With a staff of 12 architects, interior designers and planners, our office is structured to enable fluid and flexible teaming on each individual project— naturally coalescing the distinct talents of the team to produce a unified and unique outcome. The O|X Studio design approach is neither a linear process nor a layer to just be applied at only certain points throughout the project.

Regardless of a project’s size or scope, each one has an element of complexity requiring a creative design solution. In 2005, when only 16% of all U.S. architecture firms had acquired Building Information Modeling (BIM) software— and only 10% of firms were using it on billable projects— O|X Studio was using BIM on 100% of all our active projects. Today, while only 70% of U.S. architecture firms are using BIM, our work process involves a fully integrated adaptation of BIM, 3-D modeling and laser scanning. Documentation Services O|X Studio strives to stay ahead of the changing tools and methods, embracing and incorporating the latest technology available to ensure enhanced designs and higher quality in every project.

Energy Analysis Included in the benefits of Building Information Modeling (BIM) are tools for energy analysis and design. Using real-world data and accurate model information, an extensive energy analysis can be produced which updates as design decisions are implemented in the model. Schedules and cost estimates can be generated to understand the project’s energy use and return on investment.

Laser Scanning Accurate information is imperative for any project. When working with existing structures, laser scanning and point clouds offer the most accurate way to understand the space. Unlike traditional methods of verify as-built construction, laser scanning provides exact information of real-world conditions without missing anything. The data provided in the scans allow for a much more accurate model to be used for the basis of future design.

BIM Building Information Modeling (BIM) provides full 3D graphic design and representation while providing drawings which are more coordinated than traditional methods. This results in a much better developed set of plans with fewer issues to be worked out in the field. Combined with the use of ownerfriendly tools such as 3D PDFs, renderings and applications for use with iPads, BIM allows for greater communication between the owner and architect.

As a part of our retail practice, O|X Studio has worked on a variety of restaurants and dining experience for both established franchises and for individual restaurant owners.

The lessons we’ve learned and barriers we’ve successfully eliminated have given us a unique perspective, that is effective and energetic. We enjoy the unique challenges that come with designing a space that provides both a comfortable and memorable experience for the customer as well as simple and streamlined operations for the owner. Our hospitality practice is familiar with the requirements for modern restaurant operation and we are well versed in how to avoid potential obstacles to improve performance and the dining experience.


Hospitality

Our expertise in code, venting and historic buildings facilitate an understanding in the design and equipment opportunities that improve building performance. In one case, improving the kitchen make-up air resolved temperature fluctuations. In another, the use of down-draft grills with an intricate exhaust duct system at each dining table eliminated the need for noisy and cluttering exhaust hoods.

Our mixed use team experience has been formulated over our individual and collective careers. CAHOOTS


Cahoots Ann Arbor, Michigan With office space in downtown Ann Arbor scarce and at a premium, local tech entrepreneurs and founders of Nutshell, purchased three landmark buildings on one of the city’s busiest thoroughfares. In addition to moving their own growing business into the space, they are developing it into a tech hub incubator to attract companies and investors to Ann Arbor.

As a team, we have had the recent experience of adaptively repurposing a turn-of-the-century building in downtown Ann Arbor. The project involved the design of a creative and communal space to support a variety of technology entrepreneurs. The major challenge was the combining of multiple historic properties into one workable tech hub while preserving the landmark facades.

Cahoots is a collaborative work environment and incubator space for tech startup companies in Ann Arbor, Michigan, offering all the amenities of a fully operational office in a dynamic and creative open work environment. Companies will work alongside one another, creating a dialogue that will allow for creativity and growth: in Cahoots!

The buildings, historic in nature, date back to the early 1900’s and are thus marked by decaying structure and infrastructure. Furthermore, having existed as separate entities alongside each other, the individual structures have mismatched floor levels. The creative use of ramps and stairs as well as the introduction of a new elevator has allowed the continuous flow of space from building to building as a means of adaptive reuse. Like many historic structures, the basements had low ceiling heights and were not utilized to their full potential. Cahoots has sought to lower the floor levels in the basement to create a dynamic space containing a fully functional space and work-out facility.

Athletic Dome—One of the largest in the Mid West and accommodates soccer, lacrosse and football.

Field House—Has the only indoor FIFA One Star Certified Turf in the country, full-size soccer and field hockey fields, locker rooms, classrooms and concessions.

Outdoor Playing Fields—Ten fields (both full and half size) are meticulously engineered for surface runoff and drainage to offer the best outdoor playing conditions for soccer and field hockey.

Taking

its cues from the principle of ‘strong minds, strong bodies’, the Legacy campus and Legacy Center are designed to incorporate all facets of personal development with a connection on skilled training for dedicated sports. As a result, the master plan for the property was driven by the dedication of the site for varying athletic uses and designated structures that will maximize the opportunities for children and adults of varying ages and experiences. The overall site has been designed with the vision of a being a gateway to the community at large with the idea of drawing from not only within the township but from further afield as well.

The initial phase of the work is intended to include the primary outdoor playing fields along with a series of large under-roof playing fields with the adjacent wellness/fitness center, all designed to be world-class venues for both play and practice. While both the indoor and outdoor playing fields are initially anticipated to include opportunity for soccer, lacrosse, baseball and softball, they will likewise benefit other sports such as football, rugby, and field hockey.

With the overall focus of the project being the training and development of athletes at all levels, the attached fitness/ wellness center is designed to complement the primary field functions with dedicated state-of-the-art athletic, aquatic and fitness training along with physical therapy services. Through the dedicated spaces, fields and functions, the center will allow for athletes of all sports and of every level to achieve their personal athletic goals.


BLACK PEARL CHEF’S COUNTER


McFate Group + O|X Studio Black Pearl Chef’s Counter Ann Arbor, Michigan Size: 900 sf Completion: March 2016 Construction Cost: $180,000

An upscale metropolitan seafood and martini bar with a relaxed and comfortable atmosphere, the Black Pearl opened Ann Arbor’s first chef’s counter. Located within the kitchen, guests are offered an immersive, one-onone kitchen dining experience with the executive chef as he personally explains, prepares and serves the multicourse tasting menu in front of you.


Dining at the chef’s counter is an active part of the design intent O|X Studio also designed a glowing soffit to frame and to stage the guests with a framed perspective allowing them to direct guests toward the upstairs private dining room, experience the actors of a commercial kitchen. The walnut and which had previously been nondescript. maple butcher block counter and seating area, cantilevered micro-greens planter and lighting frame the opening to the kitchen and centers the diners’ view on the chef.


CIRC BAR


Circ Bar Ann Arbor, Michigan

The Circ Bar has layers of history dating back to 1853. Originally built on the outskirts of Ann Arbor to avoid city ordinances, The City Brewery was built on top of arched brick vaults in the basement where beer “lagered” in barrels to age, but due to the Panic of 1873 the brewery went bankrupt and taken over by the Ann Arbor Central Mills. When the new owners bought the business in 2016, the building housed a combination of bars and nightclubs without a commercial kitchen. The circus bar on level two was rebranded Circ, with an additional bar and rooftop patio.

Due to the extensive history of the building, it became a challenge to work with the structural modifications to update the HVAC system. O|X Studio worked with the owners to redesigned the back of the building with a VIP bar and roof deck. A mechanical mezzanine was added to support the new mechanical equipment, which is held up by steel columns that run through every floor cemented by a newly poured footings in the basement. The result was a modern design, accessible, restaurant/bar, built on a rich Ann Arbor history.

PARK PLACE FIVE


Park Place Five Pittsfield Township, Michigan

Located on a previously undeveloped lot on the southwest edge of Ann Arbor, Park Place Five is designed as a modern, flexible and functional space designed to house professional and medical offices. The building features amenities designed to attract and retain tenants, including wide structural bays for easy open office layouts, high ceilings and covered lower level parking. The front of the building presents a welcoming facade to visitors with an inviting two-story grand lobby while the rear of the building offers tenants an unobstructed view of the adjacent wetland. Traditional exterior materials of brick and concrete marry with contemporary metal panel accents to create a unique identity and sense of place for the building and its occupants.


NO THAI


McFate Group + O|X Studio No Thai Ann Arbor, Michigan

No Thai! is a fast-casual, Asian-inspired, local restaurant that opened its doors in 2005. Seven years later, in a move to reinvent its brand, the restaurant moved into a new building and O|X Studio partnered with Phire Group to design a prototype store centered around the Wok with higher-end, streamlined materials and customdesigned graphic signage. The result is a simple and ordered interior that focuses on the kitchen and food preparation to allow for casual, but prompt, service.

Traditionally-inspired Asian materials and imagery were used to set the tone of the interior, including cantilevered bamboo shelving, bamboo counter tops and grass pattern wainscoting. The design palette has been refined with each remodel/new store opening and today also includes:

OLENTANGY RIVER


BREWING COMPANY


Olentangy River Brewing Company Lewis Center, Ohio

Olentangy River Brewing Company (ORBC), repurposed a 1980’s warehouse and office building. The warehouse hi-bay space converted into a brewhouse with barrel storage. The industrial nature of the space made for a nice blend of new modern brewing equipment and technology with a possibility of future event spaces.

The taproom is converted office space of the previous warehouse. The square layout with windows on all sides create an inviting atmosphere upon arriving into the space. The bar reaches out to the front entry point and wraps around the corner, creating a dynamic corner bar which features both Coffee and Beer service throughout the day. A small community room on the west side of the bar allows patrons the opportunity to have small party room or gathering space. The back of house was layout with keg storage and utility in the center, allowing light into the back corridor from the small patio space that separates the two buildings.

The brewery emphasizes the importance of creating community in Lewis Center. “Our hope is that people will immediately feel welcomed when they walk in our doors, in addition to loving our beer and coffee,” says Ryan Wilkins, Co-Owner.

The materials reflect the historic rustic yet modern nature of the Olentangy River and the surroundings. Simple elegant materials, wood, tile, concrete. Polished Concrete floors are functional and yet still tie into the industrial nature of the space, flowing continuously throughout the taproom and brewhouse areas. Wood wall panels wraps around the public space, bringing a sense of warmth to the space. A wood trellis and wood clouds begin to break up the spaces in the ceiling, providing much needed acoustic baffles, as well as brings the scale of the tap room down.

McFate Group Peace Lutheran Church Ann Arbor, MI

This building addition is used by Peace Lutheran Church as a gymnasium, child daycare, and youth activities. The McFate Group completed Butler Manufacturing pre-engineered metal building system project located in Scio Township in the fall of 2016.
