As we welcome the crisp, cooler months in Dubai, I am delighted to share the October edition of our community newsletter, filled with updates and insights that reflect our shared vision for Mudon.
Over the past ten months, our neighbourhood has seen remarkable enhancements, from the opening of Al Ranim Phases 1 and 2, welcoming 400 new villas and families to the addition of a football court that encourages recreation and community spirit. Safety has been strengthened with new speed humps across Arabella 1 and 2, while Mudon Views now features refreshed reception areas with greenery.
Sustainability remains a key focus through upgraded LED lighting, new recycling bins, advanced weather monitoring systems and facilities in Central Park that elevate convenience and care.
Together, these initiatives make Mudon a safe, sustainable and connected community we’re all proud to call home.

Fresh Stripes for Safer Roads
Lane markings across the community have been refreshed to improve safety and traffic flow for drivers, cyclists and pedestrians.

This month, we share the story where a thoughtful welcome transformed moving day into the beginning of a lifelong friendship.
When I first moved into JBR, I thought the sea breeze would be the best part of my new home. I was wrong, it was my neighbour, Kanika.
On moving day, she welcomed me with a plate of dates and a warm smile, making me feel instantly at home. What began with small chats in the lift grew into evening walks along The Walk, grocery runs together and countless cups of coffee on our balconies.
In this bustling community, Kanika became my anchor. She isn’t just a neighbour, she’s family. JBR gave me more than a home; it gave me a lifelong friend next door.

BRIGHT CELEBRATIONS, SAFE HOMES
Ahead of the holiday season, here is a safety checklist to ensure that your celebrations remain bright for your family and your visitors.
ELECTRICAL SAFETY
Inspect old light fittings for damaged sockets or frayed wires.
Use only certified materials with the CE mark for safety.
NEIGHBOURLY ETIQUETTE
Do not aim spotlights or halogen lights toward neighbouring properties.
Flashing decorative lights with visible glare are not allowed.
Permitted lights may be installed up to 7 days before a celebration and must be removed within 7 days after.
OPEN FLAMES
Never leave candles, lamps or lanterns unattended.
Keep them away from furniture, bedding and curtains.
Place on stable surfaces to prevent tipping.
Always keep out of reach of children and pets.

With the weather getting better, it’s the perfect time to enjoy a BBQ with family and friends.
Ensure everyone has a safe and pleasant experience and keep these guidelines in mind.
LOCATION
Use designated community barbecue areas and grills only. Avoid grilling too close to buildings, trees or dry grass to prevent fire hazards.
SUPERVISION
Never leave the grill unattended. Always have someone responsible nearby while the barbecue is in use.
FIRE SAFETY
Keep a fire extinguisher, bucket of water or sand close by in case of emergencies. Make sure the grill is completely cooled down before leaving.
CLEANLINESS
Dispose of charcoal, ashes and trash in proper containers. Clean up promptly after your grill to maintain a pleasant environment for all.


Empty standing water from pots and trays regularly.
Keep drains and gutters clean and covered.
Use mosquito nets, screens or UV insect traps in the rooms. Don’t leave open containers of water or stagnant water in bird baths.
Trim overgrown plants and gardens to reduce hiding places.
As the weather cools off, the mosquitoes RSVP themselves to your home like uninvited party crashers. The good news?

Check Your Cover: Review your home and contents insurance for rain and flood protection.
Inspect & Repair: Look for leaks in roofs, balconies and windows and fix them early.
With the rainy season on the way, a little preparation goes a long way in protecting your family, home and belongings.
Secure the Outdoors: Tie down or store furniture, plants & loose items before storms hit.
Clear the Flow: Keep gutters and drains unclogged to prevent water buildup.
Car Care: Service tyres, brakes and wipers.

FROM THE REGULATOR’S DESK
Property Damages From External Factors, What You Need To Know
Spot a leak/damage inside your home and aren’t sure where it’s coming from?
Here’s how you can get this addressed with the help of Dubai Holding Community Management’s intervention.
As per RERA’s Circular 12 of 2023
THE FIRST STEP
Homeowners can submit their request via the Mollak Services Gateway to initiate the process.
HOW DID IT HAPPEN?
Upon notifying DHCM, a neutral RERAapproved inspection company will assess the damage. An inspection report will identify the cause, responsible party, suggested solutions and estimated repair costs.

THE ROOT LIES AT HOME
Upon inspection, if the homeowner is responsible for repairs, costs must be borne by the owner and DHCM may be authorised to carry out repairs.
WHO’S TO BLAME?
Homeowner will be notified about access for inspection. If denied, RERA may issue a warning and further escalate to the Rental Disputes Settlement Centre. In this case, the homeowner must cover all repair costs.
