What’s New in the Community

We are always working to make your neighbourhood better and the first few months of 2025 have been no exception. From upgrades to improvements, here’s a quick look at everything that’s been happening in and around your community from January to March.

Fitness in Fresh Air

Two new outdoor gyms are now open, offering a simple and effective way to stay fit in the fresh air. Whether you're in the mood for cardio on the stationary bike and stepper or want to focus on core strength, the equipment here covers all the basics. Designed for all fitness levels, these open-air gyms make it easy to exercise at your own pace while enjoying the surroundings.

Switching on Sustainability

Pergola Perfection

As part of our ongoing commitment to preserve and enhance community spaces, the refurbishment of the main entrance wooden pergolas is now complete. The upgrades have restored structural strength, improved the visual appeal of entryways and ensured the pergolas remain durable for years to come.

This enhancement not only strengthens the first impression of our buildings but also reflects our focus on long-term quality and resident experience.

As part of our sustainability efforts, 120 halogen streetlights have been replaced with energy-efficient LED fixtures. The switch improves visibility and safety, reduces energy consumption and cuts down on maintenance costs. It’s a smart upgrade that makes our community brighter, greener and more efficient.

Beyond the immediate benefits, it also supports our long-term goal of reducing environmental impact across all shared spaces.

Louvres Uphaul

The podium louvres at Zen Cluster have been refreshed. This simple yet impactful update strikes a balance between style and performance, contributing to a better living experience. The upgrade not only enhances the visual appeal but also delivers improved functionality.

Designed to optimise airflow and natural light, the new louvres help regulate temperature, reduce moisture and humidity and improve air quality— making basement parking areas more comfortable for residents.

Weather-Ready Roofs

The replacement of missing and damaged roof tiles, along with essential rooftop waterproofing repairs, has been successfully completed. These upgrades are key to maintaining the structural integrity of our buildings and ensuring long-term protection against weather elements. They help prevent leaks and water damage and strengthen the overall roof durability.

Refurbished Swimming Pool

The refurbishment of 13 swimming pools in Discovery Gardens is now complete, creating a safer, more enjoyable and visually refreshed environment for residents.

Upgrades include fresh paint around pool areas, new boundary lights for better visibility, refurbished benches and new waste bins and signage to support cleanliness and awareness of pool rules. In addition to these, to guarantee the safety of all pool users, safety equipment and first aid kits have also been made available.

Safe from the Slip

As part of our ongoing maintenance efforts, wornout anti-slip rubber strips have been replaced and damaged marble surfaces at building entrances have been repaired. These upgrades help reduce the risk of slips and falls, preserve the quality of flooring and ensure our buildings remain safe and well maintained.

Moments Captured

Hag Al Leila

As the countdown to Ramadan began, our community came together to celebrate a cherished and sweet Emirati tradition of Hag Al Leila in the most heartwarming way. Beautifully packaged goodie boxes filled with delicious, sweet treats were delivered to our residents, symbolising the generosity and togetherness around the season.

We hope these treats brought smiles to your faces and warmth to your hearts as we stepped into the holy month.

Eid Celebrations to Remember

The Discovery Gardens community came together on 1 April to celebrate Eid al Fitr in a vibrant atmosphere filled with culture, tradition and joy. Traditional Arabic melodies set the tone for the evening, creating the perfect setting for a memorable gathering.

Live performances captivated the crowd while families and friends enjoyed traditional Eid sweets. Residents took home personalised calligraphy keepsakes and children got creative with arts and crafts, adding colour and energy to the celebration.

Ramadan Reflections: A Month of Meaningful Impact

In the spirit of giving, Dubai Holding Community Management* partnered with Beit Al Khair Society to bring comfort and nourishment to low-income workers in Al Quoz. Our dedicated volunteers alongside senior leadership, came together to distribute more than 1,166 Iftar meals, ensuring those in need could break their fast with a warm, fulfilling meal.

Reliving Ramadan Traditions

This year, we had the pleasure of sitting down with one of our residents from the MBR City - District One community, Mohamed Jeelani, Zakia Khan @zakiakhandesigns and their son who welcomed us into their home to share the cherished traditions that make Ramadan so meaningful to them as a family.

Your earliest Ramadan memories that come to mind What first comes to mind is wearing new clothes and enjoying the nice weather, attending night prayers and of course, the delicious Iftar - which is always a wonderful opportunity to meet people.

Today, we have many opportunities for charity and food distributions, which truly capture the spirit of giving during this special time.

A favourite Iftar recipe or meal that the family enjoys I love fruits and dates and I prefer homemade and traditional dishes for Iftar. One of our family traditions is following the beautiful night prayers throughout Ramadan.

Ramadan and Eid in your community in a sentence Ramadan and Eid are significant events for our community and the Islamic calendar, promoting selfreflection, charity and community bonding. I have lived here for over seven years. The spots I enjoy the most are the mosque and the Crystal Lagoon - both offering a serene and peaceful atmosphere, perfect for reflection during Ramadan.

As the spirit of Ramadan filled our community, stories like Mohamed’s remind us of the universal beauty of tradition, gratitude and togetherness. Whether it’s through the warmth of a family meal, the quiet moments of reflection or the joy of sharing with others, Ramadan truly brings us all closer.

Your Guide to Hosting Private Events

Planning a special event, casual picnic or a birthday celebration is always exciting. Take note of these important tips to ensure a smooth and enjoyable experience for you and your guests while being mindful of your neighbours.

Private Home Gathering

Avoid bright outdoor lights and live music especially before 8 AM and after 10 PM, to prevent disturbances.

Private Gatherings in Community Common Areas

If you’re planning to host in a shared space, please adhere to community rules:

No alcohol or restricted items

Keep noise levels in check

Encourage guests to arrive in a staggered manner to avoid congestion at entry points.

Clean up after your gathering

Events should conclude by 10 PM

NOTE: To reserve a section of a community common area, please log into My Nakheel app and select ‘Events –Facility Booking’ to reserve a shared space. While a portion of the space can be set aside for your gathering, please note that the entire venue cannot be exclusively reserved, as priority is given to community-wide events.

3 Step Guide to Listing Your Holiday Home Like a Pro

If you're considering listing your apartment or villa as a holiday home, please be aware that Dubai Economy and Tourism (DET) approval and the DTCM Holiday Home Permit are mandatory before proceeding. This ensures that all holiday rentals comply with regulations and meet the necessary standards.

Register on the Holiday Homes portal https://hh.dtcm.gov. ae/holidayhomes/ Welcome.aspx to add your unit.

Submit the required documents, including:

▶ Title Deed/Sales Purchase Agreement

▶ Payment completion certificate

▶ Homeowner’s signed copy of passport /Emirates ID

▶ Trade License (for companies) plus Emirates ID/ passport of authorised signatory

▶ Property Management Letter (as per template)

▶ Current DEWA bill

▶ Tenancy contract (for rented units)

Once approved, self-classify your property and pay the required fee.

Stay Safe with These Simple Tips:

▶ Follow manufacturer guidelines and avoid overloading circuits.

▶ Limit the number of appliances plugged into an extension box.

▶ Need more outlets? Always consult a licensed electrician for safe installations.

Your home's safety starts with smart electrical use. Stay cautious and prevent hazards.

Hidden Impact of Feeding Stray Cats and Birds

The immediate act of feeding stray animals or birds may feel compassionate, but over time, it creates a snowball effect of challenges.

Littering and Droppings

Birds leave behind droppings that accumulate in communal areas, creating unsanitary conditions and increasing the need for frequent maintenance and cleaning.

Hygiene Issues

Stray cats often scavenge through sand, bins and other areas, leaving behind food scraps and waste. This not only attracts pests and rodents but also leads to an unclean community environment.

Uncontrolled Population Growth

Stray cats reproduce rapidly, leading to overpopulation and increased instances of noise disturbances, foul odours and hygiene concerns in common spaces.

Pest Infestation

Bird droppings and leftover food attract scavengers such as insects and rodents, which can lead to pest control issues and further spread of diseases.

Respiratory Concerns

Accumulated bird droppings contribute to airborne allergens, exacerbating asthma and respiratory issues among residents.

The Roads and Transport Authority (RTA) has designated specific districts, streets and lanes for e-scooter use.

With the growing popularity of e-scooters and mopeds in our neighbourhoods, it's essential to stay informed about mobility rules and safety guidelines.

Prohibited Vehicles

Quad bikes, dune buggies and recreational motorbikes are not allowed in residential areas.

License & Permit Requirements

Riders without a driving license must obtain an RTA permit by passing an online test before using an e-scooter in designated zones.

Safety First Riders must be 16 years or older.

Helmets and reflective jackets are mandatory.

Maintain a safe distance from pedestrians, bikes and other e-scooters.

Battery Safety

Always purchase batteries and chargers from trusted sellers.

Stop charging immediately if you notice overheating, deformation, unusual noise (hissing/cracking), a burning smell or smoke.

Balcony Etiquette 101

Your balcony is an extension of your home - a place to relax, unwind and enjoy the view. However, to maintain a safe and beautiful community for all, it’s important to follow a few essential guidelines.

What’s NOT Allowed on Balconies?

▶ No barbecuing or cooking - Open flames are a serious fire hazard and strictly prohibited.

▶ No throwing items – Disposing of cigarette butts, food, trash or any objects from your balcony is dangerous and can result in fines.

▶ No unapproved storage – Keep your balcony clutter-free. Storing flammable liquids, toys, mops or miscellaneous items is not allowed.

▶ No satellite dishes or antennae – installing these on balconies is illegal.

▶ No water spillage – Ensure that wastewater from cleaning or watering plants does not drip down to other balconies.

▶ No unauthorised modifications/enclosures – Alterations and installations compromise aesthetics and violate approved design guidelines and will attract fines and legal action.

What IS Allowed?

▶ Outdoor furniture like garden tables and chairs for a cozy setup

▶ Potted plants (as long as they are safely placed and well-maintained)

From The Regulator’s Desk

Owners' Committee Registration by RERA

The Real Estate Regulatory Agency (RERA) will now be directly responsible for overseeing the review, formation and approval of Owners' Committees (OC) for jointly owned properties (JOPs), ensuring a more streamlined and transparent approach.

This change is part of the regulator’s ongoing efforts to enhance governance, transparency and the sustainability of jointly owned properties in Dubai.

What this means for you:

Direct Communication from RERA

RERA will contact and invite all property owners to join the Owner’s Committees.

Simplified Approval

Nakheel Community Management/ Dubai Holding Community Management will no longer review OC applications; instead, will be controlled by RERA.

Company-owned Properties’ applications Applications for properties owned by companies will still be submitted via management companies but will undergo final approval by RERA.
