. This ensures the project is finished to our quality standard before we release our subcontractors from the contract.

DESIGN-BUILD Our goal is to bring everything under one roof. We believe that quality, completion dates, and costs can be firmly controlled by assigning total responsibility to one entity: the design-builder. What does this mean for you? We want to take a project from conceptual design and budget development through construction management to completion and occupancy. Our design-build method means costs are established early on in the project to save you time and money.
DESIGN-BUILD BENEFITS SINGLE SOURCE RESPONSIBILITY The design-build method allows us to take ownership of all the project aspects by assigning them to our project team.
COST Design-build is the most efficient and cost effective construction method because it can dramatically reduce the need for change orders, minimize additional costs, and shorten schedule delays. It has proven to be approximately 7% faster than the traditional construction method, saving you both time and money.
CONDENSED CONSTRUCTION SCHEDULES Some contractors label themselves as designbuild but hire a third-party design group to do their architectural designs. We, on the other hand, have an in-house architect on staff which allows us to access and update changes in real time. Our method allows us to maximize communication, minimize confusion, and put your entire project on the fast track to completion.
COLLABORATION We’re all on the same team when you hire us. We collaborate with the team during the entire lifespan of a project to minimize many of the issues around material ordering, availability, installation, and project completion. The nature of the design-build relationship encourages teamwork, enhances transparency, and improves the overall quality of each project.
SERVICES What type of work do we take on? We like to go after the complex projects, especially the ones no one wants because we love a good challenge. We frequently work on multiple commercial and industrial projects in varying capacities and roles at a time. We prefer to take a project from conception to completion.

We have LEED® Accredited Professionals on staff who work with you to make your building energy efficient. We also offer a range of energy-efficient Butler roof and wall systems able to achieve a thermal efficiency rating to meet or exceed code.

We see ourselves as the facilitator for the owner, orchestrating partnerships between designers, engineers, and subcontractors to achieve a contract early in the design process.
We try to establish cost and a Guaranteed Maximum Price (“GMP”) during the design stage. Unlike the traditional method, the project cost is not realized until the project goes out to bid.
We like to get our hands dirty. From small facility repairs to complex multiphased renovation, to new construction, we provide hands-on expertise in various aspects of the job like steel, concrete, and masonry work.

Construction isn’t over for us until we go through a series of checklist items. This might include submitting as-built and maintenance manuals, coordinating punch list items, and documenting warranties.

No Thai! Main St, Ann Arbor, MI.
No Thai! is a casual Asian restaurant in Ann Arbor, MI., that first opened their doors in 2005. Over the years, they have become more and more popular due to a strong local following and have expanded to six other locations including Ann Arbor, Brighton, and East Lansing. O|X Studio designed the space and The McFate Group served as a general contractor for the restaurant build-out.
The design for each restaurant is centered around the wok while the rest of the kitchen and seating wraps around the heart of the restaurant. The interior finishes consist of traditional Asian motifs such as bamboo countertops, grass pattern wainscoting, and concrete floor. Each location has custom signage that provides personality to each space, often playing off pop culture.
No Thai - Kerrytown Ann Arbor, MI.
Black Pearl Ann Arbor, MI.
Situated on the main street in Ann Arbor, MI., Black Pearl is a high-end seafood bar. In 2016, Black Pearl began to offer an intimate one-on-one dining experience called the chef’s counter. The entire focus is on the experience with the chef, and all the interior finishes reflect that.
O|X Studio designed the space and The McFate Group served as a general contractor for the restaurant build-out. The McFate Group worked around the clock to complete the full kitchen renovation in under twelve days.
Peace Lutheran Church Ann Arbor, MI.
In 2015, we were hired by Peace Lutheran Church to build a 5,900 s.f. classroom and fellowship hall addition designed by Dangerous Architects. We not only supplied and erected a pre-engineered steel building but also acted as the general contractor for this new construction project. This flex space transforms into a gymnasium and child daycare to encourage maximum use of the space.
O|X Studio Ann Arbor, MI.
O|X Studio is located in the Park Place 5 office building on the outskirts of Ann Arbor. O|X Studio designed the space and we served as the general contractor for the office build-out. The new suite contains four private offices, two conference rooms, a product library, and a kitchenette. The suite opens up to a large custom reception desk topped with a warm wood transaction counter. Beyond is an open office floor plate that houses sixteen workstations, including some flex spaces.
Freightliner Ft. Myers, FL.
The McFate Group supplied and erected this new 15,710 s.f. preengineered Butler building for the construction of a Freightliner dealership. This project was located in Ft. Myers Florida and was completed in the fall of 2017.
Pure Barre Ann Arbor, MI.
We worked with Dangerous Architects to build this Pure Barre in downtown Ann Arbor in 2016. We served as the general contractor for the interior build-out of this workout facility and retail space.
Tomukun BBQ Ann Arbor, MI.
Tomukun Korean BBQ is located on Liberty Street in downtown Ann Arbor. It serves classic homemade Korean soul food and a variety of Asian draft beers, soju, makgeolli, and cocktails. The atmosphere was designed to recreate a Korean street fair. O|X Studio was the architect for the project and The McFate Group served as the general contractor. The restaurant features a sophisticated modern lounge bar with a custom wood cloud. Infinity lights are strung above the bar to accentuate the shape of it. Custom-made steel lanterns float through space, similar to the traditional paper lanterns throughout Korea. Each lantern features the names of friends, family, and benefactors of the restaurant. Every table has a gas-fired grill for customers to devise a culinary sensation by preparing their own food. The grills use a downdraft exhaust duct system to hide the ductwork from the customers. They are routed down through the basement and up through the roof. The result is a totally unique dining experience.
Tech Park West Dexter, MI.
The McFate Group supplied and erected this 12,000 s.f. mixed-use project in Dexter, MI. The building was constructed using a preengineered metal Butler building system that utilized the Stylwall II-flat metal wall panel and the MR-24 standing seam metal roof.
Advanced Disposal Northville, MI.
In 2015, we were hired by Advanced Disposal to supply and erect and serve as general contractor for a new metal building located in Salem Twp., MI. The new maintenance facility is tucked into the hillside of the landfill and includes a large mezzanine, new offices, training/locker rooms, and new restroom facilities. By 2017, Advanced Disposal had outgrown their location, so The McFate Group built an addition for extra storage space, a maintenance area, along with a new round of locker rooms and a larger break room.
CTC Technologies Ann Arbor, MI.
CTC Technologies is a growing network cabling and wireless networking company. Located in the heart of the Jackson Road industrial corridor, CTC Technologies’ new office headquarters offers a unique blend of office and warehouse space. The new office space houses ten individual offices around the perimeter of the building, a training room, conference room, and a large warehouse space. O|X Studio was the architect for the project and The McFate Group served as the general contractor for the renovation.
The McFate Group constructed a 2,400 s.f. office for Adult & Pediatric Dermatology in Chelsea. This project included brick walls, vinyl plank flooring, and custom millwork. Dr. Anil’s practice has been a welcome addition to the community and the Chelsea Clock Tower complex.

Dennis Fleming
Robert McFate graduated from Eastern Michigan University with a construction management degree and worked as a general contractor for a few years. In 1997, he started his own business. He has extensive construction management experience and is focused on leading teams in the most efficient way both on the job site and at the office.
Dennis learned early on that construction is one of the few industries that offer immediate work results, translating to almost instant job satisfaction. He has over twenty years in the construction industry and brings a positive energy to each job site. He has managed numerous projects for The McFate Group and has a knack for bringing out the best in each of his construction crews.

Frank Burdick
Jon, our in-house architect, brings over fifteen years of experience working in the residential and commercial sectors. He is a critical member in helping The McFate Group expedite processes by bringing the design and construction phase under one roof. His work is founded on strong initial concepts and relationships between landscape and architecture.
Paul comes from a long line of masons and practically grew up on construction sites. He went to the University of New York Albany to study pre-engineered interdisciplinary studies and went on to serve in the Navy for eight years. He brings over forty years of experience in the construction industry and has worked on all kinds of projects at The McFate Group, from small renovations, additions to ground-up construction.
Frank is a veteran both in the construction industry and the military. Frank had a desire to build at an early age, so he enlisted in the U.S. Navy Seabees (Construction Battalions). After traveling the world, he learned several trades and management skills that led him down the path of becoming a project manager/ estimator.
